Great hotel. Very useful to have a secure parking lot underneath the hotel. You can also park in the yard outside of the hotel. Staff very friendly.

This hotel was a fantastic bargain, considering it was a 4 star hotel. Convenient location with a shuttle bus into downtown Perugia. The associated restaurant provided a wonderful breakfast that included scrambled eggs. That same restaurant was so wonderful for dinner that our party ate there 3 of our 5 nights (something we have NEVER done before). The only downside was trying to find the hotel on the car's GPS the first night. Via Eugibina goes a long way. Set your GPS for the Piazza Mateotti and the hotel is 300 yards from there on via Eugibina (on the left). We used the hotel as a convenient base to visit other nearby cities in Umbria (beside Perugia): Assisi, Gubbio, Orvietto, Cortona.

The hotel itself was lovely. The staff overly accommodating and very friendly. The rooms very clean. There were only a few problems. The pool was FREEZING therefore unusable, the tour buses were loud in the morning starting their engines and idling in front of our room and lastly, this hotel has NOTHING around it and it's quite a hike to the town centre. I wouldn't stay here again, but still give the hotel itself high marks.

We were a group of 9 persons and we had 3 double rooms and 1 triple-room. The double rooms had been top ! In the triple room we had problems with the air-condition: very loud and not very cool. But overall a very good hotel.

The hotel is quiet and comfortable. The decor is modern--not quite what you would expect in Perugia. Our only complaint has to do with the reception staff. We were told that the hotel was only a 10-20 minute walk from the Old City (depending on the person!), but no one would want to expend their energy on that walk! Later, we found out there is a shuttle they did not tell us about, but the shuttle is only into town--no return service. However, the bus is quick and convenient if you know the schedule. Breakfast was ample and served on the beautiful terrace.

If in Perugia -- Stay Here -- this one is a no-brainer. Try to stay in historic refurbished building -- beautiful room, very nicely updated, with amazing views. Hotel rooftop terrace has incredible evening views -- perfect to bring up some wine in early evening. Staff was excellent in every way. Breakfast and setting (small garden ovelooking Umbrian hills) were excellent. Plan to call ahead for directions while arriving, as its a little tricky to find.

What a bargain! 4 star hotel at a very reasonable rate. Rooms are spacious, modern, and quiet. Not located in the historic center, but only a 20 minute walk there. Breakfast was 10 euros extra for the double room but it was a generous buffet, well worth it. Let me mention that wi-fi is included and it is lightning fast! We had our netbook but only one available computer for those without and it was being used constantly.

Both my wife and I thought this was perhaps the best hotel we stayed in during our trip to Italy. Outstanding in every way, it was an ideal location to both the town and surrounding area. Much better that we could have hoped for, would recommend it to any traveler.

This is an excellent hotel. It is immaculately presented, and the staff are friendly, helpful and very professional. The rooms are comfortable, well equipped and scrupulously clean. The view from the rooftop area is exquisite, and the pool is well maintained and refreshing. Breakfast, taken on a terrace adjoining the restaurant, is the best we've ever had in Italy. The hotel is located about a mile from the town centre, which takes around 20 minutes to walk, the first half through the suburbs, then a fairly stiff climb up through alleys and flights of steps to the main piazza. Some might find this strenuous, but if you're fit enough you get a flavour of the real Perugia which those using the escalators on the other side of town miss. If you arrive by train, take the No9 bus from outside the station, get off at the Piazza Monteluce (about 20 minutes) cross the street, and walk down the road to the hotel. We enjoyed our stay here immensely.

As family of 5 with short notice during a busy period happy to find 2 rooms.Initially placed in rooms at different ends of the building serviced by different lifts.A request to be moved to rooms closer together was granted after check-in.The grounds and the main building are a bit ugly but it's only a 15 minute walk to the "Old Town" No one should have a problem with the quality and variety at the breakfast table and all the staff did a great job.

Great value. The rooftop pool wasn't nearly as small as I had feared after reading some previous reviews. It was roughly 15 feet by 20 feet. Not huge, but certainly adequate, and the views from the pool more than made up for its lack of size. The hotel's restaurant was amazing. We had 3 of our best meals in Italy here (and we've lived here more than 2 years). Try the sagrantino risotto with truffles and the beef with porcini mushrooms and asparagus. So delicious! The hotel's breakfasts were also wonderful. Great selection, including many pastries and scrambled eggs (a rarity at Italian hotels). The only drawbacks with the hotel were the uphill walk into Perugia and the relative lack of amenities in the hotel's immediate vicinity. Also, the quadruple family room was huge.

The best quality/price ratio. We stayed at a 4 stars Hotel at the price of a 1 star Hotel. The only non-positive notes I would take is that the swimming pool on the roof is very little, you can't actually swim in it, but just bathe. Also the restaurant is a bit expensive.

It was the first time I stayed there, and I found the hotel very satisfactory, and recommendable. A minor problem for somebody could be the distance from the center, that takes some 15-20 minutes by walking.

Very professional staff. Four star hotel at two star price. Good value for money. Breakfast was fantastic in the old villa across the car park. Reception staff all spoke good English. A totally professional operation. Would stay there in a heartbeat.

Excellent room and service. Restaurant service for evening supper was a bit slow due to the presence of a large group that received more attention than we individual travelers. But the food was quite nice. The buffet breakfast was of high caliber, plentiful, and well prepared.

It's absolutely the best hotel we've ever stayed in Italy. the room is spacious and extremely quiet. the buffet breakfast is generous... although it's a bit out of the way, but the old town can be reach on foot within 15 minutes.

Hôtel confortable avec un très bon rapport qualité/prix .Personnel dans l'ensemble compétent. Les environs ne sont pas très agréables mais il se situe à 10mn à pied de la vieille ville. Petit déjeuner très correct. La piscine située sur le toit de l'hôtel est par contre très petite et mal entretenue.

El principal problema es la ubicación del hotel. Esta situado en una colina y los alrededores no invitan a pasearlos (muchas cuestas). Siempre hay que coger el coche para desplazarte. Por otro lado los baños son muy estrechos por eso no los muestran en las fotos. Nosotros pasamos una semana en el hotel y fue un poco excesivo. La terraza te proporciona cierto escape y está bien.

The hotel has a very beautiful view from the roof. The swimming pool is too small. The rooms are clean and spacious. The hotel is 15 minutes from the centre of the city by bus. You need public transportation to go to the centre. Hotel personal could me more helpful. Most of the personal doesn't speak English.

Good quality spacious hotel, about 25 minutes uphill walk to Perugia centre. View to kill for from roof and restaurant. Roof top mini pool not open (mid May). Signage to hotel on local roads good. Restaurant showed some imagination and was also good value

Half of the rooms have no view. Ask for a room with view. The restaurant the "villa" as only a air conditionned room, with a rather old decoration, and no "terrasse". The menu is pretentious and far too expensive.

This is a really lovely hotel on the edge of Perugia, about a 15 minute walk to the heart of the city. Our rooms were huge but the bathrooms a bit small. The air conditioning was powerful for an Italian hotel for those looking for adequate cooling in the heat of summer. The furniture in the rooms was simple but a bit worn for a 4-star hotel but that is a minor detail when compared with the service, the surroundings, the cleanliness and spaciousness of the rooms, and the terrific price. The reception staff people were highly professional AND friendly, a winning combination. The villa next door where meals are served was beautiful and the food absolutely delicious. In summer you can take breakfast outside at the terrace of the villa. The wait staff was terrific too. Our children loved the roof top pool, although a bit small, was perfect for them. The view from the roof top pool and terrace was breathtaking. You could see Assisi and other hill towns in the distance. My husband is an Italian citizen and we have a business that requires us to visit Italy several times a year. We were so impressed by the Perusia e Villa that we are booking a group stay there in 2004 for our soccer players and their families whom we take to Italy every summer. We couldn't praise this hotel more. Great value and excellent service in one of our favorite cities in Italy!

An hotel I would certainly recommend. Interesting: free entry to internet. Equally good service in the adjoining restaurant. Do not expect too much of the swimming pool: it's the tiniest pool I've ever seen.

Beautiful view from our window! Bathroom was very nice and spacious. Public computer available with internet access and printer on the ground floor. Breakfast is continental style and offered a good variety of foods. Restaurant was not air-conditioned.

The pool was a little disappointing. One evening when in the pool the filtered insects the pool overflowed and there was approximtely 25 wasps in the pool which was not pleasant. I omitted to mention this to Reception.

It was a bit difficult to locate from downtown. The nearby Ospedale was a good way to locate the hotel. The view looking at the hillsides was great. I wanted to take the closet home with me!
