Expected small rooms in Venice, but this was exceptionally small. Staff was accommodating when asked but not overly friendly, but this is Venice. Great location in San Marco square. Ear plugs took care of outside noise. For the money not a bad facility, but the rooms were so small that you had to walk side ways between bed and walls. Only space to open suitcase was on bed. No room safe. Did not mind walking stairs, no elevator so this may be a deterrent for some

Walls in room were covered with specks and smears, which I soon discovered were the residue of killing mosquitoes - I was bitten every night, and had trouble sleeping. My bed was changed, but the new sheets were dirty. Then my bed wasn't changed at all, and the room rate went up throughout my stay. Desk staff very nice, though, and great location. Not worth $145 Euros a night at all.

Wonderful location! Staff very pleasant and informative. Highly recommend this hotel. Bring your hiking boots if you stay in room 14 on the third floor. Long stairs to climb!

Very nice staff and a pleasant hotel in a good location. A good breakfast with yogurts, muesli, cheeses, some meat, juice and choice of coffees or tea. Easy to walk right by front door (with jet lag) as the map is helpful but not exact. My one concern is the very long and narrow stairway to the two upper rooms, I was in number 14. There are about 30 steps and some not even. There is a railing which is absolutely necessary to hold on to when descending. I am 73 and in good health but I think this could be a real problem for elderly visitors and a fall could be quite easy.

Excellent location near San Marcos. The room was not too big but very confortable, the staff very helpfull. The only negative point, but hoping it will be useful for the hotel is the breakfast which I consider is a bit poor, otherwise I am very happy with the choice done.

Two of the three "double" rooms we booked for three married couples had two single beds head to head. We were only able to change one. We were advised that we should have specified that we wanted double beds when booking. But I have never experienced this strange configuration anywhere before.

The location was very good. The room for over $200euros/night was very small but I believe typical for the area. The noise level was high but it would be hard to be in the historic district and not hear noise. We found it very hard carrying our own luggage up to our room - no bell service - unfortunately also typical for Italy! Also, air-conditioning was advertised, but they do not use A/C after a certain date despite how warm it is. If you leave windows open, it is hard to sleep being unaccustomed to street noise/pedestrian traffic, until all hours of the night. I would consider staying there again because of the good location.

View on value for money is a bit misleading as venice is a very expensive place to stay compared to similar rooms in Uk. As far as venice prices this hotel is good value for money.It is extremely clean, has friendly and helpful staff and ideally located to St Marks, so very central to all sights. It is very quiet at night and so very easy to get a good nights sleep.Very convenient to Canal and airport ferry/boat stops - which is important if you arrive late at night carrying luggage!
