Strategic location to easily reach any place in Venice. Nice and professional people. Clean rooms. Excellent breakfast. But the hotel entrance is careless and the common areas could be better managed. An excellent price/quality compromise.

Palazzo Rosa: Note: *we had the 3 person apt, located in another building* Pros: new apartment, super amazing hot water, grrat bathroom with hair dryer, towels and shampoo/soap, full kitchen with fridge, dishware, and wine glasses, amazing location. Video surveillance, Cons: no balcony with canal view, no breakfast included for apt ppl, single beds put together to make a double (they did add some coating to make it better), When I booked this placed, I was expecting to be somewhere near the pictures they show. Instead our apt was in another building hidden and nowhere near any canals and this took away a bit of the magic. When we found out breakfast was not included, it also was a let down. It would be ideal if you are a family of 3 or 4 looking to stay more than a couple of days in venice. It is a nice apartment with possibilities to cook, which is a great idea in such a expensive town. It has a double bed, a couch and a single bed.

Hotel hard to find and signage poor. We were taken to an apartment away from main hotel. Good location, but accomodation tired and in need of attention. No hot water on 2 of our 4 days and manager knew exactly how to fix same! Not a problem for us, but TV did not work. No kettle and few kitchen implements. Give this one a miss, especially if you can afford to pay a bit more, or stay a little further out from popular location.

Excellent location but nothing else to commend this hotel. Poor value for money against much more appealing nearby hotels when we checked prices after our return. Maybe the late booking meant we had the worst room but the hotel turned out to be just part of the upper floor of a badly maintained old building and it had no public or outside space at all

We had a lovely stay. We stayed in the main building. The hotel room was exactly as described by some of the pictures. The bed was huge and comfortable, the bathroom was very new and perfectly clean and the staff was very friendly and helpful. The breakfast is also a good value for money: it was served in our room and it included coffee, one jam-filled croissant per person, some small bread and toasts with jam and butter and a jar of (not so great) juice. :) The hotel is also in a good location to explore the beautiful and intricate streets and canals of Venice, and it is just two or three minutes away from Rialto and around 10 minutes away from Piazza San Marco.

I stayed 7 nights in the Inn Palazzo Rosa and found it to be a very quiet, clean, and efficient hotel with good value for the money. The owners, Ivan and Gianni are very helpful and knowledgeable about Venice. A word about finding the hotel: the geography of Venice can be a little confusing at first. It's easy to get lost. If you arrive at the airport, you can take the Alilaguna waterbus Blue Line to Fondamente Nuove station. From there one proceeds to Campo Santi Apostoli. If you get lost, you should ask directions to Campo Santi Apostoli. Do not ask for directions to Calle Del Magazen (the street address for the hotel) since ther are at least 6 Calle Del Magazens in Venice! From Campo Santi Apostoli, you cross the bridge in front of you. They are located on the left at the very end of the covered walkway (sotoportego del Magazen). The key to finding the hotel is getting to Campo Santi Apostoli!

We had a "room only". Everything seems OK when we arrived in the appartment . BUT when we opened the fridge it was FULL of water ! Nobody was here to clean it !!! Moreover milk, orange juice froze everyday in it !!!Then we could experiment that the coffee maker was out of order ....(We asked for another one at Palazzo Rosa but we are still waiting for it ...) Fortunatly Venice is a magic town ..But forget this address.!

I have included photos of room. There was a hole in the roof which was covered with a piece of paper. There was an air conditioner outside window which was very loud. Curtains were falling off curtain rod, overall very disappointed. We had another week to stay on our return to Venice. We naturally chose different accommodation.

Gianni was so nice and helpful and recommended a delicious restaurant without tourists! the rooms were big and clean; the bathrooms were VERY large (comparatively) and up-to-date. we had a beautiful view of a canal and were offered breakfast in bed each morning - lovely! don't let the entrance hallway/stairwell make you nervous (we wondered what we had gotten ourselves into!), the actual hotel is GREAT and the location is perfect.

Stayed in the smaller apartment. Great location in Rome center, great views of building tops, church bell tower and some nearby streets, nice guy running the place. You must be in good shape to climb 80+ stairs (no elevator). Owner responsive to a point. Bathroom smells, and apparently only masking the odor is possible. Owner did respond to our initial complaint right away by mounting an automated spray deodorant in the bathroom, but this is an old building with flawed plumbing that leaks and creates odors. If you can handle a low-level, constant bathroom odor off the upstairs bedroom, this is an excellent, economical place to stay during your visit. Funky and in character with Rome. (There's another "Coronari" listed on some websites that includes an open balcony. That's a different property.)

Travelling with a family of 4 (2 kids) from Calgary Canada. We were placed into their largest room with a large (king or queen) sized bed and two singles. Beautiful, overlooking a small canal outside the window and about half way from the main bus arrival area and San Marco square. The room was a classic Venice-style old world feel and a large mozaic on the ceiling. The door to the "hotel" is only marked by a small sign but if you walk past the restaraunt towards a dead-end the door is at the dead-end and you press a button for the hotel and they will buzz you in.

Great location and perfect if you like having extra space (kitchenette, living room, full apartment). Very good value. It is very central, but thus very noisy. At times, no hot water too but that appeared to be because hot water heater shared as later it was fine--just be prepared. You are separated from the regular hotel, so no breakfast, no nearby concierge, etc. but it is perfect for those who like to be on their own and perhaps even feel a bit less like a tourist and more at home.

The room was by far the biggest I've stayed in while in Europe, so that was nice. We stayed in the annex house and there are no pictures of those rooms on the website. The TV did not work, for any of the rooms, reason given was the signal bounced off the church didn't make it to the annex house. No breakfast for the annex house, read carefully. The location was perfect, read the directions and you will be fine. No need for a vaporetto, from the train station, get a map at the Info center and take a left when you walk outside. The bathroom is tiny, had to sit sideways on the toilet, it was so close to the shower. It was as expected for the price, so I was cool with an overnighter at this hotel, I will go back. Oh yeah, if your traveling in Italy, get used to stairs, they are everywhere. No lift at this hotel, but the stairs weren't horrible.

Great location for this hotel with few rooms. If you follow exactly the indications provided by the hotel it will be easy to find. The hotel is located in a old venetian palace. As there is a direct acces to water from the first floor, the main entrance of the hotel is getting old but this is not the case at the hotel itself located at the 2nd floor.

The apartments we stayed in were very, very nice. Marble floors, large rooms, heated towel racks, both even had washing machines. There were 5 adults in two apartments w/a connecting door which was nice. These were off property apartments by a few blocks. I asked the person who checked us in about the free breakfast and he said that would not be possible because of the location and they would discount our stay. These apartments were listed as serviced apartments. We were there for two nights and got no service. When we checked out, our "discount" for no breakfast was a total of 30 Euro. If you've ever been to Venice, there is no way that five adults could come close to eating two breakfast each for that amount. When I asked about not getting any service at the apartments, they looked at me like I was crazy for expecting that. Said we had only been there for two nights and had we stayed longer we would have received service. I argued that the apartments were listed as serviced and that we should have received service or they needed to relist them. Got me nowhere. We will not be returning to this property as nice as the rooms were. We come to Venice often as we live in Italy (and get quite a bit of company from the States) and have found other properties that offer similar rooms with much better service and breakfast.

Only seven rooms in a 600 yr old bldg that once was occupied by Marco Polo. Stayed there in 2003. More recently tried to get a room but with no success. While in Venice in 2006 tried to contact and see if nice young man from 03 was still there. A very gruff gentleman came to the door (you have to ring to get in) and turned us away somewhat rudely. It appears the hotel had been sold between our stay in 2003 and our visit in 2006. We have taken it "off our list" of places to stay in Venice.

The surroundings were ideal and very pretty, our room overlooked a picturesque little canal which varied throughout the day - delivery barges, privat boats and taxis and a gondola mooring with a view to a typical stone bridge.

Very good hotel for the price and excellent location no more than three minutes from Rialto bridge. Room overlooking canal was large by Venetian standards with good en-suite. Breakfast was typical continental breakfast - coffee, roll, croissant and orange juice. Only problem was finding it. You have to go through the Al Vagon restuarant outside seating area to find the door to the building in which the hotel is situated at the end of the passageway. This is not the hotel entrance which is found on the first floor inside the building. Very good and would definitely recommend.

Friendly, welcoming, helpful staff. Small hotel with just a few rooms but room size and accomodations were nice. Try to arrive during daylight hours as hotel was challenging to find at night and vaporetto unavailable that evening.

Great hotel overlooking a canal. Friendly, helpful and nice staff. Not too difficult to find if you have directions from the hotel staff. Would definitely stay there again. The quad room was spacious.

Fantastic property for the price, just off the beaten track yet very close to Rialto and restaurants/shops. Spacious room (two adults + two kids), super tall celings and great canal view. We had a great time staying here and the staff was fantastic and very helpful (brought our breakfast to room and mailed our postcards).

The hotel was quiet, clean, easy to find and they recommended an excellent restaurant right around the corner and provided us with a discount card giving us 10 percent off. They arranged for parking and had the service pick up our car from the hotel and deliver it back the day we left. Air conditioning was cold and the room size and bath were more than adaquate. We would stay here again!

We stayed at Palazzo Rosa in early May on our first visit to Venice. After getting off at the train station we followed the directions provided to us by email from the hotel and had no difficulties getting there. We rang the bell and the manager greeted us warmly and bounded up the stairs with our suitcases. It was indicative of the friendly greetings, assistance and advice we received for the rest of our stay. Our room was large, overlooking a small canal (as requested), and the well-appointed bathroom was the biggest we had at any hotel in Italy in the subsequent 5 weeks. Breakfast was fine, served in a room overlooking the canal. Palazzo Rosa has an excellent location, just off the main pedestrian way from the train station to St Mark's Square and a couple of minutes walk from the Grand Canal, so everything in Venice is handy.

Superb service, estremely helpful staff. We received an e-mail a week before we arrived welcoming us and offering to answer questions. A great touch and very helpful. Overall the rooms were very clean, everything worked and was in good condition. We highly recommend and we will stay there on our next visit to Venice.

This hotel ticked all the boxes, we had a clean, comfortable and large room, with king sized bed overlooking a small canal. The en-suite was modern and fully tiled. Breakfast of fruit juice, coffee, rolls, croissant & toast was more than adequate, served by the friendly and helpful owner. The location was excellent being just 10-12 mins from the Fundamente Nova (where we landed after a 30 minute transfer by airport water bus) and just 5 mins from the Rialto. We found the hotel easily enough following the website instructions to Campo Apostoli, and the hotel doorway is then just 25-30 paces from the canal bridge past the Al Vagon restaurant tables. I liked the nice touch of e-mailing us a week before arrival confirming our reservation and asking if we needed any other assistance. We would certainly stay there again.

Palazzo Rosa was a nice hotel. The hotel is a little hard to find; but, luckily I contacted the owner ahead of time and he gave me perfect directions. If you have a ton of luggage it could be a little difficult. It's a good 15-20 minute walk from the closest vaporetto (water taxi) and you have to cross one bridge. I learned my lesson. I will pack light next trip. The hotel was old, as is all of Venice, but clean and spacious. The hotel is run by a family and the son met us at the door and carried all of our luggage up the stairs for us. There is no elevator so it was extremely nice of him to carry our bags for us after we just walked 15 minutes and crossed a bridge with them. The only negative about this hotel is the breakfast. If you like a croissant for breakfast with some nasty marmalade spread and warm orange juice then you may enjoy their breakfast. I didn't. In fact, we got up in the middle of it and went and got breakfast. Overall though, I would highly recommend this hotel and would return for a future stay. Ciao!!!

excellent hotel in an old pallazzo ( like in the movie " the talented Mr. Ripley ". A lot of atmosphere. Junior suite has an original ceiling fresco. Central located in Venice, easy to find, using the hotel instructions. Breakfast moderate for the price.

Ok, after a hole in the wall in London for 60 pounds, the Palazzo Rosa was like heaven for 90 euro. Probably the best room we had in Europe for the money. The hotel is not easy to find, but its kinda fun to hunt for. The location is great, just a few twisty turns from the Rialto Bridge (one of 3 across the grand canal) and its nicely tucked away. Don't be alarmed by the state of the lobby when you enter the building though, its just worn venetian. Our room was huge, but mostly in the vertical sense (15-20 foot ceilings)! Everything was clean, comfortable and very romantic. The canal views are a plus, albeit the gimmick wears off after a few peeks through the window. The staff was very friendly and helpful, lead us to a great place for dinner. We also were allowed to leave our bags for almost the whole day after check out, very nice. I'd definitely stay again if and when I return to Venice.

Great location once we located it. It can be difficult to find at first. The owner and his staff are outstanding in every way. The rooms were large and comfortable and the view over the canal was my favorite. We were traveling with two elderly ladies so the walk up the flight of stairs was a little difficult for them. All of us loved this placed and will come back again.

Very helpful owner and staff. Sorted out confusion about the number of beds required in our room as soon as feasible - make sure you e-mail them your exact requirements for 3-4 person rooms. Very central but quiet. Easy to find so long as you use a map - Alilaguna boat from the aiport to Fondamente Nove is simplest.

Rooms and location were excellent, easy to access almost everything. A little hard to find, since address numbers were a little out of sequence. Also, when arriving from airport, be sure to get on the correct Alilaguna line (Blue stops at Fondamente Nove, Red line does not), or you could end up on the wrong side of the island.

This was my first stay at Palazzo Rosa and i would definately stay there again and recommend it to friends. This was my first visit to Venice for 25 years , and it is a wonderful place to visit still. the hotel was well placed and though small in size, ample for our family needs. We had a bit of a shock on arrival, it was very difficult to find and the name was written on a bit of paper by the door, on entering it was clear that some work was going on on the entrance however when we got to the reception desk the staff were helpful, our room was clean and very nice, exactly a it had been in the photographs. Breakfast was great and we had a good time at the hotel, I would recommend this hotel but just be aware that the inital entrance is not relective of the rest of the hotel.

Difficult to access, more than 2 hours finding where is it located. We received a map from the hotel manager one day in advance, that we could not read because we where travelling. Recomendation ask for details before your travel. Internet conection offered, not available. The room was not even similar than the photos presented. The building is a complete disaster. They are remodeling it and there is not light to access it, if you arrive after 8 pm. If you have heavy luggage, be prepared: first floor and no lift available. Our room was an apartment type and if you have luggage, you need to carry it upstars again. No view at all from our room. Breakfast, the worse: orange juice, sweet croissants and jelly.

This hotel is in a good location in Venice. It is easy to walk anywhere from the location. We had kind of a strange room, it was more life a loft. However, the rooms were very clean. I think I would have preferred to have a room with a canal view. There is no elevator, therefore, be warned of heavy luggage up stairs. The stairwell looks a litte shabby, but don't be put off because the hotel is nice.

We were pleasently surprised with the rooms at Palazzo Rosa. It was quite difficult to find as we thought that the street mentioned in the 'how to find us' was actually a restaurant and the sign is only very small. Breakfast was a bit disappointing, but the location was good.

Great location once we found it - get off the ferry before the Rialto bridge otherwise many stairs - trust the map location as no obvious hotel sign - walk thru the resturant alogside the canal to the front door - several flights of stairs to access property. Friendly & helpful staff - simple but adequate breakfast. Large bedroom & bathroom.

Very nice indeed! Magnifico! Our room was very spacious and the air conditioning actually worked and we controlled it! Beautiful remodeled and very spacious bathroom and the only incovenience was that they do not use shower curtains and as hard as we tried there was a little water spilled! Breakfast was very nice with fresh breakfast rolls & croissants, orange juice, marmalades and fresh coffee and you have the options of having it served in your room. Ask them to give you the instructions on how to get there and you will have no problems finding them. Dont be put off by the entrance hall that is a little shabby but once you reach their floor you are in a venetian palance! The owner and his son are very nice and welcome you as part of their family. We hope to be back soon in Venice and to Palazzo Rosa.

We brought 5 children to Venice and thought the accommadations were excellent for a large family. The rooms and bathrooms were spacious and updated. We overlooked a canal in the heart of Venice. Arriving can be tricky the first time as the entrance looks like a residence. Ask for the name of the well known restaruant next door so you can tell your taxi driver - they all know where the restaurant according to the hotel manager. The hotel neighborhood was quiet and had a great sense of history. The staff was always available and helpful and spoke English. They were easy to coordinate with them regarding reservations etc...

We found this hotel absolutely wonderful from every aspect; staff, location and interior design. Although it doesn't look much from the outside it is very clean and modern on the inside. It's location make it ideal for a weekend away in Venice as everything you could wish to visit in a short stay is easily within in walking distance. If we come back to Venice we will definitely stay here again.
