All hotels seem to be expensive in Venice so this was a good find. Relatively close to train station; in an interesting neighborhood; also close to public transportation (if you want to visit one of the islands). We had a small room, but for one night it was worthwhile. Very walkable, as is all of Venice.

The hotel staff is very nice and welcoming. Howeer the single room is VERY small and very basic. The hotel is located in a quiet area but the door of the room is so thin you can hear every sound from the corridor / shared bathroom / breakfast. It was ok for one night but I would not recommend this hotel if you stay several days. The hotel is not easy to find, make sure you have a good map.

Great location as not right in the centre but still very close to the main spots (rialto less than 10min, San Marco about 15min..). It is nice to be away from the crowed and the noise. The hotel was very nice, and the staff welcoming and helpful. I would go back with no hesitation.

Nice hotel, romantic breakfast-garden, good service (also late at night), perfect connected to the vaporetto-stations (3min to Fondamente Nove) and also to many sights (10min to Rialto, 7min to ospedale S.Giovanni e Paolo, ...). I would return to this property!!!

The photograph of the garden really attracted us to this small family room hotel, and it did not disappoint. It is available for resident's use during the day, and provides shade and tranquility. The rooms were clean, spacious and well presented- pillows a bit thin and few-would have liked more! Breakfast good value at 5Euros, as much bread, juice and jam as you wanted, but a coffee refill would have been nice. Travel instructions clear and concise. We really enjoyed our stay, and have no hesitation in recommending this hotel.

If I were there in the other seasons, I must have enjoyed the stay more! It was too tough for me to stay in a room in Venice without air conditioner and with a lot of mosquitos... But the place was convenient for the sightseeing! Of course, here is not near the train station, but near a vapolet port. Moreover, this hotel was in 15 min distance on foot to the Markt.

For Venice, this was a great place to stay. It was affordable and had all the neccessary amenities. The rooms & bathroom were very clean and tidy and the staff were very friendly. There are also some street signs that direct you to the Hotel. Some things to be mindful of; there is only one key and you must drop it off at reception and pick it up as you come and go (this is so they know wether you are out or not), there is some construction outside the hotel but this didn't start till about 8.30am and our room was on the quiet side, B'fast is not included (it is 5 euro) and there is a small fan in the room but it is still quite warm at night (JUL/AUG). Overall, I was satisfied with Hotel Casa Boccassini and I would stay there again.

A perfect hotel, very good prices, nice breakfast and the location was great. We came straight form the airport , took the water-taxi to Fond. Nuove and 5 min walking to the hotel, couldn't be better. Especially if you are there ( like us ) for 2 day's . Belissimo !!! Jolande & Ola from Sweden

I think this hotel is very nice! It is not modern, for example there is no air conditionar so little bit hot in July, but very clean, not so expensive, people of this hotel are very kind. I got a free map of Venice in front office of this hotel. It is very useful to travel. The location is not so bad, about 15 minutes walk to San Marco, access is very good to come from Piazza Roma or train station, and to go small islands by ship. I notice that the one small bad point is little bit noisy but at night silent enough to sleep well. I recommend to stay this hotel for the travelers who try to find cheap hotel and save costs.

The staff were extremely helpful, friendly and most welcoming. The public areas of the hotel were beautiful (including a lovely private garden). The room itself wasn't massive, but it is Venice, and the prices were remarkably low, so this was expected and fair enough. We could have done with air conditioning in July (think the venere website was a bit vague about this) but there was an electric fan. I'd go back, and it's a great, homely hotel if you're on a budget.

I had an excellent stay here and loved Venice! The hotel was a little out of the way but was very close to the water bus stop and directions were very clear. Make sure you find out when the last water bus departs so you dont have to walk back to the hotel late at night. The atmosphere of the hotel was great!

The hotel was delightful, particularly on arriving, the first view is of the lovely little breakfast area and garden. My room, a small twin bed with shared bathroom/toilet a few steps away from my door. Neat and tidy although the bathroom in the morning showed signs of the previous user. Towels provided are small. I was lucky to book a good price online considering I was there in early May so was more than satisfied with the standard of the hotel. On other visits I have stayed in a hotel on a canal, which although may seem romantic and picturesque has the draw back of noisy early morning boat deliveries. Here at the Boccassini, my room faced a quiet little side street that from 10pm till about 7am was perfectly peaceful, I had a very good, undisturbed nights sleep. The breakfast was very basic (fruit juice,bread and jam plus coffee) and not included in the price, I paid by card, but it filled a hole. For me the hotel was in the right part of Venice, as my trip was centered around Murano which was easily accessible by vaparetto only a few minutes walk away. Also it was away from the hubbub of the main tourist areas, for me a plus, but lets face it anywhere in Venice is either a short walk or vaparetto ride away. I would most certainly stay here again.

Excellent budget hotel if you just want somewhere to sleep during the Carnival. Facilities minimal. Room I had was a double, but very small. No TV, no hairdryer, shared bathroom, neon light over bedroom mirror that flickered all night. Small supermarket nearby. Hotel easy to reach from Fondamenta Nuove wharf. Places to eat in the surrounding area were not bad. You can walk to Rialto and San Marco from there. All in all I give it 8/10 for value, and 6/10 for comfort. Don't have the breakfast! Its cheaper and nicer to get something at a bar.

I enjoyed my stay at Hotel Casa Boccassini. If I were to stay again I would get a room with a private bath. It would be more convenient. I think they might invest in nicer towels. It would be nice if they provided drinks and/or treats so that if you come to your room during the day or evening you could quench your thirst and have a snack. There are stores available but they are more than a minute away and I didn't find them until I'd been there a couple days. Internet service at the hotel would be nice too. The people working there were very accommodating and friendly. WARNING: The hotel is conveniently located to the water taxis. IF you have an early flight, mine was at 6:45, DON'T count on ALILAGUNA taxi service to show. I got up to make the 4:21 am boat. I arrived early and stayed too long waiting for it. As a result I missed my flight and had to pay $200 to change my reservation. There are no convenient alternatives at that time of the morning. I would make a reservation with a private water taxi even though it is very expensive. I would have saved money.

This was a great hotel within 5 minutes walking to Ponte Rialto and 10 minutes to San Marco Plaza. Even though you have to share a bathroom there was a sink in our room and a big dresser with plenty of space to put things. Great staff, huge bed, no TV. Great garden. I would definitely stay here again. The water taxis are kind of expensive if you're on a budget (almost 7 Euros each ticket!) so you can walk from the train station to the hotel in about 20 minutes.

The first time visit to Venice was a great break for me and my husband! We were quite happy for selecting Casa Boccassini as our B&B. We stayed here for 3 days. The service provided is excellent by the hospitable and welcoming staff. Breakfast was upto the mark and we enjoyed the same in the small garden of Casa Boccassini. Rooms are pretty clean and safe. Venice city centre is just 15 minutes by walk and Rialto Bridge is just 10 mins from here. After checking out in the morning, we could even leave our luggage here and then come back in the afternoon to pick them up. There is also easy access St.Mark's Square, Piazza Roma, Lido and Murano through the Boat Services from Fondamenta Nouve which is just 2 mins by walk from here. We would surely recommend Casa Boccassini to one and all.

The hotel very kindly added breakfast as a bonus to our stay without charge (although it said specifically in our reservation that the breakfast was not included). Unfortunately, there was some confusion when paying the bill at the end- they had some trouble understanding that the breakfast was free and that we were to get a 5 euro discount by using venere.com. The receptionist eventually took off the breakfast cost and gave us the discount, but the language barrier made it take a little while to make her understand. Our room was quaint but small. Some rooms have bathrooms and showers...our didn't, I'm assuming that we got a discounted rate because of there was not showers in our room. All in all, this was a good value for our money...just a little quirky with the above stuff.

It was absolutely amazing at Casa Boccassini! We received an enormously friendly welcome upon our arrival and were given free breakfast for 4 days as a little gift! Admittedly, the breakfast wasn't exactly worth 7 Euros, but a free roll and a cup of coffee was certainly very welcome! The rooms are lovely decorated, quiet and very clean, and the staff is very friendly at most times (showing up at 5 in the morning and wanting to get in wasn't so welcome, even though we were told it wouldn't be a problem to get in whenever we wanted to. Maybe they should review their ways to get in). The location was great as the hotel was positioned in a calmer, more neighbourhoody area of Venice but still only a 15-min walk to Rialto Bridge. I would stay at Casa Boccassini again and again.

This is a little gem in Venice, the bed was firm, the A/C cold, the rooms are all different, from basic to delux, quiet and secluded, I think the best places to eat are in this area, when you get off the vaporetto look to your left for the hotel sign, I have been on many trips to Venice and this is the best deal this Texas boy has ever found and I will be back.

The hotel itself was very clean and the staff were very friendly. We found we could walk everywhere from our hotel. The entrance to the hotel has a buzz in service which make you feel safe. The room was smaller than expected but still had all the said requirements. I would go back to this hotel.

Das Hotel ist sehr gepflegt und geschmackvoll gestaltet. Das Team ist sympathisch, sehr hilfsbereit und kompetent. Mindestens 2 Mitarbeiter sprechen recht gut Deutsch. Mein Zimmer war zwar etwas klein, aber für venezianisch Verhältnisse ist das völlig normal. Das Bad war ein Gemeinschaftsbad ausserhalb des Zimmers. Gross, schön, mit allem ausgestattet. Am hübschen Garten kann man unter einem grünen Blätterdach an Tischen oder in Sesseln sitzen und die Seele baumen lassen. In der Nähe des Hotels gibt es einige Läden für Lebensmittel und den täglichen Gebrauch, sowie einige zauberhafte und günstige Restaurants. Das Viertel wird von ganz normalen Venezianern bewohnt, ist nicht touristisch überlaufen. Idealer Ausgangspunkt für alle, die die Inseln Murano, Burano usw. ansehen möchten, da die Boote dorthin ganz nahe an der Station Fondamenta Nove abfahren.

It's a lovely little hotel off north of Venice. I suggest travel with light baggage if you intend to walk there since it's pretty far away from train terminal & it's easy to get lost in small alleys in Venice. You can put your luggage in train station or some shops near train station. If you have to travel with big baggage then follow the hotel's instruction to take boat to the stop near the hotel. From there is a short walk to hotel. The location is unique as it's located at quiet yet charming & beautiful part of Venice. I'm glad to stay there & experience different side of Venice.

Enjoyed our two night stay here - lots of building work going on so they gave us breakfast free. Very helpful multi-lingual staff, and only ten minute's walk from Rialto, St Mark's and 5 from vaporetto in quiet non-touristy area. Only complaint is the thin walls that make it a bit noisy. I've only rated price/quality ratio as 7, but that's about as good as Venice gets I suspect.

There wasn't bathroom in my room. But the common bathroom is very clean, wide bathtub and good facility of hot water. The breakfast is not so rich but enough. And staffs are very friendly.

We stayed in August 07, the room we had was quite large and ensuite, very clean, I would recommend this hotel for a short break to Venice, breakfast was basic but adequate, we were away from the noise of the canals or lagoon, this was an advantage in August, however still only 10 minute walk to the Rialto. The garden was small but lovely I would suggest this hotel for couples not families.

Considering the prices in venice in the summer, this hotel is an excellent choice. The staff is very friendly and welcoming, even though not completly english-speaking (which is not really a problem, as there are many other ways to comunicate), the rooms are decent and the garden is a beautifull small getaway from the bustle. Recommended for everyone! And a note to the people complaining about breakfast: you are obviously not used to the plastic-wrap-instant-coffee stuff that you get at other places in italy. So, while it's definitely not great, it's still o.k. If you like something fancier, just get the room without breakfast and choose from the countless alternatives.

For a cheaper hotel in Venice, it was wonderful! I loved the old antique decor and the owner was a wonderful woman with a friendly personality making it pleasant to stay. The breakfast is free and served in a beautiful courtyard! The rooms don't look out to any cool canals or even streets (they look out to the courtyard or to the neighbors yard), but overall it was a nice stay & with air conditioning!

The owner's hotel and his family are very nice and kindly. The hotel is really beautiful. It is easy to find if you take vaporetto (ferry boat) number 52 until the Fondamente Nuove stop. Breakfast is great. They are very nice people and speak English well. I will definitely stay there again, if I am ever able to return to Venice.

Excellent choix de période (mi-novembre) pour séjourner à Venise. Soleil au rdv. Hôtel d'une échelle humaine, avec un accueil chaleureux, dans toutes les langues (cela aide). Petit dej à la hauteur du reste. Superbe petit jardin à redécouvrir sous la chaleur. Situation: suffisament loin des sentiers touristiques pour gouter la Venise habitée. A conseiller.

Let me start by saying that my wife and I stayed in 14 different hotels for our European vacation in the summer of 2006 (Aug – Sept) – so all our reviews will be comparing the hotels on the trip. European hotels are smaller and simpler than American hotels, so it doesn’t seem fair to compare them. For the most part, breakfast in a B&B is not worth it – especially if you have to pay a little more. We generally ate one morning at the included breakfast, and then skipped the other mornings – looking for a local place to enjoy breakfast. Also, all of our hotels had small bathrooms and very small showers – so be prepared with a good attitude and knowledge that you are there to see the sights – not soak in the tub! Staff was very nice – but unable to direct us when lost. Make sure to follow directions closely – as the addresses in Venice to not follow common logic. It might be helpful to get the exact address, as the listed address is for an area – not the specific street. Room was not great – but not bad. Not really close to anything, but nice if you want to be in a less busy area. Might stay again if I couldn't find anything in a similar price range.

The hotel is several streets from the main Rialto/tourist area so it was fairly quiet. The twin room looks nothing like the renovated double room photos although it was still clean and comfortable. The shared bathroom was never an issue as there was a room with both shower and toilet and another room with just a toilet. The staff was friendly and though not a lot of English was spoken we managed quite well. Very nice garden and breakfast areas. The hotel is conveniently located only a few streets from the Fondamente Nuove vaporetto stop. Be sure to pick up a local map upon your arrival to the city so you have a better chance of finding your way. Even with a map navigating your way through the giant labyrinth of Venice can be incredibly challenging. VERY IMPORTANT: As mentioned in previous reviews you need to locate 5295 Calle del Fumo. This is where Cannaregio intersects with Calle del Fumo and the hotel sign can been seen from there.

We were very content with the hotel, because the staff was very friendly (small familiy hotel), the rooms were clean, the small garden very nice, and we could get there easily by boat from the airport and could reach all important destinations in Venice eqsily on foot. The owner speaks German fluently as well. We will choose this hotel again.

Hotel Casa Boccassini is a fabulous place. It is in a great location--fairly quiet neighborhood, but with restaurants, shops, etc. very close; it's also close to the vaporetto lines that run to the train station and to Piazza San Marco. The garden is beautiful and a relaxing place to walk through after a long day of sightseeing, and the staff is friendly and welcoming. And it was a bargain price, too! I cannot say enough good things about Hotel Casa Boccassini. I will definitely stay there again, if I am ever able to return to Venice.

The hotel is situated in a very convenient part of Venice, within a short walk of all the main sights, but not busy or noisy. The hotel is spotlessly clean and the staff most welcoming. The room was adequate rather than luxurious but offered excellent value for money. The breakfast is sufficient and the coffee good. We would definitely recommend it to anyone on a short break in Venice.

Nous avons été agréablement surpris. Nous avions une chambre avec les toilettes sur le palier mais ceci ne nous a aucunement génés. Excellent rapport qualité prix et un accueil remarquable. A noter que l'accès le premier jour a été difficile car nous n'avions pas vu que nous pouvions arriver à deux pas de l'hôtel par le vaporetto. Nous y retournerons.

Unfortunately we had travel conflicts and were unable to make it to casa boccassini. Note to anyone who makes a reservation, be sure to cancel 72 hours in advance so you won't be charged :-(

Nous avons été très bien reçu à l'hôtel Boccassini,une seule étoile mais il n'y a rien a redire sur la propreté, c'est un hotel modeste mais abordable au niveau prix. Il est dans une petite rue au calme à deux pas du centre.Bon restaurant "Da Alvise" à 50 metres.

Noisy, musty, cramped room. Sheets not changed daily despite requests to do so. Towels like cardboard, we were glad we brought out own (and our own sleepsacks which we used here.) Only one staff member who spoke English and very difficult to communicate with other staff. A dog barked for hours outside of our window at 3am and woke us up, (we later realized that the dog belonged to the owner's). A "pretty garden" (as pictured on website--only dead in Feb) did not even come close to making up for the unpleasantness of trying to sleep here. The only positive comment I have is that the bathrooms were kept clean. Would not recommend staying at this hotel, there HAVE to be lots of better places to stay in Venice!

We had a cheep room, 50€, which was pretty small and had 2 single beds but still had a view down a quiet street. Anyway, didn't see the other rooms, but didn't need to, the garden was enough. This Italian kitch Sangri La looks even more surreal than the photo, Amazing! "...better than the biennale." Friendly staff, Fantasy garden, Frantically hard to find... of course, the true Venician experence.

A comfortable hotel and a lovely place to stay in Venice. Just beyond the crowds yet easy to reach all the sites and very near the major transport point of Fondamente Nuove. Breakfast included. Note: you need to know the street to find this place quickly: Calle del Fumo (no. 5295)

I would recommend to anyone visiting venice. Completely perfect service, along with good clean rooms and great and CLEAN bathrooms. I would easily go again. More like a 3 star than 1.

due to no traffic on the island the nights were quiet, that's a plus for a good nights rest. This family operated business was organized and conducted made guest feel welcome. Even though the mother spoke very little English her assistants was overwhelming. Her son was fluent in several languages and guests were attended to.

Leave your car in the Tronchetto parking (island on the right side, after the Ponte della Libertà bridge) or in the Piazzale Roma parking (car terminal). From the Tronchetto parking reach Piazzale Roma with the ACTV ferry-boat n. 82. Then take the line 52 or 42 and get off at Fondamente Nove. Proceed on foot along the Fondamenta and turn in Calle dei Buranelli. Proceed straight until Calle del Fumo and at the first calle on the right you will see the hotel at number 5295.

METHODS OF PAYMENT
Venere.com does not debit your credit card for your reservations. You will be asked to insert your credit card details which will be sent to the property only as a guarantee of the reservation. The bill will then have to be settled directly at the hotel. In case your chosen hotel needs a deposit, this information will be included in the "Cancellation policy" section and the deposit will have to be settled directly with the pre-selected property.
