Good location. But the room is quite small, I not sure whether is all Venice hotels the size like this. But overall I am satisfied.

Elevator did not meet the floor level of our room. Kitchen people was "amabile" (thanks!) but the clerks was not very helpful all the time. The hotel is expensive, as Venice is. Never mind, Venice is magic.

Excellent location - very clost to San Marco and Rialto. Very nice property. Small-ish breakfast nook, but good breakfast. A little snooty front staff (when I asked for a map the last day of our stay, the person snickered and said - and you need it the last day of your stay!) If you have heavy luggage, get off at San Marco vaporetto stop - you will encounter minimal stairs that way. However, if you have an early morning train and have to take vaporetto #1 (the slow one) to go to train station, catch it from Rialto.

Hotel San Zulian was very nice and conveniently located a block from San Marco Piazza. The hotel was very clean and our room was more spacious than we anticipated in Venice. Our room had a traditional American shower, which was a better experience than our other Italian hotels.

Wonderful location, great staff, good prices and very clean. I wish there were more photos and better descriptions on the website. If I had known how nice it was the 4 of us would have stayed longer.

This was our first time saying here and we would definitly stay again. Location is GREAT, GREAT, GREAT snd staff were very helpful, room is cozy, and we had a wonderful time there. Venice is really smaller than the maps show and you are staying in the heart of the area. This really made our stay!

When I arrived at San Zulian I was very annoyed to find out that the actual hotel was not located at the address listed on the website. I was under the impression I would stay at near San Zulian, which is close to San Marco. Instead after checking in at San Zulian, and then a 10 min. walk (with a porter) I arrived at the actual hotel in Palazzo Schiavoni. It turned out to be much better that I expected. Palazzo Schiavoni is very close to the San Zaccaria vaporetto stop (one of the major transport points), my room was lovely with a private terrace, and the hotel is right next to one of the most beautiful monuments in Venice, the Scuola di San Giorgio degli Schiavoni with paintings by the Renaissance master Carpaccio. I am very glad I stayed at San Zulian/Palazzo Schiavoni! The service was excellent, and I would return again.

My husband and I have been to Venice 4 times and this was the first time we stayed in a small hotel. While we had trouble finding the hotel, it is well situated, was quaint, and the service was very good. We enjoyed the breakfast in the room and would stay there again.

A very nice, up to date, well located, a little hard to find at first, but any local can tell you where it's at and then you will always find it yourself behind the white church!

We enjoyed indeed our stay at this hotel. The location is excellent for sight-seeing and shopping. Walking got us everywhere we wanted to see and the hotel was near to go back to rest our feet at the end of a long walk. The room was somewhat small, quite normal all around Venice, but very nice and recently renovated. It was great to have a lift, something rare in San Marco,to take us upstairs to our room on the 3rd floor. The staff were always helpful and service good. We thoroughly recommend this hotel if you want to stay near to the happenings.

We have stayed at the San Zulian before and were dissapointed to find that we had a back room with no daylight! The breakfast arrangement was chaotic as the breakfast room was tiny and could not cope with the rush.Overall however the room was OK otherwise and it is VERY central.

A lovely property situated in a very central area-easy access to shopping, food and transportation. The rooms were only noisy becaude of a family upstairs with five little boys with ants in their pants!

Excellent service. Very clean rooms. Chambermaids were very nice and clean. Breakfast served in room is a very nice touch. The Albergho is very close to P. S. Marco and easy to find. Just ask anyone for the church of San Zulian. Would definitely return.

San Zulian Hotel is a very nice hôtel ideally located in Venezia, very close from piazza San Marco but not in a crowded area as it opens also to another area of Venezia not so touristic and very nice: the neighbourhood of Campo Santa Maria Formosa.

This hotel is a hidden gem. Its location is amazing, half way between Rialto and San Marco. Our room was great; probably nicest place we have found in our travels. The staff were very, very helpful and friendly. Both nights we were told that the (small) dining room was full for breakfast so they brought breakfast to our room. We happened to see into another room when we were leaving and it didn't look half as nice as ours, so there may be some luck of the draw involved. My only gripe was that the hot water capacity seemed to be inadequate -- by 9.30am or 10am it was cold. The second morning we got up a little earlier and had no problems (although testing the water later on it had happened again). We were there between Christmas and new year, so it's probably the worst time of the year (being both cold and busy) for that.

For a 3 night stay and good weather this was ideal in terms of location if a little pricey for its facilities. We'd rate it a two star hotel with 3 star pricing. Our clean quiet room was the smallest in the hotel-and not as nice as our friends next door! When the weather turned to rain on our last day then the fact that we had nowhere to lounge was apparent!Breakfast was served in your room due to the fact that there's not enough room to accommadate everyone.Maybe we were slightly unlucky with our room. We'd defintiely go back to venice

We had a lovely stay at the San Zulian with the room being very comfortable and well furnished. The only downside being the noise from the church bells in the morning, but it was bearable and I would recommend it for its central location. The dining area was also too small to cope with everyone, so they brought us breakfast in our bedroom which was good when we were feeling lazy in the mornings!

We stayed two nights in one room which was not wide enough for four person. We had better two double rooms. But all the family members in one room was not bad. If the price were a little cheaper it would be excellent.

The room was welcoming, pleasant and clean, and the service very good. The hotel is not so easy to find, more detailed directions would be useful. As the special offers listed on the webpages might not be /are not recorded on the booking form they keep in their files, it is better to have your confirmation email with you and show it before paying, to avoid embarrassing situations. Solved in the end, but always embarrassing and time consuming.
