The properties are just so good, with beautiful bathroom, living room is also nice. 15min-20min to Colosseo by walking, 10min to Termini center station. However our room is not so quiet, especially at weekend, so noisy with vehicles noise ..etc, i couldn't sleep those nights, don't know whether the other room are the same). Owner's behavior is NOT so good, warmly welcoming at the cheking-in day but since then we saw the discomfort on her face all the time, discomfortable, sighs & no smile, although we did nothing. Same with other travelers in the house. Bad.

The room itself was spacious. The hostess Emma was also very helpful and friendly. We stayed at the front side of the building, therefore had lots of noise from the street. The location was convenient and close to Line B metro stop Cavour. However I would avoid main streets like Via Cavour for quietness next time. Breakfast was basic but acceptable. Bathroom was shared by 3 rooms. That was a bit of a problem in the mornings. Would have been nice if at least shampoos and shower gels were provided. Overall, it was good worth of money.

Budget bed and breakfast with no lobby. Breakfast was coffee, tea, flakes, yogurt, roll, milk, OJ with fridge in room. Our 4th floor room was spacious, clean, well maintained (it would cost a fortune to build today). Furnishings were OK. It had no elevator or AC (was fine in March-- don't know about hot season). Fairly quiet & area looked safe. In our case, the shared bath with one other room wasn't a problem. We walked to all sites except St Peters, Appian Way & Ostia Antica. Certainly recommend to those who don't mind climbing some stairs. Don't know if some rooms are on lower floors. Emma was a great help and spoke English.

The place is nice and clean with very big and nicely decorated rooms. The location is great, just a few minutes walk from Colloseum. The owner is very polite and nice too. In one word great value for the money. We would definitely come back again if we ever return to Rome! P.S. Do not eat at the restaurant in front of the building Robin Hood, it is awfull!!!

Room was quite small, but the service and location cannot be faulted. Emma (the owner) met us on arrival & explained everything to us in very good English, gave us a map & advised us on how to get to places. Shared bathroom wasn't a problem, only met the other guests once briefly. If you want a good clean B & B in an excellent location, at an excellent price & can manage the 4th floor (I did, & I'm 55!) then you cannot do better than this one.

B&B was adorable, in the heart of Rome, and Emma was super accommodating, kind, willing to help you any way she could. She even gives a map to everyone who stays with her and shows you the most common tourist sites, how to get there, etc. when you arrive!

Francesco House is a lovely little town house. The service was excellent and Emma the owner was a very welcoming woman. She speaks really good english and was a great help in telling us how to get to all the major tourist spots. The room was just right for a few days stay and there was no problem with sharing the bathroom with other residents as we never saw them and didn't have to wait to use the facilities. I would definitly recommend Francesco House to friends and family and would love to visit again :)

Excellent clean B&B, our room looked onto an inner courtyard and was very quiet. Sharing bathroom with two other rooms. Breakfast provided in rooms (small fridge and safe in rooms). Very central location. B&B is on the fourth floor and there is no lift (not a problem for an able-bodied person). I would recommend this.

The best aspect of our stay was the proprietor herself, Emma. She was very welcoming and helpful. We arrived quite late but she was out on the street waiting for us. The location was great too, especially for the Termini Station, the Colosseum and Roman Forum areas.

Very nice place to stay in! Easy to reach from Termini Centrale even in dark time of the day. Friendly and helpful english-speaking landlady. The breakfast is served right in the room. It was really valued and saved a lot of time. Moreover, there is a kettle in the roome, and extra cap of tea or coffee can be prepeared easily.

It was our first day in Europe on our honeymoon, our flight from London was delayed getting us into Rome and to our hotel at almost midnight. Emma was pleasantly waiting for us at the door (no signs, just follow the address. She set us up in a beautiful room with Italian decor and 2 nice terraces (small, but great to have outside space). She also had a bottle of champagne ready. We were on a main street, 10 minute walk to the Colloseum, very close to everything, including Termini train & subway station. Emma was wonderful, she replenished our perfect breakfast every morning. We did share a bathroom with 2 other couples, but it was very large and they were barely there. Great B & B experience. FYI - don't buy Vatican tickets at any variety store Tabbachi, cheaper, regular price when you buy at the actual Vatican. Also, plan ahead there are long lines at times and you need a full day or two to really see everything and climb to the top of St. Peters. Ladies..cover your knees and shoulders. Enjoy...it was breathtaking.

This bed and breakfast was very un-welcoming. The rooms were musty and the beds very well worn. And I am not a picky person. For the price I paid, I expected at least better beds. Breakfast was typical Italian breakfast, sparse, but provided the day before in rooms. Owner greeted us on arrival, as you needed the key to get in. She was friendly, but seemed pre-occupied with her children and was not very helpful in providing information about restaurants, discounts, sites, etc. I stay at a bed and breakfast for the very reason of learning about great places from a local. In my opinion this place is not a bed and breakfast and they are running it soley for the purpose of making money, not for providing an enjoyable experience in Rome. However, this place is perfect for those looking to be undisturbed and on their own. I recommend it for single people looking for a cheap, quiet, and unhospitable place to stay. For my boyfriend and I, this place was only a place to sleep and not a romantic, or comfortable for that matter, place to stay in Rome for couples. I would never stay here again.

This was a great place to stay. Emma treats you like family the moment you're in contact with her. I say this because we got lost finding the B&B and she left her home to come find us and escort us. She told us the least busy times to see certain sights and great places to go in the evening. The room was great for the price. It did get a bit noisy at night but I think that attests to the amazing location.

Our stay at Francesco House was excellent. Emma was very accomodating and promptly replaced the small refrigerator for us, when we told her it was not working. She gave us a good map of Rome and showed us locations of important sights. Our room was in the back of the apartment, so street noise was not an issue. We got plenty of exercise walking up four floors to the apartment! It was nice to visit in May when the temperatures cooled at night. I would definitely recommend this B&B to anyone considering a trip to Rome. It is very well located for walking and public transportation.

We thoroughly enjoyed our stay. Yes, there are stairs (84 of them) and yes, the bathroom is shared (not an issue during our stay)...so any negative comments about these are out of place (you know this from the description). Value for the money cannot be beat. The neighborhood is quite busy, there are lots of restaurants, stores, gelateria &c. The Cavour subway stop is easy walking distance, as is the central Termini train station. The Colloseum, Palatine Hill, Forum, Victor Emmanuel Monument, Pantheon, and Piazza Navona were all an easy day's walk. Emma, the proprietor, is a delight. Goes well out of her way to be available in person or via telephone, super helpful with advice about the neighborhood and anything else we wished to ask. We'll absolutely stay at Francesco House during our next visit to Roma.

Sitio comodo para alojarse, cuidado porque no tiene ASCENSOR, asi que si no estais bien fisicamente puede ser un handicap. El resto esta genial, incluso la localizacion, cerca de la estacion de termini, 10 min andando y cerca del coliseo, unos 15 min andando.

winter warning - the heat does not work, and you must wear long johns and socks to be comfortable for sleeping. breakfast - below average in italy standards. i recommend going out the building and making a left, walk a few stores, and the first "bar" that you come to has excellent cappacinos and pasteries for 1 euro each. arrival info warning - you may have to ring the bells of several floors to find someone who knows where "emma" is, in order to check in.

Emma, our host, is fantastic and runs a perfect little bed & breakfast that is within short walking distance to the Colloseum, many other attractions, a tram station and dozens of places to eat or have coffee. You share a bathroom here, but cleanliness is Emma's top priority, and you can't ask for better, with both shower and bathtub. The rooms are decorated with care and creativity; the beds are cozy (we stayed here twice, in two different rooms). There are two reasons why Emma's prices are good for a budget like ours: the views are not spectacular (though the rooms have big windows for nice lighting) and no elavator. We traveled with too much luggage and a 25 pound baby. But if you don't mind a little workout to burn off some of that fine Roman food, the fifth floor is perfect! On that note, the pizza joint next door makes a very delicious and authentic Roman thincrust. Also convenient was a laundromat/Internet cafe, also just a few steps from the front door. Congratulations once again, Emma, on the new arrival!

Its a nice stay, cheap and cheerful, lots of stairs! Room very small, and we had communal batheroom, which was free most of the time anyway so didnt matter. Clean and freindly place to stay. Location very central to. Close to Colleseum, can easily walk into Rome citycentre.

We really enjoyed our stay at the Francesco House. The owner was very friendly and gave us a lot of tips about the city. The house is very well located, 5 minutes walk from the Termini train station, 2 minutes from the nearest subway station and about 10 minutes from the Colisseum and Roman Forum. The bathrooms were always clean and the room was very quiet, but it has no air conditioner and the bed can be a little hard. The room was very pretty, and the breakfast was ok. We will really recommend the Francesco House for an extended weekend visiting the city.

It was "exact bed" and exact "breakfast". Room was small (however shared bathroom was big) It was the only one B&B during our stay when we have experienced just with two disched of corn flakes covered with a stretch film. We were with a small child and no even the third empty dish was offered (to let us prepare the third breakfast for our own cost). So we had to eat by turns. BTW, No any kitchen facilities. Also it was on the 4th floor without elevator. Room was very dark and looked "used". Windows looked to the narrow yard to which everybody direct exhaust of gas boilers. Price... Maybe it is becasue of Rome.. but it was the worst B&B we had during our 20 days trip around Italy. However location is nice enough. Especially for those who travels by train.

Pro's: The property was perfect for my wife and I. We were looking for some place simple and close (in terms of proximity) to the heart of Rome and the Francesco House met and exceeded both of our needs. The staff was wonderfully friendly and helpful. The place was always clean and quiet; the refrigerator always stocked with fresh milk & oj. Our room was small, but more than adequate for our needs. In terms of location, the Colosseum was a mere 5 minute walk and the Rome Terminal a mere 5 minute walk in the other direction. The location could not be more convenient and when you consider the price, the quality of the space and the service, this is a great deal! Con's: some may not like sharing a bathroom or having to ascend three flights to stairs to reach the House, but personally, my wife and I rather enjoyed it. There was no issue at all with sharing the bathroom. We never had to wait and never found it inconvenient. If you're coming to Rome expecting to have an American hotel then this is not the place for you...but truthfully, then neither is Rome. If you're coming to Rome and want to live amongst Romans and absorb the culture, then this is the place for you. Stay here - open your window, lay in bed and soak in a culture that always seems arrested by a zestful and jovial way of living. This was my first trip to Rome.

The host was very friendly and gave us a map and told us some information about the city. The room was small but attractive and clean and the bed was comfortable. Towels were provided. You could come and go as you pleased apart from departure day. The breakfast was basic. The room was on the 4th floor, so lots of stairs, but fine for us. Location was great, near railway station, metro and 10 mins from collusseum. I enjoyed my stay and would stay again. It seemed like good value to me. I was looking for a central, reasonably priced place to sleep and Francesco House provided this.

Very accommodating if your looking a house (B&B is an apartment with 2 rooms + living turned into room). Check out time is 10 which might be a bit early considering that there is only 1 bathroom and the queue might be a bit long if there's a full house. Parking is a hassle and expensive (30-40E for surrounding parking lots); you might consider leaving your car on the nearby streets during the night (free from 20:00 to 06:00). Payment is in CASH ONLY IN ADVANCE!! Beware you might run low on cash if you're in for a while and your ATM card has a limit. Other HOTELS nearby may have competitive rates. and better services and facilities; although most people I know that visit Rome are not there for a hotel sit-in vacations.

Our first time in Rome and the B&B was perfect. Huge room, shared a large and very nice bathroom with one other person. It is on the 4th floor (quite a few stairs) but was well worth it as just 5mins walk from Termini station. We asked for 3 single beds in a shared room and the 3rd bed was a little smaller/of less quality than the other two but other than that it was a perfect stay. Very helpful assistant welcomed us and helped with all enquiries - very good English. Adequate basic breakfast of cereal and bread. Rooms cleaned every morning. Wonderful!

It's on the 4 th etage without elevator, in a very pleasant neighbourhood restuarants, cafe's, shops, metro . . A perfect place to explore Rome from there. This bed and breakfast was in a perfect location accessible by foot to all the major historical sites and an easy walk to and from the main rail terminal. The room was spotless as well as the bathroom. The room was furnished with a mini fridge and kettle and lovely furniture with two small out door balaconies facing into a small courtyard. The only minor complaint was the breakfast consisting of cereal and croissants prepackaged in the room. The orange juice and milk in the fridge was a nice addition. The price of the room was quite economical given the location in Rome. The hostess was quite helpful with orientating us to the local attractions. Thank you for a nice stay.

A very charming bed and breakfast in the heart of Rome. Everything is kept neat and clean. The little fridge in our room was stocked with milk, butter and orange juice for breakfast. The breakfast was simple but adequate and we were very content at having breakfast in our room at a time that suited us. If you want a quiet room and sleep with open windows without traffic noise, ask for a room at the backside, as we did.

se trata de un edificio de apartamentos muy bonito , antiguo pero esta en el 4º piso y carece de ascensor , detalle que no figura en la pagina web. para contactarse con la propietaria hay que concertar una cita a un telefono celular ,ya que ella habita en otro apartamento a unos metros del b&b . las habitaciones no son grandes , carecen de aire acondicionado y los colchones son decididamente duros .

We actually stayed at another location near francesco house (same owner), so my remarks are related to that solution. The interior was very good, the building and the stairs were a little bit scary... Overall evaluation is good since it's very nicely placed in rome, 5 minutes from termini station :)

Very nice place, but caused on the warm weather it was not possible to sleep with closed window and the noise of the traffik rush during the night and in the early morning hours is impossible to bear. Maybe the rooms leading to the backyard are more quiet. We were dissapointet of the breakfast too, having expected something like fresh coffee and fresh bread, instead we got a rubberlike croisant and instand coffee. The possitive side was, it is very close to cheap restaurants and historical sights.

We did not realize nor did your ad indicate that we would have to go up 8 sets of marble stairs.... There was no fan.... A fan would really help greatly in the heat of Rome in July. At night there is a great deal of noise from the street and patios and without AC the windows had to be left opened. The room and bath were clean and attractive. Thomas Robinson

bon emplacement géographique et facile à trouver. très bon accueil et conseils de la propriétaire. la chambre était propre, assez étroite (mais ça devait être la plus petite proposée), et malgré la hauteur de l'étage, il faisait horriblement chaud. sdb à partager avec une 2è chambre. petit déjeuner à améliorer. mais dans l'ensemble nous avons été satisfaits de notre séjour dans ce B&B. bon rapport qualité prix.

The stay was very nice and the place very clean. The only problem was that the appartment is on a very noisy street and therefore it is quite difficult to sleep. Moreover, it is quite hot inside as the sun is hitting it the whole day... Otherwise, everything was nice, the breakfast could have been changed every now and then (four days eating the same cornflakes and the same croisant with apricot jam is maybe not ideal :-) All in all, I recommend the place, the owner was very nice.

nice place to stay in roma. it is near Termini station (10 minutes walking) and the Colosseo (other 10 minutes walking). we haven´t to get any bus or underground to see the city, except to go to the Vatican (Pope´s home).
