This is a great place to stay clean, quite, very central to everything just loved it. Staff was great very helpful. So close to everything most places easy walking distance. All so could use the hop on hop off bus or the light rail is close lots of choices would stay there again if in Rome. The people are so nice they make you feel at home.

This was my first trip to Rome. Decided to walk with luggage from Termini rail station which was probably doable if you have a better sense of direction. However the hotel was very central and we easily walked to all the sites. Bellhop came out to greet us as soon as we walked through the gate and took our luggage. Concierge was extremely helpful and even answered an email from my husband. We had a twin room on the first floor. The room was quiet, large, and clean. We found a complimentary bowl of fruit in our room when we returned from touring. Breakfast was excellent. Would definitely recommend this hotel. Felt safe walking in area at night and there were a variety of restaurants and cafes with various price points around the hotel.

Had a wonderful stay in this hotel. Balcony was a wonderful surprise, room had plenty of storage space. Loads of charm and old-world feel. Bathroom was large. Plenty of comfortable, inviting common areas, breakfast is 6:30-10:30 with an extensive offering of grilled vegetables, eggs 3 ways, meats, cheeses, fruit, etc. Emanuele in particular was very welcoming and helpful. Excellent value. It is near the Barberini metro stop, but I would not recommend walking with luggage since there are a number of steps from Via Veneto (street metro is on) down to Via Emilia where the hotel is located. Lots of shops,restaurants, and handy bancomats nearby.

THe 'welcoming' desk manager seemed to have a real attitude with all of the questions we asked him and was very '0ff-putting'. The hotel shower has black mold around the base and our two windows both faced the sides of other buildings and was somewhat depressing

This hotel is very well maintained and the staff is excellent. It has a wonderful location, an easy walk to many attractions and the metro. Our room was spacious and was cleaned daily, with a turn down every night. The breakfast buffet each morning is large and the food very good. There was even a cocktail party on Friday evening. This is a hotel that tries very hard, and succeeds in keeping its guests comfortable and happy. It was great value for the cost.

The hotel was just as described/pictured. It's a bit older, but very clean and well maintained. We liked the sort of "faded glory" of it all. Were upgraded to a suite and it was perfect. Big room and bath. Staff was very helpful, Vicente especially. It seemed like we were the only people there. Saw others at breakfast, but never in hotel otherwise. I had a very early flight out and they arranged the taxi, had coffee waiting in lobby and made it easy. Love the location, easy to walk to everything and close to many restaurants. We would stay here again.

Excellent boutique hotel with nicely appointed bathrooms, antique furnished public rooms, ceiling frescos, smoking terrace for those that smoke, nice English breakfast. Staff very professional and ready to help.

my Husband & I stayed 6 days in La Residenza but left for 2 days & 1 night to Florence & Venice. the overall stay in the hotel was OK but few things bothers us like when our next door neighbor took a shower it was like he was taking it in your room ,the AC was noisy & no WIFI in the room & no international plugs. The housekeeper was missing things to be put in the room like tissue. the day concierge was very welcoming but the night one very stiff.

We stayed at Hotel La Residenza three nights. The staff was very kind and accommodating - graciously providing directions and changing us to a room with balcony when we asked. The breakfast buffet offered an incredible and high quality selection. This is a hotel with great history and charming decor. The public areas are well maintained and offer free wi-fi. I would definitely recommend this hotel. The location is great - easy to get to the main historical sites of the city.

I have just arrived back from 3 weeks in Rome staying at La Residenza. This hotel is justly rated highly, and overall I enjoyed my stay very much. However, I have 2 reservations: while the reception staff were generally helpful, their manner could be brusque and officious at times; and the quality of the rooms varied - the ground floor double room I had for the first two weeks was excellent, but the single I moved into for the third week was small and dark. In all other respects, the hotel was very, very good.

The hotel was very comfortable & breakfasts were good. Unfortunately, the staff were not always friendly & could have been more helpful. Some staff at breakfast provided better service to those who spoke Italian (? Locals) than to us as tourists who perhaps needed more assistance. Having said this the location was excellent & we would most likely stay here again.

Hotel is located on a quiet little street in one of the most beautiful neighborhoods in Rome. Each member of the staff was friendly and thoroughly professional. The delicious buffet breakfast prepares you for a full day. Public areas and rooms are clean, bright, and well maintained. Every detail receives attention. The knowledgeable desk personnel is ready to make suggestions and answer questions to help you make the most of your stay in bella Roma. This is not a large hotel, so reserve as soon as you know when you'll be in Rome. We certainly will!

We are a family of five and hotel Residenza exceeded our expectations in many ways: the very friendly welcoming, Vincenzo's helpfulness and attitude (a man who seems to really love his job and who is treating his customers in style) the other people from the staff, fruit and water in the rooms upon arrival, the old glamour, cosy corners, the sumptuous breakfast, the huge beds, the superb loaction of the hotel in a quite street, at walking distance of the metro, Spanish steps, Trevi fountain and many more wonderful sites. This was really our best choice possible and we would recommend the hotel to anyone who is planning a trip to Rome.

Hotel was in very good condition even though minor refurb. was ongoing it was unobtrusive and discreet. Buffet breakfast was very comprehensive and staff were very friendly and helpful. Close to Spanish Steps, Trevi Fountain and 15 minutes walk from Termini station. There is a small lounge near reception but it was never manned. It would have been nice to sit and have a drink before going out or as a nightcap. Overall we had an excellent stay in Rome and this was in no small part because of the quality and location of the hotel.

Our room was comfortable, good size, clean, and an excellent value. Our only complaint is that lighting is poor, especially for someone who wants to read in bed; management ought to provide a floor or table lamp, if requested. We did make such request, because we were staying only one night.

Last two nights had very loud children making much noise late at night --- sound carries through the walls . We pounded on the wall and noise improved --- we were about to call reception then . Staff was very accommodating when we arrived 2 days late because of Paris snowstorm. Did not charge us for missed nights and tried to help track down missing luggage. We were very happy with the service. And the room was big for Rome standards. Internet (wired) was free as advertised.

If all the Giannetti Hotels are as great as this one, I wouldn't hesitate staying there. The staff was efficient, polite and competent. The rooms were clean. The breakfast buffet alone is worth coming back for. We have traveled all through Europe. This is one of the best hotels we stayed at.

This was the first time staying at this hotel, and would have rated it a "10" were it not for the lack of hot water. If you wanted to shower in the morning, when everyone else did, the water was tepid at best, often just cold. After complaining to the front desk they claimed a "technician fixed it", but the water was never more than modestly warm, and that was in the afternoon (when we had to shower). The neighborhood was upscale (notwithstanding the Lap Dance club across the street which never bothered us), fairly close to the Metro and within walking distance of some excellent restaurants (recommended by the helpful and courteous, English-speaking front desk). The rooms were large, the bed comfortable, the a/c unit worked well and it was quiet. The buffet breakfast was lavish, with everything you could want both hot and cold, with linen and silver condiment trays on each table. Very nice way to start the day. If not for the water problem (which may be fixed), this would be an outstanding choice for a hotel--certainly a good value for the money.

Four of us gals stayed here for a gal trip to Italy. Our stay at this hotel was excellent. The hotel is very beautiful, well kept and clean. The staff are professional, welcoming and very helpful. The breakfast is the best we experienced in all of our travels around Italy! Free Internet access in the room was a plus. The only negative is the hotel's location which is across the street from a seedy X-rated business. This created noise late at night each night and was a bit creepy. Otherwise, the location is close to Via Veneto which is fabulous for shopping and dining! It is also close to the park, Villa Borghese which we enjoyed for our morning run each day. We would definitely recommend this hotel to anyone.

I stayed here my last night in Rome after staying at more budget minded hotels in Rome and Florence. It was a treat to have a quality place to stay, larger bed for a single person and lovely amenities, including a basket of fresh fruit delivered to my room, slippers and robe provided. Breakfast was exceptional, eggs made on request and fresh fruit, just like the photograph depicted. Close to the subway stop and quiet neighbourhood with restaurants nearby, although more expensive than what I found near the Termini where my other hotel was. I would recommend this hotel to anyone looking for a mid priced and quality hotel in the heart of Rome

Though relatively pricey, La Residenza makes a great place to stay in Rome. The staff was extremely helpful, the rooms clean and spacious, the breakfast buffet most generous and the central location is perfect for seeing the sights. The rooms aren't very stylish but provide all you could want and are exceptionally large compared to the other places we've stayed in the Eternal City. Plus, there are a lot of dining choices within walking distance. If we are feeling flush, we'll go back there on our next visit.

We enjoyed this hotel very much. The rooms are nice and the location is good, with restaurants, shops, and the metro nearby. The staff is excellent and made all the difference to us. When Vicente learned of our sightseeing plans, he recommended other things to see and marked them on our map. We took his suggestions and had a wonderful day, much better than what we had originally planned. The breakfast was the best we had in all of Italy and we would stay there again in a moment and heartily recommend it to all our friends.

We managed to escape the kids for a long weekend away and this was just perfect. The hotel was just really lovely and we were well looked after by all the staff. The room we had was at the front and some traffic from the main road could be heard, but we had one of the few balconies with table and chairs, which we made use of before going out for the evening. There was an excellent full buffet breakfast and at the weekend, the staff made pancakes. We were pleasantly surprised at the size of the room as we had been told that hotels rooms in Rome were small. It is close to the Borghese park and we would greatly recommend visting the galleria borghese (admittance only by prior booking) which is a 15min stroll through the park. We will certainly stay here again when we next visit

Great, comfotable hotel. Lovely room, spacious, nice private terrace to enjoy a glass of red after a busy day sightseeing. Breakfast had a good choice. Location quiet and central. Evening cocktail party on the Friday was very enjoyable, two glasses of fizz and a good buffet (with a harp playing in the background). I would recommend it to anyone and my wife says we will stay again (high praise indeed).

We only stayed one night but it was the best sleep I had during my entire stay in Italy. Even though there are clubs directly across from the hotel, there was never a problem with noise and we kept the balcony doors open most of the night. We arrived early and were able to store our luggage until our room was ready. We were surprised to find that our room was upgraded to a Jr Suite with balcony. Because we overslept the next morning, we missed out on the buffet breakfast which looked to be very extensive.

We stayed at room 503, which was up the fire escape. The room was really small with low ceilings and practically no windows. The bathroom didn't have a bath: there was only a small shower with a somewhat nasty shower curtain. However, the location was good and the breakfast plentiful. Overall a nice stay. We would recommed this hotel to mature couples, however we'd recommend to avoid the fifth floor rooms.

After much research I booked this hotel for a 4 day visit to Rome as a birthday treat for my daughter. We arrived to find that due to overbooking we were moved to another hotel nearby. I had specifically booked a twin room and the alteration provided us with a double room. After expressing my displeasure we were housed in 2 single rooms in La Residenza. My daughter's room was ok but mine had a tiny window high up in the bathroom and was unbelievably hot. We survived but were desperately disappointed. The hotel is lovely but we were treated very shabbily - no apology and nobody was really concerned about our distress.

Great value for time of year. Hotel close to Borghese Gardens, Trevi Fountain, Panteon, Spanish Steps, subways, shopping, cafes. Staff was extremely helpful by booking museum tickets and having train tickets delivered to hotel (for a fee of course, but worth it). Hotel had beautiful entrance patio and was small enough to have fabulous service. Breakfast was very good and had many choices above standard Italian breakfasts. Hotel La Residenza met all of our expectations and more. We had a family of 6 so needed two rooms. Both were excellent. Everything quite was Excellent except the parking. They have no a "parking" area - as only 3 cars may park maximum. We had to go to a near public parking but the price per day was fair - 18 Euros per day. However the overall rating is "10"!!!

As a Gay couple we were disappointed with the receptions decision to change our room from a double to 2 singles. The offered room was in the roof and supposed to be a suit, the extra space was no more than a wide corridor. There is a lap dancing club opposite.

La Residenza was an absolute gem of a hotel. Our stay there was during early December. From the time we arrived the very professional staff did everything we could expect of them. Whether we needed directions, restaurant options, tourist sites, "how to" advice, or logistics, they were wonderful to work with. Our room was exceptional in all respects, very clean, nicely decorated, good storage spaces, and everything worked. They also served the finest breakfast of the 3 properties we stayed at during our Italy holiday. We could not ask for a better location for our purposes, close to Roma termini station, a block to good shopping, easy 10 minute walk to the Spanish Steps, less than 10 minutes to the Metro, and we felt safe in the area at all times. We will definitely stay there again and recommend La Residenza to anyone without any hesitation.

Our second visit to La Residenza, and we will definitely return again. They had our room ready for us early -- 10 a.m. which was wonderful after our transatlantic trip. They were welcoming and friendly and very, very helpful. Their location is wonderful; just close enough to the Via Veneto to make public transportation convenient; just far enough away to not have to deal with noise. We consider this "our" place in Roma.

Venere quoted the airport pickup at 50 euros, while the hotel quoted 55 euros. Room was fine, except for noise of people on the hallway and of the shower in an adjacent room which made a loud noise when the water hit the floor. Unable to select the exact room, buy it seemed like an adjacent room or one on the floor on top of us. We had 107.

The reason for visiting Rome on this occasion was that our cruise of the Anciet Empires embarked from here. Therefore we decided to take an extra three days to explore the sights. We booked a standard double room. This hotel more than met my expectations which were based on comments of previous guests. La Residenza was charming, spotless and Emmanuel at the front desk was particularly helpful. Closing the windows at night kept out the street noise which had been one of my concerns. There was a lovely complementary cocktail party with a harpist, light snacks and champagne on the Friday night.(also occurs on Tuesdays I believe). It is within fairly easy walking of the subway but some uphill is required. Otherwise the location was perfect and we capped off each evening with a walk to the Trevi Fountain. I have already recommended this hotel to others and hope to return. Oh, I almost fogot one of the best parts, the breakfasts. They were the usual hot items including eggs, sausages, vegetables and then a large selections of bread,rolls, cakes, fresh fruits and berries, yogurts, cheeses and cold cuts, cereals and fresh juice!

Was very pleased with the staff, the location, the room, the breakfast. Had the most competent staff and best breakfast of the three hotels we stayed at in Italy. It was one block from Via Veneto, and close to a lot of sights, and the subway too. The room was large with high ceilings and nicely furnished. There was one issue. Intermittent yelling some nights as patrons left the club across the street. With the windows closed, it was very quiet. I wanted to keep the windows open at night. They promptly moved me to a room on the other side. I hate to mention this as I rated this hotel as a 9-10 on everything, and would stay again, and request a room at the back.

Everything about our stay was terrific. Unfortunately we were robbed by the hotel maid. She stole 2 ipods, 2 cell phones and a laptop computer. The manager was very concerned and helpful, but there was really nothing he could do about the situation. He provided contacts for us to follow up with . The maid did not return the next day and did not respond to numerous call from the manager.

We had a very nice quad room with a wonderful terrace. The room was basically a small suite with one room that had a king bed and the other had two twins. The room had high ceilings and the bathroom was large, clean and the room had plenty of closet space. We were traveling with two teenage boys and finding a hotel that had a quad was a chore as many hotels require you to reserve two rooms. The hotel was on the small side but the facility and service definitely rated 4 stars. They provided a nice breakfast in a ground floor dining room and the staff was helpful and friendly. The location was terrific. Sites within easy walking distance were the Villa Borghese, the Trevi Fountain, The Spanish Steps and the Subway stop at Piazza Barberini. There was a gentleman’s club across the street and those who might be offended by such things should be warned but we did not let that distract us from a wonderful stay. The only complaint that I might mention but in all fairness this would apply to both the hotel and to Rome in general is that all the air conditioning seemed to be vastly underpowered. We were there in July, the temperatures were high and the Roman air conditioning just seemed inadequate wherever you were throughout Rome. We are from Washington D.C. which also has hot summers but around home all public and private spaces are chilled to a comfortable temperature. Ok, I guess I’m a spoiled American with too much comfort and leisure in my life. Bottom line is I would stay at the La Residenza again.

We loved this hotel! The employees were wonderful and helpful. We had 2 rooms a double for us and a triple to accomodate young adults. Both rooms were beautiful, clean and comfortable. The breakfast is delicious. The location was great. There is a lap dance club across the street and when I read that I almost didn't book the hotel. This club does not interfer with the enjoyment of the hotel, there were no seedy people around, not a lot of noise, it's just there. On the next street are 5 star hotels. I am recommending this hotel to my friends that are going to Rome. Enjoy!

This was our first trip to Rome and friends suggested we stay at the La Residenza. Our flight changed at the last minute and we ended up arriving very early in the morning. Even so, the staff greeted us warmly and got us into a room right away. During the entire stay the staff was very helpful with cabs, dining recommendations and airport shuttles. We loved the interior of the hotel and breakfast was a real treat every morning. We'll definitely stay here again.

An excellent hotel, in a fantastic location. A bargain during off-season. Buffet breakfast is amazing. I would highly recommend this hotel. Only caveat is that rooms facing the front (like ours, 105) are opposite 'La Dolce Vita', a girly bar, and thus are not that quiet in the early hours of the morning. Very safe area.

My wife and I spent 3 weekend nights at La Residenza in December and found the hotel was an excellent location for exploring the sights of Rome. The hotel staff were always helpful and friendly. The rooms were reasonably spacious and very clean. The surrounding streets are a little noisy at night, but then you are in the centre of a major European city.

Our rooms were ready when we arrived from the airport after an overnight flight. We had reserved 2 rooms, and one was upgraded to a jr. suite. Both rooms were nice, although there was more road noise than I expected. If I stayed there again, I would request a room on the back of the hotel. It was a very nice place to stay for our one day in Rome prior to boarding our cruise.

Good location - not in a touristy area, but there is a topless bar around the corner. The patrons got a bit loud in the wee hours of the night. Helpful staff. We were charged for the coffee and tea packets in the room, but they were in the open like in the States- which is usually free. They removed the charge.

The overall experience was very good. However, the competence of the staff left a lot to be desired. The daytime concierge was somewhat rude and haughty. The night staff gave me incorrect information as to the location of the internet connection and I wasted over half an hour trying to find it. The afternoon staff was also poorly informed about rates and times of taxi service to the airport. The american breakfast is mediocre. But, in spite of these shortcomings, the hotel was very nice and extremely conveniently located. It's within comfortable walking distance of the Spanish Steps as well as the Borghese Gardens. It is a lovely, quiet hotel and we would stay there again.

We had a wonderful six-night stay. Very spacious and quiet room, conveniently located just off Via Veneto. Outstanding breakfast! Excellent service from the English-speaking staff. Only downsides are that it does not have a public internet connection nor fitness facility.
