An excellent solution for Tivoli area, much better than many hotels. Very helpful and kind people, totally renovated rooms and very good bathroom. The only (minor) drawback is breakfast, which does not include any kind of fresh food (no croissants nor cakes nor bread): however, the packaged food and buiscuits were good and the choice was wide enough. Adding some fresh food would raise this structure up to perfection.

The little town of Tivoli Terme does not have much to offer, but it is convenient to Tivoli and to Rome. Great pizza at the restaurant around the corner. Friendly staff and clean rooms recently renovated. The breakfast is just packaged pastries.

As many others have indicated, the property is very difficult to find. It is, however very conveniently located near the train station for trips to Rome. It is located well outside of Tivoli and the town name Bagni di Tivoli is not signed on the main road. If you can find the train station at Bagni di Tivoli then you are very near. It is a block to the north of the main road SS5 down a small lane. The hostess was very helpful with train times and tips on getting around Rome.

Very clean nice room with minimal amenties. Pretty difficult to locate originally. People there very nice and helpful but speak minimal English.

The Family is very nice and we feel us very good. It was pity, that on the breakfast there were no fresh things only packing, but the coffee was perfect! Thanks for the nice stay!

Stayed for three days and found the Town House Suite Sibilla Albunea to be an excellent choice. Although the facility was a bit difficult to locate, the owners were very hospitable. The only issue involved a non-functioning air conditioner, which the owner offered to repair but was not necessary due to the coolness of the outdoor temperature. The price for our stay was reasonable, considering the high euro to dollar ration. We would definitely stay there again if visiting the area in the future.

This is our first time to Bagni & Sibilla Albunea is not easy to find. The "I" was closed the whole afternoon, so no help whatsoever. Sibilla Albunea is extremely clean, with air-conditioning, friendly caretakers & good security. Coffee at breakfast is superb ! Thumbs up ! Absoultely wonderful to find a Chinese Restaurant in town & we had a scrumptious meal on the last day of our stay in Italy. Didn't have much time to tour Bagni di Tivoli as it was a stop-over for us. However, we managed to visit the villas & saw the fountains in a short space of time. Quite impressive.

This is a beautiful small guesthouse, very tastefully and simply furnished. Think Ikea! The room was spacious and the bathroom spotless. Enclosed car parking out front. We were warmly welcomed and looked after very well by Fabio. There is no lift, but Fabio carried our cases before we even had to ask. Breakfast is the usual Italian fare of sweet cakes and croissants, but had excellent juice, tea and cappucino also. There are plenty of restaurants nearby and Fabio can recommend places. There is a very colourful and well equipped children's playground opposite the guesthouse. You can smell the sulphur from the spa (as some previous reviewer mentioned), but what do you expect in a spa town?! It didn't bother us. We would happily stay there again. It is a short drive to the Villa d'Este and the fountains in Tivoli which were magnificent.

Bon accès rapide à Rome via une rocade pénétrante qui permet d'être en voiture à 20' de l'église San Giovanni. TRès proche de Tivoli pour visite Villa d'Este et Villa Hadrien superbes. C'est une bonne alternative au centre ville de Rome très coûteux. Petit déjeuner moyen: croissant "préfabriqués en sachet, et pas de chocolat disponible pour les enfants

Das Haus ist spitze, alles neu, schön gemacht, liegt ruhig hinter der Hauptstrasse, die Besitzer (Antonella & Fabio) wirklich herzlich. Für die zahlreichen Besichtungen im Umkreis und die Benutzung der Therme (Eingang liegt 150 m entfernt) ist es ein optimales Haus. Das Frühstück ist italienisch süss, einfach von der Auswahl, aber sehr liebevoll hergerichtet. Das Preis-/ Leistungsverhältnis stimmt für die Region auf jeden Fall. Die wenigen Zimmer sind grosszügig und die Bäder ebenfalls.

Sibilla Albunea rooms are truly new and the owners very kind, they spent their faces on the web page and it was the first time I saw something like this, it lookeed as if they were ready to help you in all your needs and so it really was. the location is very good if you come by car, because you are minutes from Tivoli and its incredible Villa d'Este and Villa Adriana, but also minutes from the metro stations of Rebibbia and Ponte Mammolo, so that tou can reach Rome in half an hour.
