We arrived at the "hotel" and had to enter a code to get into the building as there was no one available to greet us (they leave at 2pm for the day!) We had to climb up the stairs with our luggage and upon arrival - found the room to be INCREDIBLY HOT. Overall - awful experience You would be better off looking into the Best Western!

We stayed 4 nights in room number 4 (of 5) on the first floor. Good location, 5 mins to Supermarket, 10 mins to Rialto, 15-20 mins to San Marco Square & 5 mins to Vaporetto. The room was spacious and nicely decorated with a corner window which offered a pleasant view out to the canal (very nice just to sit and look out both day and night). The bathroom seemed as if it had been recently renovated. The shower (typical Italian) was quite snug and would be difficult for larger people. Adina, who runs the establishment, is very pleasant and accommodating. Breakfast was not what you would call hearty but enough to get you started for the day. Scented sticks a nice touch! Would stay here again.

The grade on public areas is low because there are not public areas but for a desk and two armchairs at the entrance. (Italian) Breakfast is served in the room. Not a problem for us, actually even better! We had a very nice romantic week-end while staying at Locanda Acquavita and would definitely come back.

Great location and rooms very spacious, except for tiny bathroom. Very clean but could use a decorating upgrade. Breakfast was basic coffee and packaged pastry. Found it a bit impersonal with no one at the front desk all week, and no maps or info. It was nice to meet and talk to the manager Stefano on Saturday. A bit noisy being on the ground floor, right beside the canal. Close to great shops and restaurants.

Pros: not difficult to find, beautiful room with view of a small canal, spacious, very few steps leading up to room Cons: staff speaks very little english so they aren't very helpful, unappetizing breakfast- I'd rather pay and eat somewhere else, location isn't prime- a good 10min canal ride or 25min walk to the grand canal. Overall, nice secluded place but we could have a found a place closer to the sites for the same price.

-We stayed two night- We enjoyed our stay at Lacanda Acquavita. The highlight of our stay was the 'breakfast in bed' service. It was a perfect way to start the day! My only complaint would be: I was not given the room I requested but was told it was the room. I requested the Murano room and upon arrival and seeing the room, I questioned the hostess and she assured me 'This is the Murana Room'. Now rechecking the Website, we were put in the Torcello Room and told it was the Murano Room. And the described 'adorable garden view' was actually of a school playground. The Torcello room itself was fine, but I did feel a bit misled. Note: Make sure you take the phone number and be prepared to call to have the hostess meet you to let you in, as there is not someone on location. All in all, it was a nice quite location with a clean spacious room. And we loved the hot chocolate & cappuccino in the morning!

Our room was beautiful and spacious. It was even better than the pictures! The breakfast service was very good. We had difficulty getting a hold of the owner to let her know when we were arriving, as there is no answering machine on her phone. Other than that, everything was perfect. The hotel was well located on a quiet street not too far from the Rialto bridge, and close to a vaperetto stop. We would definitely recommend Locanda Acquavita to friends!

I'm not sure what the town house suite catagory is exactly. Perhaps Venere could describe that in more detail. I was very happy with this hotel. My only suggestion would be to give an alternative to calling when arriving. Maybe a block time, since finding a payphone nearby was a bit tricky. Otherwise the stay was wonderful and I would recommend this property highly.

We stayed in this hotel at the begining of october 2008. We found the staff to be very helpful and friendly and the hotel located in the quiet area of the real Venice, but still only 10mins walk from the main atractions. The room was an old style venetian room with four poster bed and view of the canal which was very romantic. We would highly recommend this accommodation to anyone looking for central yet authentic venetian accommodation.

My wife and I came up from Rome Via Florence for one night. I would just like to thank Monica for staying in contact with us, and giving us very good directions to get to where she would meet us. Venice is extremely confusing, and I would imagine that my wife and I would have been at each others throats if Monica had not walked us right from the Vaperetto to the B&B. We stayed in the "Red" decorated room which overlooks a small canal. We took a lot of pictures from the windows and from the small bridge within view. It doesn't really take very long to walk anywhere on the island. The Rialto bridge is within 10 minutes and St.Marks is within 20. Don't make the same mistake I made and buy a one way ticket on the water taxis. Get a ticket that will cover the time you are going to be in Venice. The water taxi pickup closest to the hotel goes to the train station, or to Murano, and you can pick up one from there to Burano. I highly recommend taking a day to do both of these islands. It's great just to take one of the main boats for an unforgettable ride. A good podcast if you are interested is Rick Steve's. The breakfast at the hotel was very nice, albeit with nothing cooked. We didn't really care, but it was good to have a coffee in the morning. Monica has some good recommendations for taking a gondola and for a trattoria nearby. The room was very quiet, with the exception of boats going by after everyone had woken up. There is little if no boat traffic at night time. There are what I would consider more "local" souvenir shopes, if that is possible, nearby, along with a business that will bottle their homemade wine for you. There is also a small grocery store, one of the few that I saw on the island. The day we checked out, we had some time before we had to leave Venice. Monica was gracious enough to hold our luggage and make sure we had a key to get back in the lobby after our morning of revisiting Rialto, St.Marks, and various

Great place to stay - owner is very helpful and will meet you at the canal stop you take from the train station. Good location with great amenities nearby. Rooms are fabulous! Would definitely come back! Only comment is that the breakfast for the price could be much improved as no fresh rolls or cheese or hams - just packet toast with preserves - but thats a small thing.

I'd recommend this place and would probably return. Location is good. More like 10 minutes to the Rialto rather than the advertised 5 and only 5 min. or so to the Grand canal. We arrived as two groups. The first group (non-Italian speaking) arrived early and was greeted by housekeeping(non-English speaking). Housekeeping seemed surprised and had to make phone calls to find out what was supposed to happen (I had sent detailed email telling of our plans and the arrival schedule). The first group got keys and were greeted by Monica later. She wanted them to take the key for our room because she had other plans and couldn't check us in. When we arrived our reserved room was unavailable and we were given a room downstairs. This room had a 'dead mouse' smell, mentioned in an earlier review that has since been removed, and was small. Our reserved room (the Murano) was never given to us. The next day we were moved to the Torcello, a very nice and spacious room upstairs. Shower stalls are minuscule..don't drop the soap. Breakfast was adequate and I was able to get more coffee when I asked for it. Locanda A. is a very simple and quick walk from the Fondamenta Nuove Vaparetto stop(Google map is right on). Location is as quiet as Venice can be. Get the upstairs rooms.

Assolutamente adorabile! Locanda Acquavita è un posto davvero magnifico in cui soggiornare a Venezia. Le camere sono molto grandi e pulite, così come i bagni. Il punto in cui si trova è vicinissimo a Campo S.Apostoli e potrete arrivare a piedi praticamente ovunque. Al tempo stesso la strada del B&B è molto tranquilla, quindi potrete dormire senza problemi. Merita certamente di essere segnalata anche la gentilezza di Monica, la proprietaria sempre sorridente, che potrà darvi consigli su dove mangiare e cosa fare.

Our room is spacious and comfortable, and the well-equipped bathroom is much a bonus to our stay. The location is good - just 3 mins walk from the Fondemanta Nuove water bus station; we had a lovely walk to the Rialto Bridge in just 5 mins. Tranquil neighbourhood!

We had a truly wonderful stay here. We were met personally at the vaporetto station and escorted to the property. This is just our kind of place: as a guest you are independent but able to stay in what feels like a private home. Our room overlooked a lovely side canal that gave us the opportunity to see glimpses of life in Venice... not tons of tourists, as on the Grand Canal. We loved the neighborhood and the Locando Acquavita! (The charming trattoria at the end of the block is great too.) Thank you, Monica!

We really enjoyed our stay at this B&B. We arrived in Venice after 10pm and after finding a working pay phone & calling staff, someone met us at the vaporetti station & walked us to the location which was a great help! The room we had originally requested when we booked our trip was not available so they gave us a bigger room on the first floor. Bed was fine, clean room and nice to have a safe in the wardrobe. Since the room was on the first floor we did hear some morning commuters and locals but that wasn't a problem as we were up early to get ready & take full advantage of the city. Breakfast was fine- Italians don't do full American style bfast and this was fine by us- we enjoyed the hot drinks and rolls & bread with jam- good start to the day. We loved the area- good restaurants and enjoyed the walk to St. Marks and a lot of the tourist places. The bathroom was really clean and our room was cleaned every morning- something that didn't happen in some of the b&b's we stayed in during our trip. On the morning we left it was raining really hard and we would have been soaked walking to the vaporetti. Staff called a taxi and walked us to the station with umbrellas (which they have on hand for all visitors). Staff were very helpful and friendly. Taxi ride from the station to B&B is 60 euro- very expensive for the short ride. If you want to save money take the vaporetti. It's really easy to use. We loved being in Cannaregio & would return to this B&B if we visit Venice again.

We stayed for a few nights for a quiet holiday away from work and kids. Locanda Aquavita was perfect for the purpose ... it's in a quiet place, and the sights are easily accessible by foot and boat. We had no worries walking back even late at night. The rooms were spacious and clean, and the staff left us to our enjoy our privacy, although they did give us some pointers and directions during arrival. Would have been nice to have somewhere to meet and talk with other guests though. Great stay.

We vistited on our honeymoon. The view is AWESOME. The room is good, and must mention the resturante on the top floor is a perfect romantic setting. food is great and prices reasonable. You will enjoy your stay.

A tastfully decorated first floor room in a B&B apartment next to a canal in a quiet northern part of Venice. Only 20 minutes walk to the Grand Canal and less than 5 minutes to the city water bus and the airport connection. The proprietor was very friendly and helpful and also spoke good English. A simple but good continental breakfast [except the milk was UHT] is served in the room but no other services are available. A good number of restaurants and cafes are within easy walking distance.

Locanda Aquavita was excellent - the room and bathroom were beautifully decorated and extremely clean. The owner met us from the boat so that we wouldn't have to find our own way there, atlhgouh it is very close to the Fondemanta Nove boat stop. Breakfast was served in the room every morning, beautifully set out on a tray and very appetising. We would definitely use this bed and breakfast again when we return to Venice.

From all the highways, reach Venice and park your car on Piazzale Roma. Take the ferry line 42 or 52 to Venice Lagoon. Alternatively, park at Tronchetto, the island at the end of Ponte della Libertà, turning right before you reach Piazzale Roma.
