A quite good hotel. Clean room. Staff doesn't smile too much but is very competent. Surrounding are a bit frightening but seems quite. A little far from point of interrest but near the main train station. I don't regret my choice regarding the pricing (70€ for a basic single room).

About a 30 minutes walk to Termini Station; tram to TS (two stops) lies in 400 metres from the hotel, no bus lines near; area arround full of graffiti and students, VSLM lies as a old-fashioned styled and dusty hotel in between; full breakfast buffet with good cappuccino, warm croissants, muesli, panini, cheese, ham, salami, marmelade, honey. Room was daily made: new towels, wastebin emptied, bed made. Hotel is locked up at midnight, you have to ring a bell to come in. Talking in italian and english.

Main breakfast room small & noisy (but a smaller one in the back, with a view of an inner courtyard is excellent & often available -- too many guest-folk presume they may not use it). Staff mostly polite (attitude within bounds), but no deep Internet competence. Wifi connection not encrypted. Overall hotel quite good & clean, with even a tint of luxuriousness, especially considering the somewhat "proletarian" area it's in. Excellent connection by bus (no. 3, stops 100 meters away) to downtown & subway at Colosseum. Big food supermarket right next door (Canad); though it closes around 8pm. Hotel itself gets rather noisy by around 8 in the morning. Outside noises are few: quiet street & well sound-proofed windows. I do recommend this hotel, and do recommend that the hotel itself improve just a couple more things and become completely amazing.

I found the room very spacious and nice. Personell was friendly and collaborative. Hotel surroundings are good with supermarkets bar and restaurants.The location of the Hotel is not far from the Termini Station in Rome so that it is possible to reach every place you want to go!

Albergo carino e caratteristico, vicino ad una piccolissima libreria che vende libri di psicologia. Il quartiere è popolare ma tranquillo. Attraversata la strada che porta alla ferrovia in direzione colosseo si passa per un quartiere borghese bello e altrettanto silenzioso. Buona la colazione, servizio preciso. La camera è in stile "coloniale-impero barocco" :-), molto calda. Non siamo riusciti ad abbassare la temperatura, quindi visto che era inverno (capodanno) il rientro in camera era magnifico, un pò meno quando si partiva la mattina. Il vero valore aggiunto dell'albergo è il portiere che abbiamo conosciuto, Roberto, decisamente simpatico e molto gentile

Pleasant hotel in a slightly scruffy (but non-threatening) part of Rome. Good choice of restaurants within walking distance on Via Tiburtina. If travelling from Termini station, take metro to Manzoni, then tram/bus 3 (changing trams at Porta Maggiore, as recommended by some travellers, is fraught with bewilderment and frustration if tram 3 is actually operating as a bus).

My husband, teenage son and I loved this hotel! It has a beautiful, shady patio in front of the main entrance and we had a very large and lovely triple with private bath, air conditioning, and our own huge patio/balcony. Free parking is also available right in front of the hotel. The breakfast buffet was very ample and everyone we dealt with more than helpful. Particularly gracious was the young man behind the front desk. I think his name was PierAntonio. He was very charming, never impatient with all of our questions, and gave us great advice about restaurants and how to navigate around Rome. With his help, we were able to take buses to all of the places we wished to visit. The only downside with this hotel was that the neighborhood was not very centrally located and not the most clean or attractive. However, this was more than made up for by the excellent price for our very spacious and elegant room and the number of great little places to eat within walking distance. Bravo Villa San Lorenzo Maria!

The shower in the room was very, very small. You could not close the door of the shower and the water is running throught the bathroom. The staff were very kindly and help us to find a good way to the sigts of Rome.It is no problem to come into the centre. To Bus/Tram station it´s about 100m from the Hotel.The one-day-tickets are very cheap. In the surrounding of the Hotel are many Restaurants and Pizzeria´s, because it´s the students quarter. But look at the prices... The parking is free. But we had to park at the street ante the hotel.At the Hotel it was amazingly quiet. The surrounding of the hotel is rather derelict. Breakfast was good. Coffee and rolls, milk, tea, some juices,cheese, sausage, marmelade, croissant. We recommend this hotel, but only for a short trip.

The area is not the nicest but the hotel is very nice and clean. The breakfast was good for a european breakfast. I think it would be good for anyone wanting to stay somewhere nice in Rome for a good price. Easy to get to main areas in the day by train or bus. About 10euros for a cab from the main train station. Would not recommend walking at night by yourself but otherwise i was very happy with my stay and would stay again if visiting Rome.

This is a very nice hotel and we found it convenient in terms of surroundings to go out for dinner and to take a bus to the historic center - once we found about the Porta Maggiore. When we arrived at Termini station, taxi drivers would not take us to the hotel because it was "too close" and said that we should walk, but it was too long with our luggage and the hotel was hard to find. In any case, it is closer by the other side of the station, to Porta Maggiore - a plan should be included in the website because the street is so small that its name does not appear on most maps. Apart from that, all was fine - excellent breakfast and comfort. Room was very small but this seems the rule in Rome. Cold welcome at the desk also - unlike all other hotels we went to during our trip in Italy.

Villa San Lorenzo is a charming small hotel with a lovely garden. The staff all speak adequate English. This is the most pleasant and friendly small hotel in Rome that I have experienced. I loved waking up in the morning to hear birdsong, in the heart of a big city. Its only shortcoming is the distance to the archaeological sites that I wanted to see. In my other four trips I was able to walk everywhere.

The hotel and room were lovely,I had a room by the inner courtyard, which was loveley, the room was small but very nice!! the courtyard was also charming, the location central.Unfortunately the rooms were not well isolated and u could hear a needle drop which woke u up as soon as breakfast was being prepared around 7am.Also unfortunately the reservation felt like a security guard who lost his ability to smile.But then again the Romans are rude.Other than that the hotel was worth the money

Our stay at villa san lorenzo maria was lovely from when we checked in to when we checked out.the staff were friendly and helpful. our room was a pleasant surprise, spacious & beautifully decorated . we found the area easy to walk around & enjoyable, with an eclectic feel. interesting little shops & restaurants/bars. we were able to get buses & trams around town from there & then enjoy returning to the hotel to relax before venturing out again for the evening. we would definitely stay again & have already recommended it to friends & family.

This is a very nice place with the appearance of a luxury hotel. Its location is a major drawback. From central Rome, accessible by metro then bus, and a bus 1 block from the hotel takes you next to the Coliseum. Located in a university area, there was not much in terms of restaurants in close proximity except for those that caters to the younger, bohemian crowd. Staff were helpful although not overtly friendly. The breakfast is good but the dining area is small resulting in a very stressful environment as people squeezed by one another. Internet service is free if you have your own laptop, otherwise no access.

The hotel premises were classical: from furniture to staff uniforms. The hotel was a bit difficult to find at first but eventually the public transportation turned out to be good. For some reason the staff members had great difficulties smiling - instead they just twisted their faces in somewhat similar fashion... The receptionists were also a bit indifferent. The overall quality of the hotel and service was good.

Good to get out of Rome Centre and plenty of trams, buses and metro to get you in and out. Excellent Pizzeria just up the road called Pinsa & Buoi. Previous negative reviews posted mostly refer to not knowing it was too far from the sites of Rome! It is not if use public transport and we didi not use the expensive taxis once! Recommended to saty at this hotel if you want some piece and quiet after a hectic day in the centre!

Ottimo hotel anche in relazione al prezzo. Le foto però traggono leggermente in inganno in quanto senbra trattarsi di una antica dimora immersa in un enorme e spazioso parco. Non è così. La via di accesso è piuttosto angusta, e i dintorni non molto brillanti, ma stanze e servizi sono ottimi.

You are completely on your own at this property. No one really helps you with directions and, when they do, they are wrong. No one is very friendly. My room was super small (single room), but still it was depressing. The hotel is south east of the railway station and not convenient to much of anything.

Room was nicely decorated but very small and there was a giant ugly stain on the wall and wallpaper was pealing - what is the point of having a nicely decorated room? Only one small light bulb in the bathroom was working so it was very dark. There was a towel warmer but it didn't work either. Maids did not replace soaps each day so had to struggle to make tiny bars of soap last for two days. On day of departure, I had to catch a 5:52 a.m. train to the airport. I spoke with the desk attendant the day before and he promised to schedule a taxi for the morning but he never did so I almost missed my train.

The room was fine although small, but we expected that in Rome. The shower flooded the bathroom and part of the room but we forget to tell the people at reception. The trattoria in the area which was recommended by the clerk was very good. The only reason I wouldn't return to this hotel is the neighborhood which isn't fantastic.

My single room was incomparably less "magic" than the double rooms on the photographs (also on the ground floor). I would certainly come back, but taking a double room for single use. The advantages of the location are indubitable as well as the overall quality/price relationship (for Rome). Nice breakfast in the small garden. Public rooms very small.

Our stay at villa san lorenzo was so pleasant we booked a room there again for the night of our return home. the rooms where very clean, with many towels, covers and pillows available. the staff was very accomadating. some other guests have commmented about the graffiti in the area however my family and i always felt safe while walking around. sometimes it was quite pleasant to get away from all the tourist spots and eat at a local resto. we would definitely return here again.

We did enjoy our stay, the breakfast buffet was very nice and the staff friendly to children. The only drawback it that the photographs show a very pretty place and the immediate space in front of the hotel is fine, ...unfortunately, just outside the hotel looks like a war zone and is surrounded by lots and lots of graffiti. Hotel is on next to the main bus routes which made it very convenient.

Richiamati per ben due volte dal personale dell'albergo con esito scarso se non nullo. Hotel cancelled the booking less than 48 hours prior to arrival. Blamed cancellation on Venere who in turn blamed it on the Hotel. Poor communication between Venere, the Hotel and the Customer when trying to sort out issue resulted in the customer having to pay additional taxi fares upon arrival

Located just off most city maps. Neighborhood not great, but not dangerous as stated by some other reviewers. Inconvenient to public transport, even to nearby Termini station. Makes it less appealing than other budget hotels in the neigborhood. When we arrived for the first time (at night, from Termini station, with bags) the taxi driver tried to scam us, pretending his meter was on when it was not and refusing to stop to put it on, and he drove us around unnecessarily and tried to charge us twice as much as the ride was worth. That was unpleasant, though not the hotel's fault, but related to the location of the facility, I believe.

Beutiful surroundings and decor with gorgeous marble floors everywhere. Bathroom, however was very small and if you were a large person you might have difficulties using the shower. Very quiet and we slept really well. Good public transport links, but be prepared to walk as well. We had an excellent time in Rome and would go back to this hotel.

We enjoyed our stay at the Villa San Lorenzo Maria in Roma very much. Our room even had a little balcony with table and chairs! It was clean and spacious. We enjoyed the breakfast every day which was surprisingly generous by American standards. There were charming outdoor places to sit outdoors on the hotel grounds. The only drawback was its distance from the Termini Stazione. After the first day we walked back and forth to the station each day with no difficulty. The restaurant associated with the hotel was bright and attractive with a modestly priced menu. We would go back again to the Villa San Lorenzo Maria.

I had read previous reviews, which made me a little street aware, as i knew it was close to the termini approx 25mins when you know the route, but again we stayed out all day as it is too far to return to go back out again at night, and would not recommend walking down the back of the termini after a certain hr, 10.00 always walked down the front, but was always aware of surroundings, once in the university district did not feel threatened which is at the end of the termini, although a lot of graffitti around, it would have been helpful if like the hotel laurentia,there were more signs to direct you,at the end we went to the hotel laurentia for directions. if you arrive by taxi then this is not a problem, if you travel by bus i.e. ryanair this takes you to the termini,and approx 25mins walk, hotel was lovely,clean and exactly as advertised, but only continental breakfast, but always refilled.. lovely surroundings, someone described it as an oasis, in the middle of hell, it wasn't quite that bad, only the grafitti made it seem worse, but every one in that district made you feel welcome. there is a tram very close by and this would take you to the collesum,going to travastere and to go to the vatican get the tram on the opposite side going left and stay on till the end, it is only 1 euro and tickets can be purchase in the bar or newspaper kiosk but the hotel will tell you this.. all in all a very enjoyable stay a pity the hotel is where it is, otherwise it would be a little goldmine.

It was a lovely spot and ideal for someone who needed to do business at the university. It is quiet and has a nice garden in front and a central patio. It is a bit far from the centro storico however, and buses are not all that frequent, although they do run until very late and very early. I am a walker so it was not a problem for me, and similarly would nopt be a problem for someone with a car as they also have spaces for parking. It is about a 10 to 15 minute walk from the stazione termini

The only negative remark I would make concerns the location of the hotel. It is situated behind the Termini station and as often for stations, the neighbourhood is not always safe and secure.

We had a lovley stay, staff & hotel were very good. a little out of rome centre but nice and quiet. the tram was just at the end of the street which connected with all routes. we will have to return.

This is a very nice property. Beautiful building, with internal courtyard, and another at the entrance. The rooms were small but confortable. Very comfortable bed, and powerful A/C which is important. Housekeeping was very good. Breakfast was the usual European breakfast you find in most places. Only bad thing about this hotel is location. There's a very convenient tram less than a block away, but it's takes time to get to the various parts of the city. If you like to return to your hotel, prior to dinner, to bath and dress for the evening, then you lose time in making the transit back to the hotel, then back to the city centre again. That's the only fault. But Rome is such a big city anyway, that I'm not sure how much advantage there is in staying in other places. Once you get used to the tram and metro system, it's quite convenient. Otherwise, this is a very nice hotel, and great value for the money. I enjoyed my stay there.

Good quality hotel located in University Area with good tram link (nr 3) to central Rome (Collisium). As outside central area local restaurants better value.

Although the area around the hotel is not particularly nice, being situated close to the main train station, I could find very little at fault with the hotel itself. The room was nice but the bathroom very small.

The actual property is very nice, but getting there isn't so easy. It's on a tiny street that was extremely difficult to find on foot. The tram that runs by can be very crowded, and it's a long ride to the centro storico. Our room was lovely, though, very quiet with a large bathroom and a tiny balcony.

Not centrally located and no metro stop near by which is a real pain, tram service which runs close to the hotel is not that regular and often crammed,the hotel is fine however is situated in a very 'dodgy' area

The mail with the reservation answer was quite unclear. It was half french, half english, which made it difficult to understand. I also had the feeling that the e-mail adress of the hotel was wrong, as I asked a question and it was not answered. Further it was perfect! Thanks!
