The staff was really nice and welcoming. The hotel smells like moist though, and the heating was very hot from 5 in the morning till midnight, with no possibility to turn it off. Breakfast consists of fast food in plastic bags but the coffee is Italian and good! The hotel doesn't charge for extra coffees.

FIrst impressions did not paint a fantastic picture as the hotel is down a few little alleys and was very hard to find..luckily some helpful locals pointed us in the right direction. We were greeted by a very sullen and uninterested receptionist who charged us 2 euro for the wifi (quite reasonable for the 3 nights however). Our room looked over the alleyway which connected to a few restaurants so was loud at night and also quite hot. The next morning we woke to the cleaners trying to get into our room at 8am despite the do not disturb sign on the door..this happened every morning. On the last day we discovered bed bugs and found about 8 bites on each of us...Overall - very overpriced for a hotel which barely scrapes the 2 stars it claims..would not recommend staying for more than one night.

In summer, bedroom lakes of fan, there were no air conditioned, floor is very hot. it was very difficult to fall asleep. The welcoming Staff didn't matter to find solution. Toilettes and shower were out of bedroom but clean and available. The staff for breakfast were very helpfull and gave a good quality of service.

Staff not super friendly, but ok. I rated them low on competence because they didn't know how to find our room and sent us walking all over the hotel multiple times. Was nice having attendant there making coffees for breakfast, but food not great. We stayed in a quad on top fl, so this feedback may not apply to regular rms: Bathroom a bit rundown and shower didnt work very well; fans provided were not adequate (no AC) and sleeping with windows open brought some mosquitoes. Overall, a budget hotel that I dont recommend if you are picky at all.

The room was good, but unfortunatelly don´t have air conditioner. Too hot in Venice! The breakfast was horrible. The coffee we didn´t drink it. The employ whose service the breakfast seems like she didn´t be there and wash the dishes making lowder noise. It was unconfotable for us. I don´t recomend.

Great location, a little hard to find, but well worth the search. The staff was friendly, the rooms clean - a little on the small side - but nice. My husband & I will definitely return to the Milano.

Very basic, clean, very convenient location, friendly staff. Weather forecast at the reception desk was an added bonus. Value for money was excellent as we got it at a special price of Euro 57 excluding breakfast. I heard the hotel breakfast was very poor, as it is in most Italian hotels in our experience. Despite an expected daytime temperature of 12 degree Centigrade in March, we had to kill about 8 mosquitos every evening! Perhaps the welcome underfloor heating had something to do with this. Hopefully housekeeping cleaned the dead mosquitos off the walls and ceiling after we left. The bedroom was small and would have been vastly improved by 3 shelves in the cupboard and dressing table(?) on which the large TV stood. A large bathroom with a shower in the bath. We found the hotel with only one slight detour as we followed the very detailed instructions written by another reviewer.

At check-in time, the young man spoke very good English, which was helpful, but clearly could care less we were choosing to stay there. He made eye contact for perhaps two seconds, preferring the game or website he was looking at. Our first hotel made us feel VERY welcome.

We thoroughly enjoyed our stay at this hotel. It was in the heart of Venice and was great for all the major tourist spots. The restaurant just outside the hotel was great! I agree with other people that its hard to find, although everything is! Just ask someone in a shop for directions nearby, they are all very helpfull! My only negative was the breakfast. I would have preferred local produce to be supplied for breakfast instead of mass produced packet foods. Its gives you a false sense of what Venetian food is all about! (yummyness!) Although I can't really complain for the price! Staff were lovely and spoke most languages!

Great location - half way between Rialto Bridge and San Marco Square - 3 minutes walk. Entrance might be a little hard to find-it's in a corner of a small alley, some direction signs would be very useful on Campiello S.Zulian. Breakfast typical italian - brioche, biscuits, cereals and coffee-but you can always ask for an extra portion:)

Great hotel. As per other feedback it was tricky to find so I would suggest looking up on google maps and printing off directions before you arrive. 2 min walk from san marco square when you know where you are going!! Great restaurant which we looked down on from our window (Called Osteria N1) ate there both nights we were so impressed! Also took a helicopter ride over Venice which gave the opportunity to take fantastic aerial photos. Beware of the gondolas as prices can vary greatly! Would not hesitate to stay again.

Possible areas for improvement:- - cups/milk warmed for capuccinos at breakfast - mosquitos cleaned off walls and ceiling from previous summer! - twin beds stated on website, rather than double - the communal toilet on our floor was given over to another guest without our being informed - we had to seek out a bathroom downstairs (but the lady serving breakfast was helpful in this regard)

This hotel is a great value in a superb location of Venice. The rooms are small and that is the only negative. The beds were comfortable and the room was very quiet. The location is fantastic but it is very difficult to find. I was going to try and provide a better description of how to find it but I didn't get around to it. I will say this. If you are facing San Marco church, find the clock tower to the left and enter through the arch. Head that direction for about 100 yards (you will come to a T and then have to go around the building in front of you to get back on course) and then ask someone for directions. You should be pretty close at that point. I would definitely stay here again.

Pros: Great location (Piazza San Marco 3 minutes away), fair price/value, some rooms are spacious and nice, rooms were clean, some rooms have A/C Cons: Some rooms are very small, some rooms were really hot due to proximity to heating facilities, relatively poor breakfast, personnel not very professional but kind Summary: can be a quite good choice for city visit because of great location but the preceived quality of the property varies strongly on the actual room as there is a big variance in the quality

The room was tiny, it did have a fan, no air conditioner. It had a small window open to a courtyard. We woke up at 5:30 am each day by vendors moving their equipment and a resturant setting up its chairs each morning and we were kept up at night when they put their chairs up. It was very hard to find, but once we found it was easier to get back to. Overall it wasn't bad, just not quite like I expected. The sink in our room had no water flow at all. For the price, it wasn't too bad. It was the cheapest thing at San Marco square.

They indicated there will be air conditioning in the room, but there wasnt, there was only a ceiling fan that cannot stay on unless you keep the light on. so if u need to turn the lights off to sleep at night, there will be no "AC" On the bright side, it is SUPER close to San Marco, alot of restaurants around the area

It was our first time staying in this hotel and at first it was very difficult to find this hotel. It is very hidden. We arrived around 2pm and we had to ask someone in the area to find this hotel. Employees were very friendly and the rooms were clean especially the bathroom. Our room had air conditioning which was great. Breakfast was good too which included coffee and pastries. The hotel is in a great location and everything can be done by walking. You dont really need to do the water boats because they are expensive and you can walk to get to places faster. Overall, the hotel was good and I would recommend this hotel to everyone.

Absolutely fantastic location, a stone's throw from San Marco! We didn't really have difficulties finding it, either, after we asked the tourist information to show it to us on the map. The room floor wasn't quite as clean as it could have been. It was over +30°C when we were there, and even with the fan on overnight, we had difficulties sleeping at times (air con would be wonderful...). The breakfast included was fairly basic (coffee/tea, orange juice, müsli, rolls, croissants) but filling, and the staff friendly. Would recommend to others - unbeatable location at this price!

Our stay was just alright. It was one of the less expensive venues, and that was evident in the amenities. The place was difficult to find, and in a dark alley. Our initial room had amenities that did not work, and they upgraded us when they were able but we did have to spend on very hot night. The people were friendly, but did not go out of their way to help.

Property was very difficult to find, but that is Venice for you. Room was simple and efficient and clean. Probably wouldnt stay there again for the simple fact that it was impossible to find again everytime I left and tried to go back, not anythign specific to the property. I would prefer something closer to the train station end of the city, but it was nice being very close to the square

But on the door of hotel it writes the names of guests and we were told to move to another hotel which was just around the corner, called Panda hotel. 3 star, very centered but very quiet. It takes a while to find the hotel, specially at night when we arrived. The shocking discovery was that it was totally closed, unoperative. We had received no warning at all, either by mail or phone. The embarrassing situation was to find ourselves at midnight with the baggage on the tiny sqare of the hotel and practically everything around closed or closing. By sheer luck (there were no lights) we found a note on the door (see photo)redirecting us to another hotel (San Salvador) supposed to be nearby. After a new 30 minutes' trek (and again by chance) we found it. From then on, things became more or less 'normal'. The reservation conditions on the Cittá di Milano were fully accepted and our stay was enjoyable. My ratings refer to the hotel San Salvador, and the correspondence between web and reality refers to the original reservation.

The location of the hotel is great! It's walking distance between Piazza San Marco and the Rialto bridge and surrounded by shops and restuarants. It was just a little hard to find at first though. Perhaps if it was better marked with signs or if there were specific directions on the website to better direct customers who are new to the area.

The rooms were extremely clean the staff VERY helpful and accomodating. Language was only a small barrier. The bathrooms were antiquated, but again very clean. I was there for the hottest part of this summer, no a/c, but staff did try to adjust shutters to accomodate screening heat, and they put a fan in the room without me having to ask. If you need to watch the budget in high season, and need absolutely no glam this is a good place.

Very convenient to visit square of Saint Marco. The breakfast is too simple. While in venice, the location of the hotel is quite good.A little hard to find. It's better to get more information of how to find it before going to venice. It's 5min of walking from Saint Marco and about 5-6min of walking from Ralto Bridge.Firstly find the church of S Zulian located between S Marco and Ralto Bridge , then you go from the left side of S Zulan, you will find the picture of hotel showned on the website .The entering of the hotel is in a small alley on the right.

Four words describe our abbreviated stay at this unhappy hotel: blood on the walls. First, and most importantly, there is no air conditioning. In mid-august, this becomes a major problem since it is HOT and humid. The small closet-sized room we had, had no circulation. Second, the lack of air conditioning and the resulting open windows was the cause of a night-long mosquito attack. Over the course of the first -- and only -- night we stayed there, we killed over a dozen mosquitos. Most of which were filled with blood. After the first kill, we noticed the walls and ceiling literally covered with mosquito carcasses and blood from past hotel victims. We couldn't sleep at all during the night, due to the ongoing mosquito fly-bys and then hotbox atmosphere once we closed the window. We cut short our stay and even had to pay for the extra night (they only cut off 10 euros). Still, it was a bargain, since we were out of this place and into a much nicer hotel, with air conditioning and room to stretch. Plus, no mosquitos of course. Despite being 40 more euros per night, it was a bargain compared to this dump -- and no risk of catching west nile virus too. Avoid this hotel unless you bath in deet or go during cold months. Oh, and it was really loud outside too (bells, piazza shouting, hallway running). To top it off, when we staggered in after nearly no sleep to the breakfast, a very bitter and angry hotel worker told us we were ten minutes too late for it. We ate anyway and she muttered under her breath in italian about us the whole time we were there. Ciao.

The location is excellent, although the hotel and the sourroundings are not very quiet. Breakfast was a dissapointment and some of the staff are not friendly at all. The rooms and the building itself need a more thorough cleaning and repairs. The ensuite and the AC are a definite plus for July, but overall it was too expensive. I would only go back if there was no other option.

If we had stuck with our original reservation, we would have been completely happy - three adults and a baby in one deluxe room for 140 euro/night. My husband called the day before we arrived and changed the reservation to two double deluxe rooms for 120 euro each per night, and the hotel said no problem. Our room was fine, although they kept us in the triple (we had an extra bed) and tried to charge us the original price; the bill was changed after we argued. The second room was supposed to have a/c but it did not work; it was 32 degrees C in the room at check-in. The night manager told our friends there was nothing he could do that night, but the next day the air would be fixed or the room changed and we would receive a discount. The hotel staff claimed the a/c was fixed, but it was still 30 degrees in the room and we were told that switching rooms was not possible. The "discount" on the two-night stay was a total of 10 euro. The location of the hotel is fantastic, BUT USE THE PREVIOUS REVIEWER'S DIRECTIONS. Breakfast was extremely basic. Stay here because of the location, but be wary of paying extra for a room with a/c and bath - you may be disappointed. Not sure if I would stay here again.

Great place to stay in Venice. Our only complaint was the lack of air conditioning...of course if this place had air it would cost another 30 euros a night. Especially in shoulder seasons, I can't imagine a better place to stay in Venice. Do print out the directions to this place...it'd be hard to find without them.

Nice room with a sink. Shared bathroom and toilet is clean and very useable. Good price. The MAJOR advantage is that this place is 2 mins walk from St.Mark's square! There is a water bus stop there which can get you almost anywhere on the islands too! It also makes it next to impossible to lose your hotel as the square is sign posted from all over the island. Breakfast room was being refurbished at the time so no breakfast for me!

We had booked 2 rooms online. When we got off the public boat, we dragged our luggage on a wild goose chase trying to find the hotel based on their directions and a photo which shows a restaurant on the back of the hotel (no sign now as shown on Venere web site). Anyway we were told we only had one room reserved. The hotel had voided the second room reservation the day after we booked online (three months earlier). We NEVER got that notification (a Venere issue?). While they maintained a professional front, they did not help us. They appeared to call a few other hotels but mostly repeated that we could not share the room, could not stay in the lobby, and that it was impossible this, impossible that. They said it was not their problem. We went out on foot and did eventually find another room on the nearest island. It pretty muched ruined our whole visit to Venice. I have no desire to go back. The room was quiet and comfortable, but the water never got warm enough for a shower. No elevator, but they took our bags up for us.

A little hard to find, but anywhere in Venice is hard to find. I found the general area then just asked someone and it was right there, tucked away in a little corner. The website could definitely use a better map, but just email the hotel and ask for more detailed directions.

The hotel was perfect for budget travelers. Make sure that you get specific directions to the hotel. We arrived in Venice around 11:30pm. Lugging our bags throughout the late evening in Venice looking for the hotel was a little scary for two young women. Get up early for a hot shower and don't count on any air conditioning. You might also want to bring some bug spray.

Nice hotel for a reasonable price in a great location next to St. Mark's Square. It was a bit tricky to find as others have noted. We forgot to bring directions given here, but we just asked a couple locals and finally found our way. Our room was on the 3rd floor, but the hotel desk clerk was kind enough to help carry our luggage up to our room. He and others on staff were friendly & helpful. The room and bathroom were clean and a good size compared to other places we stayed in Europe. It was nice to have breakfast there every morning -- bread, cereal, coffee, hot chocolate. Surprisingly good deal considering the condition and location of the hotel. We would definitely stay there again.

The location was a little tricky without the help of previous reviewer's directions. But the room was great, although the 'double' bed is really 2 twins pushed together, it was no problem for us. Room included a sink and shared restrooms were fine. Breakfast was perfectly adequate, lots of breads, rolls, cheese, juice, cereal and excellent service for the cappuccino. We recommend and would stay there again. The location is great because it's away from the Rialto area and the St. mark's area, so not as crowded, but close to all the main sights.

It's possible to find the way - don't worry ;) Close to San Marco and public areas. We got a twin bed room instead of a double bed room but since we stayed just for 1 night it was ok. Toilet and shower on the corridor, warm water and clean.

Good basic accommodation in a good central area. Only downside it is quite difficult to find when you walk from the Rialto as the street sign is behind you and the actual accommodation is thru a small underpass but it is Venice and you are travelling so guess the hotel directions arent always going to be obvious!!

First, the reservation bring to us not a double room like we ask but a twin room. Second, it's sad to smell the wasching product when we take the breakfast. Certainly, the room is not very isolated from the corridor. But the situation in the city is perfect.

We used the directions given by a previous reviewer - made it very easy to find. Great location. The room with twin beds wasn't that big but as we were out and about most of the time it didn't worry us. I think in summer it would be a lot more noiser. Breakfast was good - coffee, tea, cereal, rolls, spreads. Overall, good for the price. And there was plenty of hot water!

The photo on the website is the restaurant on the other side of the hotel and the actual entrance is non-descript in an alley. The people were pleasant enough as was the new bathroom but there was no hot water for a shower in the evening and the single beds were very uncomfortable. Venice is a very expensive city and the hotel was cheap for a family but even the location would not induce me to recommend this place. Anywhere in Venice is only a vaporetto ride or short walk away.

Very good value for money, but do not expect too much luxury. Electricity and sanitary installations partly extremely run down, but all facilities are clean. Cleaning staff starts working at 8 a.m. which is bad if you like to sleep longer. Friendly staff and great location. The mosquitos can be a nuisance even in Novemnber. The restaurant in the same building is a good choice if you are looking for good simple food for reasonable prices.

Because of the lower price we took a room without wc/shower. The cleanliness of room and external bathroom were excellent. It can be confusing to get to the hotel, due to the nature of Venice, but we managed to walk straight to it...from San Marco, follow along face of San Marco and look for S. Basso ahead and to the right (also signs to Hospital and Rialto). Keep heading that direction (past 'Polo Ralph Lauren' store) to courtyard with Cartier...go right again past Cartier and you end up in the courtyard where the photo is taken (in front of green awning restaurant). Go around the back of the restaurant (low-ceilinged walkway) to find the entrance to the hotel on your left.

The room was small but we knew that it might be ahead of time. Finding an inexpensive room just a few streets from San Marcos sq. was our concern and this hotel served it's purpose. It's a bit difficult to find but once found, it's easy to go back to. We would stay there again.

FANTASTIC LOCATION We arrived via Alilaguna (highly recommended) on a cold and rainy October day. We were a little worried because we had heard so many complaints about the difficulty in finding the hotel. But, we walked toward St Marks and then veered off to the left as indicated by the Venere map and found it after asking for help a couple of times. What a great location! Right off St Marks and easy walking distance to the Rialto and other areas. The room was a most pleasant surprise - spacious enough and very clean. Nice bathroom - and a TV! No English speaking channels but a welcome surprise. The breakfast was adequate - coffee and rolls...small but pleasant breakfast room. Our room was in the back of the hotel overlooking the shopping area so when we opened the windows, it was a bit noisy but not overwhelmingly so. All in all a very pleasant stay. BUT - in the summer I can imagine the noise from below would be unbearable and not having air conditioning would also be a problem.

A spartan two star hotel, but a very convenient location in Venice between San Marco and Rialto. Room was on third floor with no elevator. Furniture a little beat up, but bed was clean and comfortable. Shower was just a dribble, but bathroom adequate and clean. TV in room, but only Italian shows, no CNN. For Venice, room was very quiet, but nearby church bells prohibit staying in bed late. Breakfast room is small and noisy, but breakfast was good, with juice, cereal, breads, coffee, tea, chocolate, etc.

I reserved a double room without bath for my wife and I. What I got was a railroad car shaped room with 2 single beds lined from head to toe. No elevator and narrow stairs. Luckily we were only one flight up. Some rooms were on the 4th floor. Otherwise, for a hotel in San Marco, Venice, I suppose it was acceptable in that it cost less than 100 Euros

The hotel is excellently located for shopping and sight-seeing at and around San Marco, and it is conveniently located for water taxis and off-island excursions. The staff is very considerate and helpful---the front desk man helped us out with a corkscrew for our wine bottles on 2 separate occasions! The only drawback was the noise from the restaurant and public courtyard below the guest room windows, which went on until late in the night. The stairwells at the hotel could become quite noisy in the night too. Other than that, it is a lovely, clean and affordable Venice hotel.

The room was fine and the location great (once we found it.) The staff was, however, quite surely. They have strange night-entry rules that resulted in our and other guests being locked out in the street at 10pm wondering if the night watch would ever show up. The walls were also very thin so that our neighbor's cough kept us up one night and people dragging their suitcases down the stairs (no elevator) woke us up early every morning. Breakfast was great by Italian standards with lots of rolls and coffee. All in all okay experience, but good price for Venice and location.
