Excellent breakfast, very friendly staff. Room was comfortable though not very spacious. Walls and doors are thin, you can hear every sound. No elevators and the residence is on the second floor. Staff helps you out with your suitcases. Very pleasant stay, thanks!

I have been to Rome many times and this has to be the best place I have stayed at! The most charming aspect of the hotel are the great staff. In Rome, where snobbish and rude sale staff/ hotel staff are aplenty, Frattina staff set the benchmark for being the friendliest and most unpretentious! Paola and two other gentlemen who were there were obliging, smiling, competent and speak great english. It does not hurt that they are good looking too! Next are the great amenities they provide: Big fluffy bathrobe, GOOD quality bedroon slippers and free minibar (coke, sprite, water, fanta). I was ecstatic with the free mini bar, not that i get to save a lot from that but it is such a sweet gesture. I never had a free minibar not even in a 6 star hotel before! breakfast is ok but in europe, one should never expect too much about the breakfast. My room size was great but that is coz i had the biggest room in the group. my friends' rooms were all good size (by roman standards and the fact that we pay to be near spanish steps)But the single room for single use is too small so i would suggest a double room for single use instead. My room faces the street so it is noisy at night sometimes. Location is fab, we walked everywhere except to the vatican! No elevator so two floors up which is 4 flights of steps is a challenge if there are no man to help you. My group will be back in Italy again next April so definitely Frattina is on our list. Thank you Frattina for making my trip to Rome the best so far!

First time visit. Great location, very clean. Hotel staff helpful and delightful. I like to sleep with windows open so street noise did not bother me, but if you want 'quiet', you'll need to sleep with windows closed and perhaps not facing via Frattina. I'd definitely stay again on future trips to Roma.

The hotel is located in a great neighbourhood close by the Spanis steps and the metro stop and easily walking distance from all the major sites. When we arrived late at night the room was not available but the hotel booked us in a Best Western, they also own, close to the Vatican which worked out great for us as we had a tour there the next morning. They booked us in their "suite" for the next few days which is larger then other rooms. The rooms are small but very clean, although the ones on the street side can be somewhat noisy. The staff was very helpful and friendly and the breakfast included was adequate.

The hotel was generally very good. The room was small but we were able to fit our bags under the bed and that then gave ample space. The bathroom was small and the shower very small. You had to turn sideways to get through the door. If you dropped the soap it was difficult to pick it up again without getting out of the shower. A person above average weight would have considerable difficulties with the shower. The location of the hotel was excellent, just a short walk from the Spanish Steps and not far from the Trevi Fountain. The provision of afternoon tea by the hotel was fantastic. Also the internet was available in the lounge area free of charge. To get to the hotel it was necessary to carry the bags up two floors of steps. This may be a problem for some people. In general we were very happy with the hotel and its facilities.

This hotel is in a wonderful location for visiting Rome and I would definately return to it. The owners were extremely friendly and helpful.

My parents and I had a lovely stay at Residenza Frattina. It's in a very convenient location, accessible to all the major sights and yet it's on a side street so it's not noisy. However, since it's on one of the bigger side streets it's not dark and creepy to walk home to at night (there are a number of stores on Via Frattina). This was our favourite hotel of the 3 we stayed at (the other 2 were in Venice and Florence). The breakfast was fine, the lady (we never got her name) was very friendly and would serve you as much freshly brewed coffee as you can drink! One thing to note about Rome is that taxis are not that easy to come by so if you have a plane or train to catch, be sure to book one well in advance! Residenza Frattina also has a car service for 55 Euros (tip not included) to the airport. Pros: 1) Excellent location 2) Helpful staff who were there 24 hours a day, and spoke fluent English (Patrizia, Pietro and especially Enrico were awesome!) 3) Excellent water pressure! 4) Computer/internet for guests to use 5) Complimentary minibar (although this seems seasonal) 6) Comfortable beds/pillows 7) Hot pot in room, with instant coffee (my parents were thrilled with this) Cons: 1) Rooms that are along Via Frattina were a little bit noisy at night. If this bothers you, you should request for a room on the inside (I think it looks over the courtyard instead) 2) Hotel is on the 2nd floor with no elevator. However, the stairs aren't too brutal or anything Note to anyone considering a stay at one of the familiar chain hotels to be on the 'safe side': My parents stayed at the airport Hilton the night before their flight home, and it wasn't worth the 80 extra Euros (other than for the convenience factor) because the rooms and bathroom were just as small, service was probably worse and you're contributing to a gimongous hotel chain rather than a local family business.

We were travelling with one other adult couple and we all thought the Residenza was excellent. The photos on the web site are deceiving but the rooms were perfectly fine and we loved the robe and slippers that were provided. The staff were extremely helpful and the location is perfect for that quick stay in Rome. We loved it and woukld definitely stay there again.

We had three adults staying in the same room and this was a little uncomfortable but acceptable. For two people it would have been very good. The bathroom was very very small but very clean and modern. The staff were friendly and competent. A great location and withing walking distance of shopping, restaurants and tourist areas. We would encourage the owners to ban smoking in the dining area as this was uncomfortable for non smokers. We would stay again and recommend to others.

The location was excellent; very close to the Spanish steps, metro, shopping, etc. The room was a little small, but we had a crib that took up some space. The bathroom was modern, with a slight sewage odor (open window when not in use). The AC worked fine the first night, but then our 2 year old decided to adjust the controls on the remote so the next night was a little warm. The breakfast was typical European fare- hard bread, pastry, cheese, yogurt. The coffee was good. People there were nice. I would recommend this place to others without hesitation.

Would definitely stay again. Wonderfully located between the Via Del Corso and the Spanish Steps, close to some of Rome's best fashion shopping. A wonderful vacation.

This hotel had the best staff I have ever seen - the staff made it a pleasure to stay there - helpful and fun! The bathrooms are somewhat small but other than that it was a great place to stay - close to all the major sites.

Nice and traditional style, probably a big apartment turned to lodging. Stairs to climb (2. floor), but no big trouble. Some very nice people running the place. Air condition was an important feature, a very strong one that could keep the temperature at arctic levels if you wanted.

By carFrom any point of the Grande Raccordo Anulare, reachable by all highways, follow the indications to Roma centro. It is forbidden to enter the area where the hotel is located by car, so guests can park their car close to the Termini railway station or along the Lungotevere and reach the hotel by taxi or by one of the several bus lines available. Many areas of the city centre are also reachable by underground line A. The closest stop is Spagna.
