The hotel is located down the hill where Tivoli is built, along the via Tiburtina, a few kilometers from Roma. This is the typical neighborhood of a big city suburb: crowdy place, heavy traffic, ugly warehouses... However, the Tivoli hotel, in conjunction with the neighboring Grand Hotel Duca d'Este, succeeds to form a peaceful area, with a nice view from the rooms located on the backside of the building. This is rather convenient for visiting Villa Adriana and Villa d'Este, a few kilometers away.

The Tivoli Hotel was really great. Large, clean room and bathroom, very helpful staff. We wanted to be within a reasonable drive to the FCO airport for a flight (1 1/4 hrs), but be able to do a short visit to sites we had not been to. Went to Villa Adriana, then on to Villa d'Este, then back to our spacious room where we could spread out and repack for the flight. Perfect last night in Italy. Only one issue: there was no visible sign from the direction our GPS brought us. We went about a mile too far and saw it when we turned around.

This must have been close to our ideal hotel stay: wonderful staff, excellent food (dinner and breakfast), and first-class facilities - even if the swimming pool and exercise facilities were closed for the summer. All not at the Hotel Tivoli, but at the Grand Hotel Duca D'Este next door, which picked up our reservation because a decision had been taken to close the Tivoli during the summer season. So this is a review of the Tivoli's sister hotel, rather than of the Tivoli. But if the Tivoli is anything like the Duca D;Este, it must be very good.

Unfortunatly, the accomodation did not meet our expectations. Although, rated as 3 star, I think it was 1 star in service and overall accomodation. We had only booked one night, but were intending to lengthen our stay, but there was no way we could suffer another night. The worst stay in 10 weeks accomodation in Italy.

We had some trouble finding the hotel, but our stay was OK. The manager was really nice and also gave us a great tip about a restaurant nearby. In the morning, in the other hand, the receptionist woke us 2 hours prior check out with no aparent reason. Is you´re lookin to a place to stay and visit Villa Adriana, is a little far.

This hotel was clean and comfortable. We used the hotel as a base to visit the Villa d'Este, Villa Adriana and Villa Gregoriana. We are good walkers but you do need a car to get to Tivoli. We also used the local bus which goes to Tivoli from a bus stop near the hotel.

Internet access is COSTLY and in another hotel next door. Breakfast is NOT recommendable - it is only coffee and cake. Don't expect smiles and good service from the staff.

The hotel and grounds overall were pretty good! The establishment is very clean and well maintained, but the shower cabin doors are not wide enough for anyone overweight. However this hotel is located in the middle of what can only be called a 'slum'. We only took a very short walk from the hotel towards the adjoining super market and felt very uncomfortable with the surroundings and the people hanging around. Without a car, reaching points of interest would be very difficult.

Around the Hotel there are few restaurants, but we can advise the tratorilla Tommaso pizzeria at 244 Via Tiburtina Tivoli Terme. The restaurant is very simple but the food is excellent. At the Hotel You did that breakfast was hearty and good. Tivoli is a spa. The last day we were inconvenienced by a strong smell of sulfur in the room and especially on the outside.

The hotel is on the major street in Bagno di Tivoli and has a lot of street noise. The staff was barely able to come up with a map or directions, nor did they seem to care. Whenever they didn't have an answer they suggested we was over to their "sister" hotel the Gran Hotel Duca del Este which seemed to be better equipped for tourism

Close to Rome, but not so expensive hotel; room and bathroom are nice and clean. No difference between web page and actual property. Good if you go by car. Entrance hall could be improved.
