The cost was much too high for the quality of room. The shower was 3 ft by 4 ft at most- I am 5 ft 8 in and 135 pounds and I couldn't turn around in it. There were many un-grouted areas and the whole bathroom smelled constantly (I think it was the toliet tank, well water and something else). Breakfast was awful.

My husband and I 50's stayed here at the beginning of May. The hotel was as expected its very basic but very clean and the room quiet large for Italy. Fairly quiet at night although woken early morning by traffic noise. Very walkable to Trevi Fountain, Spanish Steps and St Peters. Via Del Corso shoping close by and lots of bars and restaurants in the area. Hotel is family run their english is very basic but they try to help with any questions.Breakfast is nice on the roof top terrace with selection of pastries and breads. Enough to get you started. Price is fairly high at 180 EUR the highest priced hotel of all our stay.

it was my first time at hotel Pincio, but I will choose it again if I will travel again to Rome. The location near Piazza di Spagna was perfect for me and breakfast on the open terrace was an opportunity to begin the day in a right way.

We loved the Hotel Pincio, there were 9 of us and we stayed for 4 nights. What a fab wee place! A little dated some would say but it was very clean, and fresh sheets and towels daily. The staff were very knowledgeable and helpfull too. We really liked the terrace where we had breakfast and the waitress was charming with a lovely smile. Yes, the stairs are a bit daunting with your suitcases but they are marble! and the walls in the little lounge area are covered in padded fabric! And they have a quaint little glass and wrought iron lift. It was just so full of character I throroughly recommend this hotel, just don't all stay there when I want to go back ok?! LOL :-)

The hotel is not perfect but the location cannot be better. You can walk to the fontana di trevi,spanish steps,via veneto, etc. Plus buses and the metro are practically around the corner.

I can only recommend this lovely family hotel. All the hotel staff I came in touch with were most kind, friendly and helpful, I really felt like being home and part of the family. Excellent location, most attractions are within walking distance and if not, then the underground is a 100 m away.

We had an ejoyable holiday - location is perfect for sightseeing. Breakfast could have been more varied - no cereals were available, but the roof terrace is a lovely feature and we sat in the sun each morning. We had been given a price of 70 euros each way for transport to and from airport. No problem arriving but going back (there were six of us) only a taxi for 4 arrived. Another one had to be ordered and we ended up paying almost double price for the journey.

Had a lovely time, weather was very good and the hotel was ideally situated for access to the sights of Rome. Less than 5 minutes walk to the Spanish Steps or Trevi fountain. We walked from the Termini station to the hotel in about 25 minutes. Nice breakfast of bread rolls, jam and cheese was served on the terrace. Would stay here again.

Our overall stay at the hotel was excellent. Understanding spending $300US per room is expensive. The location was excellent for what we wanted to see (Vatican and Colisium among other sites) The management ans service was warm and friendly. The hotel scheduled the taxi service from the airport which was 1st rate. We were pleasantly surprised when we received a two room suite since we had three kids with us. The room and bathroom were ok in size but only stayed there to sleep. I would recommend the hotel based on the location and friendly service. Joe and Sue

I booked the Pincio for a surprise 3 night break for my partner's 50th birthday. The location was excellent, just a few minutes walk from the Trevi fountain & the Spanish steps. The family who run the hotel are very friendly & the room was very quiet so we slept well. There is a lovely little breakfast room on the roof.

Hotel Pincio was very charming and very clean. All the staff were very helpful and spoke english well. The breakfast area was very quaint and they made excellent cappucinos. Overall I was very pleased with the accommodations. My only concern with the stay was a younger gentleman on the staff (I think his name was Andrea)who on 2 of the 3 days we were there walked into our room (which was locked) unannounced! You would think after he did it the first day, he would knock next time. The hotel's location is incredible. It is within walking distance of all the best of attractions.

Very good hotel. Excellent location, near Fontana de Trevi. Staff, was amazingly friendly and helpful (except for one young guy, that was always smoking on the lobby and was always in a bad mood... ). The room was very clean and relatively spacious for a 3 star hotel. It was a little bit cold (what was mitigated with some additional blankets provided by the staff). Bathroom was ok. Breakfast was medium, served in the cozy terrace. The elevator was very, very old and small... but also very interesting. There was free internet in the lobby. The safe inside the room was not electronic (indeed, if you lose the key, you have a problem...)

The hotel is very nice, charming, old style, very convenient. The location is perfect for tourists. The room was big enough for 4 persons (2 adults+2kids), the bathroom a bit small but as a whole it was good. Breakfast is served on the (small) terrasse with a nice view but for the season it was a bit cold! Breakfast is nothing outstanding but correct. Staff is very friendly but they don't speak English.

The hotel has an excellent location. The hotel stuff is friendly, the breakfast is very good. My room was on the top floor, was nice but the shower was very small, one square feet or half meter square. The hotel has no reception, you need to climb some stairs to get to the reception desk. Also to the breakfast floor you need to climb some stairs. The hotel has an elevator but services only 4 floors. It is old and very small. I do not suggest this hotel for elderly people who might have problems climbing stairs. My room was on the same floor as the breakfast room, it was spacious and quiet with a very small shower. We did not hear any noises. Close to the hotel there are excellent restaurants. I strongly recommend Osteria del Crispi in Via Crispi 19, close to this hotel. My husband and me would definitely return to this hotel, specially for the great location!

The elderly gentleman running the hotel and the femaile staff cleaning and serving breakfast were very friendly. One word of warning, do not use this hotel if you don't like stairs. Although there is a lift, it doesn't start from the ground floor and doesn't go all the way up to the roof for breakfast. For some reason there was a lot of activity on the stairs in the middle of the night when we were trying to sleep on a couple of occasions.

Charming hotel with delightful rooftop breakfast. Only disadvantage is a long, steep flight of marble stairs from the ground entry to the hotel lobby where the elevator begins. We hauled our luggage up, but the son of the deskclerk took it down for us. Excellent central location for visiting Rome.

Staff were helpful and friendly. We arrived very early and asked if we could leave our bags with them. When we got back the bags had been taken up to our room. The room was very large. Cool marble floors and a spacious bathroom too. Air conditioning was efficient and quiet. Staff were happy to give directions. Breakfast on the roof terrace was pleasant and included in the very reasonable room price. We found taxis very cheap, but do make sure you use an official taxi. At the station touts tried to direct us away to another car. Also, watch out for the main bar in Plazza S. Silvestro. When we asked for two beers the waiter brought litre pots and they were very expensive. He then tried to short change us! A fantastic bar close to the hotel was the front of an Art Noveau styled cabaret. The Bar Margarita. The patron was very friendly and served lovely sandwiches and coffee. The hotel is two minutes from the Spanish Steps, if you do not stop in the Margarita! Rome is a compact city and the hotel very central. We walked everywhere.The steps up to the first floor that some people have mentioned are not that bad. A family staying at the hotel with young children parked their pushchair next to the classical statue in the entrance. We have no hesitation in recommending this hotel and they certainly helped our first visit to Rome to be a good one.

When we first entered the Hotel Pincio we were disappointed. The hotel has seen better days as far as decor. It was probably beautiful once, but hasn't been updated in years. But, in the end we liked the hotel very much. The location couldn't be better--halfway between the Spanish Steps and the Trevi Fountain. The rooms were very clean and the staff was helpful. Breakfast (rolls, jam, yogurt, juice, coffee) is included in the price and you eat on the roof terrace of the hotel. The staff is very willing to help with restaurant choices--there is a great neighborhood pizza restaurant 2 minutes away-maps, and arranged for a taxi to the airport. It may be worth a call to see if they could arrange one to the hotel if you are arriving in Rome by train--as we had a bad experience gettng a taxi at the train station. None of the taxi drivers were using meters and were charging as much as they could get by with.

The hotel service is good and the young lady who handles breakfast,Valbona, always has a smile for you first thing in the morning as well as a great cup of coffee! What a great find this hotel was! My husband and I surfed the web one morning and chose this hotel, because of its location. Turned out to be a great location, between 2 metro stops: the spanish steps and the trevi fountain. Nice size room, and oh, so quiet. Near great shopping, too. The rooftop breakfast is wonderful and I can't remember her name (valbena??), but she was very helpful, sweet and friendly and definately made my mornings. This was our first trip to Rome and we would definately recommend this place to friends and family. Plus, they had a computer w/internet access available for guests to use. And w/its proximity to Bourghese museum, I would recommend a visit there as well!

Cosy hotel with friendly athmosphere. Very cramped and small public areas. Difficult, narrow and steep entrance area staircase, no lift from street level. Located perfectly smack in the middle of things. Everything could be reached on foot. Helpful staff. All in all a positive experience.

The hotel was all that we expected and more. Our priority was to be within walking distance of The Spanish Steps and it was, but far enough away to be quiet(ish) at night. Considering the hotel's position, good value for money. I urge all people who travel to Rome to be particularly careful when travelling on public transport and queuing at places like St Peter's Square. They are after your money and the police don't care. Wife had her handbag slashed but luckily nothing was taken. Otherwise a lovely break.

Meine Frau, meine 16jährige Tochter und ich übernachteten von 19.07.06 bis 24.07.06 in einem Dreibettzimmer im dritten Stock des Hotels.Das Badezimmer war mit Badewanne,Waschtisch und Toilette ausgestattet, alles sauber aber schon in die Jahre gekommen.Das Zimmer war mit einem Doppelbett(harte Matratzen) und einem Einzelbett(weiche Matratze), sowie Schrank, Wandsafe, Fernseher (nur Italienische Sender und MTV),einem kleinen Kühlschrank, sowie leiser Klimaanlage ausgesattet.In jeder der vier Etagen gibt es maximal vier Zimmer. Unser Zimmer ging zur Straße, welche aber relativ wenig befahren ist. Frühmorgens um sieben Uhr fünfzehn wurden wir täglich durch ein wunderschönes, melodisches Glockenspiel, einer der vielen Kirchen geweckt. Die Dachterasse konnte außer zum Frühstück auch während der heißen Mittagszeit genutzt werden. Das morgendliche Frühstück bestand immer aus einem Brötchen, einem Hörnchen, sowie Butter,Honig und Marmelade.Dazu Kaffee, Capuchino,Tee, Kakao, Grapefruit und O-Saft. Über eine enge gewundene Treppe, gelangt man von der Straße zur italiensch/ englisch -sprachigen Rezeption. Von dort fährt ein kleiner und leiser aber sehr altertümlicher Lift. Zu den Sehenswürdigkeiten sind es maximal 30 Minuten zu Fuß. (Vatikan, Kolloseum) In der näheren Umgebung liegen die spanische Treppe und der Trevi-Brunnen. Abendliche Streifzüge durch das Viertel führten uns an allen angesagten Modeläden vorbei. Taxifahrten sind nach langem Anstehen oder nach Museeumsbesuchen empfehlendswert und nicht teuer (Vatikan - Hotel Pincio, 3Personen: 9€). Ein privat organisierter Abholservice von/zum Flughafen kann über das Hotel bestellt werden: (FlughafenFiumicino -Hotel Pincio 45€). Dies entspricht auch dem normalen Taxipreis. Die Rückfahrt wird um fünf Euro günstiger angeboten, da keine Wartezeiten für die Fahrer entstehen. Der Abholer wartete auf uns zwei Stunden und war dennoch sehr freundlich und erklärte uns die Sehenswürdigkeiten.

We were very comfortable in this basic family-owned hotel. As others have said, breakfast on the roof terrace was a lovely start to the day. The staff were very friendly except for one young man who never smiled or acknowledged us once. We loved the characterful, old fashioned lift. Overall, the hotel was reasonable value. It was brilliantly located for sights/restaurants and walking distance to Metro stations for exploring further afield. Above all it was quiet at night.

Okay... but lacking something On the upside it's 5 minutes from the Spanish steps and surrounding shops, 10-15 minutes from the Pantheon and Trevi fountain and is probably a bit cheaper than other hotels in the area. The breakfast was fine, served on the top floor terrace and the woman we had most interaction with was friendly and helpful, able to sort out football tickets and other queries. On the downside, other staff were wearily unsmiling and the general atmosphere was a bit on the dreary side; the room was 'clean' and spacious, but a smell of stale pipe smoke and cleaning products wasn't the ideal fragrance for a three day stay; the bath was only marginally bigger than a basin; and while getting up early in Rome is probably a good idea anyway, hearing staff crashing around moving furniture at 7 in the morning made it pretty much compulsory on one day. Probably fine for a short trip where you're out most of the time anyway but if you're staying longer than a couple of nights and want a hotel or B&B with a bit of charm or to relax in your room, this might not be the place. Maybe I'm asking too much for 135 Euros (February) but I reckon there's much better value to be had.

We stayed in Rome during winter and so the hotel was not fully booked. Our previous experience with European hotels and breakfast was in France some months previously. The whole experience at the Pincio was considerable better than expected, all of the staff were very helpful, the room was more spacious than we expected and breakfast on the rooftop was a pleasure. We had been told that rooms in Italy were noisy but the only sound was from the shared foyer with the next room. Be prepared for the steep narrow staircase from the street to the foyer and lift.

The hotel is very well located and breakfast was nice too. Our room was pretty big, it was the only one located in the first floor right by the internet room, highly recommended. It was a little expensive for the quality of hotel we paid 170 euros, it was the most expensive room of our trip to Italy ( 15 days) and the cheapest quality, but for the location its worth paying, but should cost no more than 150 euros

The staff at the Hotel Pincio were very friendly and welcoming. The location was ideal for walking to most sights around Rome, very close to the Spanish Steps and Trevi Fountain. There is no lift to get from the street level to the lobby which can be a challenge with luggage but it was a pleasant hotel. Breakfast on the roof is a lovely way to start the day.

The hotel was as described by other feedback, friendly service, and nice breakfast with views over the rooftops of Rome to begin the day’s sightseeing. The room (70) on the top floor at front was adequate in size with a king sized double bed and on suite bathroom with shower over bath. There was plenty of hot water available except in morning when the demand was high after 08:00. There was a small but adequate safe in the room for free. If you decide to use the free internet facilities it is worth noting that you need to take a photocopy of your passport due to recent Italian legislation and the hotel has no photocopier, which is a pain. It was a bit noisy at times but Rome is a busy city and we were generally fast asleep after a busy day’s walking and a bottle of red wine! The hotel was only a few minutes from Spanish steps and very close to Trevi fountains; in fact I was ideally sited for most sight seeing. Yes there was no lift from the street entrance to the reception and the lift did date back to Nero’s times but that added to the atmosphere. We tried the previously recommended restaurant Rampa near the Spanish Steps on a Saturday evening and even when busy the service was fast and efficient, in fact we had many good meals in the surrounding area where service was friendly and prices were consistent (approx 50 Euro for two with wine). The only pace we were nearly ripped off was in Vatican City were restaurants charged in excess of 30 Euro for a bottle of plonk and the manager was pushy, plus there was added tax of 10% I think. We will certainly go back to the Pincio at some time in the future.

Good area, close to spanish steps, trevi fountain, pantheon and the excellent piazza navona(great little restaurants on the small side streets). Worth a repeat visit.

Given the great reviews I read, I was a bit surprised by our experience at the hotel. When we arrived, we had to wait literally 5 minutes while the front desk clerk finished a personal call. He did not even acknowledge our presence that entire time. Once he did, though, he was very nice. While the rooms are VERY spacious, they are dingy, dark, and poorly decorated. I did not think the decorating would bother me, but it really did--it just wasn't a pleasant place to come back to after a long day of sightseeing and exploring Rome. The location was very good, however, and again, the room was huge. The bathroom shower was extremely tiny--even smaller than the ones we had in our 4 other hotels, and if you are very tall or otherwise larger than average, you would truly have trouble using the shower. We did have one problem (shower drain stopped up and flooded bathroom) that we reported to the front desk clerk, who fixed it immediately. We had no further problems. The price for our stay was very cheap for this part of town in September (170 euros per night), and quite honestly, we got what we paid for. If money is tight for your trip, consider Pincio because the location is great, the rooms were clean and big, and it was certainly adequate. (However, if you can afford about 30 euros more per night, we would recommend Hotel Forte, located a few blocks away, in an even better part of town, which was exremely comfortable with an outstanding staff. We stayed there our last night and would absolutely go back. Rooms are smaller, but very nice.)

The reception was very welcoming, the desk attendant gave us a complete tour of Rome by map on our arrival pointing out all the important sites and shopping. ONE NEGATIVE POINT: Anyone who does not want to lift luggage should avoid this hotel. The one drawback is the lift does not go to the ground floor so you have to heave your cases up a steep, tight staircase to the reception on level 1. Even then, it is curious that there are two more steps up to the lift. MANY POSITIVE POINTS: Pincio is well located for seeing the sights of Roma. Breakfast on the roof-top terrace is a real treat. Access to Internet via the hotel's computer which is offered free to guests. Staff very helpful.

I was very concerned for the older gentleman who pulled our heavy suitcases up the long, narrow staircase to the lobby. From there, a lift takes them the rest of the way. The staff was very pleasant and helpful. The rooms were tiny, very few hangers in the closet. It was very hot (90's) while we were in Rome and although the hotel was advertised as 'air conditioned', it was not working at all. We were sweltering at night. Our family had 3 triple rooms and all reported the same complaint. Perhaps the air conditioning was just overtaxed by the heat. The roof-top breakfast room is very pleasant and can be used in the evening as well, which helped us get through the evening heat. Location is excellent, which I suppose is why they can justify charging such high prices for such insignificant & cramped rooms.

Great location! Very close to the Spanish steps and an easy 7-10 minute walk to the Trevi fountain. Staff were friendly and helpful. Free internet available in the lobby area. Rooms are simple but accomodating, considering the small amount of time spent in the room. Breakfast was lovely each morning on the roof -- rolls, croissants, yogurt, juice and great cappuccino. Overall, we had no problems and had a pleasant experience. Would recommend to the budget conscious and to families - we had our 8 year old with us.

We booked 2 triple rooms since we were traveling with family. The rooms and bathrooms were a decent size. We loved the molding and artwork on the ceilings. The rooftop terrace was beautiful for starting the day. Breakfast was included and was bread with jams, juices, pastries - typical for Italy. The old timey lift was charming. You had to walk up a flight of stairs to get to the reception and the lift. Decent location - the metro was close so you can get anywhere, trevi fountain and spanish steps within walking distance. It is a small hotel so we felt as if we had the whole place to ourselves! Probably could find a nicer place for the same price but would definitely stay here again.

The Hotel Pincio was like a trip back to the 1960's black&white Italian movies - old ricketty 20's style elevator, steep steps to lobby, strange tacky sitting area but warm and friendly staff, a beautiful rooftop breakfast area and a warm family atmosphere. My room was 74 near the breakfast are but was quiet, spacious and clean with a lovely view out of two windows of the rooftops and terrace gardens of Rome. Lovely. Bathroom is fine but a little cramped in the shower if you're bigger than a size 6! I found the location amazingly convenient to shopping, Spanish staps, Trevi Fountain and other spots. Try the R istorante Rampa just on the way to the Steps - FABulous antipasto buffet! I was able to leave luggage at the Hotel when I took a side trip - but don't let them do your washing if they offer! Everyone washes & rinses in HOT (60 degrees plus)water. Not so great for my clothes... Still, my bad - I should have left a note! A great place unless you want something more glitzy.

I stayed in a different room (69)so thought I'd write about it here. A double but rather cramped and no real space for luggage - especially if there are two of you. But, it was quiet and comfortable and had a great bathroom! So, perhaps a good deal in retrospect. This night was much cheaper because the room rates changed from the prior stay. I also went to look at other hotels I had considered when making theis booking as they were nearby,The Cecil had a great lobby was at the top of the Spanish steps and seemed nice (maybe next time as it was much cheaper but all the single trav ellers had negative comments)The Accademia was great - right near the Trevi with lots of amenities - dont know about the rooms but it was MUCH more expensive. I would stay at the Pincio again because it was so friendly and comfortable and the real Italy / Rome experience! Thank you!!!

When you leave ask DANILO in reception to get you a taxi. He'll get you one from a reputable firm ps Beware of rip off taxis from Rome airport,(35 EUROS when we asked, 76 EUROS when we had to pay. he altered the meter.) pick pockets and the like at the Vatican ( one of us had her purse taken from her bag in the Vatican's Post Office and her credit card was used within 5 mins, over £500 spent) and some restaurants that over charge ( lucky to ask for the bill after the first course. 64 EUROS for 4 x 33cl beers and a small piece of lasagne) Hi Dani, hope youre well.

Our room at The Pincio hotel was clean, comfortable and while not luxurious, considered quaint.The room furniture was rather plain. We nevertheless enjoyed our stay at this hotel, notwithstanding the fact that there were no porters to help carry our lugage up 2 steep flights of steps to the reception area. Our room faced the street but we had no noise complaints. The roof terrace was great for breakfast. The staff very polite and accommodating. This is a 3 star hotel, but based on our experience with other 3 star hotels, Pincio is probably at the lower end of the scale. However the owner could spruce this place up very easily, with more modern furniture and fixtures. Pincio is located within 2 blocks from the Spanish steps, a short stroll to Trevi fountain and a healthy walk to Vatican City. I would not have difficulty recommending this hotel as an acceptable facility.

This was our first visit to Rome and we were looking for a good location with basic, clean accomodations. The staff was extremely helpful and went out of their way to make our stay memorable. The rooms were clean and spacious for europe, in addition to our bed, we had a couch, desk, space for luggage and room to walk around. The only negative was the lack of heat in April, which happened to be unseasonably cold. The location is within a few blocks of the Trevi Fountain and Spanish steps. If your focus is not the Vatican, this is a great central location.

The good thing about this hotel is the older man and his daughter who own it. They are very helpful and welcoming. The hotel is in a great location. The room is a standard two star, shower very small, but clean and very quiet though. The terrace for breakfast is pleasant enough but don't get too excited. The down side was the very unwelcoming male night receptionist. He needs to get a new job.

The good points: location, free internet, breakfast (terrace was nice, cappucino was very good and service was friendly), bath towels were large and fluffy, airport transfer cheap at only EUR38 (vs around EUR45 taxi), tile floors (I hate carpets in hotel rooms). The bad points: one pillow case had holes, shower head was from Ancient Rome, shower stall cramped, room bit noisy in the morning because we were next to the breakfast kitchen (but it was sunny and had good view). Overall, nice but very basic hotel with location its best selling point.

The best thing about our stay here was the fantastic location! We were able to walk everywhere. The room was ok but there was noise from the road. This didn't bother us too much. I loved the service--almost too easy to work with these people. They're friendly and fun. They arranged a low cost taxi ride to the airport. Also enjoyed the breakfast terrace. We stayed there for 10 days. We got a quite room on the back side on the house, so street noise was no issue. The room was clean and everything worked, the people working there are very friendly. The breakfast at the roof overlooking Rome was the starting higlight of every day. One downside was the noise in the floor cause of other guests leaving or checking in, but that wasn't a problem every night. We recommend this property to people that look for a central situated hotel with continental breakfast on a sunny terrace and friendly personnel.

From any point of the G.R.A.-Grande Raccordo Anulare, reachable by all highways, follow the indications to Roma centro. Access is restricted to authorised vehicles in the area where the hotel is located by car, so guests can park their car close to the Termini railway station and take the underground line A, which stops at Spagna, or park the car along the Lungotevere and reach the hotel by taxi or on foot.
