Excellent location, close to the train station. The furniture and fittings are dated but still servicable. Very thin walls and noisy neighbours resulted in interrupted sleep both nights of our stay. Breakfast was adequate and the diningroom setting is great.

The hotel reception works - mostly - as a public office - not as a servicecenter for the costumers. It is a minus that the hotel restaurant is only open for breakfast.

The hotel room was very old and dark. The bathroom was old as well. defenitely not a 3 star. However the lobby and the restaurant were quite lovely.

Pros: - good customer service from the breakfast service staff - good breakfast - accessible location Cons: - poor customer service, especially from the frontdesk staff - small, dark, unclean rooms with thin walls - location far from the major tourist sites - wi-fi is slow and frequently gets cut off - poor value for money

Very good location close to ferry and gondolla points and shopping area. Also the train station and car parks are nearby. Hotel rooms are well furnished and with comfortable beds. The view of canals and bridges from our 2 rooms were fantastic. Breakfast was good with quite a good selection of food. Our only inconvenience was the only one small lift (4' X 4') that seemed to be inadequate to cater for busy times, e.g breakfast. Overall we had an enjoyable stay at the hotel and would certainly stay there again during our next visit.

Perfect location. Good breakfast, better than most 3 star hotels in Venice. Good value for money in winther season, slightly overrated in high season.

Great location, and comfortable hotel right on the Grand Canal. Only a short walk from the bus and railway stations. Fairly expensive but that is Venice! Have stayed before and would stay again.

A very good budget hotel, very clean and helpful staff, close to the main station and easy to find. Breakfast was great, just what you need to start a sightseeing day. Highly recommend this hotel.

Arriving by train, the direction given on the web suite are excellent - leave train station, turn left, walk 200 meters, hotel is on the right (and overlooks the Grand Canal). The staff was very helpful, made us feel welcome, and provided tips and suggestions for things to see and do while we were in Venice. With its convenient location to the Grand Canal and train station, exploring Venice is very easy whether by foot, gondola, water taxi, or the vaporetto (water bus). Buying a 12- to 72-hour Actv Tourist Travel Card from any vaporetto ticket booth certainly is the best recommendation for getting around and the hotel staff can providfe instructions if needed. Very good marks for quietness and cleanliness of the hotel facilities, especially appreciated was the water kettle in each room where I could make a cup of coffee). The hotel also serves breakfast - and it was the best breakfast served in any of the hotels we stayed over the 2 week trip. Eating a hearty breakfast of bacon, eggs, toast, and fruit sitting on the terrace overlooking the boat traffic on the Grand Canal - a great way to start the day!
