If you do book this hotel- lower your expectations. On the positive side, the staff (basically one man) were friendly enough, the hotel was clean and there were coffee/tea facilities in the room. The travel tips provided by the hotel in advance of the trip were also appreciated but, on the negative side the standard of the building and facilities beggars belief in 2013. The 'reception' - and I use the term extremely loosely consisted of a tiny box-room, which was full of junk and had what looked-like a home-made work-top as a barrier/desk just iside the door. I honestly thought I was in an episode of Fawlty Towers. Although that's a tad unfair. Fawlty Towers actually looked like a hotel. The facade is crumbling, the bathroom is like something out of the mid-70s and the whole place is in dire need of refurbishment. The 'continental breakfast' consisted of tea or coffee with toast and some pre-packaged jam. We were at a gig in Camden and paid six pounds to get back to the hotel after the gig. Very reasonable. The 'taxi' arranged by the hotel to get to the market the following day cost 12 pounds! Go figure... We left our luggage in the hotel while at the market on checkout day and when I returned to pick it up there appeared to be a family lunch in full swing. The whole building smelled of curry the whole time we were there. I do enjoy a good curry, but did not appreciate the odour being continually present. To summarise, the staff were friendly enough but it is definitely not a hotel I would recommend.

Budget accommodation, clean and functional. Reasonable prices for London, convenient location, a bit noisy in the mornings whilst building work goes on next door, but fine at night. The manager was very friendly and willing to help. It is a bit shabby, but unless you want to spend your entire trip looking at the bedroom walls, I wouldn't let this put you off.

Very nice bed & breakfast in a quiet neighborhood on a great location 5 minutes walk from Swiss Cottage Tube Station. You can get to Oxford Street in 15 minutes. Also, several bus lines take you to Central London or Camden. We stayed in a double room at the top floor. The room was clean, warm (it was winter) and comfortable. There is no lift so it could be a problem for older people to stay in top floor rooms. Furniture was quite old but fully functional. Water pressure and temperature in shower was somewhat erratic at times but not a big problem once you get used to it. Staff was very kind, pleasant and helpful; always at disposal and never intrusive. Breakfast - cornflakes, toast with butter and jam, and tea or coffee - was basic, but served as a good start to sightseeing days. Free wifi was available, although connection in the room would sometimes get weak. All in all, very pleasant stay for a fair price.

We had a very good stay at this pension. Everything was exactly as it was described in the precedent reviews. Clean, quiet, spacious room, kindly staff, residential area, close tube and bus stations. The interior is a little bit shabby, but not very annoying. As a minus, the television set worked only on three channels and it was hardly to watch the news or at least to inform about the weather forecast. But it wasn't such a big discomfort after all.

Rooms are simple but comfortable and offer good size for price in London. Outside of hotel is scruffy and inside public areas in serious need of upgrade. Dining room is of low quality and breakfast is very simple: cornflakes and toast. Location is great with metro five minutes away, and No 13 bus which runs to Oxford Street, Trafalgar Square etc. Staff are welcoming and helpful. Very good value.

This place is what it is - a very low-grade hotel in a posh part of London. I would guess that it has some history as a hotel/hostel for the homeless or somehow disadvantaged, when Camden was full of places like this, and now with changing demographics and politics the owners are attempting to push it into the mainstream hotel bracket. Some money has been spent - the bedrooms are actually quite decent by small-hotel standards (or perhaps I was just lucky with mine), but it's a very sad trip from the bottom of the steps outside to the top of the stairs inside to reach said bedroom - the communal areas (limited to stairs and basic dining room) are shabby, grim and utterly depressing. The rips in the stair carpet will make it downright unsafe for many people. The upmarket neighbours must be very annoyed about the garden, which is derelict and rubbish-strewn. I was embarrassed to be seen leaving the place in the morning. Good points? Staff, pleasant enough. Breakfast - can't really get toast wrong. I do have to admit though it's exceptionally quiet, probably the most peaceful night I've spend in London. And the streets around Belsize Park are lovely - though be warned, if you feel the need to escape from a dismal hotel in the evening, Belsize Park isn't the sort of place that has pubs, so you've got a long walk...

We stayed at the Avoca House Hotel for 2 nights, in a double room and we were really satisfied. I often had bad experiences with hotel in England but this one was as described. The building is old, true, but the room were clean, very quiet, and big enough. Location is perfect, quiet and nice, near the underground, and close to everything you need (grossery stores, restaurant and pubs...). The personnel of the hotel was very nice. We arrived past the normal check-in hours on our first night and they waited for us. Breakfast was ok as well (Tea or Coffee, Orange juice, bread, toast or cereals) and we were served quicly enough. I would recommend the avoca house hotel to my friends and go back myself. There is a few clean, cheap and well located hotel in London, this is one of them!

I had a very big & fantastic bright sunny room even with a sitting corner and a "nothing special" bathroom. Very friendly staff offering to carry my luggage up to the second floor.(-hey, I'm only 32;) Free internet. B&B located in a quiet street 5 min walk from underground station. Considering the price probably one of the best places to stay around Belsize Park/Swiss Cottage.

I spent a lot of time looking at London lodgings, and Avoca House Hotel was the best budget accommodations in central London (zone 2) near two tube stations and two tube lines. This is particularly important with the tube upgrades because of the Olympics that’s causing a lot of tube closures. The rooms I stayed in (I stayed there on two occasions) are much larger than comparably priced rooms (around 70 pounds for a double). Other hotels had claustrophobically small rooms where one would be tripping over one’s luggage, but Avoca House Hotel had rooms that were big enough for two armchairs and a table as well as a desk. The common areas are worn, but the rooms are pleasantly furnished, quiet and had nice views. The showers worked fine, although if the shower head is adjusted down, the shower hose may get a kink that is easily fixed. My back is fussy, but turning the mattress seemed to solve the problem. My partner was fine in the beds. The rooms were nicely heated with radiators so I could open the windows and still be warm. The radiators were also useful for drying my laundry. The staff was eager to help and very nice. They left the kitchen and dining room open, so we used the refrigerator with their permission and used the dining room to hang out in when one of us was sleeping or to microwave our leftovers. The neighborhood is lovely with other buildings of the same type as the hotel or red brick amongst leafy trees. Charming Belsize Village is an easy walk away. Finchley Road is more utilitarian, but is two blocks away with great Indian and Turkish restaurants, supermarket, Internet café, etc. I recommend the vegetable biriyani for dinner at Doon Valley.

I was in London for 6 days with my 2 teenagegirls to celebrate the yongest 18. birthday. I´ve been in London many times, but the first time for the girls. The hotel is close to tube and center of London, but very poor condition and very bad service. the room wasnt cleaned at all for 6 days and it was very difficult to have clean towels. We waited for the breakfast for a very long time nearly every day.

This was my first time at the Avoca House Hotel. Not everything is like it seems in the pictures - the furniture is a little bit old, the breakfast room is to small and poorly furnished, at it seems to me that this is more a pension than a hotel: there is no reception and you cannot do anything else in the hotel (buy a drink for example) - but for the price it was worth it. My room was very big - with very big windows. The hotel is also close to the Swiss Cottage station (5 min walk in nice surroundings) and there are plenty of things to do near it. Overall, I am very satisfied by my stay at the Avoca House Hotel and I would recomment it to any budget traveller.

Although the hotel is REALLY old, the rooms are spacious and clean, as well as the bathroom. The location is within easy reach of the next tube station, located in a one-way-street which makes it very quiet. Shops and restaurants are nearby. The staff is very friendly, the service offered rather poor (no information material, no real reception area).

If you're looking for a small (8 room) quiet modest hotel in central location, this is it! Due to the number of stairs, not suitable for anyone with mobility issues but otherwise, it's a quaint big house redone as a lovely hotel. OK, the saggy steps could be recarpetted but I fell in love with the shabby chic charm of the place and the staff and owner could not have been more hospitable. Don't expect the full British breakfast but juice, cereal and toast were more than enough. And you can't beat the price for the facilities offered with the in-suite bathroom.

I'd like to thank the receptionist (a guy from Sri Lanka) who has been very kind and helpful. Our room was the one next to the office: very big, but in need of some reparations (they told us they were going to fix it the week after). The bathroom, on the contrary, was very small, with the toilet next to the very little sink. I would have expected a bit cheaper for the quality of the room, but staff and position of the holtel are very good.

Hotel staff was extremely friendly and helpful. We've gotten a lot of information on public transport and how to reach places we wanted to visit and how to do that the most efficient way. The room was very big, with provate bathroom. Carpet everywhere was giving the room a sorto of old fashioned/dusty look, but bed sheets were clean. Continental breakfast. We would certainly come back to this hotel for a second visit

WE stayed at the Avoca on a recent weekend in London and had a great time. It is a good budget Hotel and very close to the tube. THe staff were very nice especially the manager (unfortunately i can't remember his name) One weakness however is the breakfast which is very basic, only tea, toast and cornflakes. But apart from that we had a great time.

The only real downside was the noise from the workmen on the scaffolding outside. As my friend and I were staying in London to see a concert and were necessarily having a late night, the noise started earlier than either of us would have liked.

My room wasn't ready when I arrived and when I asked why, they told me that check out was at 2, which was the same time as check-in (1st time I've heard that...anywhere). The completely nasty woman at the registration desk told me I should have booked a night earlier to guarantee access to my room when I arrived (i.e., pay for a night I wasn't using the room). The place smelled horrible, the towel they gave me was worn out & tattered, they never cleaned my room, and the breakfast I paid for was never ready (I ended up going to Marks & Spencer down the street to pick up scones in the mornings). I left after 3 nights and went to a better hotel. Only good thing was the room was clean when I finally checked in. Still wasn't worth the money, though.

The comment I would make is that "you get what you pay for". The hotel offers value for money bearing this in mind. First impressions are not good as the entrance and staircase could be improved with some new carpeting. The room I had was adequate but dated, bed linen etc was clean and the beds comfortable. The owners were most affable and very nice to talk to. For a 1 or 2 night stay the hotel would be fine.

This was the first time in this hotel. Clean and quiet, and the staff is quite friendly, you can't really ask anything else from a one star hotel. The only real issue was the breakfast, really ridicolous. Tea or coffee and some jams with bread. Don't ask for other jam or bread because they don't give you anything else. The water used for tea or coffee is probably taken directly from W.C.! Apart from this, the hotel was ok.

I like Avoca House Hotel even it's an old bulding. I have a complaint about the cooking odor of the employees, this was the only negative thing at the hotel.
