The bar and the ample terrace offer lovely views over the green Monteluco, the ancient San Pietro church and the renowned Ponte delle Torri. The restaurant opens on request for lunch and dinner for groups of minimum 20 persons. However the hotel has convenient agreements with local restaurants and pizzerias.

The room was really small with no space for the luggage. Breakfast was simple but fine. The position was excellent, next to the city centre, 5 min. walking.

The owner "Roberto" is worth the price of admission! Truly a memorable character! We were a party of five; two mature married couples and an older woman. My wife and I stayed in Montepulciano several years ago and it is one of our favorite hill towns. The hotel was ideally located to explore the town. Parking was available on site. Very nice property.

The welcome was very friendly - we brought a race bike with us and could take it to the rooms without any problems. According to the brochure, pets are welcome as well. Because the bicycle race started very early, breakfast was offered even earlier than listed. Any requests and questions very responded in an extremely positive way. Thankyou!

Friendly staff,however hotel too close to main road ,trafic all night making sleep imposible;there was no hot water during weekdays only for weekend did they turn it on.Overall good value for money for a short stay.

Easy to find from website directions taking second highway exit at garage except hotel name not on front door/wall and remember street in front is one way so had to ask directions as to how to approach it. Parking is ample at back of property and was directly outside our ground floor room. Close to town entrance gate and walk up hill to main attractions. Basic bedroom but area to sit outside and big bath and huge bathroom-unusual!

Excellent place to stay when travelling by car with ample parking, easy access from the main highway, Hotel was all on one level and it was nice not having to climb stairs with luggage, excellent location a very short walk to the City gate and to the historic Ponte del Torri, stayed only one night but would like to have stayed longer.

Totally acceptable hotel. Only problem was we arrived at 2pm when the hotel was closed, luckily a young guy who I guess was the son of a member of staff happened to come along so we could leave our bags inside and check in later. We took 2 rooms as I was travelling with my mother

Albergo pulito, colazione non continentale ma a buffet e abbondante, molto comodo per chi raggiunge Spoleto in macchina sia per la posizione sia per la possibilità di avere il parcheggio gratuito. Zona molto tranquilla nella parte bassa della città, a 10 minuti a piedi dal duomo.

Stanza e bagno non puliti in modo adeguato, pernottamento in una quadrupla nonostante fossimo solo in 2. Assolutamente privo di comforts. Ottima l'opportunità di utilizzare il parcheggio interno. Personale gentile. Colazione accettabile.

Large (and comfortable)but very basic room - if you don't want anything fancy this is for you. Just outside the city walls, free parking and very easy access to the Autostrada which makes it an ideal base for touring.

Excellent value. The location is south of downtown, and the walk there is short and enjoyable. The rooms and bathrooms were a little disgusting, but for the price, we cannot complain.

It felt as if we were staying in a student hostel rather than a hotel. However the hotel was clean and in a good situation for visiting the old town. Rooms noisy - student activity overhead. Basic and value for money, but would not stay more than 2 nights max.

The map on the Internet page did not provide adequate instruction on how to locate the hotel. It might be nice to suggest that you can take a city bus from the Train Station to the hotel, which is on the other side of Spoleto. Otherwise, once we arrived at the hotel, the rooms and all of the services were superb, the staff was courteous and the caffe was meraviglioso.

A pleasant hotel staffed by the hotel & catering students of the adjacent college. There is a busy road front and back which is hard to block out if you want any fresh air in your room, and bright street lights to contend with if you have a room at the front. It's outside the walls and a bit of an uphill hike to get to the main piazzas but doesn't take more than 10-15 minutes. Note that the hotel is on the opposite side of the town to the hotel, and the bus is extremely circuitous - get a taxi!

There were very few guests in the hotel so the facilities tended to be behing locked doors. We never actually found the bar open - but didn't really mind.

Very charming and comfortable the room was spacious and simply decorated it was not busy during our stay so I imagine the noise levels would be higher during a high occupancy I loved the location overall almost generic but very personal and private I would stay more nights than one

We enjoyed a very pleasant stay in this very comfortable hotel. The location was excellent and conveyed a wonderful sense of the "great outdoors". Staff were friendly, and all in all the hotel and the bedroom offered tremendous value for money. Strongley recommended.

Un'ottima sistemazione, particolarmente per chi arriva con l'auto. Il centro storico è comunque a pochi minuti a piedi. Camere molto spaziose, ma dall'arredamento spartano. Prima colazione ridotta all'essenziale. Particolarmente apprezzabile l'accoglienza per gli handicappati. Nell'insieme un indirizzo raccomandabile, soprattutto tenendo conto del prezzo.

This hotel was so nice! It was literally the cheapest and the nicest hotel that I have stayed at in Europe. It was completely modernized which is not normal for cheaper hotels. The view was incredible! It is not in the center of town but Spoleto is tiny so your about a 5-10 minute walk from the center. If I ever go back to Spoleto im definately staying there again. Highly recommended!

The San Carlo Borromeo was clean, spacious and close to the southern end of Spoletto. It had a spacious enclosed parking lot (unusual for Italian motels). It was close to the city walls and very convenient. Some of the staff spoke English, but it would be better to try Italian. All were pleasant and tried to be as helpful as possible. It compares favorably with several 2 star hotels I've stayed at in France.

By carFrom Rome on A1 highway, take the exit Orte, following the indications to Terni and then to Spoleto on E45. At the 1st Spoleto exit, turn left reaching the API petrol station, close to the hotel entrance.
From Florence on A1 highway, take the exit Val di Chiana in direction of Perugia and then Spoleto on E45. At the 2nd Spoleto exit, turn right reaching the API petrol station, close to the hotel entrance.
