Staff are friendly and the location is good - close to the Rialto Bridge and walking distance to St Marco Square and the main shopping streets. After booking they advised that they could not accommodate us in the same room for both nights so we stayed at a nearby apartment owned by the hotel rather than on the hotel property to avoid having to move the second night. The room was spacious and the bath was clean and modern. Location (both the hotel and the apartment) was very central however the noise from the streets was very loud at night and closing the shutters meant the room got warm (this would be a problem in the summer). The breakfast was a bit heavy on the breads and cereals - a bit of fruit, eggs or ham would have been nice. We found it expensive for the room and service provided, however this is the case for most hotels in Venice.

The location is outstanding! Great view of the Rialto Bridge from dock, and a short walk to San Marco. The room was a bit dirty as was the bathroom. No directions to the hotel were provided. And price paid was not what was offered from website. The price was far too high for the room.

The bad reviews for this hotel are unfair. For the price (Venice is v v v expensive) it is an excellent hotel in a superb location, right next to Rialto Bridge. To find it you have to be careful but it is not impossible to locate. The breakfast is ok, nothing special and the room was fine. I was expecting a tiny room but is of a size that I would expect from any hotel. The bathroom is a little small but not unusually small. The only downside is the number of stairs needed to get up to the hotel, beware of heavy suitcases!

An interesting exeprience. I had a very good map with street and alley names otherwise it would have been a challenge. A difficulty in checking in was communication. I speak a fair Italian and have always found a way to communicate but it was next to impossile with the people at the B&B. I even had to complete my own registration form and fill in my own passport numbers. The room was typical but the bathroom was the most unique I ever saw. Very, very small, the layout was a shower head with a curtain on one side and the toilet on the other. One could shower and use the toilet at the same time ! On a positive note, the location was very good. About 5 minutes from the Ponte Rialto and 10- 15 minutes from San Marco. Once you knew where to go, it was easy to find again. I would recommend this place for someone who is up for a challenge (also many steps to the front door and rooms, typical Venice)and on a budget. Probably would not stay there again but was okay for then.

we had a nice welcome by the friendly receptionist. The room was spacious, but a little bit dark. The bathroom was very clean, but extremely small and therefore very inconvenient. Breakfast in the nearby restaurant was o.k., could have more more varied. The location of the hotel is perfect, we walked all over Venice from there. We will try to stay at the Palazzo again during our next visit to Venice.

The Pincio is in an excellent area of Rome. 2 or 3 blocks to the Spanish Steps, great restaurants, wine bars, gelato shops, etc. Walking distance to the Borghese, walking distance to the metro. The water pressure in the shower is excellent, hot water - no problem. The beds were comfortable enough. Obviously not like home, but better than many other 2-3 star hotels we stayed at in europe. The breakfast is served on the roof top with an awesome view. The coffee and steamed milk is excellent. Bread, yogurt, cheese, etc usual spread for free bkfst that is included. But the patio on the roof creates a nice ambiance to start your day. The only downside is the noise. The Pincio is on a busy street. We, unfortunately, got stuck in a room facing the street. I know there are other rooms and you should definitely try and request a room Not on the street. It will be quieter. But the location can't be beat. The staff were also very friendly and authentic Italian's running the place. Ciao Baby!

Apart from a very noisy film crew staying in the hotel on our first morning, the stay was very pleasent and comfortable. It is right on the main river which added to its appeal. We would definately stay there again. The surrounding area has lots of nice restaurants and shops which was great.

Directions were very unclear, and whoever we asked within the nearby district hadn't heard the name of the hotel, let alone where it was located. Many local hotels said that it wasn't on the Venice intranet system they use, giving a directory of hotels in Venice. A kind Croatian man in a nearby hotel made half a dozen phone calls and eventually gave us the number and exact directions of where it was, as the address provided did not match up. He also arranged for someone to meet us at a nearby restaurant to take us there, which they did. If it hadn't been for him, we would have ended up contacting the police-as it looked dubious as to whether or not it existed. It was an excellent location, but rather impossible to find. Rooms were clean, spacious etc, good central location, but exceptionally noisy during the early hours of the morning. There was no apology, neither was there any sort of greeting from the people who owned it. The person who met us was I believe the nightporter and he didn't seem to speak very good Italian or English. During the 4 days of our stay, we didn't really see anyone who worked there, and there was little interest it seemed in whether or not we were happy with our stay, even though it should have been very obvious how stressful it was finding the place. (There were some other names on the list of people booked into the hotel, and clearly they must have been experiencing similar problems.) To sum up, I think there are better places to stay in Venice, and I certainly wouldn't use it again!

The staff were welcoming. We had a bit of difficulty finding the hotel as the map did not really show where it was. Staff gave us excellent instructions for getting from the airport to the Water Taxi stop. The room was very large, with a good view of the Grand Canal. It was fairly quiet. The bathroom was very small.

Great value for money. I read the reviews of other people before booking and agree with them as to the great location, the not-so-special breakfast, etc. Breakfast was not very impressive, but then again it was not any better at the other B&B's we stayed at in Florence and Rome. Coffee and food at bars are so cheap anyway that who cares! Overall a great stay, though, so would go there again, no doubt about it.

The double room had a lovely view albeit hindered to a certain extent by a building site outside. The bathroom was tiny, breakfast was in a restaurant around the corner, the staff were not unfriendly but not exactly very friendly either. It was very difficult to find. We did not find it clean as the carpets in our room were dirty.

Wonderful hotel with fantastic and pretty view. Breakfast was lovely- in a restaurnat two minutes away. Room was beautiful and spacious. With a nice bathroom aswell. We arrived late at night and a fan had been turned on in our room to keep it cool for us when we arrived- Very thoughtful.

The hotel was in a really good location right on the Grand Canal. The staff were excellent and service was of a really high standard although the rooms were a little small. The travel cot they provided was spotless which I was not expecting after earlier experiences in Britain this year. The steps up to the entrance were a bit awkward with a pushchair but you soon get used to steps in Venice with all the bridges to cross. The hotel was good value for money and I would happily use them again.

Excellent value, we shall return. A small five-roomed 'locanda' in a genuine palazzo on the Canal Grande, in a really good central area not far from the Rialto. Peaceful and quiet in a small piazza, Campo Remer. Follow the instructions as far as the Riaschetteria Toscana. Then turn down alonside it into a very narrow alley called 'Scaleter (something) ..... o la Stua (something)....' The alley leadsi into a tiny campo and there is a tunnel or underpass between buildings which then emerges into the Campo Remer which has a marble staircase leading up to the Palazzo Lion Morosini.

The hotel location was ideal,and we made good use of the pier onto the grand canal overlooking the Rialto bridge. A lovely view at night. Breakfast cost additional money for anything worth having but the hotel was cheap by Venice/ Italy standards. Wuld definitely recommend.

We received a very warm welcome, and found the hotel to be an excellent value for the location (close to the Rialto bridge). They e-mailed us with additional directions which made the hotel easier to find. The walls seemed thin when we first arrived, but we weren't kept up at all at night. Overall a very good stay.

Next time I would pay a bit more and stay in the larger rooms. We had adjoining rooms with our friends and there was no soundproofing between the rooms at all, in fact a connecting door had been blocked off with a wallhanging. The staff were very helpful and welcoming and emailed us directions before we went. Breakfast staff at hotel down the road less welcoming and grilled us about whether we had paid our extra 2 euros for the buffet. Altogether a great budget hotel in a really central location. We only used it as a base and it doesn't have many facilities. However, we did set on their small terrace overlooking the canal. Recommended for an excellent budget break.

For the middle of Venice it was excellant for the money, situated 2/300 yrds from the Realto Bridge. Myself & my girlfriend stayed, nice double en suite room, clean tidy, tv, etc.. all you need to sleep, get spruced up, etc.. Breakfast was included and is great but you have to go to another hotel for it, no problem just a 2 minute walk..! The hotel is situated at the side of the grande canal just back from the Realto, you take the no 1 water bus from the main bus/car pk, its about 6 euro each for a 24 hr ticket, which you can use on all the water buses. You then walk back through the busy little narrow streets and follow the numbers (as best you can !) and eventually you'll find it (not where you think !)Print the map out (unlike us !) I would reccomend it, its simple and not bad for the slap bang middle of Venice, everywhere is pretty much walking distance, don't forget to have a beer in St Marcs square, the most expensive of my life, but the view was ace....Enjoy !

From all Venice terminals take the ferry boat line 82 or line 1 and stop at Rialto. Proceed in direction of Teatro Malibran and before the toys bridge at S.G.Crisostomo turn into Calle della StuaScaleter and in the Campiello del Remer on the Canal Grande. When you see the 13th century marble stair, go up to the second floor.
