Friendly welcome and good location but then that's it: my single room was EXTREMELY small and conversations from neighbours or chambermaids (loud at 7 AM) could be well heard. for that price, there must be something better elsewhere.

My husband and I were in DC for the National Marathon. We loved the location of this little hotel. We parked the car in a garage and didn't use it for 5 days. There are many great local restaurants, coffee shops and convinience stores nearby and a Whole Foods right around the corner. The main DC sites are within walking distance and so is the Metro if your feet get tired. Our room was large for a city hotel. Also, there was a small lounge on our floor and a computer lounge on another floor. The hotel has free wi-fi. The renovations in our bathroom were odd, but everything was clean. Shampoo and shower gel were provided in the usual little bottles. The only thing bad about the bathroom was that the shower diverter barely worked, so the water pressure was very low. We both thought that breakfast was adequate- coffee, tea, milk, and OJ with cereals, danish, bagels and make your own waffles. Also, Coffee and tea were available all day. Our room had its own electric heater and a new wall air conditioner with remote control. There was no refrigerator, microwave, or tea pot in our room, even upon request (as stated on the website). The staff at this hotel were genuine, friendly and helpful. They took extra steps to accommodate our needs. If you like a place with a little character and a great price and location, you will enjoy the District.

This is the worst hotel I have ever stayed. The $120+tax double-room was smaller than 7 feet by 10 feet with a small restroom. The window in the restroom had no curtain. The bed was not dirty but everything was extrmely old and turned yellow. The elevator was not working. The wireless network on my floor was extremely unstable and I had to go to the lobby to check my email. This is a hotel that can ruin your happiness.

This is a basic hotel but the price charged is considerably less than other hotels in the District. If one wants tons of amenities and very plush surrounding, go somewhere else and pay 3 times as much. If you want a helpful staff and a private bathroom for a very reasonable price, this is the place to stay.

Staff is very helpful and friendly. Considering the reasonable price and excellent downtown location, the hotel is not a bad choice, especially for a business traveler, unless you are used to stay in 4-5 star hotels. The hotel is comparable and, perhaps, even better than most of 3 star hotels in many European cities. Some further renovations are required but it looks that the management is working on this. Ask for a bigger room. I stayed twice for two nights with a two-day break. The first time the room was tiny, a bit noisy and had no closet space. Upon return I asked for a bigger room and got a very nice and spacious one for the same price (as reserved). Again the staff is very nice, helpful and tries hard to accommodate your needs. I nice nearby area (20 minutes working or less than 10$ on a taxi) for dining/hanging out in the evening is 18th Street NW (South from its crossing with Columbia Road) – lots of restaurants (some with exotic cuisines) and bars with a lively crowd (but not overcrowded) and reasonable prices.

I am a frequent traveller and this is the worst hotel I ever stayed. I strongly recommend everyone to stay away. Room was tiny and everything in it was broken and/or not working properly.

Hotel realy needs upgrading very soon. Breakfast facilities much to small to accommodate people. People vary from all walks of life.Toilet facilities at reception not good at all. Found all (except one gentleman) of the personell very friendly, helpfull, knowledgeable and competent. To get around in Washington, Braxton has the best location. You also feel safe in hotel and surrounding areas. Enjoyed Logan's area for Logan's restaurant and food shop. Hotel has huge potential if upgraded.

The property needs a face lift. The bathroom, though clean, was extremely shabby. The staff does its best to help, but without renovation the place has no future. And windows cannot be opened. Airconditionning in the end of October!

The Hotel is quite old and without a good maintenance. The bathroom was really old and with a poor maintenance. They are good people that try to do it well but they must to spend a lot of money in maintenance.

The staff was rather friendly and the hotel surroundings were nice (restaurants, bars and small grocery store nearby) but far away from the nearest subway station. The hotel looked old (one of the rooms was being redone) for a nightly rate that was not that cheap after all.
