Hotel La Residenzia is very calm, near Plazzia San marco and Vaporetto, welcome is very nice, but the price is very expensive.

Our room (double standard) is very noisy, with a forced awakening at 7:00 a.m. due to a nearby patisserie. Disappoiting regarding the price.

With respect to experienced Venetian accomodation a very good address indeed and a real opportunity to have breakfast (nothing special - just Italian style)in the "piano nobile" room of a typical and historical palazzo. All well kept and organized by the owner and his staff. We would not at all hesitate to recommend this accomodation to friends.

At that price you can't find anything better in Venice, the rooms are ok for a 2 stars hotel but for us it is underrated because it was really a surprise for the style of the place(old fantastic palace), for the location (and the surroundings) very close to the center and not in the crowd, for the courtesy and the professionalism of the staff and the quiteness of the place.

We were amazed that we could live in something close to a palace for a price cheaper than most venetian hotels. The hotel and its rooms were nice, clean and airconditioned and the staff very kind and helpful. The only very little minus was noisy parties at the square outside our window. But the parties died at midnight, and it was a little price to pay for a great location. Especially since our purpose was to visit the biennale which was a short walk from the hotel.

The location is great. Service was very good as was the breakfast. Downside is the room was very small and the bathroom tiny (sitting on the toilet, your knees were under the sink and the towel rack. Would have been very tough if I was 6'3".) And the mattress was rock hard. Very uncomfortable.

Very nice hotel which deserves a 3-star rating! Beautiful lobby, great rooms! Breakfast could be a bit better, however was sufficiant. We would recommend this hotel to others wanting to visit Venice!

Modest hotel, great location, basic but comfortable rooms, awesome foyer/entry/breakfast room, very palatial, good cafe/bar opposite hotelto the right, good restaurant ( Al Scalinetto)just up from that,fantastic deli just around the second laneway to the left from the front doorslaneway all in all a great little hotel, and cool location to base walking trips to anywhere in Vencie from!

Located half way between S.Marco and the Arsenale is ideal to visit the biennales. The building is a palace located in a beautiful and quite “campo” close to the boat stop. Good breakfast served in the main hall. Very good relation price/quality.

We enjoyed the hotel which is nice and has a good location, close to San Marco and the vaporetto. The staff was friendly. The AC did not work the first night, but they fixed it the next day.

This hotel used to be a palace, owned by the Gritti family, and is still more like a palace than a hotel. The entrance is great, entering from the piazza you press the door bell and a little door within the big doors opens mysteriously into what may have been old stables or similar, and up one flight of steps brings you into the magnificent hall, which doubles up as reception and breakfast room and lounge. Loved this place, a few minutes walk from StMarks square, it also has numerous restaurants and trattorias nearby, and is easily accessible from vapporetto line 1, getting off at the Arsenale stop. Breakfast was not an all you can eat style, but you get plenty anyway, the staff and service were brilliant and very efficient, our room had bags of character and also air conditioning, and if we are lucky enough to visit Venice again we shall be staying here again.

Ich würde dieses Hotel jederzeit wieder buchen! Für Venedig ist das Preis-Leistungs-Verhältnis hervorragend, die Räume wurden 2001 renoviert - also alles noch total appetitlich. Es liegt nicht weit vom Markusplatz und allen anderen Sehenswürdigkeiten, in einem ehemaligen Palazzo des 15. Jhs., mit einem feudalen, plüschigen Stuck-Foyer, das auch als Frühstücksraum genutzt wird. Gute Klimaanlage in den Räumen. Das Personal empfand ich als höflich und freundlich - das scheint für venezianische Verhältnisse bereits überdurchschnittlich zu sein, denn von der italienischen Herzlichkeit sieht der Gast in Venedig oft nicht viel! Einziger Wermutstropfen war das Frühstück, und auch das gibt es leider standardmäßig in den meisten Hotels, die kein Frühstücksbüfett anbieten. Insgesamt rundum empfehlenswert, da auch nicht so teuer.

Très bien situé sur une superbe place dans un quartier très agréable et tranquille, et néanmoins très proche de St Marc. Palais vénitien dont une partie est transformée en hôtel de charme. La grande salle d'accueil est superbe, les chambres sont petites mais très propres. L'accueil est attentionné et charmant.

"A wonderful p(a)lace" ... The enormous advantage of La Rezidenza: it is far from the crowd, but still extremely close to the center of Venise (10 minutes by foot)... and, with its antique furniture, it is very much in the mood of the whole city. On the main square in front of La Rezidenza you can find the Church where Vivaldi was baptised, with music from Vivaldi the whole day. In the street going to the sea you find one of the best reasturants in Venise (cheap enough, but the food is good, the restaurant is nice, comfortable and not so crowded).

How to reach La Residenza Hotel
By carFrom Piazzale Roma, where guests can leave their car, the hotel is easy to reach with the vaporetto line 1 to the Arsenale stop (around 40 minutes). Turn left and take the fourth street after the bridge, Calle del Dose. At the end of this street you will reach Campo Bandiera e Moro square, where the hotel is.
By train
From the Santa Lucia railway station, take the vaporetto line 1 to the Arsenale stop (around 30 minutes), then proceed on foot following the instructions as above.
By airplane
From the Venice airport Marco Polo, take the Alilaguna shuttle service to the Arsenale stop. Then proceed on foot following the instructions as above.
