Small and cozy. Room 1 was tight for two. Location is good. View from breakfast area and quality of food was great. Staff was polite and made me feel like a king. Highly recommended especially considering the price.

We loved the location -- right on the Grand Canal and just steps from the Rialto Bridge. We met friends in Venice during our stay, and our spot made a perfect place to enjoy a glass of wine overlooking the canal! When we checked in, we were offered a discounted upgrade from our booked room (small and no view) to the canal view room. Despite the $$, we were THRILLED with the view. We could hear the boats, the people, the water...everything. Which was great until about 11 pm, then 1 am, then 3 am, then 5 am. The awesome view also means it's a busy place! The hotel is right on top of a handful of restaurants, that fully dismantled their outdoor seating (including tables) just as we were about 1 hr into our sleep for the night. The water taxi drivers went to bed quietly enough, but when they woke up to work again at 4-5 am, they didn't hold back on their racket. Breakfast: lovely setting -- there's even a live webcam of the canal and bridge framed and hung on the wall -- with a nice, typical selection. Self-service coffee, with a hot milk carafe, was readily available, and a wonderfully friendly baristo was on hand to make custom coffees. In all, this was a fantastic stay, and we would stay in our same room again if we could get a good price! P.S. note that there are MAJOR stairs, as the hotel occupies the third floor of the building. While there are few properties in Venice that do not have major stairs, if you haven't really thought about this Venitian reality AND you have mobility issues, please be extra thoughtful about the experience you expect to have. There are thousands of stairs and narrow passageways.

The hotel is very well situated but the street is not marked on any map that we had. However there was no problem finding it by following the instructions. The staff were extremely friendly, very efficient and helpful. The room was small but perfectly adequate. The shower is in the bath which is very slippery and there is no grab handle for safety. The breakfast was fine but fairly limited in choice. The 70 steps to reach the hotel from street level provide a good cardio vascular work out which was easier the more you did it. The staff helped us carry our bags up the stairs and offered to help us down.

We stayed here one short night after a cruise. This was my 4th stay in Venice, and I simply LOVED the location. For great location this is my #1 choice. On previous visits I've stayed at more expensive hotels; Molino Stuckey, Metropole and Gabrielle Sandwirth. Convenience is the name of the game here. Yes there are stairs, and quite a few, but you walk every where in Venice and perhaps this location actually saves you steps. We took an upgrade room #1 with 2 shuttered windows that open directly onto the grand canal. The room was shockingly spacious and very clean. Decor was traditional venetian, red fabric everywhere, maybe a bit tired but very clean, murano glass chandelier. Desk, armoire, 2 love seats I think it was meant to accommodate 4 or 5 (king bed, twin bed and hide a couch.) The view was in front. I thought it was a bit odd being located off the breakfast room. I was concerned there would be noise from guests at night. But it was perfect. I made the mistake of opening the windows and letting the A/C out of the room. When we returned it was quite warm. The fellow staffing the desk at night got us a fan, turned down the A/C and it was a very pleasant night. Breakfast was standard continental. Yogurt, Fruit, coffee, meat, cheese. Good enough. The wifi was actually FAST. And I took a moment to catch up on emails after the super slow connection on the ship. Would I recommend it? Absolutely.

Very nice and elegant hotel, splendid location on the Grand Canal close to the Rialto bridge. But only a few rooms and the breakfast hall have a view on the Canal. However it worths wile! Not good for very old people because of the long steep stairs.

The photos hardly do it justice. The enormously high staircase should be mentioned for those who must consider such things. The view of the Grand Canal is nothing less than awesome and can be enjoyed from the breakfast room if your room doesn't have the view. For 140 Euro (March 18) it's a superb bargain!

We stayed here over the weekend in November 2008, during our 5 week European vacation, and were quite disapointed. Our room was gloomy and shabby, and the staff disinterested and and unwelcoming. Fortunately we were only there 3 nights, and didn't spend a lot of time in the hotel, so this was no big deal. Of perhaps greater concern was that the hot water seemed to run out every evening, so those that like a bath or shower after a day's sightseeing might be well advised to look elsewhere. I'd also suggest avoiding the restaurant in front of the hotel, as their prices are far higher than their standards of food and service.

I was really excited to stay here but the room ended up being alot smaller then the picture on the site makes it seem. The bed was really old and uncomfortable. This was one of our most expensive hotels of our 6 week stay in europe and it was a big disappointment. We had booked for 8 nights and only stayed 5 nights

The hotel is wonderfully located. It doesn't look great from the outside, but it is on the inside. The personnel is very friendly, breakfast good, rooms very nice and clean. At our arrival we were greeted with orange juice, which was nice, since it takes 69 stairs to get to the reception desk (no elevator - which is the only bad thing about the hotel). It was also really quiet in the area at night. Overall a great bargain!

The twin room for my large teenage children was a bit small but the double for me and partner was fine. The choice of food at the breakfast buffet was good. We knew about the stairs from the website - no problem at all, even for a middle-aged Mum. The elevation of the hotel makes for better views - you can see the top of the campanile in Saint Mark's square from the dining room. We stayed for 5 nights and really enjoyed it. Definitely would go back.

The Hotel is just few feet from the Rialto Bridge in Venice so it's right in the middle of everything. The only down side is that you will need to climb approximately 70 steps to get to the reception area of the hotel and your room.

i would just like to say that althought this is a wonderful hotel in an absolutely expectional location PLEASE be aware that you must cross the rialto bridge with any luggage you bring with you. also there are 6 flights of marble stairs up to the rooms so if you have a big suitcase you must leave it downstarins in the storage as they have no lift. this is a very small hotel and not good for children as the walls are VERY VERY thin.

Situated in the perfect location, this is a top hotel, albeit a bit high up! After conquering the flights of stairs you're greeted by very friendly staff. The rooms are beautifully decorated, very clean, comfortable, and come with a minibar and complimentary tea/coffee/biscuits etc. Two of the rooms have a view over the Grand Canal and Rialto Bridge, but the hotel's live webcam ensures other guests can enjoy the same view on their televisions. Highly recommended.

Neither website nor reservation mentioned that there were 4 tall flights of stairs to get into hotel. Staff was extremely resistant to helping get luggage up or down stairs. We had to pay them to get luggage into the room. Room was extremely small even by European standards.Hotel directions suggested taking the water taxi from the airport. However, no mention that we would have to carry our luggage over the Rialto Bridge if we did so.

We enjoyed the hotel immensely. It had an air of surprise, from the doorway on a small street off the Grand Canal, to the 70 steps up and the breakfast room looking out over the Grand Canal. The rooms are very red, very Venetian with new bathrooms. The staff were most friendly and helpful and the free internet service was great.

There are 70 stairs to negotiate to get up to this top floor hotel and no lift. Although it didn't bother me too much, elderly or infirm would have to give it a miss. I think this should be addressed in the description of this hotel. Apart from that, it is wonderfully situated, very central and good value for money.

I travelled with my husband and my parents. I would not have booked the hotel, if I had known that you have to climb about 90 very high steps with all your luggage to get to the lobby, which for elder people is really exhausting. Anyway, apart from that and if you are sportive you will really enjoy the hotel and the location. Especially the service lady at breakfast is very charming! Thanks!

Definately a room with a view in a great location on the Grand Canal. However the airconditioning did not work correctly during our stay and with windows open the noise and mosquitoes spoilt our stay. The hotel discription should mention the 70 stairs to be climbed every time a guest returns to the hotel.A porter to help with the bags would have been good.
