The Barkston Gardens Hotel is a converted terraced Victorian House with conference and restaurant facilities. This hotel in Kensington, in the centre of London, is also really close to Earl's Court underground station, making it an ideal base from which to explore the capital.

The hotel, set in a quiet conservation area within the Royal Borough of Kensington and Chelsea, was built at the turn of the century and still retains its charm and splendour. The write up and picture of the hotel misrepresented it. There are no gardens And there was scaffold all over the building. The floors squeaked so badly that we asked to be moved. We were given a tiny room that we could hardly move In. We decided not to stay the second nite and were given a terrible time, Saying they were going to charge us anyway, as we did not give 24 hr. notice. The water dripped for 20 minutes after the toilet was flushed. After arguing for Half hour, the finally said they would credit the credit card..so we left. Very poor accommodations.

The staff was always very kind and helpful. I arrived to the hotel at 3am and there was no problem at all with it. Breakfast was a good continental breakfast with toast, bread, milk, tea or coffee, assorted cereal (not children cereal though), jam, butter and some pretty good croissants. The room was not small considering it's london we're talking about, and was clean. There was a tray with free coffee, tea and biscuits that was replaced every day if consumed. In the bathroom there was washing products for hair, body and soap. At the time that I was there, the hotel was under maintenance, so it was a bit noisy in the morning. The location couldn't be better, just a couple minutes walk away from the underground station "earl's court" wich is connected to the district and piccadilly line. These are central lines that go around most of the important sites to visit in london. The main street is full of restaurants, other services like banks, drycleaners, the western union, supermarkets and others. The area is safe and people are welcoming, as I said before, I arrived at 3am and I walked through the street with no trouble at all, and felt safe. In general I enjoyed my stay at the Barkston Gardens hotel, I would recommend it and would, definitely stay again.

The Hotel is situated very near Earl's Court Station and easy access to London Underground. If you're not interested in the food at the hotel, there are a number of restaurants and fast food places nearby with M&S Simply food just down the road if you need a quick fix. As my stay at Barkston was nearing the London Olympics, I think they were renovating to meet the Olympics with better facilities so overall place was rather squeeking a lot. But thats fine with me as the stay was still rather comfortable.

The room was quite small and the parquet floors were very noisy, so we got up very early in the morning due to the steps of our neighbours. Moreover, at the time of our stay, the hotel was under refurbishments.

Good breakfast; some fruits, cereal, yoghurt, ham& cheese, toasts and rolls together with served coffee/tea/chocolat. Very well organized breakfastroom. Nice beds, Wifi ok, ok spaciosness and cleanliness of room. Elevator modern and functioned well. Very bad window isolation, the frames where shaking for even of little wind and we could hear the traffic from the heavy trafficed Earls Court Rd that is very close all the time. Very disturbing in the night. Not so serviceminded staff, we asked for an extra duvet since we were four in the room, but only had tree beds; the onlý thing they could offer was an extra blanket.

Convenient location to Earl's Court tube, bikes and exhibition. Ground floor has well decorated & clean reception, dining area, bar with very friendly staff. As is common with converted houses, it's a bit of a maze to get to some bedrooms, and new carpets are really needed. I stayed in a single room - clean and quite small, but perfectly adequate to catch up on business using the free wi-fi, comfortable bed. I'll return the next time I need to stay in the area.

Have booked it now a couple of times and we are always satisfied. This time we had a 3 bed room (with child) - the room was very spacious, the floor cracked a bit but everything was fine as always. Breakfast could offer a little more choices, but it is absolutely ok. The location is absoulut advantegous. Will book again

This property is in a fabulous location, a short walk from Earls Court Tube station. There are plenty of restaurants nearby, and the Tube makes visiting London's attractions easy. We stayed in a family room (3 double beds) overlooking the street. The room was clean and spacious, with a functioning television. The floors were unbelievably creaky, and, unfortunately, the toilet regularly decided to stop working. The continental breakfast, included, was acceptable, although the same every day, without variation, which after a week became tiresome. Free wireless Internet was also appreciated. If you are not going to spend much time in the hotel, this is not a bad choice, however, on balance, I do not expect I would stay there again.

The worst renovation job I have ever seen and done in cheapest fashion.Filthy dirty,with previous clients hairs in bathroom.The place is unventilated by windows that dont open.One feels like suffocating.Way over starred and priced.Will stay at new hotel next time.Photos to follow on trip advisor.

Very well-run, clean, and comfortable. Quiet, yet just around the corner from the Tube. Plenty of restaurants, pubs, and food stores nearby. Across the street from a quiet garden. Many amenities for the price. Very good continental breakfast served until 10. Strong wi-fi signal. Overall, excellent value for money, and far better than all the other competing central London hotels in which I've stayed. Strongly recommended to any traveler on a budget.

This was our second time in London. We stayed in a hotel nearby. Barkston gardens hotel is situated in a very interesting and vivid area, near museums, the Earl's court tube station and several places to eat at. Accomodation was worth the price:our room was quite spacious, simple but clean and silent except for the old wooden floor very very creepy!!! That's ok if you spend just a few days in London.Breakfast good. Kind the employers.

The bathroom is old, maybe, too much for a 3* hotel. I don't like the moquette in room but, I think, it is present in almost hotels in London!! In our room, the floor is very noisy and crunchy! However the room is clear.

I was in London for four days in Barkston Gardens Hotel. The staff were correct and the room wide (the double room is ok for three people) However, internet facility doesn't work, there is no fridge in the room and this was very dark. Also continental breakfast was really poor. Anyway, it has a very good location.. very near of Earl's Court underground. Definitely, it location is the best of this hotel.

We stayed for 6 nights in this hotel at the end of a whirlwind 2 week tour of Europe. It was a delightful haven, overlooking lovely Barkston Gardens; perfectly located just around the corner from the Earls Court underground (which we used extensively), and within 2-3 minutes walk of numerous eating places. The service was excellent. When we reported a problem with our shower it was attended to immediately. Breakfasts in the dining room were excellent and the staff attentive and helpful(thank you, Gus!). The guest lounge was spacious and inviting with a large screen TV. While our bedroom was a little cramped, and the walls between rooms a little thin, we had tea and coffee facilities (including biscuits), very comfortable beds, and a spacious bathroom. We enjoyed our stay here, and felt we had received value for money, compared to other London accomodation, and would consider staying again if the opportunity arose.

I, went as a single but I was awarded a twin. The room was fine, everything was in order, but it was in a basement.The reception staff were very helpful and polite as were the breakfast room staff. The continental breakfast was, as described, it had a good choice and was plentiful.Given that this is a budget hotel, I felt for London, it was very good, though I would have preferred not to have been in the basement.There is an exterior window with limited light. I was just staying overnight for an evening function in the City, and the tube station is admirably placed.They have a luggage room and offered to store my luggage whilst I did a little sightseeing.

The floors in the room were very creaky - it was impossible to take a step without making a sound - however there was no noise from other rooms so that was ok. The room was very spacious, beds were comfortable, breakfast was fine, and free wifi worked well.

Our stay was quite nice, except for few aspects. The woman at the reception when we arrived was really impolite. The room was spacious, but the furniture was quite old. Moreover, the windows were quite old, with trace of mildew, which was not so nice to see. The breakfast food was enough, but of low quality.

We were in London for two days. Barkston Gardens is located on a quiet street right off a much busier thoroughfare. The Earl's Court subway station is a very short walk from the hotel and extremely convenient since it is at the edge of two zones and a junction point for several subway lines. It was very easy to go from there to anywhere we desired. The hotel itself was exactly as advertised: a perfectly adequate room with a reasonable price for bed and breakfast combined. There were many restaurants within a short walk, so we had no trouble finding interesting, tasty, reasonably-priced dinners.

Although a bit old but well maintained, the hotel has an excellent location near the tube station of Earl's Court. Good continental breakfast with great and delicious croissants. Our room (502) was huge and the only fault to point out was that the floor creaked when we moved along. Nice and helpful staff. A good choice for a pleasant stay in the city.

For the price the room was really good, it was perfectly clean and the bathroom recently renovated. Also it was - compared with other London hotels - not too small. The only problem was, that I couldn't open my window properly. Hotel staff said, that due to the law windows wouldn't open more than about 10 cm, which was quite hard, since the days in London were really hot. But the hotel staff was quite helpfull provided a fan at a once.

Location is great just off Earls Court Road and across the street from a garden. Inside however it is the same as all the other hotel's in the area in the same price range. I would stay again if I had to do the 1-day stop-over in London again. They upgraded us to a triple for some reason which was quite spacious. TV was very poor quality, even BBC was unclear to watch. Having tried another hotel on Pennywern I would do Barkston Gardens again.

Great location, very handy to Earls Court station and local facilities and shops. We had a family room which was large and spacious and suited out needs. Only niggles were very creaky floors (both ours and the one above) and broken counter weight ropes on the windows which prevented us cracking them open for ventilation.

This was a good choice for me as a single traveller. The area, although not upscale, was busy. The tube was a half block from the hotel, a good thing when you're tired after a busy day. The guardian of the breakfast room, Gus, was a pleasure, as was the front desk. I had the continental breaky, which consisted of toast/jam, tea or coffee, yogurt, 5 different cereals, 4 choices of canned fruit, ham and cheese. They also had a full breakfast at an extra cost. My room was a single en-suite on the top floor, with plenty of room and a huge bathtub/shower, nice for soaking those tired legs. Non-smoking of course, but that's London. A nice pub next door, with tables that had reserved on them, that's for us who want to eat, not hang at the bar. I had a venison game pie, very good, as was the fish. A good value for the price, location and room.

Stayed one night with two kids (8/10). Excellent location: close to Piccadilly Line tube, just off a bus route - yet so quiet it was unbelievable. Fairly good range of cafés, restaurants and pubs on main road. Decor typical UK mid-range hotel; well maintained. Breakfast room well laid-out and well-managed (reasonable choice from buffet). Overall excellent value for money for an accessible London base. Will return.

Room quite large and quiet.Although it was on the ground floor and near the restaurant,(where breakfast was served)double doors on the corridor keep the noise out of the room. The bathroom was ok,however no hair dryer provided on this room and the shower was tiny, approximately 1x1m^2. Hotel location is one of the best location you can find for this price in London.Hotel is located 100m from Earl's Court metro station(station in transport zone 1 of London)(Circle,District and Piccadilly lines). National History,Science and Victoria&Albert's museums 25mins away on foot or much less if you take a bus or the tube.Restaurants and pubs in the area near the hotel.

E' un bell'hotel, comodissimo poichè in zona 1 della città e a 2 passi dalla stazione della metro (praticamente di fronte). Unico neo è stata la vista dalla stanza (dava su un cortile interno a dir poco squallido) probabilmente non siamo stati fortunati. Qualcuno però lamentava problemi maggiori al piano strada.. chiedete preventivamente una stanza adeguata! Colazione molto buona e opzionale in stile londinese. Cortese e servizievole il personale che ci ha permesso anche di lasciare i bagagli alla reception prima della partenza. Aperto tutta notte, questo è molto positivo per la vita notturna londinese. In compenso è un Hotel di livello medio, in proporzione a quanto pagato. Te gratis in camera ma mancanza di bidè.. gli inglesi.. :)

The hotel was nice, clean and low trafic on the road. It was also really near to the tube, that's nice for the kids. What could be improved is the quietness between rooms. Think about you ear the neighboor at midnight, and probably the neighboor ear us when we wake up at 7am. I went 6 times in vacation in London, it was the first time in this hotel.

The location is excellent - near the tube station and Earl's Court is on Picadilly Line - no need to change the line when going to Heathrow. The rooms are fine. Breakfast is okay. However, we are not satisfy with the service of staff, including the front desk recption and restaurant staff. They are a bit cool and not nice.

L’hotel,abbastanza confortevole,è situato a soli 50 mt. dalla fermata della metropolitana di Earl’s Court e da qui è stato semplicissimo,tramite anche gli interscambi con le altre metro,visitare i luoghi più interessanti di Londra che è veramente splendida. Il personale cortese,la camera non molto grande ma pulita e la colazione abbondante e varia hanno contribuito a rendere più bella la nostra piccola vacanza. Il pavimento della camera che scricchiolava rumorosamente ad ogni passo è stata l’unica situazione negativa. Ad ogni modo ci tornerei volentieri. Lo consiglio.

Nice place, close to tube station Earl's court. Good breakfast, even at 5 o'clock in the morning the last day. Good service, helpful staff. We had a room for 3 persons, great. One doublebed, one single bed, and one sofa bed. The sofa bed could have had thicker mattress! They were renovating some of the rooms, but it didn't bother us. Will go back.

El hotel es antiguo y lo estaban pintando, pero es bonito, muy british. Espacioso y silencioso, el desayuno aburrido porque siempre es lo mismo pero bien y abundante. La localización del hotel muy buena cerca del metro y con gran variedad de restaurantes, pubs y bares de todo tipo. Ideal para familys le doy un notable.

L'hotel è molto carino senza troppe pretese... D'altronde ci si va solo a dormire se si visita la città! I dintorni sono veramente graziosi e il quartiere offre di tutto! Tra l'altro l'hotel si trova a 2 passi dalla fermata della metro di Earl's Court! Il personale è molto disponibile e cordiale e la colazione è buona! consigliatissimo... Ci torneremo sicuramente!

Siamo rimasti a Londra solo 3 giorni ma ci è piaciuta un sacco. l'hotel è l'ideale: zona tranquilla, ben collegata con il centro città! l'hotel è a 2 minuti dalla fermata della metropolitana e intorno all'hotel ci sono molti pub e supermercati. Stanza spaziose, luminose, pulite (al contrario di quel che di solito si dice di Londra). rapporto qualità prezzo elevato!!! Siamo molto sooddisfatti!

I stayed here for 3 nights with my three daughters 14, 12 & 10 in a family room. We come over from Holland & this is the second time I have used the hotel. I went back because I liked it before and we weren't disappointed. Ideal location 2 minutes from the tube station. Plenty of shops and restaurants on the doorstep but the hotel is on a quiet square. And both times we have had a good size room that was well cleaned. The only problem we had was with the water in our room. In the mornings the shower often had no water at all and often the sink had no cold water. The toilet was also difficult and sometimes impossible to flush. When I complained they sent someone to look straight away and when we came back from breakfast it was working. Th following day however it was the same problem. We were on the 5th floor so maybe it was a pressure problem. If you do go to stay here maybe it's worth asking for a ground floor room!!

The hotel is near the underground Earl's Court, it just takes 2 mins walk. There are supermarkets, convenient stores, post office and restaurants around the hotel, it is really convenient for tourists. The breakfast included in the room rate is quite good, I miss the tasty yoghurt very much! The room rate is reasonable, of course, you have to book through venere.com . If not, the room rate should be very high(more than a double). The only two things which make us a bit disappointed is the double bed size, it is quite small, and we always hear the people walking in the corridor. Anyway, we will stay in this hotel if we travel London again.

At this price you get more than than can be expectet. Breakfast i nothing much, bet it`s ok. Nice family room, only problem was the floor above...some what noisy. But we will surely be back again for a third time.

The hotel has a good location, near de tube but in a quite zone. The only problem we have found is to pre-pay the room and the wood of the floor which sounds too much. Even you can be asleep because of the noise.

On the basis of the staff and service I would have rated this hotel a 9. However, the rooms are such that it is more a 3 or 4. The lack of proper lighting in the room gives them a dingy, depressing feeling. The furniture makes Ikea to look like custon made. The location is great and the staff is simply marvelous. It's the condition of the rooms (not a lack of cleanliness) which would prevent me from returning here.

Excellent excellent location, literally few steps from the Earl's Court tube, and on Picadilly line! The hotel building is old, so one can't expect miracles in terms of layout, fittings etc, but the rooms are spacious, they are provided with tea/coffee/biscuits and boiling water pot!

We wasn't expecting a five stars hotel saw the price but effectively this hotel have to be closed for a substantial refurbishing. Room was very big but dirty and one night I found a big beetle running around.Sheeds was broken and the bed cover dirty (and I don't want imagine that kind of spots what was...). Room service : a disaster (we called 5 times to get the breakfast).My opinion is totally negative and nevermore I'll go there.

We were a group of people and stayed the second time at the Barkson Gardens. The hotel location is excellent, you are just 2 min walk near Earls Court Station and have plenty of pubs and stores nearby. The rooms are very large for London standards in this price range. Our last room was definetly older furnished than that one the trip before, but still relatively large and clean. We have heard of some problems regarding warm water in the shower. Last time it was no problem, this time it took quite a long time before we got a warm water. But you can deal with that for some nights and should not be a big issue. The second day everything worked fine. The breakfast was not overwhelming, but ok, one type of cheese and one type of sausage. Coffe, marmelade, jam and toast are quite ok. The staff is friendly and helpful - we had some special requests before arrival and all our mails were answered quick and friendly. We have seen far worse accomodations in London. We definitely recommend the Barkston Gardens Hotel and will stay there again!

We would defenetly reccomend this hotel!! It's located in a great position, only 3 minuts walking from the tube! Quite far from Stansted but we knew it..The hotel is very clean, rooms are very spacious and breakfast is really good (service and food we mean). If you have to visit London, book your stay here!!!!!!!!!

Very good. Have stayed in the Earls Court area several times before and this is the best hotel we have stayed in. Cheerful, efficient reception, clean and renovated rooms. Would recommend as value for money.

Everything was OK, except cleanliness of the room. The room needs to be refreshed (carpets, beds). The door of the restroom was very difficult to close... With no air conditionning, you must sleep with opened window. So it was noisy because of the underground trafic. Ask for a room with a window on the street side. The breakfast was excellent. Very well located for access to the underground.

Accès facile (2 minutes à pied de la station de métro Earls Court). Très pratique pour visiter Londres. Excellent rapport qualité/prix. Petit déjeûner un peu frugal et peu varié. Salle à manger très chaude en été et un peu bruyante. Chambre sommaire, mais literie confortable. Excellente solution pour un jeune couple désireux de passer un long WE à Londres à un prix raisonnable.

Ottimo albergo, stanze e bagno molto spaziosi, pulizia quitidiana, metro veramente vicina e colazione internazionale a buffet inclusa, i dintorni sono tranquilli e pieni di pubs e locali per cenare. Un ottimo punto di partenza per un soggiorno a Londra. Ci torneremo sicuramente.

I would recommend Barkston Gardens Hotel to my friends pointing the fact that it is an old building. Therefore you hear all the noises of people walking upstairs. The hotel Doesn't have air conditioning so in the summer (when we stayed there) you need to leave windows open and will hear all the street noises. Rather than that it is very clean and people are nice.

We are a family with two teenagers. We asked a quadruple family room, and we got a nice room with three large beds (set for six people) at a quite reasonable price, including a good continental breakfast. The hotel is beautifully placed in a quiet backstreet in a very lively neighborhood, 100 m from Earl's Court tube station and full of restaurants, pubs and shops.

Rooms were dirty and smelt.Had to ask maid to clean bathroom on arriving.Main staircase hadnt been cleaned or hoovered for a long while.No sheet change in four days and only one computer for hundreds of guests.Worst breakfast on our entire trip.Thank goodness for M&S over the road. Otherwise location and price was perfect.Also extremely creaky floor boards from above.I thought at one point they would fall through from the room above it was so noisy.

We were travelling as a family of 4 (including 2 kids), and the room was decent enough. Pricey for America, but definitely reasonable for London and its quality. The rooms were clean and the breakfast was nice. We had lost our luggage first arriving, and the staff was very kind and supporting. I especially reccomend this hotel for its excellent location. It really is only a 2 minute walk from the Underground station that'll take you everywhere around the city. The surrounding blocks are filled with lively restaurants and small shops, and Kensington Gardens is just about a 25 minute stroll from the hotel.

We were a couple of times in London so we know the average standard of London hotels. The Barkston Gardens was a very pleasent surprise. The rooms are very spacious, clean and comfortable. We had a few questions before arriving asked by mail and always got immediate response. The room was quite warm - that's the only slight negative. But you can deal with this. Breakfast ist absolutely ok, the location is great - just 1 min to the underground station. Definitely do recommend this hotel and already have booked again for our next trip.

Rapporto prezzo qualità ottimo, stanza spaziosa, (avevamo un B&B family), pulizia e sostituzione asciugamani, giornaliera, ottima la colazione continentale, vicinissimo alla metro di Earl's court. Molto soddisfatto, se torno a Londra, andrò sicuramente al barkston.

From the M40: follow the M40 until it becomes the A40 (Western Avenue) and then join the A40(M). Leave and join the M41 (West Cross Route). Go straight across the roundabout into Holland Road and then at the second major junction turn left into Cromwell Road. Take the first right at the Malaysian Airways building into Earls Court Road. The seventh road on the left is Barkston Gardens and the Barkston Gardens Hotel is the first building on the left.
From the M4: follow the M4 until the end and then take the Great West Road leading to Cedars Road, continue to join the Great West Road (A4). Go over the Hammersmith Flyover into Cromwell Road and at the Malaysian Airways building then turn right into Earls Court Road.
