The location is fantastic and the staff is very welcoming and helpful. The rooms are very small, not properly cleaned, very dusty - with occasional cockroaches. The bed is just a foldable one, very uncomfortable. It is extremely hot in the rooms, especially on the 4th floor, where the room door is right in front of the hot water boilers. Even with the fan on, it is too hot to sleep in the summer. The room service is not accurate, the towels weren't changed during three days of stay. The spaces in the rooms are extremely small, and there is no space to put anything down. There is no wifi service in the rooms and no elevator. Overall, the only good thing about it is the location - and the extreme kindness of the staff.

We didn't pay attention too much on the accomodation because on a long weekend we were interested about the city itself. However I think the high price does not reflect the quality of the hotel. Maybe these are regular prices in downtown Venice but there is a lot of competition-there should be either low rates or higher quality, tidiness, etc. There is no free WIFI what was kindof a shock (in downtown Paris every hotel offers free WIFI) but again we spent almost all day on the streets! The location is good-every major attraction is minutes walk away!

The hotel is in an excellent location and the three members of staff I spoke to were very welcoming and extremely helpful. However, the room had seen better days for sure. The bed was rather uncomfortable, the curtain rail was coming off the wall and the basin in the room didn't work and let the smell of the Venetian sewers into the room (on the third floor!). The separate, private bathroom was very compact and had a severely chipped bidet and strange sized toilet seat. Great location, extremely helpful staff, but very, very tired room.

This hotel is very well situated near ST MARCO and RIALTO . This hotel is very suitable only to sleep .... For breakfast it is self service , the coffee is only black . The last renovation is 50 years old but I was sure to find this before coming . Surprise to have to pay added taxes cash !?

The single room was at the last level, where are located some noisy plants: there was a little annoying buzzing until midnight. I chosed during the reservation to pay at the arriving with ATM (with an additional cost) but the hotel used my credit card (left ONLY for guaranty) to "try" if there was sufficient money...they have accredited the amount od one night before my arriving and then after they roll back the transaction. Unusual and scandalous!

We stayed for a day. 3 adults and 1 kid. Spacious for Venice Standard. Near to San Marco and though not on Grand Canal. It gives a typical venice experience. Breakfast is not good. Its better you have it outside. Since located centrally there should not be a problem finding a restaurant nearby.

As many of buildings in Venezia, the floor and the bed we stayed (on the 2nd floor) was tilted (not flat) a little bit. It was a very hot day but the room only had a fan. Shower was leaky. Wifi was very poor. Breakfast was not great but better than nothing. Hotel location is very hard to find. Hotel staff was not very friendly.

You can't knock this place for location - 1min from San Marco, 3-4mins from Rialto. Right in the mix of things for atmosphere, day and night. This place is basic, but you are paying for location. Breakfast is not good. Room was big, loads of space, bathroom was fine too. Only prob was that hairdryer in room was broken.

We did not have a very good stay at this hotel. There is no air conditioning and it was incredibly hot in the room so we had to keep the windows open all night, which invited in thousands of mosquitos which fed on myself, my husband and our poor little baby. The walls had visible mold and the floor was sinking in in some spots. Aside from the mosquitos were other bugs crawling around on the floor... not pleasant. I didn't sleep at all the entire night. The location is really great, it's right behind the square, and the breakfast was good. I would recommend staying in Mestre (which we did the following night), the hotels there are much cheaper and higher quality, and it's only 1 euro to take the bus into Venice.

location is good, but none detailed map was hard to find the exact location in the city of venice. room quolity is ok, but equipment of shower room was very poor, small amount of water, took 5 minute to run hot water. So, considering those points, this seems high price for this quality.

well the location of the hotel was excellent... the streets of venice are sooo confusing. The overnight staff was quite incompetent.. they gave us the wrong information regarding the waterbus times AND he didn't give us a wake up call like we asked him to do and as a result almost missed our flight. When we went downstairs to check out.. the overnight staff was sleeping. So staff is not so reliable but otherwise not a bad place to stay
