Web site description very misleading. Hotel claims to be 4 star!! doesn't even qualify for a 2 star. Room described as superior is a basic room. The one we were given 1st night had a badly stained carpet, broken shower door and 1 chair (so where does the 2nd person sit for breakfast?). No reference on the website to the fact that rooms are in two separate buildings. No lift to reception (2 flights of stairs). No lift in 2nd building- 3 flights of stairs. For 2 days no hot water. First we were told that it was because guests used it all in the shower then we were told because of a technical fault. In 2008 NOT ACCEPTABLE. Manager very helpful upgraded us to a junior suite for the rest of our stay BUT we also found out that a German couple paid euro120 for 1 night - much less than what we paid for a smaller room. He got it from a German website like venere Website says room service available. This means that they have a restaurant. Very misleading because there is no restaurant and one has to have breakfast in the room. The alternative of a small reading room not practical. Managed to negotiate 10% reduction with manager(very nice and polite person) but the poor accommodation ruined our stay.

I didn't like being asked to pay cash for the stay. We weren't informed of this requirement until we arrived.

This was the most welcoming, warm, quaint hotel we've ever stayed at. David (the owner) is incredibly gracious, funny and eager to do whatever he possibly can to make your stay the best possible. Also, we were afraid being right off the Piazza San Marco would be hecitic and noisy, but this is off a great side street in a lovely little setting. A WONDERFUL hotel.

I decided to book a w.e away in venice, flying from Ireland and I booked this hotel for his location.Couldn't find any more central, really 15sec from piazza san marco!! the location is easy to find through the hotel website.Had a double room, old venetian style, very nice, the bathroom was very clean as well. The breakfast was OK but not amazing,if you want egg or ham etc.. they will be charge as extra.Prices on mini-bar not really expensive I found.Great stay, recommend(ed)it!

This hotel is located at a very nice location. I was not too pleased with my stay though. The room carpet was dirty and had lots of stain on it. There were also squished mosquitos all over the walls. The hotel actually owns 2 buildings and we were forced to stay in the "other" building (which is right around the corner but still not what we paid for). The bottom line is, would I stay here again? The answer would be NO.

The room was clean and spacious however the a/c was not working, no fan was available and the room was extremely hot and stuffy. Opening the window resulted in a swarm of mosquitos literally dining on us throughout the night. The price was a deal for Venice, and the location was superb for sight-seeing but the level of comfort was such that we would not stay there again nor could we recommend to friends. If traveling off season, when the a/c isn't an issue then perhaps the Relais would suit budget travelers. Thank goodness we only stayed 1 night otherwise it would have been misery.

The hotel was very difficult to locate, and only had a small sign to identify it. Upon arrival at my assigned room (requested a room with a view of the Piazza), in an annex to the main building, I was faced with a steep climb of several flights of steps. The room was quite nice actually, although a little worn for a supposedly new hotel. The A/C did not work on a rather warm day, it would not go below 27 degrees Celsius. The TV did not work either. When I requested a fix for the A/C and TV I was told that it was impossible, unless I switched to another room, this one without a view. It was, though, a much nicer room, a junior suite actually, and it had an interesting view of a small street behind the hotel. One thing that struck me was how loose and rickety everything was: faucets, towel holders and even the toilet seat seemed to be hanging on by a thread. Breakfast was very sparse, with a couple of croissants and coffee pretty much it. So, although they did go out of their way to make sure I was happy the initial experience was quite unimpressive. There are other hotels in Venice that have a much better price/benefits ratio.

Great hotel, the location was superb, steps away from St. Mark's, and the room was wonderful. The rooms were very spacious for Venice, the best hotel I’ve ever stayed at in Venice and can't wait to go back. The pictures on the website are true to life and the people running the hotel were very accommodating. A+

We probably had the best view in Venice, looking over St Marks Square out to Sea. Nothing spoilt our stay but it was irritating that the key to the room safe had been taken by the last occupants, this was not replaced in our 5 day stay. They had also taken the remote control to the television (World Cup Semi Finals), the room key and probably the information pack if there ever was one. Our room was beautiful and the breakfast and cleaning were excellent.

This was my 4th trip to Venice and the best hotel yet. We were upgraded to a Jr. Suite upon arrival - it was roomy and very comfortable. Breakfast in the room was such a treat and delicious. Location and view were wonderful. A bit noisy with the window open, but earplugs did the trick - beds very comfortable. Stairs were a bother but they will carry your luggage at check in and out.

Location is excellent. Our rooms were recently renovated but the construction was shoddy. The handle on the window was broken. The door for the bathroom could not fully open all the way. Other than these minor details, the room was very large and the beds were very comfortable. Breakfast was brought to your room at no additional charge, a nice touch.

A beautiful and amazing place to stay which is so well suited to the extraordinary magnificence of Venice. The room was gorgeous - we had the top floor suite with our own altana (a Venetian roof deck/terrace) which had a stunning view of the domes and bells of the duomo of San Marco. Breakfast every morning on the altana was delicious and the view inspiring. The hospitality was generous and warm. All the staff was excellent, all ready to help -Davide especially helped in every way; restaurants, booking a private boat tour, he is a master of Venice and will recommend things and people not found in tour books; even his free tour to the island of Murano and its glass works(usually a high-pressure selling nightmare with other hotels) was low-key and the tour excellent. We were quite familiar with Murano already from previous visits, and we still enjoyed the excursion. (Many thanks to Danillo at the glass factory.) I must also mention Silvia who cared for our rooms and cooked our breakfast - she was wonderful, and always made us feel special and at home. Whether you are a first-time visitor to Venice or a veteran traveler I recommend this home away from home highly.
