The room bedding and bathroom were clean, but other areas were shabby - tea and coffee making facilities were provided and it suited us for one night before going to St Pancras Station, the underground stations were close by for getting about London. Breakfast was in another hotel across the road.

Had a very comfortable stay. The location is fantastic, 200 metres from Lancaster Gate underground and Hyde Park. Also short bus ride to Oxford Street. Staff very welcoming. Rooms need refurbishment but are very clean. On the other hand if they refurbish the price will go up so I prefer it as it is! Would have been nice to have satellite TV but again the price would have been higher.

The location is perfect for London, closed to trains and tube station, buses. Many shops (supermarket in Paddington station, cheeper than the other shops arround) and restaurants in the area.The 2 bedrooms flat was OK for our familly (3 kids)However, it was a little bit old, carpet and furniture,holes in walls, old bathroom ,quiet noisy inside, but very clean, beds are done every day. WI-FI doesn't work in the flat (5th floor)but it works int the lobby. Only 3 channels on the TV. Very friendly and helpfull staff at the reception.

If you plan to spend some days in London this place I think could be one of the best place you can go. The staff is gentle, polite and helpful. We spent three nights in the renewed room and it was perfect, confortable, with enough space and all the facilities we need. The hotel surroundings are beautiful, just a few steps from Lancaster Gate. If you choose Royal Court you are going to do the right thing!

Room was prety OK for London standard! Hotel has 3stars but furniture,TV and that ugly fullfloor-cover carpet gives very worn look!We lived in room with kitchen on 4th floor. I can imagine to book same room at my next visit to London!

We have travelled to London many times and are not too picky, but this is a very basic budget hotel, even for London standards. The paint was peeling off the ceilings, the toilet did not flush properly, the walls had dirty marks on them, the bedroom window was partly broken, light bulbs needed changing. RCA is not children friendly as they do not have high baby chairs available. The requested cot was not folded out and no bedsheets were provided for it. Some rooms are not accesible with a trolley. Bathroom is too small to nurse the baby - your choice of the bed or the floor. Children older than 12 months are charged full adult price. You pay a little extra over normal budget hotel prices for the kitchenette, but neither scissors, chopping board nor mixing bowl was present, so proper cooking was not possible. We stayed in a studio on floor 3 which had a standard size bedroom, a tiny bathroom and a decent size lounge. Our family stayed in a smaller room on the ground floor, which has been refurbished to be of a higher standard - but also more expensive if specifically requested. Staff was friendly and the location is good. There is supposedly an option to buy breakfast, but this was never offered to us.

Whilst the twin bedded room was quite tight, could not believe how large the sitting room was for London! Modern TV. Kitchenette was fantastic - they even provided hotel sized coffee/tea/milk upon arrival which was very much appreciated. Public hallways are a little run down, but certainly not an issue at the price paid! Only negative - receptionist insisted on writing down passport details for my young child which I didn't think was necessary. You want to protect their passport details!!!

We had a wonderful stay at RCA,the three of us. Quiet place,refurbished room,pretty kitchenette,wonderful surroundings,tube, bus stop,Paddington Station and supermarket just round the corner. People at the concierge so nice and helpful.It was our second time there and we'll be back soon.

There was no hot water!!! Did get moved into another room that was bigger but still had no hot water!!! Rooms were noisy I could hear my neighbours, the elevator was ancient and I felt I was risking my life every time i used it. In fact everything in the rooms was *old*. Was a waste of money, much better hotels available for the same amount. Never again!!!

I had a refurbished studio apartment on the top floor. It was clean and spacious, and I appreciated that the porter brought my luggage up, as there is no lift above the 4th floor. The building is undergoing a slow renovation, and when it is completed this will be a lovely place to stay - I definitely would book here again. The location is ideal for getting around London, Hyde Park & Kensington Gardens is practically outside your door, the staff is friendly and helpful. The only thing I had a small problem with is that wireless internet is ONLY available on the first floor in the Lounge. They do need to have it available throughout the building! But it's a minor quibble, and I just brought my Netbook downstairs when I returned in the evening to do what I needed to online - and actually got to chat with several guests in the meantime (which led to me seeing "Sister Act" on the West End). It's great having the kitchenette as well - I bought some simple breakfast items, saving me from having to go out in the morning and spend more money on breakfast, and allowing me to keep a supply of Diet Coke on hand!

Second time for me. Staff great, very responsive. Rooms what I expected. It was clean. Only downside could hear the people next door. Would stay there again. Convenient to Paddington station and two tube stops. Kensington Park just down the road.

If you were to stay in London for a few nights, then this would be the place to do it. A small studio is sufficient for the basics, a full apartment would be preferable for a longer stay, just to have a better equipped kitchen if needed. Very well located at a good price, rooms are spacious enough, with decent facilities, especially for inner city. Tube stations are around the corner, or there is plenty of things within walking distance if you prefer. plenty of Cafes a short stroll away, and Indian restaurants also. If I return to London, this is the place I will stay.

It was a good choice overall, apartment was cleaned daily, hotel is close to tube and therefore easy to get anywhere in London. Ours was an upgraded apartment, have not seen a not-yet refurbished room. Internet only in lobby area, disconnecting quite easily. We recommend the place.

I stayed at the hotel for 10 nights at the room number 118 which is not yet renovated. I had wifi access in my room. The size of the room is good. It could be better if there is a place to store my luggage. The bathroom is ok, not too small and quite clean. I had known about the scaffolding before, so it didn't bother me. Having a pantry is very useful, could safe a lot of money on food. Generally, I had a pleasant stay and will recommend it to everyone. The location is great, I walked from Paddington station with my luggage, not a problem at all.

We were 3 adults sharing a 1 bedroom apartment. The apartment bore absolutely no resemblance to the photos on venere.com. It was very shabby and extremely old. The bathroom was held together by "no-more-gaps" adhesive. When I questioned the manager I was told that renovated apartments had to be booked direct with the hotel and were not available when using an internet booking site! The photos on the net were definitely of the renovated apartments. Do not be deceived! This was false advertising. However, the aparment was clean.

Beutiful hotel, most of the staff was very kind except two ladies. We stayed for 1 month to study in a medical school and we hadn't problems for the first two weeks. The cleaning wasn't perfect but everything was great. Then our heathers got broken and we had to stay for 10 days without them (and in March was cold). Only after 10 days they gave us another heather to replace the others.

Room 102 had an awful odor. Decor was non-existent, but functional. Street noise was very loud, plus people yelling and screaming on Saturday night. There was an big blob of something disgusting on the window. Good location and price.

We remained 2 nights in a double study with two twin beds just refurbished and it surpassed our expectations completely... and in spite of they were refurbishing another near room it bothered never us at all... by the way the personnel of the hotel was correct and very kind at any moment... In addition the hotel is very well located close to Paddinton Station and the tube and buses about Lancaster Gate… Therefore all that we could say about this hotel is good.

We had a studio for 2 persons and a one-bedroom apartment. The studio had just been renovated and was perfect. The apartment had not been renovated although it was badly in need of a renovation. There was a problem with the bathroom pipes and a lingering faul smell. The four of us ended up eating in the studio which was much more pleasant. The location of the Royal Court is great. It is easy to walk to many interesting sites and public transportation is very near. Overall, we were very pleased with our stay.

This is a very oldest establishment in much need of refurbishment. It tatty, shabby and antiquated. Standard of self catering accommodation which we had was very poor and the incessant noise outhead made our stay very uncomfortable. It has only 2 advantages, it's convenient to tube station and the staff. If some money was put into this premises, it could be good. I also feel that web sites should be more familiar with their properties and more up to date on their reviews. This property would be more suitable to hostel or student accommodation not that they should have the very basics available to them.

I have stayed here before and I will stay here again. The rooms are quite worn down and there is a distinct smell in the bathroom, but the beds were excellent and there was plenty of hot water. Loved the kitchen! It is in an excellent location - very central. You get what you pay for in Lodndon. Bring ear plugs!

This place is just an excellent value for the money. Had two separate one-night stays - first stay we got to room and thought it was just a small bedroom with bath, then we opened up another door to a large kitchen/living room area - would describe room as "tired," but quite comfortable and great value - second stay was a recently upgraded room - very nicely and tastefully done, though a little fine-tuning needed. Wifi worked great (they gladly reset modem when I was having some trouble). Very helpful with directions we asked for to market area in London. Very short walk to Paddington, so convenient to Heathrow Express (use Heathrow Connect - 12 minutes longer, but 60% cheaper) - even shorter walk to Lancaster Gate Tube station on Central Line) - area seemed quite safe.

Royal Court Apt. has an excellent location, very close to 2 tube stations, bus stations, Kensington Gardens&Hyde Park. The neibourhood is very quiet and safe, we returned several times after 23:00 and everything was OK. The room wasn't very big but we had everything we needed: a small table with 2 chairs, a wardrobe, ironing facilities. The small kitchen was very well equiped and we had the pleasure to find that 2 days after our arrival all the glases, plates and cooking accesories were replaced with new ones. The bathroom was very big. Coffee, tea, sugar were completed daily; the cleaning and the replacement of towels was also made daily. The only minus is that the room and hall floors are squeaking badly...but after walking all day long we were so tired that it doesn't bother us too much.

Very convenient location to Paddington Stn and directions on website exact. Clean and true to info on website. Had great meals and atmosphere at nearby pub Pride of Paddington. Easy to get to hop on hop off bus tour. Small room but we are used to much larger in Aus. Probably standard for Europe. Would stay again.

The room was very hot with no ventilation even with window open. Quite often we had to ask for towels as they were replaced with hand hand towels. They took our pillows & we had to ask to get them back. The room was not available at the specified time we had to wait an extra hour before we could get in.They did'nt always replace tea or coffee we had to buy our own.

You get what you pay for in London. Room was spacious, but in need of updating. Public areas have been redone, and look very good. The rest is ongoing, and I imagine the prices will rise accordingly. Location was great - walk to Hyde Park, Oxford Street and very close to Paddington (nice if you have luggage). Lots of small shops and restaurants nearby.

We had 2 very pleasant stays at the Royal Court Apartments. The location is very good - short walk to Paddington rail and tube, shops, pub, restaurants and Hyde Park. The staff are friendly and helpful and the rooms are cheap and clean. This is no 4 star hotel though - the furnishings are shabby and the room we had on our second stay was very small. However everything was clean and functional. Having a full kitchen also allows you to to save money on meals. I would recommend this hotel for singles or couples on short holidays who are looking for something economical in a good location.

Very good hotel (appartments, you have to make your breakfast yourself and ther are grocers at 100 m). Personal very accomodating. Large room. I'll return to this address next time. We had 2 rooms nr 204 and 203, one facing the other. Ours 203 was composed by a triple room, a kitchenette with dining area and a small bathroom (but it was nice). My parents' was composed by a double room, a bathroom and kitchenette with sitting area. We would eat all together in their apartment because the table was larger. The apartments-room were clean and comfortable as well as quiet. We recommend it and will surely return to Royal Court Apartments.

My partner and I were very happy with the apartment. The staff were friendly and very helpful from the minute we walked through the door to the minute we checked out. The apartment was nice and roomy and everything worked in it. The location is excellent, being only about a minute's walk from Lancaster Gate tube station and Hyde Park/ Kensington Gardens. There are pubs and restaurants nearby and it is only a short walk to all the restaurants of Queensway if you fancy a wider selection. We would certainly try to stay here again on our next trip to London.

An excellent budget venue. For such a position the cost for a one bed apartment for 2 nights (£138) that slept 3 could not be faulted. The residence is being modernised and the apartment we had was very tired so it is long overdue but the location was good, kitchen well equipped for a short stay and the staff also helpful and pleasant.

Très bon séjour en général. Mais l'une d'entre nous a vu sa carte de crédit clonée et il y a de fortes chances que ce soit arrivé à l'hôtel. Dû à cela, nous ne savons pas si nous y retournerions.

Eravamo 4 ragazze di 22 anni e ci siamo trovate benissimo, era accolgiente come una casa ma con la comodità delle pulizie in camera!La posizione non è centrale e x raggiungere il centro bisogna utilizzare necessariamente i mezzi. Per arrivare a Picadilly a piedi ci vuole circa un'ora...non ve lo consiglio!!La metro (lancaster gate) e la fermata del bus si trovano a neanche 5 minuti, così come un piccolo alimentari, molto poco fornito e hide park. Le stanze sono piccole e rumorose ma accoglienti e pulite. abbiamo alloggiato in 2 doppie; la mia era molto spaziosa, bagno compreso, ma l'altra era veramente molto piccola e il bagno praticamente inesistente...non potevano chiudere la porta perchè altrimenti, sedute, non avevano spazio per le gambe!!Il rapporto qualità prezzo è molto buono. è la terza volta che vado a londra e la prima al royal court e tornerò sicuramente. La reception è disponibile e tollerante. Praticamente il royal court ap. è un'albergo con la comodità della cucina in camera. Non preoccupatevi della posizione perchè è ottimamente collegata 24 h su 24.

Siamo stati (io e mio marito) in questo hotel dal 16 al 21 ottobre 2007. lo abbiamo trovato molto carino, pulito e la cucina abbastanza attrezzata(poche pentole ma microonde, caraffa termica e persino il tostapane). la pulizia e il cambio degli asciugami quotidiana. Unico neo la reception che non parlava una parola di italiano (come del resto in quasi tutta londra). Posizione ottima, vicinissimo a kensiton garen e hyde park, alla metropolitana di lanchester gate e alle numerose fermate di autobus di paddigton. Noi consigieremo questo hotel per il prezzo e per la possibilità di usufruire di una cucina che visti i prezzi dei ristoranti di londra permette di risparmiare un bel pò sul cibo magari soprattutto per la cena.

The hotel was by far the most reasonably priced we could find for a family of five adults. The kitchen was great to have, although we didn't have time to use it much. We had two apartments, one of which was quaint and well-worn but adequate; the other was newly-decorated and quite lovely. The hotel staff was very helpful. The only difficulty we experienced was in the new room: the adjoining neighbour's tv was very loud, and he had it on until about 2:00 am.

Excellent hotel (we had a 2 Bedroom/1 Bath)and very friendly staff. The map on Venere is wrong so we walked around for 45 minutes before we finally called the hotel and they gave us directions very quickly to the hotel. (We had asked several people in the area and they had no idea where the hotel or the street was). It turned out to be very close to Paddington Station and easy to find once you knew where to look. The man at the desk was very apologetic and took the map I had printed and said he would take care of it. Our room was on the 5th floor and the elevators only go to the 4th floor. Room was not air conditioned but we were there in late June and it was not a problem. It is in a more residential area but easy to get around from here--very close to 2 subway stations and many bus stops. We checked out early and they kept our luggage while we toured London until we had to leave for the Heathrow. (The Heathrow express leaves from Paddington Station about 3-4 blocks away).

Apartment Royal Court was clean and in a good location, but the rooms reminded me of a trip I took to Britain in 1985--stained, old rugs, a hodge podge of furniture, and a disagreeable view.

The appartment with a separate bedroom was perfect for our stay with two young children. We asked for an extra bed in the living-room and the younger one slept on the couch. Perfect location with young children, very close to the park and the Memorial playground which they love.

The rooms were so tiny that we had to upgrade to a family suite. This was fine then when we did because the loungeroom was large although the bedrooms were still little larger than the beds! They kept to the prices quoted on the family suite via email enquiry of ours earlier - after we showed them the email. But the lifts didn't work most of the time! Maybe they are fixed now. Lots of stairs to climb but it was worth it to get a family suite.

This is going to be our favourite place, depending of course if the prices are favourable. My daughter and I were her to shop and we were very satisfied with our studioapartment. Of course it was worn down, but apart from that,everthing else was to our satisfaction. Cleaning was fine, and clean towels every day. Staff was also helpfull and polite. Location was also excellent with only 5 minutes walk to Lancaster Gate tubestation. Will absolutely prefer to stay here again.

Friendly and welcoming personel.Everything made neat and clean at the apartment every day. Little kitchenette with refrigerator,so you can make your own breakfast or lunch. Grocers nearby, where you can by what you need. Suitable for couples with teenagechildren,because there were two rooms in the apartement. very close to the tube and busstop. Only 10 minuttes walk to Oxford Street. Very close to Hyde Park. Some noise from the street below. Overall, a hotel we surely will use next time we visit London for holidays,

This was the first time we had stayed at the Royal Court. We would stay there again because, although it is old and a bit tatty, it represented very good value for money. It was clean and staff were helpful. It is close to Paddington and Lancaster Gate railway stations, pubs, restaurants and cafes, a laundromat and convenience stores. Our only complaint: we realise now that the web photos of apartments and the reality of our 'apartment' did not coincide.

Wonderful location; excellent-sized studio esp. by British standards; appreciated the cooking facilities & small fridge; in the main lobby-liked the bookshelves to allow guests to take/leave pocketbooks (very thoughtful idea); sheets were clean but the blankets really needed washing Noise - the walls are very thin including overhead - needs much better insulation; also the hotel might consider taking the springs off the entrance doors to the rooms so they don't slam so loudly.

I had a nice stay at the hotel and would recommend it to my friends and family that would be visiting London. Very near to public transportaqtion, Hyde park, & supermarket at Paddington station. Would have been nicer to have a toaster oven in the kitchen to heat up some food items bought at Sainsburry's.

I guess it was fine for the price. On arrival (2pm)we were informed we would be getting a twin room when we had booked a double. We said no and they got a double for us although we had to wait a further 40 mins. Room was fine except there was a fan (a hole) fitted into the window which was broken and always open to the outside air making the room a little fresh as it was winter. Otherwise fine and great great location for getting around London

Visti i commenti ho deciso di prenotare per 2 notti una matrimoniale. Arrivati la mattina presto mi hanno gentilmente fatto lasciare le valigie. Abbiamo trovano alla reception un ragazzo italiano che pero' ci avvertiva che la nostra camera aveva 2 letti separati, gli ho chiesto una matrimoniale e lui ci ha detto di tornare dopo le 2 che ci avrebbe sistemato bene. Al nostro ritorno non lo abbiamo trovato ed abbiamo parlato con una ragazza che ci ha sistemato pero' decisamente meno gentile del 'nostro amico italiano'. Camera molto spaziosa e pulita, silenziosa ma con un difetto essenziale: il pavimento era di fintoparque percio' si muoveva tutto e sentivamo tutto dalle altre stanze, fortunatamente non c'erano molte persone. Sconsigliatissimo mangiare li, le pentole/piatti/tazze sembravano li da anni e decisamente poco igieniche. NON fate colazione all'interno se non è compresa perche' Londra è piena di bar che fanno ottime colazioni e soprattutto la spesa di 4 sterline non ne vale per niente. La colazione infatti non è dentro l'albergo, si devo uscire e fare qualche metro per entrare in un altro albergo, colazione pessima. Vicino alla metro ed all'autobus. Consiglio di andare a mangiare dentro gli Harrods che è caro ma è un'esperienza simpatica ed originale. Per spendere meno si deve andare a mangiare dentro i pub (ce ne sono molto in centro dove si mangia benissimo), se entrate dentro i ristoranti del centro non aspettatevi di spendere meno di 60/70 sterline vino incluso. Servita benissimo con i bus,percio' secondo me a volte e meglio prendere il bus che la metro, meno veloce pero' cosi' vedete tutta Londra. Pochissimo traffico.

This accommodation is in many ways a good choice for those who want to stay within a budget. Very near both Paddington and Lancaster Gate underground, lots of small restaurants in the neighbourhood. The room (small 1 bedroom apartment) was a bit "tired" looking but otherwise ok. The only thing that I didn't like was the old smell of nicotine in the room. I wouldn't however hesitate to stay there again if I needed a comfortable room within my budget.

Hotel veramente carino e confortevole, peccato per gli ascensori che funzionavano solo ogni tanto e che le finestre si aprissero al massimo di 20 cm, e in agosto non si respirava con così poca aria. Ma nel complesso ci tornerei, anche perchè la location è fantastica e intorno c'è tutto ciò che serve. Inotre la piccola cucina ci ha consentito di risparmiare moltissimo sulle spese di vitto! Da provare

Royal Court is, in my opinion, a pleasant place were to spend some days in London. Near the hotel is located Hyde Park, a wonderful and romantic English garden, that make you live the beauty of Victorian Age.

My husband and I stayed at the Royal Court for 8 nights. We were looking for an inexpensive and convenient hotel to stay at in London for our honeymoon. The first 2 nights we had a small cramped room on the 2nd floor, but with full amenities as promised. We checked out to go to Paris and returned 3 days later and received a room on the ground floor. It had 2 twin beds and when I returned to the desk stating that I asked for a double bed, they quickly gave us another room with one bed. This one was easily 3 times the size as the room we had to begin with. The rooms were alway clean and you never heard any of the other guests, unless they were coming down the stairs with luggage and even though we seemed to be on a busy street, we barely heard any street noise. The staff were all very helpful and nice. We were literally 3 blocks away from the Paddington Underground station and less than that from restaurants, shops, and money exchange. We couldn't have asked for a more convenient location. We would stay at the Royal Court again if we have another chance to stay in London.

We were informed by venere that the accomodation had disabled access,my husband is in a wheelchair I phoned 4 wks in advance and the apartment staff confirmed this and I rang the day of travel and told that we would be allocated the most suitable room. There are 3 steps to the front door which were slippery due to the rain, there was no one to help us, there were 2 heavy doors to go through to the lounge, and there was a VERY narrow ramp to the bedrooms which was too narrow to take the wheelchair and my husband again had to get out,and I had to fold the wheelchair, there was no space at the top of the ramp to manovere the wheelchair around the corner either. You may wish to check out my report on our website www.amiinvisible.com We will be writing to the owner of the property to officially complain The apartments themselves were very basic, and made a travelodge look like a palace. Very disapointed indeed.

In retrospect, it was a very good value for the money. Quite spacious by European standards and clean. We could hear street noise constantly and keeping the window open almost seemed to be a requirement or else it would become too stuffy and warm inside, there was no thermostat to adjust. Staff was efficient. Chose to use the stairs as the elevator was very small and felt unstable. Spent several days here and found it to be an ideal starting point for our daily explorations.

Hemos estado en 2 apartamentos de una habitación aceptablemente. Lo mejor de todo es la localización del hotel, al lado de la estación de Paddington. El personal del hotel ha sido, en general, amable y el tamaño y la limpieza de las habitaciones, correctos, mejor de lo que nos esperábamos. Resulta muy cómodo y económico disponer de cocina para desayunos y cenas cuando se viaja con adolescentes.

Hemos realizado un viaje de 5 noches con mi familia compuesta por 5 personas. Estuvimos alojados en un apartamento de 2 habitaciones con capacidad para 4 personas más una cama adicional. Las instalaciones estaban de acuerdo a lo previsto y al precio pactado. La ubicación del hotel es excelente, a pocas calles de la estación de metro, muchas lineas de autobús y a metros de Kensigton Park.

A lovely place - the rooms are quite spacious and are equipped with kitchenettes, though mine was of declining quality (the refrigerator was not functioning fully). An added bonus - free WiFi, though only in public areas (when it worked). It's also much closer to Paddington Station than the map on here suggests - it's literally a 4min walk, so it's great for folks using Heathrow Express and good for immersing yourself in the Paddington/Bayswater area. If possible, request a room on the first floor or higher; those on the ground floor directly face onto a busy intersection and bear the wrath of the lighting so typical of Bayswater buildings (in other words, bright white lights highlighting the architecture and therefore shining directly in your face as you try to sleep). It probably won't be the favourite of many corporate travelers, as its low price ensures a predominance of younger people (though not the usual high-strung backpackers, thankfully). But it is good for all other travelers. All in all, it was my favourite place to stay in London. I've been there many times, always staying in Bayswater/Paddington, and this is by far the best accommodation I've had.
