Situated in a very pleasant and quiet corner of Dorsoduro, away from the crowds in the more well known tourist areas, close to the vaporetto stop and within reasonable walking distance of the Grand Canal and San Marco. Finding our way around from the hotel gave us an excellent experience of Venice. There were no meals other than breakfast available in the hotel and the lobby area with the bar was very small and did not attract us to sit there. But there are many good bars and restaurants of all types within 5 minutes of the hotel. The hotel had very friendly and helpful staff, it was very clean, warm and comfortable. When we return to Venice, we shall stay there again.

had fantastic stay at this hotel and definitely return. Further (8 min vaparetto ride from Marco) away from noisy crowds. It's 10- 15 min walk (if not get lost) to San Marco or Roma parking lots. Also, it has fantastic restaurant closer to hotel by Vap (Water Taxi) stop. It's family owned place Cheers,

Staff were unfailingly helpful and good humoured. Breakfasts were excellent (and the service outstanding throughout our stay). Beautiful garden - great asset. Would recommend the hotel without reservation (actually, if no reservation you wouldn't get in, ho ho!) but really, it's a great place to stay, well located, unpretentious, and very clean and hospitable. Slightly overpriced perhaps, but Venice is probably an expensive place in which to run a hotel. We had a guest for breakfast, though, for which the additional cost was very reasonable. We stayed four nights in October.

The hotel is really well located, a few minutes walk away from main tourist areas, which makes it quieter and more pleasant. There are local shops, good restaurants and San Baslilio vaporetto stop two minutes away which is useful to get pretty much anywhere. The garden is great for breakfast, and staff were all very helpful. The room we were given was modest in size with no view, but fine; it does not appear in the photos so you may want to check which room you are getting - some are very generous . We would stay here again.

Room and location was great. Staff was very helpful, however we were given information that resulted in a large fine on the ferry. We were told to buy our ticket on the ferry back to the train station. When we got on the boat there was no one there to take a ticket or sell us one so we sat down. We were fined 48 euros per person!!! Please tell people to make sure they pay immediately or buy the ticket before getting on the boat.

This Hotel is in a very quiet area and easily found once you ride the boatbus from the Train Station. It is importaqnt, however, to ask about the name of your water station where you have to get off. It is only few minutes walk. I should have asked more details before I arrived on how to get their using the boatbus. I strongly advise to do so if this is your 1st time in Venice.

Male recptionist was a bit condescending, but the female receptonist was very pleasant. The location is excellent and the rooms were well kept and roomy but can be a bit warm. Due to the time of year (mid april) the temperature was warm and the air conditioning could not be turned on (they are turned on in may). This meant that the heater was letting out some hot air, even though it was off. Apart from the room temperature, this hotel is very good and highly recommended.

we stayed in venice for 4 days and really enjoyed the hotel very much. it is within walking distance to san marco (about 15-20 minutes, beautyful buildings to pass), it is really close to a very popular place, the campo santa margherita (lots of italians, students who sit there and have fun). the room was perfect, they had a flat screen tv (although almost only italian programs), a nice and spacious bathroom, big room, air condition (very important, very silent) staff was very friendly and helpful, they speak lots of foreign languages, brakfast was great, they have a wonderful garden in the back where you can sit in the evening. all in all if we should ever go to venice again, we would definitly stay at this hotel again.

We LOVED staying at Hotel San Sebastiano Garden. Ok -- the garden wasn't much but everything else was great. The room & the bathroom were both beautiful and large by any standards. We liked being in the area that was more were the real Ventians live.

I travel in many countries in the world. Many people told me to be careful in venice because it's tto toristical place. But the hotel was perfect, clean, quiet, comfortable, employs and service perfect. That's why I rated 10 to all the questions. If you stay in this hotel try the restaurant 4 feri (very near and not related to the hotel).
