The location was perfect nearby Victoria Station. The room very small, and noisy by the trains behind. Relation quality/ price like all in London overprised,specially this guesthouse. Breakfast very poor.

We were ready to stay in hotels with less space. But this hotel was the smallest amount of room for the most expensive during my entire stay in Europe. It gave us next to nothing for our money. Next time, I will be spending a little more money for a bigger space and my own bathroom.

Trains are passing by right outside 24 hours per day!! Don't forget your earplugs!!! But when we complained that the room was cold the staff brought both a portable heater and extra blanket as well, and they did it right away! We commented lipstick on the mirror too, and they took care of it right away. So we have nothing negative to say about the service! VERY, VERY small bathroom with the shower right inside the door! Didn't feel fresh when we thought about how many times that part of the carpet by the bathroom-door must have been soaked! Didn't see any public areas except for the breakfastrooms. Toast, jelly and cereals.. It was ok, and they brought more when you wanted too. No problem with that. The best was the location, very close to Victoria Station, but that was also the bad part during the night! Our room was facing the rails!

You get what you pay for. The staff wasn't really into having guest staying at the hotel. For some strange reason, the staff wanted me to sit at a two-person table in the breakfast-room, together with at complete stranger - who also found it odd - even though there were many empty tables in the room. I finally convinced the staff that I had to work on my iPad and there where no space on the table the showed me to, so I got my own table - But I was asked to work in my room and that I only could have the table for 10 minutes. (again - there were 6-7 free tables...). Stay only for one night, then it's acceptable.

Too expensive. I take a single room and the toilet was so small! I can hear trains passing by all the day. The staff wasn t friendly and the breakfast was poor. I stay there for 12 days. I can write more things my advice is to not go here especially for the trains passing under my window!! Maybe the best thing was to book an hotel (in hugh street there are plenty) to the other side of the street.

This hotel is perfect for single person without children Who wants to visit..but for person Who needs a little of relax it. S a really bad choice!! And there is no confort for little children no space, no babybed, and there are à lot of stairs...

I was very dissapointed with this hotel. Our room was in the basement, next to the staff quarters and dinning room, so every morning was woken up at 6am by the staffs alarm clock going off. Then the noise the staff were making, laughing, talking loud as they prepared the breakfasts, could not get back to sleep if we wanted to. After being awoken at a very early time, i was sat by the window drinking a coffee and reading a book, only to hear someone throwing up right outside the window. To top it off if we weren't quick enough to get a shower, we had no hot water, so either only 1 of us could get a shower or we had to share the shower and have a shower together before there was no hot water left.

Small, clean, single ensuite, under the stairs. A little dingy but as expected for the price. Good points: ideal for victoria travel, excellent shower, TV (with signal), free wifi, kettle and fridge in the room, free tea, coffee and basic, breakfast. Bad points, quite noisy with trains, but less frequent overnight, could do with redecoration. It was fine but I would probably look elsewhere but you get what you pay for.

HORRIBLE they gave me a room behind the reception (room number 3) it was a nightmare we could ear everything (people,phones,bell....)they were making noises all day the room was very dirty and really small a few hours after the checking one of the staff come knocking to the bedroom he didnt say nothing but he was coming with a towel and shower gel and clothes handing on his hands ....i think the staff use the bathroom in that bedroom because is next to the reception after the first night they gave me other bedroom (room number 8) it was a little bit better because we didnt ear any noise but it was dusty and very small the fridge in the bedroom make a lot of noise and the hole place small disgusting and they keep knocking the door everyday for nothing for ask stupid cuestion i never will come back there NEVER NEVER THE ONLY GOOD THING THAT HAVE IS THAT IS NEXT TO THE VICTORIA STATION HORRIBLE me dieron una habitación detrás de la recepción (número de la habitación 3) fue una pesadilla podíamos oír todo (personas, teléfonos, timbre ....) ellos estaban haciendo ruidos durante todo el día y noche la habitación estaba muy sucia y muy pequeña pocas horas después del check-in uno de los empleados vieno a la habitación y no dijo nada, pero él venía con una toalla y gel de ducha y ropa sobre sus manos .... Creo que el personal usa el baño en esa habitación porque está al lado de la recepción después de la primera noche me dieron otra habitación (la habitación número 8) que era un poco mejor, ya que no oimos ningún ruido pero estaba sucia y muy pequeña las neveras en las habitaciónes hacen mucho ruido y el hotel entero huele muy mal todos los dias venian tocando a la puerta a cambio de nada haciendo preguntas estupidas nunca voy a volver allí el dia que nos fuimos teniamos que dejar el sitio a las 10 de la mañana vinieron antes de las 10 dos veces tocando a la puerta para decirnos que dejaramos la habitacion L

The location is perfect, hotel staff was friendly. The room was small but since I'm small, it didn't matter. The only real problem was noise. The trains are a little loud but it can be fixed with earplugs. Unlike noisy water pipes or your neighbours... Breakfast is basic but a plus is a fridge in the room. No luggage room - leave it at Victoria Coach station for 4 pounds.

If you are a light sleeper, make sure to have some earplugs w/you :-) Our room looked at the railways, so it was quite noisy, even during the night. We'd read the visitors' reviews, so we were prepared. Otherwise, the location of the hotel is quite good, just a few minutes from Victoria Station, very easy to find. The room and bathroom were small, but since we spent most of our time outside the hotel, that wasn't a problem, and we certainly didn't expect a huge space for the price we paid. We were very much satisfied w/the cleanliness of our room and bathroom. Breakfast is complimentary; I was surprised that it was included in the price. Don't expect too much: toast w/butter and jam, cereals, orange juice, coffee and tea, but enough to start the day.

We were satisfied with our stay. We were given 3 beds in a room at the 3rd flr enough for 6 pers although we were only 3 pers so we had 1 bed each. The room & toilet were clean. Cleaning of the room and clean towels were provided everyday. It was a good service for a 1-star hotel. We requested for hairdryer and adaptor and we got it. Free wi-fi at the room :) The environment around the hotel was nice. Very near centrum, walking distance to Victoria station and even the Buckingham Palace. Breakfast was okay, toast bread with butter & jam, coffee/ tea and orange juice, cereals. But don't expect more, you get what you paid for :) All in all, our 2 night-stay here was satisfactory. I would recommend this hotel to everyone on a short stay in London :)

I think that there are two different kind of rooms here: if you book a room with a private bathroom, probably you'll get the ones on the ground floor, near the station. And if you book a room with common bathroom you'll get the ones located on the higher floors - more quiet and a little bit better. In general the cleaning service was ok, even if the room was really small and so was the bathroom (two separate rooms for wc and shower). By the way the position is really convenient, because the hotel is centre-located and really close to the Victoria station.

Excellent location near Victoria railroad and bus stations, quiet and pleasant street. Little space and no public area. Breakfast very basic (with nearby pubs and cafés, why not do away with it and add extra rooms and/or lower prices?). I personally appreciated helpfulness in offering me a good room in compensation for a booking error. I recommend hotel for price and location.

I was totally ignored for 10 minutes when I tried to check in. The clerk was busy on the phone and he did not even acknowledge that I was waiting. He was rude and made me feel very unwelcome. The room was clean and adequate and the location very good.

The room and the service was perfect, I thougth that the room would be smaller but it was perfect for the price and the location. The breakfast was fine (coffe, milk, orange juice, cereals and toast) and the workers were nice with us. The hotel is in Victoria Station so you have the bus for the airport in 10 minuts and is the centre of everything. You can walk or take the tube or bus and you will be everywhere.

Location is good and the rates are affordable to London. It's a very simple way to stay in town, with some privacy. The room is very small and when it got cold, the shower temp didn't work well... it's a nice option if you don't want to spend a lot and need some privacy.

Had a broken window in my room and the staff didn´t seem to care. It wasn´t big so it didn´t bother me at first but when it got colder it got a bit cold in the room. It wasn´t totally clean and the shower was hard to shower in. I Had to like hug the wall to get the water on me. The walls were paperthin and the bed was to hard for my taste. But I didn´t spend so much time in the room and I was pretty satisfied overall. Maybe not for that price, but I knew I was paying for the central location, not the quality of the hotel.

Everything Ok, but receptionist(the man) was horrible,so cold never smile and say nothing, when we asked for check in, but his character look like a big boss and he seem not want to be disturbed !and moreover the room-cleaner(the young -gay suddendlly got in my room when we are sleeping, it's horrible!! I will not recommend anyone to stay at this hotel. Before we booked the hotel we 've already read the review of the hotel, everyone said that it's not good hotel, firstly we dont belive it, but now we got terrible thing when we stayed there. Anyway, the only one thing that hotel has : that located in the centre of london.

The hotel location is great as in 5 minutes you have the tube, coach and bus station near you Backingham palace is by walking distance ,the rooms are small but clean the only thing that bothered us was that our double bed was too small to call it that, and the bath room was so small that when you open the shower every thing in it get soaking wet, as for the personel they dont speek a lot only if you ask them they reply.

This is a budget hotel which is reflected in the price. Extremely well positioned very close to Victoria Station. We stayed in a 'family room' with 2 bunkbeds and 1 single. We were unable to pass each other in the room. Shower and wc on suite but same size as a caravan. Our window looked out on a Victoria platform, the trains were less than 20 mtrs away. Very, very noisy. Beds comfy, very clean, breakfast adequate - just cereals toast and coffee. TV and small fridge in room. Okay if you want a cheap no frills room and you do not require much sleep. Larger people need not apply.

The room I had booked was not available. I got an other room in an other hotel (Colliers Hotel) witch 4 GBP discount. But in the other hotel they told me that it was a very small room, so with paying of 10 GBP more I could get a bigger room. But in this room there was no coffee or tea maker - as in the Holly House. Even there was no cup in this room. So I did not get where I paid for in the Holly House!

They where not so friendly expecially people at breakfast. They put me in a table with a family when other tables where available. The breakfast consists only in toasts or cereals in supsicious bowls (I would never eat those cereals!!!). The common bathroom was increadibly small and withouth the possibility to wash your hands (you had to com back in your room!). The last day after I took a shower, my electronic key was not working and I had to go in the street semi-naked (beacuse my room was in a different building with no one in the reception). I would strongly not recommend this hotel!

Holly House has a nice location, just at the back entrance of Victoria Station. If you want a cheap room, you may consider it. The shower was not very inviting to be used and most people did not use it. No desk in the room. If you need to do some business work, look for other hotels.

After first cleening some items were missing from the room. We did complain to the staff. As a result one of the items miriculously showed up in the room on the next day in the place that we surely checked before. The other item (btw - stolen from the bag) unfurtunatly did not show up. So - be aware and do not leave anything of any value in the room.

It's basic accomodation in centre of London, 2min from Victoria Station. Our room was triple, bunk beds and one single, ensuite with a little space for shower, but that's fine with me. We were on the side that looked on Victoria station and could see and hear trains all night. We were very tired after all day of walking and sightseeing so we didn't hear them. Hotel is in good location, 15min walk to Buckingham Palace and most of London's attraction. Breakfest was OK, toast, cornflakes, jam, butter, orange juice, coffee and tea, 3 people serving you all the time. I paid 3 nights 230pounds for 3 person, so for me this was a good deal.

This was the worst hotel we ever had!!! We do lots of travelling so I'm really experienced when it comes to hotels. This was a small little room where the shower is almost above the toilet (so the whole becomes wet in the bathroom when you have a shower), unfriendly personnel, we couldn't get any sleep as you hear every couple of minutes the underground and trains next to you. And this for 75 Pounds!!! What cheeck!!!

In London for two days at short notice. All other Hotels full. Took 3 hours on internet before finding room via Venere.com and took last room. Arrived at Holly House, took 20 mins to book in because recepionist on telephone. Was then taken 5 doors down the road to the Cedars Guest House. The room was single size (which I booked) but had a double bed in it. Clean with towels & soap and had all facilities as advertised. TV, coffee making facilities, en-suite. However en suite was very small shower room which also contained a toilet & a 12 inch sink. No draws or dressing table (no space to put one) Wardrobe was a box fastened to wall. Worst was the window was 30 feet from 5 railway lines coming out of Victoria Railway Station with trains passing by every 2 mins. The noise was horrendous. The windows where double glazed but one had two screw holes where the catch should be so could not be closed. It had all the facilities you wanted at a good budget price, but very cramped and very noisy

It's directly close to one of London's largest train stations, so do not pretend to have a quite room. The room size is on average for London's standards maybe some items inside are a little bit outdated.

We are not a fussy couple at all, we like roughing it at times when we are camping etc. but this choice of "hotel" was the worst we have ever made anywhere. It is officially not a hotel (as it pretends to be), it is a 1* B&B as is certificated in the hallway. Normally we are not put off by bad reviews we read on websites - we've stayed places that have mixed reviews with great success, but Holly House was very smelly, dirty & poor quality. We arrived to our smelly (damp), dirty room and didn't want to sit on the bed because it was covered in stains. Everything was sticky and seemed like it has not been cleaned properly for a very long time. The toilet / shower was down in a small cellar room attached to our bedroom: we didn't realise a bathroom was in there: we thought it was an electrics fuse cupboard, but the toilet & shower lay behind the door, right next to each other (the floor was soaking wet because the shower shares the floor with the toilet). We had a look upstairs at the shared facilities and the shower and toilet smelt rotten up there, it made us feel sick to smell the smell: it was like sewerage. In our room, there were gaps around all the floorboards & the whole room really needed some work doing on it. We felt very uncomfortable. We walked into town, feeling a bit in shock at how this could be rated as a 2* hotel on accommodation websites. Within 50m of leaving Holly House on our walk, we decided we would find somewhere else to stay. We checked into the Comfort Hotel Buckingham Palace Road (actually round the corner from Holly House!!) and paid only £20 more for a good quality, clean room which we felt very comfortable to sleep in! We did not want to sleep in Holly House. We really are not fussy people at all, far from it, but if you don't want to feel very uncomfortable indeed due to low unclean standards & bad smells, we highly recommend not staying in Holly House. Had the property been correctly advertised as a 1* B&B, we would never have booked to

There are more than one house. This I could not read before my stay there. I didnot stay in the holly house, I stayed in the house of Alexander. Breakfast was in the Holly House. Just some meters from House of Alexander.

We were several friends at this hotel on a business trip for five days , location is great, very near Victoria station, all buses and centre.The staff was polite, rooms clear,good breakfast.Can reccomend to people on business trip, we'll return soon agin.

The double room and the toilet in particular were very tiny. The triple is perfect if you are with good mates. Great location for decent price. Definitely something I would recommend.

A perfectly amenable place to rest your head for a short stay. Yes, as other reviews have mentioned, it is certainly a 'cosy' fit, but if you go, as we did for only a night or two, it more than does the job competently enough. The en-suite did prove the point no millimetre was left unused in the design of the place! Good location for getting to and about. Overall, fine and a useful location for short stays. I can imagine feeling cramped if it was several days, however. Breakfast was nice.

Room door opened directly to breakfast room that means I was awake at least at 7 am when other guests startet with breakfast. I had to cross breakfast room for shared bathroom facilities. Height of room was maximum 1,7 meters. I could not stand upright in 70 per cent of the room. It was built underneath the street in front of the hotel.

Loved our stay here.It was so close to the Victoria station, the railway tracks were just beyond our window,but it was very nice to be in a big international city like London,and experience the mammoth sounds.The room was small but very cosy,and well-equipped.Location was most important,as we had lot of luggage,so it wasnt a problem wheeling our bags to the train station.Also,there were lot of fellow Indians,so felt good.

My sister and I stayed here for 2 nights in a twin room en suite. They put us into the annex building a few doors down from the main hotel.the positive: it's very close to victoria station, and walking distance to Buckingham palace (20 minutes). breakfast was included, and the staff serving breakfast was quite nice and helpful. there was a mini fridge in the room and a small TV. Now onto the negative: We arrived around 5:30pm in the rain and there was no one at reception to let us in the building, we rang the bell for 10-15 minutes before they finally answered. While we were being checked in, a man who looked like a homeless person came into the small reception area and was eyeing us. that should have been our cue to leave, but I thought it would be okay. the room was TINY. we could barely move around in it. you had to climb over the bed to get to the bathroom, and the bathroom was a cupboard. It was like a toilet on a train. tiny. tiny. tiny. they gave us bath towels, but no hand towels. and everything in the bathroom gets wet when you shower because it's that small. the first night I slept fine, but the second night I didn't sleep very well at all, and didn't figure out until morning that it was because there were BED BUGS eating me up. I woke up with bites on my feet & legs and waist, but the worst was my arms, shoulders and back. I still have discoloration from the bites. I would not ever ever ever recommend this hotel to anyone. DO NOT STAY HERE.

The room was very small and the toilet really tiny. If you're very fond of cleanness don't stay here. But the hotel is very close to the Victoria Station, has fridge and kettle inside the room, and not too bad breakfast, and at least sheets were clean. I recommend for price and placement.

The room was very close to dining area so we were woken around 7.30a.m. every morning with the noise which we didnt appreciate as we were there for a rest. The bathroom floor was always wet due to a leak and this meant you had to wear shoes or roll up your trousers to use the room.

I would say fairly good value for money, especially for the centre of London. The bed was neat with fresh bedding. The decor was quite dated and the room was very small. The carpet in the room needed vacuuming, and the television reception was poor (using an indoor aerial) The shared WC facilities were very small too! But overall not bad value for money

It was my first time in London. I felt very nice in the hotel, the location it's excellent for tourist because just 3 blocks from the victoria station where you take the trains and metro to get anywhere you want.

NEVER EVER STAY AT THIS HOTEL! When we arrived our room was rented out to somebody else (although we had received a booking confirmation) and the receptionist could not seem to care less. He failed to give any explanation and even refused to say his name! All that happened at 3 AM and all other hotels in the vicinity were full. This place is nothing similar to a hotel and should be taken out from all the websites!

¡¡NO RECOMENDADO!!El sábado por la mañana dejamos 100 Libras en la habitación del hostal Holly House y por la tarde no estaban. Sólo había una tarjeta para entrar a la habitación y la tenía yo. Mi novia y yo nos vimos muy apurados. La limpieza de la habitación corre a cargo de los trabajadores del hostal. Por tanto, presuntamente, alguien de ellos nos ROBÓ EN NUESTRA PROPIA HABITACIÓN. Una mierda!La habitacion cutrisima.Los q llevan el hotel muy poco profesionales.Reservamos 3 noches y despues de pagarles nos dijeron q la 3º noche la teniamos q pasar en otro hotel xq tenian "problemas" y que o nos cambiamos d hotel o nos quedabamos en la calle.Nos sentimos estafados y tras intentar pedir explicaciones lo unico que ofrecian era otro "hotel similar" o nada.Y el otro hotel quedaba a una pateada de distancia. El desayuno de lo peor, con 4 mesas contadas para todo el hotel, y teniendo que desayunar sobre los restos que iban dejando los anteriores inquilinos.Ultrasucio, la moqueta sirve para cultivo de cualquier clase de germenes. Los hindues que llevaban el hotel me parecieron indolentes,muy poco amables y poco adecuados para trabajar en hosteleria. He estado en muchos albergues de europa y ninguno me causo tan mal aspecto.Lo desaconsejo.Ojala hubiera leido una opinion asi antes de ir, para no cometer ese error.

Shortcoming : Noisy. In between the Victoria Coach and rail station, I could hear the station annoncements. Tiny room but good enough for one BUT Perfect location at two minutes from the station rail and coach, central London, the price is for london very cheap, decent breakfast though a bit light ( no hot chocolate for kids for example and me in particular );

We stayed in a twin room that was located in another property, a few numbers up the street, and had breakfast in ANOTHER property in between. The breakfast was good, the room was really small, with two beds taking out 90% of the space and a built-in bathroom, tiny and smelly from the hotel's kitchen, but clean and working. No sat TV, and one of the bedlights didn't work. They gave us three towels (we were two), one of them stained... we used it to stuff the freezing air coming in from the window, and they changed it anyway. A cheap accomodation in the middle of everything, but we were there for just three days, and we were always out. If you're going to stay two weeks, you'd probably better look somewhwere else.

Stayed at Holly House on 19/11-21/11 and 23/11 2008. The rooms where ok only you wake up every time someone goes throw the entrydoor that slams a lot, otherwise I like it.

That was the smallest room I've ever seen. There were 2 beds, one cupboard, one fridge, one tv, one kettle. The bed linen was clean. The bathroom was very small. You should have seen the sink. No bathtube. The water drained in the floor. Still, the water was hot and the central heating was very good. Breakfast very poor. Th locatation - excellent. Just 2 minutes from Victoria Station. I might return to this property due to the fact that it is very cheap compared to other prices in London. At least you have your own room with your own shower.
