The traditional Scottish breakfast, consisting of a selection of grilled and cooked foods as well as a variety of fresh continental breakfast choices, is served in the breakfast room from 8 a.m. to 9 a.m. Monday to Friday and from 8.30 a.m. to 9.30 a.m. on weekends.A vegetarian option is also available for those who prefer a vegetarian breakfast menu.

The accommodation, the location and staff friendliness were over our expectations. The service and cleaness very quality. The breakfast was rich and nicely served. The territory was quite and representative of the traditioanal Edinburghian classical style buildings. By all means, we'd absolutely propose this hotel to the prospect lodgers.

Fantastic. I could not say different. The staff always ready to help, nice room, good price, lovely breakfast. They could change hotel name to "Benedict". I could repeat the same words than others guests. Congratulations.

My first visit to Edinburgh, but hopefully not my last. The hotel is situatet in walking distance from the main attractions and the morning meal was excellent. The room was an adequate size and it was really nice to be able to have at cup of hot tea or cocoa after a long day on our feet. Would not hesitate to book a room again.

Room was acceptable for the price, had no windows though, but it was a) clean, b)confortable bed and c)with en suit bathroom. This is all I need when traveling on a budget. The staff was professional, friendly and helpful all the time. Breakfast was really good. Only not so good thing is that the hotel is located kind of far and uphill from Princes Street.

Very welcoming and helpful staff, great breakfast, good location (15min walk from Princes Street). The room was quite small but clean and nicely decorated. Kettle and good selection of drinks and biscuits in the room. Would definitely stay here again.

Great location, a quick walk to most areas in the New City area & loads of restaurants nearby. They make a wonderful breakfast. Very accomodating staff, it was worth every penny (even with the brutal exchange rate!)

There was loud radio music at all times in the breakfast room which was most annoying. I doubt if any of the residents actually wanted it on. I was also initially charged £30 more than the quoted price, but this was swiftly and courteously corrected. Please think carefully about whether the music is necessary.

Very nice bed and breakfast. The room was spacious, the furniture and the bath were specially clean and in good condition, almost every extra you could wish (coffee, towels, books etc.) were included. There was no view from the window as it was in the basement, the en suite was pretty cool and not perfectly working. Placed in a quite area within ten minutes walking distance to the centre, it provided a safe car parking area. Breakfast time was definitely short,8.30-9.30, so did not have the pleasure of breakfast; the staff were very professional and friendly. The price was above average, anyway it was appropriate for the city and the service provided, without considering the narrow breakfast time. In conclusion I would surely come back and I would suggest it to any friend of mine.

The hotel is on a wide street (on the corner of Dundas and Cumberland - a little closer than the map shows to the Old Town). It is about a 10-15 minute walk from the hotel to Princes Street (going uphill toward the Old Town). The service provided by the proprietors was excellent. The room was reasonably sized, clean, and comfortable. There was coffee/tea and hot chocolate and cookies in the room. There were good pubs and restaurants as close as one block away. The breakfast was excellent, either the full traditional or eggs benedict, also with juice, cereal, fresh cheeses, milk, coffee/tea. They also had black pudding and haggis (excellent!). Excellent plas to stay for a visit to Edinburgh!

By car From the west: follow the road signs for Edinburgh city centre and you will eventually arrive at the West End of Princes Street. Princes Street is closed to traffic travelling east, so follow the flow of traffic down onto Queen Street and then take a left at Queen Street Gardens East, which changes into Dundas Street after a short distance. The hotel is on the right as you travel down.From the east: follow the road signs for Edinburgh city centre and you will eventually arrive at the East End of Princes Street. Travel west on Princes Street and turn right onto Frederick Street. Turn fourth right onto Queen Street and then take first left at Queen Street Gardens East, which changes into Dundas Street after a short distance. The hotel is on the right as you travel down. By train The nearest train station is Waverly train station. By bus The nearest bus station is Waverly Bus Station. The hotel is on bus routes 23 and 27.
