It was not a agradable experience. The hotel is very well located, near Piazza San Marco, but we stayed in a building separated from de main one, in a very ugly alleyway. The building was very very old and the other rooms were empties, what was scary. In fact, we stayed with the main key to get in the building. We stayed in the 4th floor and there wasn't elevator. The room was very simple. The telefone didn't work and there wasn't internet. The shower's water alternated between cold or very hot.

Excellent location. Welcoming Staff very pleasant and helpful; evening and early morning staff needs to be more customer friendly. The hotel room was okay; the bathroom was very nice. Public Areas seem bit worn out. Elevator was a plus. Appreciated the departing breakfast bags but the food was not good.

First desk clerk was rude and mediocre==from then on excellent. Room small and up four flights of stairs which was hard for 70 yr. olds. Baggage didn't come with us and next day's hotel clerk was very helpful. Bathroom was inconvenient and hard to shower without getting everything wet. Antique air conditioner--good price for Venice Good location

Incomplete info during booking as it did not mention that I'd be staying at the annex, although this wasn't to surprising since I've read similar stories form other hotels. For breakfast, I arrive at the charming breakfast hall near closing time. The staff didn't bother to refill the buffet. On the plus side, room is old and charming. The common area is lovely too. Excellent location - very near the Piazza and Giglio water bus stop. The hotel kept my things after check-out, allowing me to go around bag-free.

The room was fine but breakfast was meagre and in uninviting space. Access to St Marco Square is easy and positioned well for walking, but no outdoor area. Nowhere to sit and relax. Nowhere to smoke except out on the pavement. My big problem was the very clean glass entrance sliding door= I walked straight into it! Management realise it needs a marker on it to show when it is shut.! Sometimes short people do not trigger self sliding doors!

Excellent and charming hotel in the heart of Venice. Very welcoming and helpful staff. GREAT breakfast too. would definitely stay here again.
