The guest house is just 10/15 minutes walking away from the Colosseum and 300 metres away from S.Giovanni church, moreover Termini station is at only three underground stops of distance from here . We are situated in a very safe area of the town, so you can to go for a walk peacefully, at every hour. Tiny hotel with tiny bathroom and no breakfast at the hotel. Must call before your arrival so they meet you at the door (and they do it well). Breakfast could be obtained at the cafe next door containing one coffee and one sweet bun.

I would highly recommend Town House Suite Sam if visiting Rome. The host was gracious and friendly. The room (quad) was very clean and our family of 4 was quite comfortable. Easy to get to with a subway (metro) stop only a block away. First time travelers should be aware that the subway quits running around 10pm so if you're staying out late you'll need to take a bus or a cab home. The neighborhood is a little rough around the edges late at night but we encountered no problems during our stay. GREAT value for the money.

Good for family, good location just 10 mins walk distance to the colosseum. TV has over 3000 chanels, lol~ Beautiful bathroom and nice breakfast.

This is a guest accomodation that is truly italian style. Getting off manzoni train underground - is only 1 - 2 minutes away. there's a chinese takeaway, pizza parlor, japanese restaurant and off licence sotre along the street. As you come in to building, its an old building in true italian architecture design, where local italian lives. rooms are located in 1st floor - the stairs are for general residents use - very old and dusty - BUT as you come in to guest house - its totally different matter, its like 4 star hotel. You only use room for sleeping so its highly recommended. THIS PROPERTY HAS JUST BEEN RENOVATED, PROBABLY IN THE LAST FEW MONTHS,EVERYTHING WORKS AND VERY CLEAN. EVEN THE RECEPTIONIST IS VERY HELPFULL AND CAN COMMUNICATE IN ENGLISH. that's all thanks SAMS guest house.

Initial impressions of the exterior of this property is very dissapointing, located on the 1st floor accessed by lift or a dark poorly decorated stairway. Not all rooms are ensuite, but do have a private shower room allocated to each, accessed by the corridor. Front rooms can be quite noisy due to the street noise, however one room is directly over a cafe/bar that is open 24hrs a day and can disturb guests during the night. Breakfast is taken in this cafe, standing at a counter. While the above comments are in the main quite negative, this property is well located and offers very good value for money, so I would be happy stay again.

We were only here for one night, but it was very nice and would have enjoyed staying longer. The owner/manager was exceedingly nice and welcoming, a very energetic and pleasant man. The room (Room #1) was very nice and clean. Our room had the bathroom in the room, but some of the others did not, so make sure to ask if this is important to you. Our room was also right next to the main door of the hotel, so it was loud when anyone was coming or going. I would stay here again.

The Family House is conveniently located at about 10 minutes from the
main railway and bus station (Termini). The Air Terminals to both Fiumicino and Ciampino airports are situated there as well as a station for the underground lines A and B. (Metro). Furthermore we are only 10 to 15 minutes away from pretty much all tourist sites in town like the Colosseum, Roman Forum.
