Ran away from the apt in 36 hrs though we had paid for 3 nights..please dont send any travelers to this apartment. Photos dont say any thing upkeep is important.

No hot water. AT ALL! The place was quite dirty and the air conditioning was completely broken. The worst part was how rude people were to us. They were 2 1/2 hours late and showed up yelling at us. Then, called us in the middle of the day, made us come all the way back to the house on our one day in Venice, screaming about payment when it was THEIR credit card machine that was broken! We only had one day in Venice and this took up about three hours and was very very unpleasant. I would not be interested nor would recommend this residence even to an enemy.

We went to Venice to study Italian for two weeks. We originally expected an apartment with the sleeping area separated from the living area. We were told that we would have a fold-away couch instead and we agreed although we were not sent pictures of what the apartment would look like. The apartment we rented was not related to what was pictured on the website and was uncomfortable for a two-week stay, although the location was excellent. My husband says that the bed was the most uncomfortable that he has ever slept on. The hot water was intermittent. And the kitchen was definitely not meant for anyone who planned to cook regularly.

(Though if to look more attentively can be noticed, that VEnezia Residence - it not one apartment, and a little. Me and my friends stay there for 4 nights and we were happy to rest there after long day visits. The apartment is big enough for 5 and 6 people, clean, well equiped and very close to Ponte Scalzi meeting point. The website pictures and descriptions are truly about this apartment. The bath, kitchen, central heating are ok (have towels, dishes, etc). Unfortunatelly the gas presure is low (no hot water to the shower if stove open) but is not such a great trouble (timming problem). I suggest an electrical instead a gas stove, even there is a microwave. There is a minimarket very close (100m) The host (Anna)was very kind and the location is very close to a beautiful canal so there is a nice 'hello' from the city each time you go out.

I stayed for 2 nights. Only complaint was the lack of mugs! We do like our cuppa in a mug.(We were 3 people)O.K there was 1mug and 2 small tea cups. Also only 1 knife. Akettle would have been a nice addition.

The manager kept us waiting 1/2 hour to be shown our apartment....we waited for her at an electronics store. The apartment had filthy curtains, stiff, overworn towels, no heat and we were told we could not have heat...it was soo cold we wore our coats the entire time. The shower leaked all over the bathroom floor and we felt it was hazardous. There was no soap in the bathroom except for a small sample bottle of used shampoo in the shower. The light over the kitchen table had electrical problems and flickered the entire time....this happened when she showed us the apartment and we asked her to fix it...which resulted in her shaking the lamp until the flickering stopped....this went on for three or four times until it was obvious that was her only solution. We would never stay there again! The money for our stay (credit card) was collected up front.

The only issue is to find the owner of the appartment. Despite pre-agreed hour of coming, we had to call the owner to get access. The appartment was not that easy to find and prices are expensive in general in Venice. TV and parabola waere not working well but we were there not to watch TV obviously. On the whole we were satisfied (except the price)

The photos in the website were not of the apts we actually stayed in. Owner maintains multiple apts in different parts of Venice. We are a family of 5, originally contracted for two apts in Santa Croce and were switched to apts on Calle dei Furlani in Castello Ouest shortly before arrival. Apts were recently remodeled, neat & clean with good privacy & security. Ground floor apt had private outdoor patio & 2nd floor apt had nice views of garden & street. Both apts have A/C and are close to food market, shops & restaurants. 2 min walk Riva degli Schiavoni & water bus. 10 min walk to St. Mark's square. We would stay there again. Hint - space is at a premium. Request more room than you think you will need. Also, if you arrive at Marco Polo airport, don't pass up the opportunity to take a water taxi directly to the apt.

We paid extra for the deluxe apartment(as it was a special occasion, birthday and wedding anniversary), expecting it to be in the same location as specified (ie Santa Croce) and up to the standard (if not better) quality than the apartments in the photos. However we were disapointed to be placed in a very small 'bedsit', practically one roomed place (the bathroom was off in a small room). The kitchen bedroom and living room were all the same ie it had a flop down bed built in the wall. The mirrored wardrobes were cracked with loose bits of glass. We met the contact at the Vaperetto stop and walked to the 'apartment', where she promptly told us to leave our bags and return in an hour when she had cleaned the place. When we queried the apartment as being deluxe she stated that it was because of the location, which was 5 mins walk to St Marks square. We weren't particularly bothered by the location and asked to move to one of the non-luxury apartments in the photos, this was impossible as they were booked and were for 6 people! We stayed 2 nights out of the 4 and moved to a hotel due to building work next door from 8.30 in morning till 17.30, leaking velux windows in roof, no bath and crap shower and smelly bathroom causing mosquitoes in October (we had to go to the hospital when my wife's mozzy bites became infected!) We were refunded the extra two nights money which was good, but I wouldn't recommend the deluxe apartment! Be careful about booking with Venezia Residence, make sure you know what you are getting and the location and facilities. From other comments some of their apartments look quite nice, but not the deluxe one near St Marks, Sorry! Venice is lovely by the way, make sure you do the secret tour in the Doge's palace excellent!

My family and I stayed for 3 nights at this property. It was adequate and comfortable and convenient. It is wonderfully quiet (except when the laundry was in operation next door at midnight):). We enjoyed the location of the apartment. But for the fact that this was in Venice, the rate was a little steep. The apartment was clean and well painted but a little tired looking. It was relatively good value. Recommended.

We used several places from Venere.com on this vacation, but this was by far the worst. Second bedroom was accessed through the first bedroom, towels left for the room were washed but were soaking wet and left outside to dry. Location is quiet and off the beaten path which we liked. Might be good for a family with children , but not for three couples as we had.

We had great difficulty finding the hotel. The map did not show enough detail, and the hotel was located off the main road, on a small sideroad - we had to duck under a low overhead to get to this small road. On arrival at the hotel, the sign was almost not visible, there was a locked gate, and there was no buzzer or bell to contact reception (in fact, there did not seem to be a reception). We had to go back to the train station and phone the hotel again (twice) before we could get in the gate. The room was quite spacious; the only problem was there was a low overhead in the loft (bedroom) area. We both hit our heads on the overhead beams. Once we found the place, it was very convenient and complete. Unless the access is improved for checking in, I would not recommend this location to other travellers not already familiar with the setup. There was noise early in the morning as some renovations were occurring in the courtyard (using loud power tools).

The pictures on the web did not do it justice. The apartment was in a great location close to ST Marks Square and was very tidy and worked well for my family of six. the furnishings were great and the shopping was close and great restaurants were close. Try not to bring too much luggage...hard crossing all those bridges. The price is right and so much cheaper than the expensive hotels in Venice. If you want to experience life as a Venetian...stay here...we had a great experience.

My Italian is extremely limited (non parlo l'italiano!)so it was a huge relief that Manuela spoke impeccable English. The apartment was very roomy, kitchen was fairly well-stocked and beds were comfortable. The apartment was very secure with a gated courtyard entrance. Easy access to the stazione and vaporetto. Would definitely stay here again.

Apartment was great. The down side was finding the place, when we made the reservation the lo cation was different than the apartment that we actually stayed at. WE were suppose to call as soon as we arrived since they have various apartments and you might get a different one than the one you acctually reserved. PLease call the hotel prior to looking for it on your own.

The appartment was conveniently located near to Venice Railway station but in a quiet location away from the main thoroughfares. The appartment was ideal for a family of four and we were able to cater for ourselves with the kitchin which was well equipped, although there were only 2 knives!

I thought that the service we recived from the whole team at Venezia residence was excellent. They replied to any queries rapidly and informatively and made sure everything was sorted well before we left Britain. The apartment was very clean and in a very handy location to allow us to get to the main sites easily, whilst being quiet enough to enable us to explore some the the quieter parts. The facilities offered by the apartment were more than adaquate and although quite small, the space was used very well.

Clean and adequate. We just needed it for one overnight. A bit hard to find but were in contact with owner over the phone and she met us across from the train station and brought us there. This was a great apartment very close to the train station. Good location, could walk anywhere. Private gate for guests only. Air conditioning (NICE) and a good set up. We stayed for 3 days and would suggest that maybe the maid could come in each day instead of after you leave. Would stay again!!

The location of this residence was perfect, away from the beaten track, quiet, but still close to conveniece; restaurants, grocery stores. Kitchen was adequate for the accomodation. The employee met us at the local waterbus stop and was very helpful with advice. The room was a little smaller than the pictures portrayed, as the pictures were taken with the bed up.

The staff was helpful and, after a short waterbus ride to the Rialto stop, met us to take us to the studio apartment. The room had a "Murphy" bed, A/C, stalite TV, fully equiped mini-kitchen (fridge, stove and dish washer). She showed us where the best restaraunts were (and which to avoid) and pointed us to the supermarket. (Note-buy your water at the supermarket then just refill your little bottles to take with you each day instead of paying the venders 2+ Euros while you're out for the day) We stayed for 7 nights. We were on the top floor and there was a little elevator that you could use if you didn't want to climb to the top. The one we stayed in was very close to San Marco and there were shops just off our "street" that had some good bargans. I would definately use this company again when I return to Venice - good price compared to 7 nights at any of the hotels.

There were a few things that caused the Poor review I gave. First and foremost, the apartment we were given was nothing like the one showd on the website that we reserved. It was much, much smaller and worst, it only had a couch that turned into a bed, not a real bed. I have had back surgery, so such a bed was miserable for me. Secondly, we were told we had to check out at 10 am. This is too early; we were flying out later in the day and it would have been OK if at least we could have stored our luggage somewhere for a few hours before we had to go for our flight, but we were told that we could not. Therefore, the 10 am checout was absurd and uncalled for

As there are different types of Appartments offered for this residence, it would be nice to have pictures from every type. For example we booked an apprtment for 5 people and we expected from the explanation to have two double rooms and one bed in the liveng room. What we have had was on doubel room and on bedroom taht was open and connected to the living room. For our groop it was ok to have it in this way and we liked the appartment. But, if for example a group from two couples and on single would book this appartment, they will have a problem, as the single need to share the room with a couple :-). Therefore, I would think, it is better, to explainwhat you customer can expect. For a family, this appartment would be nice! In total, we enjoyed our stay at your residence!!! We liked the location around!

Our apartment was conveniently located and near many restaurants and grocery stores. It was great being near the train station, bus terminal and water bus stop, but in a quiet neighborhood. The apartment provided a convenient respite between sightseeing trips throughout the day. The apartment was quite compact in size, but it met our basic needs and was relatively well furnished with kitchenware and cleaning products. Some areas for improvements: Emails to Venezia Residence requesting a meeting point were unanswered; only after we called the day before arrival did we received instructions. Venezia Residences have many apartments throughout Venice, so the location map did not inform which location was the actual site of our apartment. The pictures also were of all the apartments, so one never knew which one corresponded to the apartment rented.

We were in apartment #2. The apartment has an excellent location. The best way to check-in to the apartment is by calling the staff right when you arrive Venice and meet the staff at a landmark. We were very impressed by the price, quality, cleanliness, and service offered. The bathroom is very new. The place was very spacious for two people. We had trouble with the power one morning. After we reached a staff at 11am, the problem was fixed by the time we returned to the apartment in the evening.

Unfortunately we've got very noisy neighbours who were yelling and making music till 4 o'clock in the morning. The kitchenequipment was very poor (no little knife, no scissors, no corkscrew). But furtherone it was a very nice place to stay, except for the neighbours it was a very quiet place to stay but nearby everything you want to see and to do in Venice.

Great place! A lot of space, for being Venice where every square inch is at premium. A lot of quietness, for being so downtown. Quite tidy and clean. We've been able to book 3 apt.s for 6, all in the same courtyard. The place is much better than what it looks like in the photos, real mini apt.s fully furnished. Next year we will be back.

Le quartier est calme. Le studio est situé dans une maison d'un étage qui abrite un autre appartement. En ce qui concerne les ustensils de cuisine, nous aurions aimé pouvoir disposer d'une poëlle pour faire cuire de la viande. Bien que nous ayons fixé le rendez-vous d'accueil par 2 mails et un coup de téléphone depuis Paris, il nous fallu téléphoner sur place pour qu'enfin notre hôtesse vienne à notre rencontre. Nous l'avons ainsi attendue plus d'une demie heure dans la rue et le froid (0°). Enfin, nous avons eu une innondation dans la salle de séjour/chambre suite à une fuite d'eau provenant des WC...

Units vary greatly from one another. Our rental property was #3 at the Santa Croce location. The bathroom was exceptional: brand new, fully tiled, modern fixtures. The kitchen was also very new. The living area had a sloping ceiling with windows at the top. The neighborhood was residential and a sign in the unit warned that neighbors would call the police if we made "chaos" after 11 pm. The units were accessible through a gated, locked courtyard which was very nice. It was not far from the train station and taxi/bus drop off from the airport. We walked to St. Marks a couple of times, but it was a 30 minute hike. Vaporettos (the water buses) were fairly close by, however. There were a few minor drawbacks: 1) although the unit slept 6, there were only 4 chairs for the dining table. 2) The beds were just OK. One of the double beds was in a loft over the other double bed. Privacy is not an option in this unit. 3) The heater blew the circuit breaker if one tried to set the temperature about 20 C. 4) The walls between units were very thin. We could hear everything from the unit next door. Overall, however, it was a good value compared to hotel rooms. If I bring my family again, I would certainly stay again. The outer courtyard would be spectacular in warm weather.

Hubo que llamar ya que no dan la direccion antes, no fue facil encontrar el apto. La empleada tardo 30 minutos en llegar y tuvimos que esperar en la calle ya que no existe recepcion . The sevice we were offered was not good: We had to send 3 mails asking for the confirmation of the reservation before we were answered,the woman in charge of us entered our flat DURING OUR ABSENCE WITHOUT ASKING US and took some of my wife s clothes mistaking them for someone else s.We had to call her to bring the clothes back !!!Which I think is absolutely unacceptable and rude!!

booking is easily made online and the reply was fast. Rooms are neat and tidy, while the surrounding area is quiet and nice. Amenities are easily available nearby. The only set back is the water heater provided, the water is either too hot or cold. It took quite sometimes for us to get the right temperature to shower. This is eapecially annoying when you need to shower early in the morning or after a tire day out in the evening. Overall, its value for money and very suitable for groups of friend or small family.

The apartment was pretty much the most reasonably priced place we could find on the Venetian islands - 100 euros a night. It was a cozy little place with a private courtyard. Walk to San Marco is about 1 km or so...about 15-20 minutes if you walk briskly. If you're only staying for a few days I recommend you stay closer to San Marco. We stayed for almost a week and in that time learned every shortcut & side street in Venice. The only real complaint we had was the water and the size of the shower. The water would not maintain a stable temperature - constantly fluctuating between relatively cold and unbearably hot...usually it went from one extreme to the other in the course of 30 seconds to a minute. The shower was very small and leaked a lot - hard to wash your body while standing in it. We cooked in there one night...spaghetti on the stove top :-) The super market was easy to locate and we enjoyed the shopping experience.

The apartment was just as good or better than the pictures. It was located on a quiet street that was very convient to the waterbus. The kitchen supplies were very good, although it could have used more wine glasses (it had only 3). We would stay here again.

I cannot say enough about the wonderful people and space we enjoyed on our recent trip to Venice. We are already planning a return trip and fully intend to book the same apartment, it is incredible. In every respect we felt that we had landed in the best location in Venice. Quiet, but literally a minutes walk from the Rialto. The kitchen was full sized with all of the necessary tools. Breakfast, lunch and dinner on our own terrace on the roof was incredible. The baths were luxurious, the rooms large and well appointed, and the AC worked well. The apartment greatly enhanced our stay in Venice and Manuela and her team really handle you well. A 10+ in our book.

It was just a bit difficult to locate so we needed to call on the phone and have someone meet and take us to the apartment. Once found she was very helpful in telling us where to go, eat, and see. The apartment was nice and roomy.As a family it was very nice to have some room to move about. It was located inside a gated and very safe area.

We were delighted to find this charming apartment so near to St Marks Square and the Rialto Bridge. The apartment was excellent - clean, spacious and very conveniently located. It all worked very well for ourselves and four young children. We were rather hesitant about the reservation initially as we were not given an address and in typical British cynical fashion were concerned that the apartment might not exist at all! However, Manuela was reassuring, competent and efficient and although we had to wait for her for 40 minutes by the Rialto Bridge on our arrival, she was very apologetic for being so late. Overall our visit to Venice was excellent and we highly recommend Venere Apartments and Manuela.

It was my first time using Internet reservations and my first time in Venice. I read all the reviews beforehand and I found them extremely useful (for instance I knew that I should park in Mestre being cheapwer and that I should ask for a the big unit of the residence because there are differences. I was there for my birthday, with my husband, daughter and mother: so a hetergeneous group with different expectations! We had a wonderful stay, unfortunately short. Well positioned, very cosy and clean, nice Venetian terasse on top, more sleeping places than expected,good service provided by Manuella, which was absolutely spot on!I would recommend this residence if you wish to have a remarkable stay in Venice and leave with good memories.

We were very pleased with our stay. The apartment was very spacious for our group of six. It was also very clean and in a good location. Our only complaint would be that the heat was not very good and it was an especially cold weekend in February when we visited. There were however lots of blankets available which makes me think that they are aware of the heat problem. Other than that everything was great and I would definitely recommend it for a large group or family.

We were overall pleased with our stay, but have a few critical comments to pass on.....there were 4 of us, and nowhere near enough cutlery/glasses/crockery etc to cook a meal. We were drinking wine out of cups....not what one would expect in elegant Venice!! Also it was a tad small for 4 adults....adequate in some ways but if the weather had been very bad it would have been very claustrophobic. Saying that it was close to everything, but tucked away so that we returned to peace and quiet, and was lovely. We were also unsure whether we could use the outside facilities...(we did anyway) but it would have been nice to have been told. We appreciated being met at the vaparetto stop, and the emails beforehand were very helpful and friendly. I certainly will recommend you to friends and use you again.....(as long as I receive a mail saying the implemenst in the kitchen will be brought up to standard) I would also greatly appreciate knowing if you charge less for 2 than 4 in the same apartment. as it would be VERY expensive for 2 people I think, and I would really hesitate to use you if I were charged double the price. One last thing.....Britains LOVE a cup of tea in the afternoon......a teapot or similar would be good!!!

We had to wait at the arranged meeting place for an hour, although we had informed of our arrival from the airport. The address of the property was not given. It could have helped us to reach the place on our own. Veeday in the apartment for 5 was broken and there was no soap for washing hands at the basin. The attendants were very helpful and changed the apartment for 4 happily. We would stay there again in our next trip.

We stayed for 2 days with my wife and her girlfriend. Absolutelly hassle free, easy accomodation. Appartment is on the ground level in nice building, about 5 minute walk to Ca'd'Oro vaporetto station. Appartment was recently remodeled and the only minus was the water pressure, everything else was perfect. If we will return to Venice we will stay here again.

Overall good value for money in terms of Venice and I would recommend for a couple with one or two children (willing to share the bed which is the dining table folded down' like in a caravan). This is a comfortable appartment with a small grocer nearby (turn left at the canal and its two bridges along on the right, on a corner). I felt this kind of information would have helped as it took us ages to find simple things like bread and milk. There is something amiss about the meeting arrangements. There are two 'information' points in the train station, although close together. Owners need to use a name board to attract attention. Builders next door were considerate. Located very convenient to station but as Venice is so compact that doesn't really matter a lot. Owners are nearby.

Here is the deal on Residencia Venezia...there are about 4-5 units. Some are spacious and quite nice, others, for which they charge the same price, are very small, dark, and dirty. We had one of the small, dark, depressing units. We visited the unit next door - very nice, we would have been happy there. The management could not/would not move us. Of course we only were staying three days. I would recommend this property IF you get a nice big unit. Great neighborhood! The best thing about this property is the wonderful real (not touristy) neighborhood with plenty of shops and inexpensive rest. The shared garden outside the units was nice...we sat out there a lot and met the other guests there. The management was responsive - they brought us a new shower mat when requested - but could not move us. Close to train and Pz Roma. Good value for money. BUT. Out unit was really a studio, not one bedroom. The beds were sofa beds. Bathroom was putrid. The air conditioner run-off tube was draining into the shower which meant you stood in chemical air cond run-off as you showered. Get the right unit. get the right unit. Get the right unit...thats our advice to you.

Stayed only one night with family of 7. Asked for a crib but it was not there. Probably should have stressed it more to them. No help was given when they realized it was not there though. Great location to Bux Taxes and main area for all of that. The apartment was air conditioned but the air did not get to the loft bedroom (where the double bed is) and there were no windows there, but it was ok for a night. I would recommend Venezia Residence. Once you arrive in Venice it is a little confusing as what to do and where to park unless you have been there before. It was our first time. Meeting place for VR employee was easy once we made our way around the crowded areas. Once you arrive over the bridge you go striaght and curve to the right with the street; stay in the far right lane for parking. Park in the San Marco Garage. Looking at the garge the meeting place is to the right and just down a few doors. It is a rental place for Limo's, etc. called International. We were looking for International Rental Car (the American Car Rental place, it was not to be confused with Hertz, Avis, etc. that was found on the main street as you cross over the bridge) That whole experience looking for the specific garage and meeting place took 45 min. and was VERY confusing. Be prepared for throngs of people walking, cards, buses, etc. Overall, great visit to Venice!

We booked 5 days in June to discover on arrival that the air conditioning did not work. We slept with the windows open but soon were infested by mosquitos, no screens on the windows you see.As the owners could not fix the problem, they were gracious enough to move us to their very lovely B&B near ca'doro at no extra cost! Thanks. The first unit was also not private, one room was a loft above the other room and communicates with it. A good place for college kids but would stay at the B&B next time though I was happy to stay in an area I would otherwise not have visited.

Convenient location near station and Grand Canal. We were met at station by Manuela for the short walk to apartment. It is in a key secured courtyard with 4 other units. Apartment was spacious with 3 rooms including a loft with double bed. Furniture showed wear, but kitchen was new and complete. Good aircon in living room, but did not reach loft. General houskeeping OK - beds, bath etc, but cobwebs in skylights & high corners, drapes needed cleaning and repair. Moderate price for space and location make this a good value in Venice. We would stay again.

We were met at the train station in Venice by Massimiliano, as he mentioned in our confirmation. We walked the short distance together to the apartment. It was still being cleaned (thoroughly) when we arrived, as the previous customers had checked-out late. Although it waas just my wife and I, the apartment had room for at least 5 people. We were very pleased with the size of the residence, and also its location, being so close to the train station, but only a 10-15 minute walk to Piazza San Marco. There are plenty of good restaurants within a short distance, and they are relatively inexpensive. Our only disapointment was that the washing machine that was provided created a flood in the bathroom. We would definately stay here again, and recommend it to anyone visiting Venice.
