We thought the San Frediano Mansion was a good choice for a 4-night stay in Florence - good area, large room overlooking the river, quiet at night, authentic character and reasonably good value for money. Only downsides were the artifially lowered ceiling that obstructed a view of the original frescoed ceiling, and the quality of finish in the adjacent bathroom. But, overall, we would definitely stay here again.

We were given an apartment without access to the kitchen. Toilet was down the hall separate from the sink. Room was poorly lit, with torn carpeting, walls and doors needing repair and paint. The outlet in bathroom fell out of the wall. Sheets and towels were clean, but pillows very flat. The space was so unattractive we wanted to spend as little time there as possible. I would not recommend this to anyone other than a group of young people on a limited budget.

The mansion is on the second floor and has two doors: the door in front of the stairs and elevator leads to the rooms, the door to the left leads to the reception. Unfortunately this was not indicated! We were ringing the bell at the wrong door for a long time without any response. Even left (including suitcases) and came back again later. At the reception door the original bell is defect, the new bell looks like a light switch. It would be great if it would be indicated at this door that here is the reception and this is the bell to ring!! When we were finally inside, we were pleasantly surprised by the room: very spacious and a view of the original painted ceiling. (Why not take the lower ceiling away?). Unfortunately the room was very noisy. People in the hallway sound like they are in the room, also when they are not talking. Early in the morning or late at night, this is disturbing. The location of the mansion is ideal: central and close to nice restaurants. Owners are kind and helpful! All in all we would definitely go there again, now that we know which bell to ring!

Last two days, a cold shower. Fine and usefull is the free wifi. Breakfast was outside the building, but excellent. Refreshing towels once in three days is good for the environment, works quit well. In other B&B's mostly daily.

A pleasant stay overall. The remote control for the air conditioner wasn't there, so the a/c couldn't be used. The TV didn't work properly and the fridge wouldn't plug into socket and therefore couldn't be used. Someone is rarely on reception which meant that these problems couldn't easily be resolved.

This was the first time we stayed at Bed and Breakfast San Frediano. There is no breakfast which knew ahead of time, we just think they should call it something else. The first thing that stuck us was how difficult it was to find out where we had to go once we found the actual address. The path to take, the gates and doors that needed to be buzzed open and then how many flights of stairs to go up or if the tiny elevator that we did find was for our use. All very frustrating when you have a car out on the street and you are trying to expedite your transference of luggage and cars beeping at you to move. When we did finally get to the 2nd floor and found the door, there was someone at registration. Fortunately, we didn't have to wait too long for our room to be cleaned to get settled in. We had booked the quad room; it has a river view which was nice but the tiniest bathroom I have had yet in Italy!!! As far as location, I don't think we would stay there again because it was farther away of most of what we wanted to do and didn't provide much in the way of ambience. There are other businesses/residences in the building so we assume that is why there is no access to the garden on the property. They advertise that there is WI-FI on the premises but no mention of it there that we could see. There is definitely a difference between staying here and a full service hotel- no phone in room, no way to control heat (lack there of) and no explanation of what services they offer you or where you can go to get say, breakfast! Two final notes, we had all come back to our room one late afternoon when suddenly our room door was opened by the person that I guess is the manager, to show someone our room! You can image our surprise since no one had knocked or even asked. She did apologize to me the next day saying she forgot to knock but it could have been much more embarrassing for everyone if we weren't all just sitting there talking. Staff slack about keeping to advertised time of opening reception. I arriv ed in the afternoon and was not able to get entry. Staff arrived 1 hour after a phone call. This was not a good start to my holiday after 24 hours in transit. Ok to sleep off the jetlag, and convenient location. Please repair the cracked and chipped handbasin in the bathroom.

I was confused by the term Bed and BREAKFAST...as there was no breakfast...AND the closest place that serves breakfast, didn't open until 10 am. That was disappointing. However, the location was great, the architecture was amazing, the overall experience was great. I felt like I was in my own special medieval castle. Oh wait, the bathroom in Room 4 was "curious". Wish the door started on the toilet side, not the sink side. Thank you...I loved Florence, would come back and would stay here again.

More convenient location than we thought - only 10 minute walk to the train/bus and major sights, although directions were not very clear upon arrival. No breakfast available! No WiFi in room, but we plugged in our computer in the lobby and that worked out. Only a few rooms, but very spacious rooms and bathroom. Our host suggested the standard bus trip to San Gimignano rather than a tour, which worked out great. Easy access to the city but just enough removed,

I came the second time. As last year, my stay was very pleasant. I was lucky and got a small apartment instead of a normal room, so I had plenty of space and a huge refrigerator. The rooms were nicely decorated and well kept. San Frediano Mansion does not serve breakfast, but there are two small cafes just around the corner. They were closed in August, but there is another one just one corner away.

We have been to Italy more than 20 times and this is the first time we have booked a B&B. The experience was terrific because it was very personal. Piero, Simone and Paola were friendly and extremely helpful. The location was on the altro arno, yet within easy walking distance to everything in the center of Florence. Actually the restaurants near our B&B were a better than the ones in the more popular tourist areas and a better value.

We were really enjoyed to book for this accommodation, revealing a climatized double rooms (kind of suite!) separate from the main accommodations. Located at the 2nd floor of a fancy traditional apartment building (lift available). Bed for our baby was already prepared at the arrival, nice bedding equiped. Very central: close by foot from the main touristical places. Excellent welcoming, worring about our soon arrival by mobile phone call, car driving indication to reach the place (not so easy without a detailed plan). Do not speak french

Terrific location. Just over the bridge and out of the tourist area and into what seems to be an up and coming arty and trendy area with lots of restaurants and cool clothing shops. My single room And once you know how to get there (I took the bus from the train station), it is walkable. 15 min or so... Great night life in the neighbourhood. You get a real sense of the local scene as well as being close enough to walk to the Ponto Vecchio at night and on to the other side.

As we first entered the room we feeled like to be in a palace. Everything was so great and beautiful. Unfourtunately we stayed only one night. On our Italy trip we saw many hotels, but this was one of the nicest. Very special place!!!

3 jours passés à Florence dans un cadre idyllique ! Nous avions la chambre N°1, elle doit faire pas loin de 50 mètre carré au sol, 4 mètres de hauteur sous plafond, une jolie fresque d'anges au plafond (petit rappel à la ville de l'art !), une méridienne, un lit très confortable, à 2 pas du Ponte Vecchio et au calme !!! La chambre rêvée pour un petit séjour à Florence en amoureux ! 2 petits points négatifs cependant (mais vraiment minimes) : - pas d'accès en Wifi, seulement un câble dans le hall d'entrée pour se connecter (et pas d'ordi à dispo, il faut apporter son portable...) - pas de petit-déjeuner servi dans la "mansion", il faut payer un supplément de 3,50 € pour prendre un petit-déjeuner servi dans un petit bistrot à 200 mètres de la "mansion". Je recommande vivement ce B&B à tous ceux qui veulent passer queques jours à Florence !

the bb is in a good location, well reached either by foot or by bus/ taxi from the centre of firenze, and although breakfast facilities are not provided one could easily have breakfast in nearby cafeterias or restuarants. one could not expect more vis-a-vis the money paid in Firenze.

Great location and wonderful staff!! However, site says that all the rooms have a fridge but ours did not, nor any relaxing corner. Room was defintely clean and comfortable but much, much smaller than in the photos on the site for a double room. Was really happy with the place, but it just wasn't what the site says it was. Lovely, lovely cleaner at that we spoke to every day.

Le San Frediano est unique en son genre. Tout près du Ponte Vecchio il vous transporte dans une univers loingtain. Il n'y a pas de petit déjeuner à l'hotel. Ses chambres grandioses ou avec cuisine et salon sont super.

Walk distance to major sight. Best of everything, near the famous restaurant il latini just cross the bridge, if you don't want to pay alot of money for hotels this is the best way to go. The rooms are huge!!! It was a palace long time ago! Near everything and parking near too. Clean and the stuff is pretty nice and very helpful with info. Very quiet. We stayed 5 nights and were very satisfied with the room. There is no breakfast provided, but we were aware of this beforehand. Management recommended a very good local cafe, Marion's, just around the corner from the Mansions - we went each morning as we were given such a good welcome. Very reasonable prices. The Mansions are situated about 15 minutes (very pleasant) walk to Florence's major sites and venues. I would highly recommend the Mansions and will return there on our next stay in Florence.

NO REAL PARKING. Come by taxi or walk. Due to bus stop across street and items in front of the Mansion building, it was hard to even off-load luggage from rental car. Taxi OK on leaving. Easy walking distance to Ponte Vechio and to most other sights. Good restaurants in area. Interesting shopping.

It was a quick stay but really enjoyed it. The room was ready when we arrived and the staff are very welcoming. The place is beautifully located and most shops and historical places are at walking distance. Just 5 mins away from the S.ta Maria Novella train station. If you are a good walker and do not have many luggage you may even walk from the Train Station to the place. I will definetely recommend this property in future. January 2009

Great place, I would probably stay there again in the summer, but in the winter the heater was lacking and it was cold at night. It looks like the heater was on some sort of a schedule timer and there was no individual room temp control.

The accommodation was very good – the rooms are very spacious with high ceilings and have everything you need such as a hairdryer, towels, hangers, safe, TV, air conditioning etc at no extra cost. The staff were very helpful and spoke good English, it is in an ideal location just over the river from the centre and there are a number of bars, shops and cafés nearby. I could not believe how cheap it was to stay here given the quality of the rooms, and I would definitely recommend this to anyone. If I return to Florence then I would certainly stop here.

Very nice location in an old house. Our room was large and comfortable. San Frediano Mansion (SFM) is located 15 minutes walk to center, but don´t forget: Florence is not only Duomo! Near SFM are two very interesting buildings - Santa Maria del Carmine with the Branacci Chapel and the building complex of Santo Spirito. Breakfast you can have around the corner, coffee espresso is super strong. For the best tasty dinner we recommend the trattoria in Via Dell´Ardiglione - from there only 2 min to bed. Very nice Florence in the end of october!!

The downside to our stay included nil actual wireless internet connection despite this being advertised. We were told the connection was "down" and someone was coming to fix this. We noted however there was quite an old notice in the reception area noting the connection was n/a thus suspect it has not been available for some time. The room overlooking the river was great however.

The entrance to the hotel is unique and interesting and gives one the feeling of entering an early palace courtyard. The 4 keys necessary to enter were a little confusing. Our room was much larger than we expected and included a kitchen area. Our only complaint was that we were requested not to use the air conditioning at night because of noise bothering the neighboring apartments. The hotel does not have a good view but is in a quiet neighborhood not as frequented by tourists.

We had an excellent 3 night stay here in Florence. The lack of breakfast at a "B&B" is a little odd, but their prices are lower and there's a great cafe/pastry shop right around the corner where you can get a croissant & coffee for about 2 Euros. The desk isn't manned 24 hours, but they asked us when we would arrive & were there to greet us after hours, and gave us a key so we could get in whenever we wanted. The room was huge & gorgeous (we got a triple, but only paid for the double we reserved) & it's in a great location. I'd definitely look here first next time I travel to Florence.

The B&B is located on the second floor of an old Florentine mansion, just across the river from central Florence. It’s in the trendy district of San Frediano, within range of several good restaurants. The establishment works more like a hotel, since no breakfast is served. Simone, who runs the place, is well organized, and very communicative. He got in touch with us well in advance of our arrival. The B &B is a fairly large establishment with several rooms. We were in room 9. The room was carpeted, and on the small side. The way the furnishings were arranged made it feel a little cramped. It faced the courtyard and was directly opposite another room. Consequently, it was not very bright; we kept the curtains drawn most of the time. The en-suite bathroom was spacious and in good condition. The shower stall was clean and there was plenty of hot water. For those arriving by train, please note, you CAN walk from the train station. The streets are small though, and the side-walks almost non-existent, so that makes wheeling large bags a bit of an exercise. This was the least expensive place we stayed in on our trip to Italy. If you don’t plan on spending much time in your room, this is good value for money, a cheap base from which to see Florence, Siena and the surrounding countryside. You can walk to all the major sights without a problem from here.

San Frediano Mansion B & B was a truly fabulous find for us. Our "Room With A View" was huge and looked out on the Arno. The location is very convenient to all the sights of Florence. Staff was very friendly, helpful, and knowledgeable. We hope to return for another visit sometime.

Pension idéalement située dans un ancien palazzo au sud de l'Arno, tout près du palazzo Pitti. Chambre quadruple immense avec fresque d'époque au plafond ! (malheureusement éclairée par une affreuse rampe halogène) avec vue sur jardin et l'Arno. Très calme et stationnement gratuit à proximité, ce qui est appréciable à Florence. Salle de bain toute petite et sans fenêtre mais confortable et propre. Bref, une adresse d'un excellent rapport qualité prix, à recommander.

We had an enormous room with a great view through some large windows of the Arno. Shame that they had put a fake ceiling in that blocks the view of the fresco on the ceiling, which is visible through just a small square viewing panel on the fake ceiling. Basic furnishings but the air con worked, which is the main thing. Great location for central Florence too. They could probably charge a lot more for it if they redecorated the rooms, put some fancy furniture and actually did breakfast! As it is it's great value for money. My tip for breakfast would be to go the cafe on the right as you approach the nearby bridge (I think it was called the Cafe Ponte) - excellent pastries and coffees.

Due to a train strike we had to arrive in Florence a day early...Simone was prompt with his emails and assured us of our reservation. The huge room was quiet and airconditioned and had a huge bathroom, TV, fridge etc and provided a cool retreat in the middle of those hot Firenze summer days. Just over the river from the thick of Firenze action but had some good restaurants and bars (for breakfast etc) only a short walk away. An accommodation not for the five-star brigade but it was a great deal for those seeking city value for money.

San Frediano was great for us (adult parents, 2 teenagers). I feel calling themselves a Bed & Breakfast is misleading - they should change that category. Our quad room was very spacious, ensuite, and you could walk to anything. We enjoying being on the south side of the Arno, as it wasn't overflowing with tourist crowds. We felt like locals. This is a phenomenal place for the price. Our room was enormous. We came as a couple but it would be ideal for a family. I liked the room so much that I would return to Italy and use it as a base to make excursions and stay much longer. The location is great across the Arno and away from the tourist strip. Authentic caffes with live jazz and great cuisine abound. You leave with a sense of what it could be like to live in Florence rather than touring through it. As plenty of people pointed out on the site prior to booking, this "B&B" does not offer breakfast. Trust me, it is still a bargain. It was the cheapest of the three places we stayed in Italy and was worth paying double of what we were charged at the other two. As I said, great local caffes with local prices abound so go down and have a brioche and a croissant for a couple of euros, it's really no big deal.

We stayed for 4 nights in June in a spacious comfortable quad room with a double bed and two singles that had a frescoed ceiling that was maybe 20 feet high. Two massive windows opened up onto a beautiful garden with a view of the Arno. The windows have massive outside shutters as well as inside shutters making the room dark as well as quiet. Temperature was perfect. It does have an odd mix of a feeling of faded grandeur with modern, yet inexpensive furniture. No breakfast served at the hotel but we ate delicious pastries & caffe lattes for breakfast at a pasticceria around the corner. The area is much less crowded and quieter than the other side of the Arno. It was a relief to get away from the crowds. It might be a mile from the train station. We hauled our wheeled luggage with no problem. Its close to the Ponte Vecchio and the Pitti Palace. Everything is within a mile or so. We walked everywhere. No frills here but comfortable and VERY safe. You carry 4 keys with you: the outside door, the gate, inside door and your room key. Room safe is provided. Bathroom is tight but clean and had hot water all the time.

We arrived by auto and had a hard time finding this one. Staff was friendly and helpful (especially regarding parking). Room was fine - no breakfast, but vending machine with coffee was available, and pastry shop was a block away. Internet cafe in the neighborhood gave us the chance to check e-mail (nothing available at the B&B).

Basicly these are VERY VERY spacious rooms surrounding a nice reception hall (seen in pictures). Our room had a nice clean shower and toilet, a soundproof window, A/C. There was no breakfast but they didnt promise one (despite the name B&B). Everything was neat and clean. The location is excellent, just a step from the river, 15 minutes walk from the train station, 10 minutes walk from great tratorrias in the Oltarno. There are several parking places near by (1-4 EU per hour), 2 laundries and a dry cleaning on the same street. We are a family with a 1.5 years old daughter and we had a pleasent first stay in Bed & Breakfast San Frediano Mansion. A baby cot was included.

Wonderful location. Even better staff.Due to a prior illness, I was hospitalized while in Florence.The staff extended our stay and helped my niece contact our next hotel about our delay and more importantly was able to call the hospital for her to reach me. They really helped her cope with an extremely stressful situation. She did not feel so alone and even ended up feeling comfortable enough to go out and explore Florence on her own. I highly recommend Sam Frediano Mansion.

We stayed in Florence for 2-days at San Frediano Mansion, and I would stay here again in a heart-beat. It was a quite location, easy to get to, right on a bus route. Simon was helpful as were the additional people that worked there. While there was no breakfest, we knew to expect that, and there was a great bakery around the corner. Read all of the advice on the Venere site, it is helpful to know what to do.

I was traveling alone and felt very safe and comfortable staying at San Frediano Mansion. It is only a short walk to the city area and all the other facilities I needed were near by - ie laundromat, Internet access and reasonable restaurants. Staff were helpful and professional - I would not hesitate to stay there again on my next visit to Florence.

The room was fairly large though the bathroom rather small and narrow. It also had a strong bleach smell so we opened the windows to air the room out. Unfortunately this let the mosquitos in so we spent the night batting at them. The site manager/owner was very helpful and friendly, we only stayed one night but he let us store our bags there the next day so we could head to Tuscany without having to drag them along.

Everything about the stay was fantastic. The staff were very friendly, helpful and polite. The hotel was so much more beautiful than I thought it could be. The location was absollutely brilliant- close to everything, but in an off the beaten track street. I was a bit confused about the Breakfast part of Bed and Breakfast...as there wasn't any.. but the hotel was so close to tiny little bakeries and cafes that it wasn't a problem. I would recommend this hotel to anyone and will definitely be back. Thank you so very much for a magnificent and magical stay in Florence.

Terrific location, staff was very helpful. Traveled with husband and adult daughter, had the large room with river view and it was perfect. Switched to smaller room with just daughter and although there was no view (interior courtyard) the room was fine. Many excellent restaurants nearby. Keys and locks were no problem and we felt quite secure. Would recommend to anyone who doesn't require a 'hotel' experience but wants really pleasant rooms just off the main tourist route.

this is a great location in Florence- surprisingly quiet and about 3 blocks from the ponte vecchio- less than 15 minutes walk into the historical section. very clean room, excellent bathroom beds a bit lumpy but everything else excellent.

This is a wonderful spot from which to explore Florence. It is close to the river and within walking distance of all the sights on both sides of the river. Simone was very helpful, though he was only available at certain hours of the day. Our room was right on the road which was VERY noisey all night long. We went at the height of the season, so we didn't even try to switch rooms. Perhaps others were more quiet. This really is not a bed and BREAKFAST. No morning meal was provided (not even coffee), though there was a vending machine for snacks and machine made coffee (UGH).

Our room was fabulous and perfect for a family of four (2 adults and 2 teenagers). We stayed 4 nights and had an enormous room with views of the river Arno, very good beds and everything clean and warm. We much appreciated the very helpful staff. The location (you can see the Ponte Vecchio from the windows) made exploring Florence very easy - we were able to walk everywhere. And being winter season, we were lucky to pay off season prices for what was obviously a very good deal. Thank you venere.com for an excellent online booking service.

Bed and Breakfasts without breakfast are odd. The location of the hotel was only slightly inconvenient (about a 20 minute walk to the Duomo and "center" of Firenze). The biggest problem was the noise. This problem though was as a result of one of the strengths of this mansion - the spaciousness. The rooms are huge and cavernous and so the noise echos off the walls and made it difficult to sleep through other guests' actions/noises. Overall though, it was a very good value. I would stay again (with earplugs).

The only thing bad that I would have to say about San Frediano is that it does not serve breakfast. Im not sure how they get to call themselves a b and b. There is a very good coffee maker in the hallways though. Other than that the location is excellent, maybe 2 miles from Santa Maria train station and half mile from ponte vecchio and Duomo

Very nice B&B to stay in, huge rooms with high ceilings decorated with fresco's, very charming.Our private bathroom was about 10 meters away from our room at the end off the hallway, no problems with this. The rooms were quiet enough, special soundproof windows were installed before the original windows. The only min is that there was no breakfast,while it is B&B. make a better sign on the website that this is a place to stay without breakfast. We find around the corner a little bakeryshop were you can have breakfast for very small price, cappacino is 1 euro!! i recomond this B&B and would love to stay here again. 10 minutes walk from the center and about 15 -20 minutes walking from the central station.

Staying at San Frediano Mansion was wonderful. Our host was grand and the room was spacious with a great bathroom. It is in a great location to see Florence, close to restaurants, small shops (both working and boutique) and coffee. Our Host and the rooms are located on the 3rd floor so when you get there you will know where to go. Our luggage had been lost by the airlines and the staff helped us get it back and it arrived within 5 minutes of the time they gave us. This was a special place that I would go back to anytime.

The room we stayed in here was amazing. Huge, and confortable. We had two issues, neither one was a big deal to us, but we felt misled by the website. The first issue was breakfast...there wasn't really any. There was instant coffee and crackers. That's it. Even for Italy this was meager. The second issue was the bathroom. I booked online a room with a private bathroom. We got this except that the bathroom was down the hall. It was private because only we had the key, but we expected a private bathroom to be accessible from the room. Other than that we enjoyed our stay. The man helped us book reservations at the Uffizi an Accademia.

We were thrilled with this huge, clean room, far better than we'd expected. The pictures don't do it justice. We were made to feel welcome and comfortable. Close to the river, a short walk to all we wanted to see and do. Although the beds were not especially comfortable, after walking and exploring all day, we didn't care much. We would most definitely recommend this property and would stay here again.

Alhough the beautiful room was very spacious and the location of the hotel was great.. it is not a bed and breakfast. Also, they only had two small towels in the bathroom for which to take a shower and as handtowels. This wasn't what we would have expected. The fan in the bathroom was obnoxiously loud, and the double bed that sank in the middle made my husband and I wake with back aches. The bed needs to be changed. I would NOT recommend the hotel for only this reason. This would have been a great hotel if not for the very uncomfortable bed.

Very good value with extremely welcoming staff. Spacious room was fine for the price paid and cleaned each day however the bathroom was very cramped. No breakfast on offer but there are tea/coffee making facilities in the reception area. The location was perfect for walking to wherever in Florence and there's a lift althought the accommodation is only on the second floor so not too many steps to tackle. San Frediano Mansion (a former flat) in the second floor of an old city palace has 4 spacious rooms for rent. You can reach it with an antique lift. We enjoyed the good location (close to the river Arno and in walking distance to all sights but not to close to the shopping area). Our room and bathroom was spacious and clean but basic. Beds, shower and towels were good. For breakfast we got a voucher for an italian breakfast in a small coffee shop around the corner. We recommend that accomodation if you are looking for a simple room. We would book it again.

Simone at San Frediano Mansion was wonderful. Not all the rooms have kitchen facilities but ours did, stocked with dishes, pans, and utensils. The bathroom was very large with a bath tub and hand held shower nozzle. There was a comfortable bed in one area and an a couch/futon bed in the other area, two T.V.s and a table with four chairs. This was our first trip to Florence and we enjoyed shopping in the local markets and cooking some of the meals in our room. The mansion staff was very friendly. It was fun to stay in a 16th century building with beautiful frescoes. The historic area is a quick walk across the Arno River and the Ponte Vecchio is close by. The mansion was an outstanding value for us with our two teenage children and we would stay there again.

The room was nice and big and the bathroom was small (as were all the bathrooms in Italy). The owner was accomodating. The location isn't bad if you don't want to be right in the middle of the crowds by the museums and Duomo area. Easy walk to Ponte Vecchio. The main hindrance was you must unlock a Giant door, a steel gate and 2 more doors before gaining entry into your room. Also, there was scaffolding around the building and construction going on during our stay-it wasn't really bothersome because we were out and about during our stay.

The manager was very helpful with suggestions on day trips from Florence and the hotel a nice walk across the Ponte S. Trinita. The P. Vecchio was only another 5 minutes away and the city center another 15. The bus from the station drops you off directly in front of the hotel, which is a plus. Overall, my stay there was very enjoyable.
