The Locanda is centrally located but still far enough from the crowd and calm. It is an excellent location for some days of discovering Venice. The staff is very friendly and helpful. Rooms are in a Venetian style, some of them with canal view, with nice bathroom, very clean. We very much enjoyed our stay and will come back!

The staff were friendly and nice, but the breakfast was poor, with a very limited selection ( some fresh fruit would have been nice) Also the hotel was in a location which was awkward and difficult to find. The staff were also not very flexible when it came to payment of the bill,as they would not allow us to split it,which was a bit annoying.

Locanda Sant'Agostin was a dream experience for us. In fact, we stayed there two nights instead of our initially planned one, on the basis of the value received, location, general experience, and completely enjoyable atmosphere of the hotel and its location. We arrived at dusk via water taxi from the train station; we returned to the train station two days later on foot (an easy ten minute walk, even with luggage). In the two days we stayed there, we were treated to both warm hospitality and high-end professionalism by every member of staff that we encountered. The included breakfast was enormously enjoyable and worth taking the time to enjoy. This is not a budget or "cheap" hotel; but the value, location, and service delivered is compelling enough that we look forward to staying here on subsequent visits to Venice. Additionally, the hotel is located adjacent to an outdoor cafe that ranks as one of the best values we experienced anywhere in Italy. I would recommend the Locanda Sant'Agostin to anyone traveling through Venice. This is a gem of a boutique hotel.

Our room was very nice and spacious. The best part was the helpfulness and friendliness of the staff. We've read that the woman who serves breakfast is unfriendly. That is simply not true. While she encourages you to speak Italian, it is her country. She served us early one morning so we could make a train and was very accommodating. The hotel is very quiet.

Very satisfied with the service and the quality and cleanliness of the rooms. My family was very happy. Also the location is quiet and away from the more tourist areas. Yet the Rialto Bridge is only 15 minute walk away. The location offers more reasonable prices, better quality food and some peace and quiet from the intensity of the Tourist areas. Overall a great value for Venice!

Good one night stay for family of four. Walkable from station with luggage. Well run, room quiet, near canals, pizzeria downstairs, breakfast good, except coffee (as in all small italian hotels). Only problem is a frequent one, that quad room means a sofa bed for children. With 2 single beds or another double it would have been perfect - and there was room.

It is the nice hotel with very warm and pleasant staff. The location is in the center of Venice and you can easy reach any part of town. Four beds suit is fine accommodation for a family. The reception desk works 24 hours a day and main entrance is locked after 23:30 (you can enter the hotel with your key or you can ring to receptionist). Early in the morning fine smell of Italian baked goods prepared for breakfast will wake up you in the beds :).

The hotel was quite well located(I emailed them for specific instructions) and the staff were very friendly and helpful. The room was quite a good size as well. However, I would recommend checking their website for prices as I found out later that it was cheaper to book through their website. Defintely a place I would recommend to anyone. There's also a great pasta place near the hotel- it's in the square near the hotel, ask the reception staff as they recommended it.

Nice little B&B - quiet and romantic. Good breakfast, very well located, very clean. All employees were extremely friendly and helpful except one. He was helpful and competent but not very friendly - rather cold. Very good value for price, especially for Venice. Would definitely return.

The hotel was very good value for money as Venice is not a cheap location to stay at. The staff were friendly and very helpful. It was a good location and was easy walking distance to the major sights eg Rialto Bridge and St Marks Square. Reminder to all travellers to always be vigilant with money and valuables as i nearly had my wallet stolen from my shorts pocket while riding on one of the vaporettas. Don't let this put you off venice as it is an amazing place! Arthur & Janet, Perth, Western Australia

We really enjoyed our stay at this property, and would recommend it to other travelers. It is quiet, and while off the main parts of Venice, with walking and vaporetto/traghetto use it was no problem. The only minus was the breakfast was quite minimal. I realize that this is a boutique type locand. However, they could have done better in that area

This was a superb location with all the major attractions within walking distance meaning we could escape to the quiet hotel away from the hustle and bustle. The hotel itself is clean and attractively furnished, and we received a warm welcome and friendly, helpful service with recommendations regarding getting around and places to eat. Definitely recommend it.

The hotel staff was very, very friendly! The rooms were perfectly clean, quiet and spacious enough. The hotel is good to find, if you follow the directions from the hotel's own home page. Its location is simply extremely central. The dinner suggestions given to us were very good. Only the breakfast selection could show a little more variety. I missed a fruit salad and/or cheese and ham, maybe an egg once in a while. We will return any time and already suggested it to a few friends.

We really liked this hotel. It was clean and most of the staff were really friendly and highly competent. It is in a really good part of the city - quiet and near some of the good i.e. less touristy, shops and restaurants. Our one gripe would be that the one of the reception staff (female) was quite rude and made her disapproval of us clear - but in the grand scheme of things this is a minor point and overall it was a good place to stay.

Be prepared to get lost on finding this hotel, unless you have a good map! We misplaced our map and the one from the internet was very insufficient...needless to say we were wandering tourists...but when we finally found it we were pleased. The staff was helpful and friendly, the rooms clean, the location central to walk in all directions and it was in a quiet area. Next time we would bring our GPS along. We recommend this hotel for a nice and quiet get-a-way.

Great hotel with very friendly reception, who were helpful with advice about where to eat. we stayed in a junior suite which suited us and our two children very well. Like most of the reviews we could not fault the hotel in any way. Not luxurious in terms of appointment but over the top in terms of service and quality. Our hosts Emanuel and Leonardo were delightful and nothing was too much trouble for them. A special mention must go to Eugenia, very helpful and always with a very pleasant smile. Truly remarkable people. Highly recommend.

Fist time in Venice, first rate accomadation, we were met at reception by Dario who was a star in advising us esp with regard to the waterbuses and the economy of buying a tourist ticket instead of the usual one way tickets which are 6E (12hr ticket unlimited travel 13E ) If we visit Venice again we would definately stay here again

This is a small hotel on a quiet street. It's only a ten-minute walk to Rialto and San Marco (a route filled with many shops to keep you occupied). The front desk staff was very warm and helpful. They made excellent restaurant suggestions. Overall the value here was less for the money paid than we experienced in Rome and Siena on the same trip. We conclude that Venice is just more expensive. If we came back to Venice (which we probably will not - it's enough to see it once and sooo very touristy)we would stay here again. And, can we enlist you all not to be taken in by the gondola rides? We would love to put them out of business: $100 Euro for a 15-minute ride. Biggest ripoff we've ever experienced! Don't do it! Something happens to that "romantic" feeling when you realize you've been had big time.

What a gem of a place. Right in the centre of Venice but back from the hustle and bustle and noise. The hotel was a small family type run affair with extremely personable and helpful staff who spoke very good English. Close to all activities and sites. Very secure, good basic breakfast. The joy of Venice is walking the alley ways - use a map to get there and then throw it away and go by instinct; it will prove quicker and more fun. Catch the bus in to Venice from the airport then the ferry and walk the last ten minutes. You should visit the islands if possible. Catch the train to Bassano del Grappa for the day for a great excursion. Ask for a room with a view to the small canal. Will stay here again.

Overall this hotel was wonderful. Great view, helpful service, quiet environment, spacious rooms, good location, and good breakfast (service to the room was a great perk). It was a bit pricey, however, most Venice hotels seemed pricey. I would recommend this hotel to anyone looking to enjoy a great time in Venice with a nice place to lay there head.

A delightful small and homely hotel. Only 7 rooms. The service was superb. The staff could not have been more helpful in directions, recommending restaurants, trips etc. The san Polo area is quiet off the beaten track. Very close to the hotel you will find very good eating and drinking establishments at half of the price you will pay on the Grand Canal. Dont eat or drink anywhere near Rialto or St Marks Square. Bets value we had has the 3 day waterbus ticket, Went to Murano, Burano and LIdo as well as around Venice Island. the hotel suits couples and adults. Not child or disabled friendly due to the stairs up to the entrance. I would definitely go back.

My wife and I had an excellent time in Venice, partly to do with the hotel's staff. They were extremely helpful and spoke English very well as we know very little Italian. Our room was clean and had a nice bath. The A/C worked great in the hot August weather. Although we were overlooking the street, our room was quiet. This is a nice quiet part of Venice away from the loud tourist areas. We saw that the rooms further down the hall overlooked the small campo and canal near the hotel, so ask for those if you can.

This was a wonderful hotel. If you have a lot of luggage, take the water taxi. Dragging rolling suitcases up and down the bridges in Venice is murder! The hotel is easy walking distance to the Rialto Bridge, the Accademia Bridge, Piazza San Marco etc. The rooms are huge, admittedly, there is no view. The TV was tiny and pretty much only in Italian, but, I didn't go to Venice to watch TV. There is an excellent Pizza place right outside the hotel and Gelato just steps away.

Good hotel, probably better for a older couple than a family. Breakfast ok, atmosphere ok. Should not have to go to front desk to ask for toilet paper for bathroom. Also there should be more than 1 waste paper basket for room especially when room is for 4. Location is nice but a little removed from St. Marks. Nice local stores in area of San Polo, not as touristy as San Marco. 2nd time we have stayed at this hotel.

We had a fabulous stay at the hotel. The occasion was our 4 yr anniversary, and the location was fantastic - the pizzeria next door was delicious. This hotel was lovely, and of the 4 we visited in 12 days, this was our favorite. We loved our room, and every person on staff was extremely friendly. Our breakfast server/hostess was a doll and although she did not speak English, there was no language barrier and we had many laughs! It was a very quiet hotel, and the only negative I could see was that we had to walk further to see the landmarks, but loved being away from the huge crowds when we were ready to get back and rest.

The staff was extremely helpful. The place was a little difficult to find becuase its lack of a street address, but becuase venice is small place, local people generally know this place as long as you get off at the right water bus stop as indicated at its website. Make sure that you ask for the room with a patio overlooking the littel squre in front of the hotel if you book a double room. The breakfast starts at 8:15 am, which maybe a little too late for tourists who want to go out early. The only thing that they may or may not improve is the size of the shower. It's just too small, considering I weight only 165 lbs and 6'2" tall, you can barely turn around when you're inside the shower.

This is a superior choice for a stay in Venice. The staff is very friendly and helped us a lot with directions and guidance to restaurants and sights. The room was beautiful and spacious. The hotel is located in walking distance from P.le Roma in the friendly, genuine and less tourist congested part of town - and in short walking distance from the Rialto bridge crossing the Grand Canal. We fall into the category of visitors that love Venice, much tanks to the hotels safe distance from the crowds of pigeons, tourists and 10 euro coffees at St. Mark. Our advice is to see the St. Mark church and square and then get out of there. Venice is so very much more than St. Mark.

I stayed here with a friend for 2 nights in August. My previous stay in Venice was at the Danieli, just off Piazza San Marco and I definitely preferred this location to the Danieli's location. The streets are quieter, the walkways outside aren't clogged with tourists and all of the top sites are still easily accessible. The hotel staff was charming and helpful. The rooms were spotless and exactly as advertised. I recommend this hotel without reservation.

This was a superb hotel - Venice was hot and steamy while we were there (late June) and this hotel was a haven of coolness. No problem at all finding it. Our room was obsolutely spotless and smelt of polish when we walked in. We did not have a view from the window, which opened out onto a narrow alleyway, but we spent such little time in the room it made no difference. All the staff were very friendly and helpful, and the restaurant recommendations were good. There was not a huge choice for breakfast but we did not go hungry. We have previously stayed near St Marks square, but this was a totally different experience - much quieter and much more relaxed. We would really recommend staying here rather than in the more tourist orientated areas and will definitely look to stay in this hotel next time - and there will be a next time as Venice is somewhere we will keep going back to.

A wonderful find in a centrally located area. There is a staircase to be negotiated but worth every effort as the Locanda is fitted out beautifully, has a good breakfast included, room was spacious and bed comfortable and large. Front desk service was excellent offering eating suggestions indicated on a map they provided. Walking distance to everywhere significant and lots of lovely shops in the area. On the quieter and less touristy side of the Rialto which is to be advised for cheaper prices for shopping, food and accommodation.

Room very large, clean, nice bathroom and accomodations, a good value, so for us, perfect. Location is near Campo San Polo, the largest square outside San Marco: beautiful and lively. Staff friendly and helpful (but don't be late for breakfast!). Street noise could have been a problem if not for the cool nights and closed, double-pane windows (bar/restaurant below). A bit of a walk from train, nearest vaparetto, but we made it (with our 4 large bags). Wireless internet would have been nice.

The hotel and staff were excellent and the location was ideal, being in a more "local" than "touristy" neighborhood and easily accessible from all parts of Venice. Unfortunately, the floor above is apparently being renovated for future hotel use, so there was some noise earlier in the morning than we would have liked. (Being next to the reception, we could also hear the printer on occasion.) Otherwise, the room was quiet and the stay was ideal.

This is an excellent little hotel in a quiet area, just minutes from the Rialto bridge. We booked up after reading the positive comments on Tripadvisor and we were not disappointed. We stayed in Venice for thee nights (the ideal length) and were upgraded for the first two nights to the junior suite. Given the choice, we'd certainly opt for that room again as it was very large, with lots of living space. Although on the map the hotel appears to be slightly out of the way, nothing in Venice is too far and St Marks Sq was a 15 minute walk (even in high heels). We ate in three of the restaurants recommended by the owner, and all of them offered excellent food. The best restaurant we ate in during our stay, hwoever, we came across ourselves and would certainly recommend it anyone wanting to mingle with real venetians in a trendy and vibrant corner (near Rialto bridge). Called "Muro", it served the best Chateaubriand my boyfriend and I have ever tasted!

Hotel was fantastic - great location away from the madding crowds at the Rialto Bridge and San Marco Square but within easy walking distance. Staff are wonderful - Federico and Leonardo at reception are very welcoming and no question seems too silly and Eugenia who serves breakfast is a delight. Maybe it was just me but I had huge problems with the internet directions to the hotel - it took us well over an hour to find the hotel (should have taken about 5 minutes) so here are my detailed instructions for anyone else who, like me, would get lost in a square room if there wasn't a door....get off the vaporetto at San Stae and walk straight ahead (keep to the right hand side of the little "square" the vaporetto stop is on) to the very end (about 300 metres) and turn left into the Calle del Ponte Storto, cross the bridge and straight head along Sestier de San Polo. Turn left at the T junction into Calle S Boldo and then right into Salizada de La Chiesa. Turn left at the next T junction into Calle del Calice. When you come to a "crossroads" turn right into Campo San Agostin - stay on the left hand side and the sign for the Locanda Santagostin is about 50 metres along on the left hand side. Hope this helps others! My only other tip for travellers to this wonderful city is to go out, get completely lost then look up on the walls for a sign that says Vaporetto with an arrow....follow the vaporetto signs, catch the vaporetto back to the San Stae and head back to the hotel. Unless you have a GPS (which would just be too unromantic) this may be the only way you ever see your luggage again and certainly relieves the stress of trying to keep track of your movements.....I can't wait to go back and spend at least a month in Venice.....enjoy.....

My daughter and I stayed in August this year. We requested canal views (as suggested by all photos)but were allocated the room adjacent to the top of the entry staircase. It was not only one of the smallest rooms we stayed in during our 5 week tour of France and Italy but the noisiest; the night buzzer rang constantly! All staff were excellent, breakfast was ample but I would probably look for a hotel with no stairs and closer to St. Marks next time. They do exist!

We arrived in Venezia at 530am after a horrible night train experience from Vienna. We knew we'd have to wait for our hotel room until the afternoon - ugh! When we called the hotel at 8am, they were absolutely willing to at least hold our luggage until our rooms were ready. Upon our arrival, we were so exhausted and Frederico was absolutely accomodating and arranged for our rooms immediately. He was wonderful and the staff there was lovely. He saved our one day visit to Venice. We will stay there on our next trip and will definitely stay longer!

We enjoyed our stay there very much. The two main hotel manangers during the day were excellent. The two nightshift workers spoke only Italian but were happy to help the best they could. The breakfast was small but quaint. We would stay there again.

True Venice elegance. It was a little difficult to find the hotel the 1st time. Also there was some noise from a bar below(make sure to close your windows). It was the best hotel we experienced and highly recommend it for a romantic stay

Wonderful property and excellent service from Frederico, Leonardo and the terrific woman (sorry I didn't get her name) who served breakfast each morning. Location is fairly quite and it's nice to be out of the crowds at St. Marks. Frederico was quite charming and was always ready to help us find our way and make reservations.

What a find! great central location, peacefull and quiet but not to far from the main tourist attractions. The hotel staff could not be more helpfull pointing out local places of interest and some good value eateries.I can highly recommend this hotel and would certainly book it again when returning to Venice.

Although this locanda is above a busy restaurant and a popular bar it has excellent soundproofing so noise (in the winter) was not a problem and in general it was just a delight. The management are friendly, English speaking and know their city well (they recommended and booked for us a very intersting 'hidden' restaurant for Sunday lunch for instance). Breakfast simple/typical of small Venetian hotels (in our experience) but it was a reasonable start to the day. The rooms were stylish and warm enough for a December break and we liked its location in the city. We shall seriously consider booking there again when we go back to Venice in 06.

We stayed at three different hotels throughout our time in Italy and this was our favorite one. The staff spoke English and were very helpful about providing directions and making recommendations about dining and shopping. The rooms were very clean and non-smoking. The decor was enchanting and made it feel very unique. There was breakfast provided and the coffee was wonderful. This was our first stop in Italy and we were truly spoiled by the hotel. The location was nice because it was off the main tourist areas, but it was still a quick walk to the train station, the Rialto area, and a couple of vapretto stations. We would definitely stay here again.

We visited in mid November. The location was superb, within walking distance of the bus station and all the sights but enough off the tourist trail to have real shops nearby (baker, deli, coffee shop) and a nice atmosphere. We found the place without too much trouble, by following the building numbers, round the corner from the square. The staff couldn't have been more welcoming. Despite being next door to a popular local bar, Da Baffo, it was also very quiet. We did experience some noise on the first night, in the room at the end of the corridor on the left, from the upstairs residents of the building who sounded like they were shifting furniture, but next morning the receptionist was very apologetic and moved us to a room closer to reception which was completely silent. The rooms were immaculate and the bathrooms of a high standard. We had no canal views but you get those all day walking around. The continental buffet breakfast was plentiful and we were offered the option of eating it in our room at no extra charge. I didn't expect staying in Venice to be cheap, but I think we got very good value for money and would happily recommend Locanda S'Agostin - a small hotel with the service you'd expect from a large hotel.

Fredrico was very kind and accomadating on my arrival. He was able to show me the most direct paths to places i wanted to go. He also recommended good resturants. For me, he was always low key, but very available to help. He even set-up reservations for us to see the Giotto frescos in Padua. The location is nice, you are off the main rush of tourists on their way to San Marco, so you get to experience a real Venitian neighborhood. The room was much larger than i expected and the entire hotel was very clean and well taken care of. I would, of course, stay here again.

Fabulous rooms with double double glazing so can't hear any noise outside! In a quaint little square with a good variety of bars and restaurants nearby. Good location close to all train/bus station and tourist spots. Only criticisms would be limited choice for breakfast, and directions to hotel. Would definately return.

My rating might look too good to be true, as I rate most things "excellent", but it is because they are! The staff spoke English fluently, even several languages, was very courteous, had a great sense of humour, made us feel at home, unlike many hotels we stayed in. Upon arrival we were automatically upgraded into a suite. OK, the breakfast wasn´t the best we ever had (only consisted in a few croissants, bread, juice and yogurt), but the coffees were top! As for location, next to the canal, next to shops and 10 minutes from the most touristic areas, meaning that we were away from the noisy spots. I will definitely go back and urge you to book there, you will not regret it for a minute.

The Locanda Sant'Agostin was a lovely hotel in the San Polo area of Venice. The location was about 5-10 mins walk from the Rialto bridge which brings you into San Marco. It was also a few minutes away from a water-bus stop (San Toma) from which you could catch a bus along the Grand Canal. The train station was only about 15 minutes away - distances in Venice are not very long, once you don't get lost in the winding maze of streets. The area around the hotel was quiet and not as touristy as San Marco - there were also more little shops and restaurants, whereas San Marco has a large proportion of very overpriced tourist-oriented cafes. The public areas in the hotel were excellent, decorated in eighteenth-century style. Breakfast buffet was nice - yoghurt, croissants, cereal, juice, coffee etc. We only had to ask reception for help once, in reserving tickets for a tour in the Doge's Palace - they tried several times to get through and came back to let us know how they had got on. Sometimes it can be hard to find places in Venice because of the tiny streets - even what looks like an alleyway or a dead end can actually be a street on the map! Overall we were happy with the Locanda Sant'Agostin and would stay there again - we would definitely prefer to stay in San Polo than in one of the hotel chains in San Marco. Interesting area, next door to local bar frequented by students in delightful canal-side little square - useful for shady daytime drink or late evening nightcap. Many picturesque eating places nearby. Excellent location near Frari. The two brothers in charge welcome enquiries about all aspects of hoiliday and enjoy giving helpful advice.

It's true that Venice is an expensive place to stay but I really felt like the quality of hotel was not worth what we paid. I'm sure we could have found something better located and more warm feeling for the same price or cheaper.
