I am amazed at some of the negative comments I read about this hotel - perhaps it is under new management. We had no trouble in finding it by following instructions and checking on Google aerial map before going. It is in a quaint , very Venetian,tiny square that looks through to the Grand Canal. Someone was there to meet us and all went well.It is very well situated for centre of Venice, a few minutes from Rialto. Our room was spacious and had some "period" furniture. We slept soundly, no noise. Breakfast was meagre, but that is usually the way everywhere in Italy (if you need a big breakfast go to another country or a 4-star!) We knew we were using a shared bathroom, but it's a pity there was no handbasin in the room,as there often is even if you are sharing loo and shower, but you get what you pay for, and this seemed reasonable for central Venice, which is very expensive.

Pros: -Fantastic location just minutes from Rialto bridge -Quiet enough at night -Clean bedroom / bathroom -Courteous owner Cons: -80€ for the room seemed quite high -Furnishings / bedspread / room in general a bit tired -Bathroom was detached from the room and also had no shower curtain and water pressure was terrible) -Poor breakfast, with only mediocre bread and OK coffee

The doorway to the Resienza is in a small courtyard at the end of a narrow alley directly across from the Grisostomo Church. I had a large room with a balcony. All rooms are on the second floor. Request room B, it's the best. The location is great - an easy walk to all "must-sees". If you can travel light and can walk, put some clothes in a backpack and walk from the train station (1/2 hour). Shared bath with one other room - clean, no problem. Bring toiletries. Staff very friendly, bedding clean, bed comfortable.
