One of the MAJOR draw-backs to this proprty is the lack of a public sitting room. We had friends from Edinburgh come and we had to chat in the hall by the front door. There is very little parking. Our room was converted from the garage and very small. It was comfortable. I complained twice about the broken toilet seat, but, because the people who work there are Polish and didn't speak or understand English very well, it was NOT taken care of. With the dozens of B & B's in this neighbour hood, I would look elsewhere before staying here again.

The location and access to buses to the city was great, staff were helpful but a little preoccupied with need for cash for breakfasts. A few maintenance issues with drapes falling down off broken tracks, toilet seat did not stay up and the bed was incredibly hard. Otherwise it was ok. The breakfast omelettes were awesome!

The Guest House is very nice, our room was cleaned, confortable and spacious. It is just in front of a bus stop and all the buses going to the city cetre (10minutes by bus). The check out is at 10.00 am..a little bit early for us, but we asked to left our bags there. Staff is very kind and nice. I would stay there again!

The place was very nice, we were very well welcomed but the bed was unfortunately not confortable at all so we didn't sleep well. This was the only (but very important) bad point.

Central heating too low, it was quite cold. In four days I don't think anybody ever sweeped the bathroom. Good breakfast and nice employees.

Breakfast is only between 8 and 9 but there aren't enough tables so we had to go back to our room and wait 15mns before we could have breakfast. Why wake up early if we cannot be served? Employees should be English speaking people. One of them did not know what a scone was and she asked me if I needed cleaning!!

The only problem is that noone was there when we got the b&b late in the night (as advised before by phone), but in 10 minutes the manager arrived and gave us the room. Apart of this incident the room was very nice and clean and the service as well. Good breakfast. Quite far from the centre (30 minutes walking).

Laundry service and internet were not available, despite being advertised. Free parking was limited to three vehicles, but parking might be found on side street. The location is quite good - walking to downtown is not practical because of the distance, but bus service is good.

One of the most spacious B&Bs I have ever stayed in UK. Very clean and tidy. Host voluntarily bought us ample takeaway for breakfast because we had to leave early for a day tour. East reach by bus. Will stay here again if I ever visit Edinburgh.
