The location is perfect as a base for exploring the Duomo and the Tower. The hotel terrace is nice, with view of the Tower, but would be even better if we could have breakfast here.

Very pleasant hotel in excellent location for the Field of Miracles. Breakfast (not included)is taken at a nice cafe across the road, providing excellent coffee and not the usual dreadful hotel coffee. The staff were all welcoming and efficient and looked after our bags after we checked out. Arranged airport shuttle with hotel which was fairly pricy but saved a lot of time and hastle. The taxi driver was very friendly. Another benefit is that the hotel is near the local railway station San Rosso, which saved time on a day trip to nearby Lucca which is thoroughly recommended. All in all, hotel is a good choice for a short break where location and convenience are paramount and worth the slightly higher price.

Very good position, near the Leaning Tower, but a bit pricey. There is no Breakfast included, which was dissapointing in a way, because the hotel description mentions that you can view the Tower from the breakfast terrace... Internet Access didn't work either. Regarding the room, I can say it could do with some repair and refurbishment. Not bad, but could be much better!

This was our first visit to Pisa. Discovered that it was a beautiful city and enjoyed the area around the Leaning Tower. Met another American couple at Hotel Francesco, who were from California - they were very nice & friendly. A great view on the hotel's terrace of the Leaning Tower - very cool.

The instructions to get to the hotel from the train station was not accurate. As indicated on the website, it was bus no. 1. The bus we took was not no. 1. We were directed by some local people, who hardly spoke English, to wait for the red line bus at the bus stop across the train terminal situated under a hotel. This bus stopped outside of the walled tower complex. The bus driver gave us directions to get to the hotel. When we left the hotel to go back to the train station, it was actually the Yellow Line, bus no. 4. So please check with the hotel again, I would think the yellow line bus no. 4 is the correct bus. The bus stop is about 30 meters from the hotel. The bus took about 15 minutes and we we back at the train station. There was no terrace as suggested by other travellers and breakfast was not included. But we can get a discounted breakfast at the cafe across from the hotel for Euro 3.00. The WIFI did not function during our stay.

We only stayed one night for a early plane next day. The staff was friendly and they also order maxi taxi for us at 4.30 a.m. Perfect placed in the old town with lot of restaurants.

A good value hotel in a good location near to the main tourist attractions. The hotel staff are especially friendly and helpful. The Web site description is accurate especially in respect of the terrace and the view of the Leaning Tower. It is a pity that the hotel does not serve breakfast but that didn't spoil my short stay.

small hotel ideally located for the main attractions as only a stone's throw from the field of miracles and tower.breakfast arrangement with cafe/patisserie opposite which can be taken inside or out for 3 euros a head and consists of coffee,orange juice and cake or similar of your choice.hotel receptionist very helpful and made excellent 'non-touristy'restaurant recommendations.if planning a trip to take in sights of the area this is an excellent alternative base to the more frenetic city of florence.the hotel offers a shuttle service from pisa airport at a modest 10 euros a head.public transport is good and cheap and the bus stop serving the railway station is only about 50 metres away in the same street and makes day excursions to the likes of lucca and florence by rail easy.the old town ,shops and cafes are within easy walking distance and as this is a university town enjoys a good atmosphere.the rooms are very clean and well equipped as are the shower rooms though they are of compact dimensions.we stayed in a rear facing bedroom overlooking a small service road adjacent to the botanical gardens so outside noise was minimal. we would recommend that if you are considering making a booking you request a similar situation.access at ground floor level from it's frontage is at street level and leads to the reception area which has a lift to all floors.the breakfast room is not being utilised at the moment and this gives access to a pleasant outside terrace.we would recommend this hotel for anyone availing themselves of a budget flight into pisa airport who are looking for a short convenient sightseeing break for a reasonable outlay.

My overall stay was very enjoyable, the staff was execellent and very personnable. I want to give a special thanks to Angela one of the front desk workers. I was however, disappointed that the hotel no longer offered in-house breakfast on the upper deck. When I read about that on the webpage I was very much looking forward to looking at the Leaning Tower of Pisa over breakfast. Nonetheless, the hotel is on a wonderful street that will give any foreign traveller that great since of Italy they would want - quaint cafes and ristorantes and of course Gelaterias. Only a few minutes walk to the Leaning Tower of Pisa makes the location of the hotel perfect.

Never use this hotel if you are not 100 % sure your room is located towards the backyard and not the noisy street at the entrance. We were listening to yelling party people, trucks and motorbikes the whole night and got almost no sleep. The air-conditioning did not work on cold at that time of the year. My mother, who was lucky enough to get a room toward the back got her sleep just fine. No breakfast served at the hotel. However, very clean, nice welcome and pleasantly close to the cathedral (+ tower).

This was our first visit to Pisa and it was excellent. The Hotel was wonderful with friendly staff who were very helpful and a very convenient location around 200 metres walk from the tower and cathedral. The only disappointment was that the hotel is currently not using the breakfast area that has an excellent view of the tower but this was really just a minor imperfection in an otherwise wonderful experience. A highly commendable hotel which is excellent value for money considering the quality of the rooms and the location.

This is a georgous hotel which is very central, 2 mins walk from the leaning tower and a lovely restaurant next door. Very helpfull staff but dont' forget the reception closes at midnight so let them know if you're going to be late. There is an emergency number on the door if you get delayed

Was disappointed that there were no tea or coffee facilities available on our late arrival. we ordered a double bed but in fact it was two single beds pushed together which were far from comfortable. the shuttle service however was very good and prior to our stay the hotel was very helpful, but overall we were disappointed with the hotel.

Perfect location in the centre of Pisa yet my room was very quiet, overlooking the botanical garden. For a small European hotel the room was surprisingly spacious and airy, simple modern furnishings. Breakfast surroundings are pleasant, breakfast was average. Free Internet access is a bonus.

I just stay there for 1 night, and It was only Ok. If I will come back to Pisa, maybe I will lodge in a bread & breakfast, because the relationship between price/quality it seems to be better. The breakfast wasn´t included in price, It would be 5 Euros more..Solo estuvimos 1 noche y no esta mal, donde desayunos se ve la torre inclinada, xo si no llueve, porque aquel dia como llovia desayunamos en el interior del bar y desde alli no se nada. Es un hotel que en España seria un 2 estrellas. En venere nos dijeron que entraba el desayuno y una vez alli nos cobraron 5 euros por desayuno porque decian que no entraba, preguntar antes.ESo si esta al lado mismo del duomo y la torre, xo lejos de la estacion de tren.

I thought that Pisa was only the leaning tower, the duomo and the bapistry. The hotel location is excellent for these which are only 400 metres away. But turn right out of the hotel door, walk along a bit and take one of the streets down towards the river Arno to find that there are other lovely piazzas, good shopping and value eating. Pisa at night is a different place from the tourist packed days.

Das Hotel per Auto zu finden, ist nicht so einfach, da die vielen Einbahnen den Lenker daran hindern, die Richtung zu halten. Doch wenn das Hotel gefunden ist, staunt man, wie nach der schiefe Turm ist und dass das Hotel ja bereits mitten in der historischen Zone liegt, was genial ist. Die Begrüssung war sehr herzlich und hilfsbereit in Bezug auf die Parkplatzfrage. Das Zimmer ist wie beschrieben und entspricht einem 3*-Hotel. Bei schönem Wetter nimmt man das Morgenessen auf der Terrasse ein und - ganz genial - zum Teil kann man es mit Blick auf den Turm einnehmen. Das Morgenessen entspricht den italienischen Verhältnissen. Alles in allem kann ich dieses Hotel jedermann weiterempfehlen.

Hello all. My friend and I arrived quite late in the evening and the very helpful receptionist made it easy for us to access our room then leave to stretch our legs and spend a few hours savouring what was left of the evening in the amazing surroundings (famous leaning tower right around the corner - and it is not a building on its own - wait till you see the rest!!!). We were able to gain access back into the hotel quite effortlessly using the security code supplied to us. The room and facilities were clean and reasonably spacious and we slept very comfortably (good air conditioning though also a perfecty ample supply of blankets). We had booked a bed-only package. However we spied the bar and terrace on using the bathroom facilities just prior to finally leaving the next morning, after leaving our bags for a short wander for breakfast and further (daylight) sightseeing. We have no complaints whatsoever and I personally would say that if I ever stay in Pisa again I would look this hotel up. The only reason I have evaluated the 'photos' as '5' is that I do not recall any (I only landed yesterday and with 9 hours sleep have done three very full days at work). x

We used this as an overnight stop prior to our return flight. We did not use all the facilities. The room was comfortable, quiet and cool. The central location made it ideal for us to go out for a meal, and have a look round the city centre.

Hotel francesco is locad only 300 meters from the tower. From the breakfast terrace you can see the tower. When we were staying at the hotel the restaurant was not open but thanks to the many others restaurants on walking distances its ideal for a short stay in Pisa.

The Hotel was well situated and the standard or rooms was good the lack of either coffee/tea making facilities and room service was a big draw back to the stay. Although "a bar" is advertised on the web site this is only open to serve breakfast. This is poor for this type of hotel and lets it down very badly.

Hotel was an excellent location for touring the Piazza del Duomo as it was only about a 2 minute walk. Able to park car on street by hotel for about 8 euro. A/C worked well. Good breakfast served out on deck with view of Leaning Tower. Several good restaurants right by hotel. Would stay here again.

The location of the hotel is fantastic. It is literally a 2 minute walk to the Duomo and Tower. The hotel staff were quite attentive, friendly and very helpful. They offered good advice on restaurant suggestions, the quickest way to get places and suggestions for avoiding the queues at tourist attractions. The rooms were clean and basic and had partial views of the Tower. The quality of the service makes this hotel a good one to stay at in Pisa and you can't beat the location.

The hotel was located very close to the tower. The neighborhood was safe for evening walking, surrounding restaurants were good and shopping also good. The staff was friendly and serviceable. I had a good nights sleep and felt comfortable and safe.

It was our last night in Italy so we paid a bit more and expected a bit more! For a 3 star it was pretty basic. The breakfast was particularly poor, would have helped if we had been greeted with a smile! Basic roll and cheese and that was pretty much it! One member of staff was helpful with booking taxis etc but she was the exception. Basic hospitality should be very much improved to match its 3 star boast!

Although generally OK (location was excellent) my wife and I had some concerns about the room : very dirty floor, very tiny shower, the water had been turned off but we weren't notified of this when we checked in and the requested non smoking room stunk of cigar smoke. Overall, given that we stayed only one night things were OK, but we wouldn't return to this hotel.

The location is excellent - 1 min walk from the tower (you can actually see this from the breakfast balcony). An easy walk to the old town too. The rooms were very clean, as was the shower. It was very quiet also (we did have a room looking over the back). The receptionist was really helpful, booked taxi and gave directions etc. The price 110 EURO without breakfast was expensive, but you can't beat the location.

Had a lovely stay in Pisa. Was there for only one night but as the hotel was located only 150m from the tower and the markets, and the restaurants were virtually at our door it was fantastic. Staff were very friendly and the rooms were clean and spacious. Breakfast was nice on the balcony with the view of the tower. The only downfall was that it was quite noisy on the street at night. Otherwise, would thoroughly recommend staying at this hotel.

We stayed at the hotel for one night and found the room comfortable and reasonably spacious. We had a double at the rear of the property which had a large shared balcony with the room next door. This was a disabled room so may have been more spacious than the others. There had been water ingress from the room above at some stage and it would have been nice if they had taken the time to redecorate the ceiling but no doubt they will have to wait for a quite period, but it was unsightly. The staff were helpful the hotel was very close to the Tower and the breakfast area which included an outside balcony from where you could see the Tower was a pleasant area. The breakfast was fine.

The room was incredibly small. The bathroom barely had room in which to move around, and the shower was simply part of the floor with a shower curtain around it. This caused the entire bathroom floor to become flooded each time a shower was taken. The electricity was a problem, as when something was plugged in, the entire floor's power went out. The nicest thing about the room was the balcony. The staff was cordial and friendly, and the location was perfect. The bathroom was the only drawback, which would prevent me from staying there again.

Very disappointed with this hotel. The room for 4 is was like a staying in a dorm rather than a quality hotel. The female Hotel owner was very welcoming but the girl serving breakfast was very unhelpful. The bar was closed and in darkness at 9pm. Would not stay here again.

Night clerk was friendly at our arrival and somewhat informative. Day clerk was quiet and reserved and not too informative. Very clean and pleasant. No place to store luggage except out in the open. Mentioned airport pick up service in the ad but not provided. Emailed twice to get confirmation for guaranteed late arrival and pick up and got no response. Friends called to book a room spontaneously and no one answered the phone.

Easy to find, and easy to find on-street parking nearby, no need to use the secure garage parking. Nice clean hotel, lift to rooms, good breakfast in a pleasant dining room or on a veranda to rear of Hotel. The steet outside though busy in the day was very quiet at night through to about 7am. A 5 minute walk from the Leaning Tower and Duomo, it couldn't be better placed. Good selection of restaurants on the street, and a botanic gragen one street back. Only slight down-point was that the rate I was quoted was apparently room-only, but the confirmation e-mail stated B&B, so the Hotel added E10 per person per day for breakfast. However on showing the e-mail statement the charge was deducted from the bill. All in all I'd recommend the Hotel to other travellers.

My girlfriend and I stayed only 1 night in this hotel, but the stay was pleasant. The hotel itself is positioned incredibly close to the tower. As has been mentioned in other reviews, you can actually see the tower from the breakfast area and we were lucky enough to be able to see it from our room's terrace. I proposed on that terrace, so it holds a place in my heart.

Hotel Francesco is the best solution if you want to spend few nights in Pisa, close to the very best places to visit. It is very close to Piazza dei Miracoli and Piazza dei Cavalieri. The rooms are very good. 2 neos: Being located within the pedestrian area, it's not easy to be reached by car, but if you dare to challenge police and get to the hotel, then at the reception you can get for 5 euros a parking permitt. In summer time mosquitos litteraly kill you. Even if in the room is provided a machine against them, they are immortal and it's very difficult to get asleep!

Very clean and friendly hotel situated very close to the leaning tower. At breakfast on the terrace you could actually see the tower. Close to restaurants and within easy walking distance of all parts of the town. Breakfast consisted of croissants, bread and cereals - it would have been nice to have a bit more variety - but the coffee was excellent. Would recommend the hotel and would definitely stay there again if in Pisa

A very pleasant and convenient hotel less than two minutes walk from the leaning tower and perfect for seeing Pisa. Rooms are basic but clean and comfortable. Breakfast is very basic but again adequate and benefits from a terrace with a view of the tower. Recommended for a short stay.

Lovely hotel in a great location. We had a really quiet room at the back of the hotel which had a huge shared balcony, I imagine the rooms at the front of the hotel were much noisier as they look out onto the main thoroughfare.

Perfect for our one night stay in Pisa. Such a short walk to the leaning tower and what a lovely view of the tower whilst enjoying breakfast. Room was small for 3 of us but OK for one night. Staff friendly and helpful. Highly reccomend for a short stay.

Just a place to stay. Nothing special. We had a triple room that was just adequate. The promised internet access was non functioning. They could purchase a new computer. Can't complain about the location right near the tower. Not much else around but that is not their fault.

This was a nice and very conveniently located hotel. It has a charming little balcony area for breakfast and cocktails, if you bring your own, with a nice view of the Leaning Tower of Pisa. The a.c. worked well. We were able to use their guest computer for free internet, which was the first free we had experienced in Europe! Nothing grand, but nice and clean.

We score Francesco highly on all counts. It is very well fitted for a hotel at this price and the room was very clean on arrival. The back rooms are best as they overlook the University's Botanical Garden and are v. quiet. Great location just down from the Leaning Tower.

Overall our stay was OK at the hotel,we had room 303 at the back of the hotel, but the noise from the emptying of bins from around midnight to 2am kept us awake.Also the bathroom was very small,the breakfast was only just adequate,croissants and flakes sometimes.

The hotel is very close to Pisa Tower and the rooms are spacious and clean, but when we arrived, the recepcionist was very rude. The breakfast was poor.

They kicked us out of the room before we even got there, spun some yarn about a burst water pipe (read, overbooked the hotel). After much prompting we ended up staying at Villa Kinzica around the corner which was rubbish. In its favour, it was closer to the tower, but there wasn't much else to rave about.
