The hotel is very good, the people of the hotel is very kind, friendly and helpfull. The room and bathroom clean. The beds are comfortable and complete breakfast served in the room by the owner of the hotel. I would come back to casa Fenice without doubs

Bed and breaksfast is perfectly located to all the main venice attractions and is very easy to reach from the train station and the airport. The owner made us feel very welcome and they even bring your breakfast to your room!

Our stay in Venice was wonderful and staying at Casa Fenice only added to a great trip! The rooms are very cozy and romantic and the breakfast brought to your room at your specified time was a great perk. The location is wonderful and within walking distance to the major sites as well as many restaurants and shops. We would love to go back to Venice and would absolutely stay here again!

Excellent property for the price. We had the ground floor room and that was because it was cheaper. The room was very clean, a little small by NZ standards, but it was okay. Breakfast is different to what we receive in NZ and we miss not having fresh fruit and meusli for breakfast, but we receive similar breakfasts elsewhere in Italy. Overall location was good, nice and quiet street and not very far to St Marco Square and the Rialto Bridge. Happily recomend to other travelers.

This place is a treasure waiting to be discovered. I'm a little bit worried that if I return in the future (and I wouldn't consider staying anywhere else in Venice) that the rates will have gone up enormously, because I fear they may be under charging. My 11 year old daughter and I stayed here in a twin room with the beds pushed together. We had enough room for our 3 (eh-hem) suitcases (not all large), one went in the cupboard where there was also a safe. The room was very romantic with Venetian motifs tastefully painted on the walls and with exposed beams countless years old above our heads. We could look over the red geranimus out into the street below. The closest Vaporetto is San Angelo and you only have to lug cases over 1 bridge. We arrived at the airport (Marco Polo) late on a Sunday evening and would have had a 1 hour wait for the next direct Alilaguna service, so we caught the bus to Piazzole Roma and the Grand Canal Vaporetta no. 1 route to San Marco. San Angelo would have been a better stop, but we managed. My rating of the public space was lowere because there really isn't anywhere for guests to go apart from their rooms, but we didn't need it. There is a small lounge and a few arm chairs at reception. The rooms could do with tea and coffee making facilities as only breakfast was provided.

Pleasant enough guest house with friendly staff. Expensive though given the rooms are quite small, but everything in Venice is so it is what I expected! Breakfast is a simple Italian style, and the location is quite good. Web site gives a good indication of what you get, and the directions are spot on to the front door.

Had often wondered, walking through residential neighborhoods, just what it was like behind those doors. Locanda alla Fenice provides the answer, as it is a comverted residential space. The decor is maybe a little over the top at first glance, but the opportunity to stay in such a "neighborhood" experience, where I literally said "good evening" to the gentleman in the house across the "Rio Tera" (filled-in canal)who was leaning out of his upstaris window, as was I, was great. Don't expect a manned receiption desk all night long to cater to your every whim: it's not that kind of a property. But still, the staff is very warm and accomodating. Outstanding location to see the sights of Venice. Would definitely stay here again.

We were pleasantly surprised by the rooms, certainly the most commodious I have had in Venice. The small hotel is convenient but off the beaten track in a quiet cul-de-sac. The whimsical decoration of the rooms is fun and the beds are good. The breakfast is adequate but uninspired.

Fantastic small boutique hotel - I would rate as 3star++ Bed and Breakfast, ideal location right in the heart of Venice. So good, this was a return trip, and the owner made a special effort as she remembered our previous booking. Value for money is superb - you have to keep in mind its location also. - Other hotels / B&B in this area are astronomically expensive. A real gem this one.

This was a very nice hotel in a very convenient area. There is a very nice restaurant directly across Assissini from the hotel as well as others just around the corner. Access to the water bus is a short walk away. The owner/staff were very pleasant and helpful.

We had a very friendly reception by the owner, but this place is something between a very small hotel and B&B. The room was quiet and a little dark, the bathroom very much okay, but small. The biggest problem seems to be breakfeast service - apparently the owner of this 5-room establishment brings it in in the morning at 8:30 (from a nearby breakfeast place?). This was too late for us, had to leave before.

This hotel was not easy to find. The ONLY positive was the fact that the hotel was close to St. Marks Square. For the price however, I would stay somewhere else.

We found the Locanda all Fenice easily from the information given on their web page. We were immediately welcomed, given a map a front door key and an explanation of the breakfast (which is served in your room). We had the room with the biggest bed but it did cost more than the webpage had said because of this. Everything was very clean. There was no problem with noise at all. Ideally located for San Marco and near San Angelo Vaporetto stop. It was our first trip to Venice and definitely won't be our last! We would stay here again.

From plaza Roma (bus) to the hotel(in Vaporetto (line1 - stop at S Angelo): only 20 min of boat and not much to walk. Even in case of late arrival, just ring and they will remotely open the door with their mobile. Even if sweet, the breakfast in room is nice. Our room was the blue one, very nicely decorated, with high ceiling. We will keep a very good memory of our 10th wedding anniversary in this Town house, and of the Traviata (opera al palazzo). Very friendly, they accepted to keep our luggage until we left in the afternoon.

We just stayed the 2 nights but loved it there at the casa. The map was ambiguous as the road it said it was in wasn't actually called that. Also the breakfast was really sweet, just plain things would have been better and maybe only 1 sweet item

An excellent value hotel located in the middle of Venice, ideally placed for seeing all the major sights within a short walk. The rooms are beautiful and always kept very clean. The breakfast delivered directly to the room was a nice touch. I'd highly recommend this hotel for anyone looking for a stay in Venice whilst on a budget.

A REALLY good find - we stayed somewhere recommended, and apparently a bargain, nearby the previous coulpe of days but this was faaaar superior. We stayed in the casanova suite. The toilet/shower wasn't massive but quality and it was all extremely clean and comfortable. Hard to find - there is only a buzzer to get in but once in the welcoming was nice. We got a tour of the place before we left and if you can get the one of the two large rooms you are laughing! Great decoration, great hot chocolate etc for breakfast, and highly recommened.

We've got more than we expected! The location is really great, just a 4 minutes walk to San Marco or Rialto bridge. A very nice Trattoria is directly opposite of Locanda alla Fenice, this is a place where the Gondolieri have their Lunch. The rooms are spacious and nicely decorated, we had the Casanova room which nice paintinigs on the wall. In reality the rooms look better than you may see on the website - even if the first look on the website was very convincing. The bathroom is small but very nice, with hair dryer etc. Everything was very clean, everything was working perfectly. The breakfest (italian style) is served in the room. The room has also air condition, but we didn't need it at that time. My wife and myself know a lot of hotels in venice, which are not worth the money. But Locanda alla Fenice is definitly a top place to stay. It is very, very nice and the ratio between price and what you get is perfect. We will be back next time!!

Lovely place. Very convenient location near Fenice and St Marks Square. Great continental breakfast in room. Fab friendly helpful staff. Good value for money. First room we had though pristine was very compact so would request bigger one if available as very nice and quite spacious. Excellent new and tasteful bathrooms where everything works. Only downside is that though street location is very very quiet the walls between rooms are rather thin so other guest noise/reception can be a bit intrusive. I would definitely stay there again but would just take earplugs as noise only an issue at night.

We had a very pleasant stay in this hotel. It represented good value for money. It is a small quaint hotel/ guest house. It is in an area that requires a little bit of thought to reach but one gets used very quickly to finding one's way . We arrived late in a dowwnpour and the night porter was waiting to receive us. We enjoyed our stay and would recommend the hotel to any person who is not seeking the Ritz at the prices quoted. P.S Breakfast is served in ones room and is a good Italian style breakfast.

It is tucked away on a very tiny street and we had difficulty finding it especially since there are 2 other Hotel Fenice and we didn't have the name of the street. But once there we found Locande alla Fenice (Casa Fenice)to be a really special charming place to stay. The owners Elisabetta and Julianna are charming and were extremely helpful to us especially when we had to leave at 4 am and they arranged for a private water taxi to pick us up at the dock at the end of the street. The room, like those in most of Italy, was small but decorated lovely. Each room here is different. Breakfast served on a tray in our room was just perfect. I would definitely recommend this hotel.

We loved our stay at the Locanda alla Fenice. The location is great - nearby Piazza San Marco and Rialto - and relatively easy to find with the map provided. Elisabeth and staff looked after us very well, always providing friendly and helpful advice when we needed it. Everything was spotless and the decor was fabulous. We can thoroughly recommend the "Teatro" room which was enormous by European standards with lavish decor, complete with theatrical murals painted on the walls. Bathroom was very well appointed too. We loved our stay there and there are good value restaurants nearby. Can thoroughly recommend the Locanda Alla Fenice. Enjoy your stay!

Love the decoration of the rooms and absolutely love the location. Sitting in between S Marc and Rialto and still quiet enough in the night. The only complaint is that the walls are too thin so the neighbor's snoring was bothering, but the ear plugs I got from the airline fixed that.

Pour ceux qui veulent passer un très bon moment à Venise cette Locanda est idéale : très bien placée (4 min à pieds de la Piazza San Marco), très calme, très mignonne et un personnel extrêmement serviable! Rien à redire sur cette prestation qui est un excellent rapport qualité/prix, vu les tarifs de cette ville. De plus, juste en face de l'hôtel il y a une osteria recommandée par bcp de guides où l'on se régale pour pas très cher!!! De quoi vous rassurez pour les premiers jours! A noter la propreté de l'etablissement (point hyper important pour moi)et surtout l'acceuil "comme à la maison". Pour ceux qui s'inquiète pour le check-in c'est qd on veut, le personnel nous garde les bagages si on arrive trop tôt, et pour le départ, si vous prenez le train le soir à la gare Santa Lucia, vous rendez les cles de la chambre et on vous garde vos sacs (gratos!), comme ça on peut profitter pleinement de la dernière journée! En bref : génial, je n'hésiterais pas à y retourner!

We are absolutely enthusiastic about this town house suite. We were in room 104 "Sogno" (Dream) and the atmosphere is really a dream. The hotel is very near to San Marco, it's clean, with bathroom in the room. The breakfast is served in the room and we found it absolutely ok. The internet site is very precise and corresponding to the reality. We advise you to go there if you happen to be in Venezia!

The property was extremely difficult to find. It is best to take the vapparetto to rialto and head in a general south western direction towards the theatre de fenice. However, once there the rooms are exactly as shown in the pictures, extremely clean and well presented. Upon our arrival at 11pm, we told the owner that we were traveling on to florence the next day but were unsure of train times, but asked if we could leave our bags there til the afternoon. Were were then presented with the train times at breakfast. The owner had printed them from the internet for us, and we were able to leave our bags there til later that day. I thought this was a great property for the price in comparison to other properties in venice, we would definately go back.

Not too hard to find but better directions would have helped. The outside of the building looked derelict, but the inside was very well decorated. The room ( 101 )was very nice and the en-suite was better than average. Unfortunately the bed was very uncomfortable which basically ruined all the really good points the room had, It was far too hard and about 6 inches too short for my 6 foot tall frame, sleeping on the floor might be the way to go here. Venice was a shadow of it's former self and was disappointingly expensive with grim faced waiters everywhere we went. Personally I would advise staying outside of Venice, you will save a fortune on the accomodation which would pay for your days/eves out. Overall I would say softer beds and smiling waiters would have improved our stay. There are many beggars on just about every bridge or street, and unfortunately there was a pervassive smell of urine down many of the small side streets. Venice was very run down, and I was glad when we ran out.

If you are not captured by an idea that you have to spend your night in *****-surroundings this place is just right. Bed was good, if a bit small in the cheapest room (that we had). Rooms nicely decorated. Staff is friendly & helpful.- Very short walking distances to a lot of interesting places (if you know the ways/ have a good map).- Prices are high in Venezia, this place is low in comparison.- Different components of breakfast can be ordered, but you have to be a 'sweetie' to like it.

Locanda alla Fenice is THE romantic Venizia experience. The warm welcome puts you at ease and erases all the hectic travel you may have gone through beforehand. Enter the room and the decor sweeps you back to a time where architectural beauty and decoration was a matter of course. Swing the windows open and the sounds of the street below make you feel as if you live and breathe the true Venizia - close them and you have your own quiet hideaway. Modern conveniences haven't been ignored, the room and bathroom were comfortable and very clean (yet hot water can be an issue during peak shower times). Skip the packaged breakfast and go out onto the streets for local pastries and coffee before the town is overrun by tourists. Highly recommend, despite the hot water issue.

We were pleasantly surprised by the beautiful room...our room was splendid, decorated with elegant little touches. The location is excellent (about 10 minutes from San Marco and 5 minutes from a vaporetto stop) and is down a dead-end alley, so our sleep was quiet and peaceful. Would highly recommend this spot.

We stayed for four nights in May and had no problems from start to finish. We stayed in room 101 (nothing like it’s namesake I’m glad to say!) with a 'French size' double bed (to the uninitiated this means slightly smaller than a standard brit double). The reason for the ‘slightly too small for two grown adults’ bed was the petit nature of the room. However, what it lacked in size it most certainly made up for in décor with typically opulent Venetian fixtures and fittings adored by my better half. The bathroom was extremely clean and the shower (no bath) on the better side of adequate. Our room overlooked the ‘near impossible to find’ street (named Rio Terra Del Assassini and due to the Venetian postal system this is the only place you’ll find that name!) which unfortunately was undergoing building work at the time of our stay. I can, however, vouch for the extremely effective double-glazing for which all rooms appear blessed. Not so blessed are the doors, which would seem to have sound conducting properties my mobile phone could only hope to achieve. In summary you may deduce we had an un-enjoyable stay. Not so. We thoroughly enjoyed our time here, the staff are friendly and helpful (and extremely quick to reply to E-mails pre-trip), the room clean and cleaned daily and the location excellent. Once found (after all it only takes once), the street is quiet and secluded (when the builders aren’t in residence) and convenient for all the major attractions. If we had our time over we would certainly stay here again, but check the builders had gone and, in the famous words of George Orwell, avoid Room 101!

Una vez que consigues encontrarlo (pues nos costó casí una hora hacerlo, aunque creo que la culpa no es de nadie sino del caos que es la organización de las calles en Venecia y de que en la descripción del camino que aparece en la página web el escaparate del que da referencia como librería es en realidad una camisería) el sitio es muy bonito y tranquilo, no te asustes de la aparienc ia del edificio pues no está en muy buenas condiciones pero la habitación que nos tocó estaba bien decorada aunque era muy pequeña, el baño muy bien parecía nuevo, el servicio excelente muy amables y en todos los detalles, el desayuno está bien, comparado con otros b&b en los que estuvimos en Italia buenísimo. La zona es excelente pues está en pleno centro pero al ser una calle sin comercios (cosa muy importante en Venecia) es muy tranquila. A un paso de todos los lugares para visitar. Si buscais un alojamiento bien de precio y tranquilo en Venecia esté es vuestro lugar.

This place takes some finding, but is well worth the trouble. Bite the financial bullet & take a water taxi from the airport, which will deliver you almost to the front door. This place is the perfect antidote to the 'plastic palace' chain hotels. Very quiet, breakfast in bed at no extra cost, big beds in large, beautifully decorated rooms. The room, though rather small, was well appointed and pleasantly decorated. The bathroom was very clean and efficient. The Locanda, though hard to find at first, is well located right accross from a good restaurant with fair prices, and rather close to everything in the San Marco area. Good to come home to after a long day of sightseeing!

Delightful room, sparkingly clean (though bed quite hard!), excellent location. Breakfast on a tray in room seemed a little isolating - we would have preferred some conversation with hosts or other guests. (No coffee refill offered.) No real complaints, however. We enjoyed our stay.

The Hotel was very easy to find, the decor of room was a real treat and very romantic.the staff we very plesant and helful & the breakfast was very welcome. The location was very close all the main attractions. We will stay here again!!

We found this a delightful place to stay in a central location.The welcome present was most unexpected and very much appreciated on our 25th wedding anniversary visit.I can recommend this establishment if you want a quiet location in lovely rooms far removed from the 'standard' hotel accomodation,combined with a charming hostess,who provide us with useful local advice on eating out etc. A wee gem of a place.

Un bonito "palazzo",rehabilitado con gusto. Situación excelente(muy céntrico y al mismo tiempo muy tranquilo).Personal muy amable.Habitación ("Zefiro")amplia y limpia aunque los colchones no son buenos. El desayuno sólo se sirve en la habitación y es de muy mala calidad (café y croisants malo, mantequilla rancia y pan malo y algunos días incluso duro).

Room Details

How to reach Casa Alla Fenice Inn

From the Airport:

From Marco Polo Airport: you can chose to catch Alilaguna Service that leaves from the Airport and, crossing the Laguna, arrives to S. Mark's Square. It cost Euro 9,00 about per person and takes you 1 hour and 10 minuets. From S. Mark's Square, you have to catch line N 1 of water-bus, direction Rialto and get off in S. Angelo stop. It costs Euro 3,10 and takes you 15 minutes You can also catch regular bus service from Airport to Piazzale Roma, the parking area in Venice. It takes you 20 minutes about and costs Euro 0,77. From there, you have to catch water-bus line N 1, direction to S. Mark, Rialto and get off in S. Angelo stop .It costs Euro 3,10 and takes you 20 minutes.

From Piazzale Roma or from the Railway Station:

From Railway station or Piazzale Roma you have to catch water-bus line N 1, direction to S. Mark, Rialto and get off in S. Angelo stop. It costs Euro 3,10 and takes you 20 minutes.
Upon disembarking form water-bus in S. Angelo, go straight ahead and turn in left , passing in front of Hotel Corte dell' Alboro. You will find a small bridge, cross it and turn right after it; go straight on and turn left entering in Calle della Mandola. Follow this street until you'll see a window with books in the corner , turn right and go ahead (you are already in Rio Terrà degli Assassini). After 100 meters, just before the canal, you will find on your left side The entrance of Locanda alla Fenice.
