Great place for it's value. Good connection with city centre. 10 minutes walk to Picoas or Anjos metro station. 10 minutes walk to airport shuttle bus. Nice bars nearby. Clean and calm. Simple breakfast included. One disadvantage: Avoid arrival in cold months - bedclothes are very thin.

20 min walk to the metro station place the Pombale square and the ride was only 5min to down town. Taxi in Portugal very cheap we paid 14 euro from the airport to the hotel. The hotel was clean but not perfectly, they don’t exchange towels you have to ask for it (that if they will). Plus a bad smell comes from time to time from the bathroom. The breakfast room was tiny, with a fair breakfast. The receptionist’s staff was v. Friendly and provide us with all information about tours (a girl with curly blond hair, v.nice and profetional)… but when I was asking why they gave us triple bed room instead of double, the owner (a lady) answered in a rude way not professional at all. After all comparing to the cheap price it’s ok but could be better .

Hi, Joao is excellent value for your money. Depending on what you want to see in Lisboa, the location of the place is good (Alfama, Baixa, Bairro Alto) to really good (Expo-Area, Oceanario, Airport connection). If you want to save money, take the 745 or 44 45 busses to Picoas and walk the rest (7 minutes) of the way. This is by far cheaper (1,45 Euros) than a taxi or the airport bus (91). The staff is very friedly and there is even a typical portuguese breakfast being offered in the small brakfast area. The location is supposed to be somewhat unsafe, but we did not notice thsi arriving late at night. During daytime it is a business disrict. A very good price - performance relationship

Location is great, smelly room. In fact the room is very very small and a mysterious smell. Breakfast also is very very poor, after 2 days you will hate it. I don't know why is rated with 3 stars. My flight was canceled and i must stay 2 more days. I find another hotel with same rating (3 stars) a little difference of money but quality was by far much better. Think twice if you want to book Joao XXI.

My friend and I recently stayed at the Residencial Joao XXI and were very pleased with the level of service provided. Due to the recent flight disruptions, we needed to stay an extra week in Lisbon and the hotel staff were very supportive and ensured that we got rooms for the extra week. All the staff were very friendly and helpful making sure all our questions and queries were answered. The rooms were very clean when we arrived and remained so during our stay. The breakfast was basic, but adequate although at times the breakfast room became very busy. To get into town, there is a bus stop right outside the hotel, but we found it easier to turn left from the hotel entrance and walk about 10 mins to Picoas metro station. Lisbon is a relatively cheap city to stay in and although Portuguese food is generally not suitable for vegetarians, we found enough Italian and Asian restaurants.

We stayed for 2 nights in Hotel Residencial Joao and it was a very pleasant stay. It was good value for money considering it comes with a buffet breakfast. The room was clean and the staff were knowledgeable on bus routes and any other queries we had. The only criticism is that it's over a 10 minute walk to the nearest metro station but then again you can always catch a bus there. I'd definitely recommend this hotel.

We enjoyed our stay in Lisbon. I booked a double room but they could only provide us a room with two single beds.... The TV wasn't working in our room and they were not able to solve this problem within two days...

We stayed in the hotel for 2 days. Overall it was good, however the tap-water had an somewhat unpleasant smell, which vanished a few minutes after some water flew through. The neighbouring restaurant had excellent and very fresh fish.

Reservamos dos habitaciones, una era espaciosa y luminosa, la otra era literalmente un zulo apestoso y oscuro, si abrías la ventana se llenaba de humo y si la cerrabas te intoxicabas por los olores del lavabo. Tanto unos como otros habíamos pagado los mismo. Me parece una vergüenza que vendan como habitación algo que no lo es, por lo menos para personas.

Main Hotel was not free, so we stayed in a daughter hotel near by from same owner. Very small room with a very small double bed (about 1,3m) Seems they have problems with the canalization, it smelled hard! But very nice employees and good breakfast (for portugesian standard).

It was great that breakfast was included. The hotel is near public transport and walking distance to city center (Marques de Pombal). I love Lisbon from all the cities we visited on this trip. They speak the most English and people are very accommodating.

Travelled to Lisbon to meet up with friends from the USA who were boarding a cruise ship 4 days on. They also stayed at this hotel. Disturbed over 4 nights by noise from prostitutes on the street below our room, and also from other rooms. Booked a double but given a twin, with the hardest beds we have ever slept on (chip-board plank under mattress). No plugs for the wash basin or bath. Cool in Lisbon in November but no heating working (a/c not working on heat).

We found the hotel a very good value for the price, and the staff friendly and helpful. Excellent bus service, so we did not have occasion to try the subway. Easy walk to the waterfront, outdoor cafes, touristy shops.

We were very satisfied with the hotel. It seamed very clean. The staff were nice and serviceminded. The breakfast was good. There was a busstop just outside the hotel - 5 minutes to the center of Lisboa. Only two things were not good: The bedlamps in the room were bad, that you could´t read a book. The beds were not probably bedded. We are also satisfied with Venere.

Our room (one double bed) was very very small but the bathroom was spaciuos and very clean. The hotel is old but the hotelkeepers are very kind and friendly. There are several bus stops near the hotel so it's easy to reach the centre of Lisboa in few minutes.

Arriviamo con un giorno di ritardo per problemi con il volo, ci fanno pagare il giorno perso (giustamente) ma ci danno una camera rimediata con un letto 1 piazza e 1/2 spacciato per matrimoniale, dove a mala pena si poteva girare intorno al letto senza inciampare.La finestra dava sul cortile interno con la scala di sicurezza usata dal personale che passava a 3cm, quindi non si poteva aprire la finestra. Lo scarico del bagno era molto maleodorante credo per problemi alle tubature. Sconsigliato a chi ha problemi di deambulazione,per scendere al piano terra non vi fanno usare l'ascensore ma dovete per forza passare per il primo piano dove c'è la hall(la persona che era con me aveva le stampelle e gli hanno fatto fare le scale). Nel complesso l'hotel non sembra male, il mobilio è nuovo ed i nostri amici che sono arrivati in tempo hanno avuto una sistemazione migliore,ma anche il loro bagno aveva lo stesso problema. In compenso ottima la posizione dell'hotel.

I had asked for a twin room but got a double room. When the error was noticed, we had a look at the twin room but opted to stay in the Double room which had an extra bed. The twin room was not very nice but the double room was really good.

We had wonderful 8 days in Lisboa, in Resicencial Joao. We used A/C for heating, because the nights was cold end of October. It was working, but little smelly. Our room was silent and clean. The hotel area is safety, and the all city is really safety, in night also. Bus stop and metro are near the hotel, so we could go to everywhere easily. The breakfast was superlative, there was cheese, ham, hot and cold milk, coffee, tee, jam, briny and sweet bakers, you can use hot-sendwich maker… so brilliant delicious and abundant. The staff was kindly, and always were helpful flyers and maps on the desk. Thank you for all. Csodás 8 napunk volt Lisszabonban a Resicencial Joao-ban. Használtuk a légkondit, mert az éjszakák hűvösek voltak október végén. Működött, de kicsit büdös. A szobánk csendes volt és tiszta. A hotel környéke biztonságos, az egész város biztonságos, még éjszaka is. A buszmegálló és a metró a hotel közelében volt, könnyen el tudtunk menni bárhova. A reggeli minden várakozásunkat felülmúlta, volt sajt, sonka, meleg-hideg tej, kávé, tea, jam, sós és édes péksütemény, használhatsz melegszendvics készítőt, szóval pompás, ízletes és bőséges. A személyzet kedves volt, és mindig volt hasznos térkép vagy szórólap a recepciós pulton. Köszönet mindenért.

The rooms were great for the price. We just needed a place to stay overnight before heading to the airport. The location of the hotel was perfect. Close enough to the old city and restaurants but also easy to get to the airport. The only negative was the room was a little too warm with no way to cool it down. The staff was friendly and helpful.

Small dark room. Unusable A/C because of extremely strong cigarette odor as soon as it was turned on. Bathroom smelled strongly of mildew. Hard and uncomfortable bed. No air in the room - windows faced dark courtyard which had roof over opening. 20 bus ride to anything of interest. Would not recommend.

We were a party of 9 , and stayed for 3 nights .The hotel was very good value for the price ,and the staff were always smiling and helpful .We had a very good meal nearby at the santa cruze cafe /restaurant, if you want to taste the real portugal , it's good ,and the transvestites are harmless .
