The location of this hotel is perfect. It is right behind the Piazza San Marco and a easy walk to the Ponte di Rialto. The desk staff was very friendly helping us with directions to several places. This is not a fancy hotel. It is a quiet, clean and a real taste of Venice.

When we arrived , they did not have a room in the main hotel. They escorted us to a side court yard apartment with 3 bedrooms. Although we only had 1 bathroom, the apartment and separate courtyard entry was very spacious and quiet. We were only a 50meter corridor away from San Marco Square. Breakfast was fine but of a lesser quality than other 3 star hotels. Our son accidentally broke the key in the exterior entry door to the apartment buidling, the hotel staff was very understanding and helpful in remedying the problem. Hotel has great access to San Marco square and vaporetto stations on the Grand canal. I never saw the actual hotel rooms of the main buidling and cannot comment on their size or furnishings. Overall good location, clean rooms, friendly staff.

Dirty walls, strange odor. We had to ask for towels and they said they didn't have any left. My brother found some on his own in a linen closet.

One of the 4 reserved rooms was not available, we had to wait 30 minutes till the hotel found a room for the first night in an other building, 5 minutes from the other people of our family. Dispite of our several request the air condition did not work during 3 days in our room so it was very hot. Advantage of the hotel: very well located.

The room on the photo on your website seemed to be very spacious. actually 2 persons couldn't be inside the room at the same time, despite one was sitting on the bed!!! and you could take a shower sitting on the toilett! The receptionist was very friendly and we could have a more spacious room for the second night. I know that the location of the hotel has a higher price, but all in all the price was very high!!

Unfortunately there were apparently not enough rooms in the Tre Rose, so we were taken across the Calle to the San Marco, and were booked in immediately. Actually we liked the San Marco better: The public rooms were larger and better appointed, and the rooms were extremely quiet. My room was on a large interior courtyard and I heard no sound from the street. The only sounds were the midnight and seven in the morning bell from the Campanile. My companions and I loved the location, literally 20 meters from the Piazza and I've never had such a quiet room, no matter what quarter of Venice

I was most dissapointed with this hotel the only good thing was the location,the whole place needs a face lift,the carpets where full of stains,curtains were shabby,the breakfast very limited with pots and cutlery looking like they have never seen a dishwasher,the rooms were small which was ok as most are in venice but the cleanliness was not acceptable,our main problem was no hot water which wasnt on for 24 hours so we were transfered to another hotel thank god,but there was confusion on departure as the ammbassador had wanted payment for the nights we did not stay and the second hotel also required payment so we were expected to pay twice , the ammbassadors staff were shedding no light on our situation very poor organization.

Great location, decent room, not very accommodating bathroom, no hot water the first night and following day and staff was not very comforting about when it would be fixed. the lobby was flooded in the mornings which is understandable given its location but once again, the staff was not helpful or comforting about the situation and neglected to mention that they could provide us with galloshes. not the cleanest room and bathroom, odd smokey smell in the bathroom the whole stay, not very useful air conditioner.

What a great place. it was in this absolutely cute area of venice located just down the street from the best gelato store in venice. we stayed in a quadruple room which was an apartment in the piazza behind the hotel. fabulous. people were friendly and very helpful.

The clerks were not nice at receiving us. The initial room given to us had a very dirty and malodorous bathroom. There were other guests that I overheard complaining about the same things. After one night of staying in the room we complained and another room was given to us. Would never stay at this hotel again. Not worth the price.

We booked this hotel for two nights, at the period of Chistmas eve. The location is great, at a few meters of Saint Marc ; but the rooms are extremely small, and would need a bit of maintenance : moisture on the paper wall, and no possibility to set-up the heating devices : or you cannot sleep because of the heat, or you freeze leaving the windows open ; the employees recognized they had no control on this... For an hotel claiming 3* and a rate of over 160 euros per night, it's not admissible to have no remote system to control temperature in winter... I understand that Venice, which is a lovely city that I know quite well is quite expensive, but it has to increase the level of service for the rates it takes...

While its great location is a chief draw, we couldn't believe the Liliputian size of the rooms -- my bf could stretch out his arms and touch the walls on either side! I'm not sure if this is representative of middle-class Venetian rooms since this is the first time I was staying on the islands, but it was truly surprising and we had to take pictures to show disbelievers at home.

The rooms were very small and dingy. The hotel was very central but I was very dissapointed in the hotel. The web pages made it look very grand, but in reality it was tatty and had an unpleasant smell. On the second night our room had severe water penetration and we were moved to another hotel. The original offer was to give us 25% discount on the room, eventually it was agreed between us and an invisible manager (everything was done by phone via a pleasantish receptionaist) that the room would have no charge. A very dissapointing stay in comparrison with wonderful times in a nearby hotel

HORRIBLE! I can't say enough bad things about the hotel. The rooms are smelly, unkept, and tiny. And the bathrooms! Yuck! The staff depending are unhelpful. No real choice for breakfast even though it's a buffet. Beware of the "free" excursion to Murano Glass Factory. It's just a cover to lure you there in the hopes you will buy some overpriced glass. The Gondola ride they offer is more expensive than if you would go to any gondolier and get one. Another ripoff. Defintely overpriced (very!) for the quality and service! You come out of there feeling as though you were taken advantage of! NEVER EVER AGAIN!!!!!!!

The only difference from what we thought would be in the room and what was there, was with the bathroom. It said there was a bathtub and shower and there was no bathtub. But aside form that it was a great place to stay. Minimal accomodations, but the location was great. So close to San Marco that you would expect to pay more. Church bells on Sunday AM are very loud, but it ensures that you will wake up early to see evrything Venice has to offer.

Excellent position. We booked the "Venice in Love" package but received none of the special extras. The room was cold and the heater was too noisey to use and sleep at the same time. The recommended restaurant (with 10% discount) was one of the most expensive I have ever eaten at (very good but over priced ).

We were rather dissapointed. We had booked the Venice in love offer advertised and received none of the extras. The double superior room didn't seem particuarly superior.The breakfast in room service offered on the internet was not offered to us in the hotel infact we had to go to another hotel to get breakfast as apparently the chef was sick. We also received no paper in the room, no tour vouchers, no champagne in the room and no gift for the lady and wonder if the staff at the hotel had been informed of what was advertised on the internet offer

LOCATION, LOCATION, LOCATION. The hotel is about half a block from San Marco square - excellent location. However, when the tide was up, the hotel lobby was under 4 inches of water. The staff never told us the waster was going to go that high - they should have alerted us so we could have prepared (like leave earlier).

I suppose for the price the room was ok but we would not stay there again. In fairness we were in Venice during the worst flooding in 4 years. There were no accommodations for visitors to go out in the floods, you could not even buy boots. the power and phone were out in our room due to the flooding. we could have breakfast if we went down to the lobby and carried the tray back up the stairs (elevator was out due to flooding) so our bad experience was not just of this hotel but our entire stay in Venice. Staff was busy dealing with the flood so we don't know if they would have been helpful any other time, they could not tell us where to buy the disposable boots, which would have been helpful.

Hotel is located on Calle De Fabbri, a very short walk from Piazzo San Marco, excellent location. Also, a short 10 min. walk from Rialto Bridge. Best way from airport is via the Water Bus ($10 USD) to San Marco, a 1 hour ride. The room, for 3 adults was quite small and there was not much room after opening luggage, however, we expected this to some degree. There not much room to spare. The breakfast was more than we expected, juice, coffee, croissants, rolls, and cereals. The staff was knowledgeable and helpful anytime we asked for assistance or directions. There was some noise due to construction in the rear of the building (across the courtyard), but that is a temporary condition. Overall, for the price, it was a pleasant stay and I would recommend it if you don't need large quarters.

A very nice hotel with friendly staff who all spoke excellent English. Only a few seconds walk from St Marks Square, this hotel is very central for all the main sights in Venice - you could not ask for a better location. The breakfast is rather basic but adequate. Rooms are quite small but clean and well decorated with good air cinditioning and mini bar. My room also had a small balcony which was nice. The prices are good value for such a central location and I would be happy to stay at this hotel again. The hotel's listed address is rather vague - it does not give the correct street name and only lists the general area.

The room I booked was superior double/twin for $175. The room was the size of a postage stamp - as was the bathroom. We asked to be changed immediately - which management did - thankfully! We were to stay three nights and we left after one. This was my 4th time in Venice so I do know how it has changed - pricewise - but this place - at least the first room - was awful!

By train From Venice railway station or Piazzale Roma (car terminal) you can catch the vaporetto no. 82 which will take you to San Marco stop in around 20 minutes.
