Loved San Giovanni. Struggled to find it as we drove into Florence, but after hiring a taxi to lead us to it (it is very well located on a main street so it is surprising that no one knew the street name), and once we were settled, we were delighted to be there. We stayed 4 nights instead of the intended two!! Great, great location! The best rooms are not the ones with private bath. We moved from a room with air conditioning and a private bath to one with the bath across the hall - bigger room, better view, frescoed ceiling! LOVED IT. The staff was extremely helpful and excited about their city. Suggested restaurants, places to see, things to do. Would definitely stay again (and again and again and again if life would so allow!!!) Loved Florence and San Giovanni was certainly part of the reason for the fast and true love!

This hotel is best described as and Italian version of Shabby Chic. The fixtures and bedding are sort of worn, but everything is very clean. The hotel is in an old palazzo sort of building, and you can see that it was probably once quite a beautiful place. The cielings are high giving it a very dramatic and sort of haunted feel. The location and the friendliness of the staff are the main draw here. You will never find a hotel with these views for less. The views of the Duomo are not to be believed. There is a great foccacerria near by that I cannot remember the name, but the guy that works the front desk will tell you. Also, the market of Florence is near buy with all sorts of stuff for sale. There is a covered food market as well with a place selling roast pork and roast beef sandwiches. INCREDIBLE. Some rooms have AC, but ours did not. Even though it was really hot, the room was not uncomfortable. I really like this place, and I have to say that it is really a kind thing that the owners do by charging such a small fee to stay there.

Perfect place to stay! Very close to the central station, and near Florences historical surroundings...Clean bathroom, helpful staff. We 'd like to stay in this hotel next our visit to Florcence. Price/quality is perfect. Only "-" that there was no condition.

We cannot be more effusive in our praise. We loved everything about this hotel and will definitely be returning in the future. Everything was so clean and so nice and the staff was so helpful. It is literally steps from the Duomo, right in the middle of everything and yet still retains a peaceful ambiance. The best place we stayed on our whole two week trip.

The San Giovanni isn't for everyone. Most importantly for our particular trip, the room (no private bath) was cheap, huge (there were 4 of us), clean-ish with a great location. The bathrooms were clean, super small (expected). But no AC in the summer (a fan was provided) was uncomfortable, and our room was beyond loud. The employees are pleasant and competent. I recommend this hotel to those who plan on spending all of their time (and money) exploring, and will be too tired to care about noise or temperature.

Amazing location, 3rd floor on the western corner of the Duomo piazza, with fabulous view of the Duomo. Breakfast not included in room rate, but was offered at additional cost. Separate bathrooms, but no waiting in queues. Half a beautiful Fresco on ceiling (seems they bisected a larger room). No curfew.

The best location you could hope for, room 8 is quiet and spacious. For the excellent price this is a great place to stay. the lift is tiny, but sufficient and the valet parking service was excellent. I would definitely go back and recommend breakfast at Rivoire in the piazza del signoria, best hot chocolate ever!

Good location, but noisy and busy, which I guess we should have expected. With window's closed however, it really cut the noise level. Overall our meals in Italy were not as great as we expected. The ones that were exceptional were all away from the piazza's and touristy areas. Prices seemed to be all very expensive. Best food we had was in Monterossa, place called Ely's. Hotel was fine for two nights stay, easy to get to all of what we wanted to see. Just wasn't quite prepared for the crowds.

I booked 2 rooms, one double and one triple. The tripple room was spacious & cozy with air conditioner while the double room was rather small. It's on the hallway and near common bathrooms, noisy all night. Another drawback is the bathroom, really small and toilet didn't flush well. By the way, the location is really handy, short walk from central station and really close to Duomo and other main attractions.

This was an amazing hotel with frescos inside the rooms it was like we when to the 14th or 15th century. the hotel is right there at the florence duomo, the hotel is attended by the onwer so think about it, it was just perfect!!!!

The room was big and spacious but the common bathroom was down the hall. The pictures on the website do not reflect all rooms. There was a strange smell of mosquito spray in the room which was awful. But once we opened the windows it was better - but the noise from the road was pretty loud all night long. But the location is very good, close the train station and right next to the Duomo! Although it is a good 4 flights climb up to the hotel. Great for budget travel.

this is a really nice hotel in the historical center.Very spacious rooms and we did apprecciate the breakfast in the rooms with the childrens .We had a wonderfull view on the san giovanni's baptister and the duomo from our room. Only one thing to take care.At the arrival we passed ten times before the hotel without seeing it because the income is very small and the rooms are located at the third floor (there's a tight lift). No problem to park our car.When we arrived the hotel called the parking and it took 15 mmn . Someone take your car in front of the hotel and the price is 24 euros/day.

This hotel has a lovely character to it, not your usual modern hotel. The room was large enough and had a view of the Duomo which was great. Had to walk a little way to the bathroom, but that's why it's cheaper than other hotels! They have a slightly scary little lift that probably most Italian apartment buildings have, but it's good to lift your bags up the two flights of stairs. Good spot - VERY central.

Lovely and quaint hotel. Only issue we had was that we had a family emergency and either the hotel phone was not answered or if it was, the individual did not speak enough English to get a message. Nor did anyone inform us that someone had called to try to get in touch with us. But other than that, it was a great place to stay. The location was wonderful and within close walking distance to everything. Definitely worth returning to!

Yo mas bien lo consideraria un hostal y no un hotel ni de una estrella siquiera, esta super limpio pero parece que rentaste la habitacion de un departamento, todo se oye como si estuvieran dentro de tu habitacion. Es un lugar limpio te reciben bien, a penas y hablan ingles obviamente español ni de chiste. El desayuno no esta incluido y no lo especifican, estio se debe a que no hay lugar donde desayunar y te cobran 5 euros por que te lo llevan a tu habitacion y es solo pan y cafe, te conviene mas salir a desayunar. Hay un elevador que de verlo te rehusas a subirte y por cierto en nuestro caso solo sirvio para bajar las maletas por que como solo cabe o una persona o dos maletas nos toco subir maletas por las escaleras como cuatro pisos. ojo con eso, recomendamos que si lo reservan y lo usan manden las maletas por el elevador y suban ustedes caminando. Lo bueno es que esta justo frente a la catredal del duomo, todo esta super cerca y la ubicacion es realmente buena aunque en esa misma calle hay como mas opciones de hoteles que son de mas estrellas seven mejores y si son hoteles no pension o un hostal y cuestan igual.

Lo primero, no es un hotel. Es un piso muuuuuuy antiguo acondicionado de tal manera que cada una de las estancias es una habitación... Suelos que crujían, paredes de papel (literalmente), sucio, el cuarto de baño debió ser limpiado como mínimo, hace 5 años. Reconozco que las camas eran cómodas y la habitación era grande. Para que el aire acondicionado funcionara, rompieron una ventana. Era como no tenerlo. La localización, inmejorable. Justo en el cruce de la plaza... lo que la hacía tremendamente ruidosa de noche.

Dont be put off by the one star rating. If all you need is somewhere to wash and sleep then this is the perfect location. There we plenty of bathrooms which were all clean. we had half a fresco on our celing which was beautifull and we had a stunning view of the duomo. It was very easy to find just head for the duomo and its there. The rooms were quiet and althought there was no air conditioning the rooms did have a fan. All in all a very pleasent stay.

This little hotel is situated in a great area, right next to the Duomo and close to the markets. The staff were very friendly and helpful. Our room overlooked the main street. The only problem we had was that our room was originally one large room that at some stage had been divided into two by the placing of a plaster wall down the middle. Unfortunately this plaster wall was very, very thin and we could hear everything that went on in the room next to ours, even low normal conversation, plus even with the windows and shutters closed, we were still able to hear the noise of the traffic and people from down on the street below us. We were two floors up. If you are a light sleeper, I could not possibly recommend this hotel, especially one of the front rooms. apart from that, it was a great little place to stay in.

Das Zimmer war sehr sauber und die Mitabeiter sehr freundlich. Der Lärm, der sich auch in der Nacht fortsetzt (Autos, Menschen, Kehrmaschinen, Müllabfuhr...), ist absolut unerträglich. Deshalb bietet das Hotel in der ohnehin stressigen Stadt keinerlei Ruhepol. Und ein Fernseher/Radio wäre bei all dem Stress schön gewesen!!!

While going out to dinner one evening, the lights in the stairwell were on and before we reached the next floor, the lights went out and it was totally dark and I fell down 6 or 7 stairs. nobody told us that the lights were on a timer and that we should push the light button on every floor to reactivate the timer. The next morning we walked to the hospital with one of the employees (we should have taken a taxi) because it turned out I had broken my two bones in my foot and I was put in a cast from my toes to my knee and had to spend the next 3 weeks of our stay in Europe on crutches. I cannot put any weight on my injured foot. THE HOTEL SHOULD TELL GUESTS ABOUT THE LIGHTS IN THE STAIRWELL BEING ON A TIMER and ALSO POST THAT INFORMATION IN THE ROOMS. I have told many people about the accident and the situation about the lights being on a timer and nobody had heard about such a thing before.

We lived three nights there. The room looked much poorer than the photograph showed. All the furniture looked cheap and shaky. The price was affordable concerning its location. The room was spacious. We were given a triple instead of a double. However, I still cannot recommend this hotel. The best part of the hotel--the view--couldn't be seen then since the back of the baptistery was a large construction site. The Duomo was dusty except the front and the tower. The cupola was also surrounded by scaffolds. I don't know how long this situation will last. But I must advise you that "a room with a view" not be important at all in Florence and the quietness is what you should pay attention to. What the hotel lacks is quietness. The traffic is lousy but the noise is bearble with the windows shut. But the partition is incredibly poor. You can clearly hear what your neighbors are talking as if they were speaking beside your ears. Originally it should be a big room but the hotel uses poor panels to divide it and thus you cannot see the complete fresco on your ceiling. I don't know if every room is as bad as ours. But when we took a shower outside the room, we could hear the loud laughter next door. The bathroom is clean but inconvenient since the shower is fastened onto the wall. What's worse, the shower turned cold when my husband used it one day (considering it was early March). The location and the price are great. The service is not bad although they forgot to lock our door after cleaning one day. Luckily we didn't lose anything. I should also warn you that the elevater is very small. It can only accomodate two people without baggage and you can hardly move. Since we were backpackers, it was not a problem for us to climb the stairs. If you have little budget and don't care about privacy and quietness, this hotel is good for you. The location is truly unbeatable. But if you are a couple, you definately should avoid it or you should pray you have quiet neighbors or no neig

This location is as central as it gets. Next to the Duomo, it is walking distance from everything in the city as well as the train station. A bit noisey, due to traffic, but with the windows closed it is fine and quite by 11:00 at night. The bathrooms are always clean and available. Evelator is small, but useful for getting bags up and down and works fine. People where always friendly and helpful, but not much English. Would highly recommend this location for price and lcoation and would stay there again.

Strange dodgy looking entrance, but once you find your way in, it's perfectly fine. The view of the Duomo is as shown on the web page. The room was nice and clean, but basic. The breakfast across the road at the sister hotel was good, and the staff were friendly.

The street outisde leading to the Duomo is loud with traffic, but once you shut the double windows and pull the night blinds, it's as quiet and dark in the room as any of the "better" hotels that we stayed in. An excellent value well-situated in the city.

This hotel is very pleaseant and interesting. It is in the perfect spot in the town square. The bathroom and room very large and well equipped. Only thing missing was heating as it wasn't turned on for the seaon. The girl on duty at reception on the night of our stay was very helpful with train details for our next days journey thank you. Only complaint was the lack of welcome from the male receptionist on our arrival. Very unfriendly which is always disappointing. Other than that it was all good.

My daughter and I enjoyed our stay ath San Giovanni. The rooms were comfortable but not luxurious which is exactly what we wanted. We especially loved the location. We could look out our window and see the Duomo and Baptistry. The staff was kind and helpful although they did not speak much English. This was also nice because we wanted to practice our Italian and feel like we were in Italy, not in the US. Our stay in Florence was wonderful. We even came back to the San Giovanni for a second stay.

We were only in Florence for one day, unfortunately. The San Giovanni has an excellent location in the heart of the city and action and very close to the train station. The common bathroom was clean, as was the room. We were on the front of the building so it was very, very noisy, and of course, stifling hot. Be aware that credit cards are not taken. The tiny two person elevator is truly memorable. Unfortunately, we didn't get a room with a fresco, as I had requested. The building was apparently built in the 1600's and we had a view of the Duomo from our window, if you reached out a bit. For a one star hotel, with that superb location, it was pretty good!

We stayed at the San Giovanni while we were in Florence. The location is great as it is right at the duomo and all the sites are within easy walking distance. Our room was quite spacious and we had a ceiling fresco AND and incredible view from of the duomo for a very good price. We would stay there again

You can't beat the location and the rooms have incredible character to them, including the unique partial frescoes on the ceiling. I have stayed in many fancier hotels, but I really enjoyed the San Giovanni for its unique flavor of Italy and its extreme value for its location.

San Giovanni closed when I went - with little notice. Stayed at the Perseo (run by the same team) a few doors down. Staff great: helful, friendly and informed. Room had great views and distinctive character. The publicity photos for some rooms at San Giovani look great but I'm not convinced that all rooms there can have the same great view. Probably best to ask for specific rooms. Four languages spoken by staff.

This was my favorite hotel on our trip. Our room had a breathtaking view of the Duomo, bell tower, and baptistry. The room was the largest we'd had, and there was a painting on the ceiling. We had a sink in the room and a king bed with another twin bed also in the room, as well as a little table with 2 chairs, which came in handy when we bought lunch food at the market and needed a place to eat it. The staff was nice enough to let me put cheese in their refridgerator. Breakfast was across the street in a sister hotel, but it was good and you could get hot coffee drinks made to order. Overall a great experience. We stayed for 5 nights.

San Giovanni is a very quaint hotel with much character. Its location in the centre of Florence is extremely convenient as all the museums and places of interest are within a short walking distance. The staff are very friendly and helpful, and breakfast is provided in a sister hotel across the street (though I was unaware of this for the first 2 days). We experienced some noise level in the room due to pumping and the adjacent bathrooms being extremely close together, however in many ways it all added to the character of the building. Overall the hotel is extremely well situated and is very good value for money.

What a disappointing stay! On arrival we found a notice on the front door saying that the hotel had been closed due to 'technical difficulties' - which it later transpired were that it was too hot in the hotel and too noisy if the windows were opened. It also said that we had been relocated to their sister hotel Il Perseo. This hotel was a little further along the same street and we were given a large room. We had, however, booked the San Giovanni specifically for its guaranteed view of the Duomo from the windows. We were told that our room was the same price and still had a view of the belltower - not THE belltower of the Duomo but a small inconspicuous structure fighting its way out of the clustered roofs of surrounding buildings. We asked about the view and were shown 2 other rooms which had views of a brick wall and the inner yard. We later asked another member of staff if any rooms had the view we had been guaranteed. We were told that one family room did - but we were not offered it, despite expressing our obvious disappointment. We had to be content with finding a corridor window with a slight view of the Duomo, where we squatted one evening with a bottle of wine. The room itself (remember this is in the Perseo not the San Giovanni) was adequate and clean although it still did not have air condidioning despite the heatwave of August this year. Had we just stumbled accross the Perseo we would have been satisfied as it is a good price for its proximity to the centre. It was, however,the lowest point of our holiday as we did not get to enjoy a room with a view in the San Giovanni, which was a great disappointment.

great location and close to everything. no problem getting back to the hotel at night. the staff was great and very helpful. the room wasnt big but very clean, and the bathroom was clean too. the breakfast wasnt too good so dont expect much. but overall the hotel is great and certainly a place we would come back to.

Great place....spacious private rooms and several bathrooms so waiting for a shower isn't a big of a problem. We booked on credit card and when we got there there was a sign that said "no credit cards". We paid with one anyway, but this needs to be consistent.

The room was tiny and had no view. It seems the rooms without bathrooms are much larger and have views of the church. We were disappointed because the photos on the website were nicer. Also breakfast wasn't very good and was served in the hotel across the street.

We really enjoyed our week long stay in June. Staff were always very courteous and helpful. Qur rooms was basic but charming with a view of the duomo. Although the room didn't have an ensuite there were 3 bathrooms just across the hall and they were always kept very clean. I thoroughly recommend this hotel to anyone looking for an affordable room in Florence.

We stayed in San Giovanni just before Easter 2003 in a spacious triple room with our college aged daughter. San Giovanni was very comfortable with clean bathrooms and a mostly English speaking, friendly, staff. The property is owned by "Il Perseo" across the street and breakfast and internet access was provided in the bright dining room at that property. San Giovanni's location is noisy because of close proximity to the Duomo, which has crowds a good part of the night, but it was great to be able to return to our room to nap, use the bathroom etc. Only real complaint is that walls were paper thin between rooms so you could hear conversations of neighbors... they usually quieted down when they realized they could hear us too! For an inexpensive lodging, attitude is everything, and San Giovanni and Il Perseo have a kind, helpful attitude at both desks. They gave us suggestions for sights, made reservations for museums, and allowed us to leave luggage while waiting for our train.

we really enjoyed our stay in san Giovanni. The hotel is located on third floor and if you keep the windows closed it's really quiet - despite the main road right below the windows. There are a lot of information, maps, tour description, etc freely available, the owners offer to book you museum ticket etc in acvance. So the service is really great At Hotel Perseo (same owners, just 100 m down the road) where breakfast is served you also have the possibilitiy to access the internet and check your emails. And you have all the time nice discussions with the owners and the staff. Really great place!

Very warm and helpful staff; they called the Uffizi for us, recommended excellent restaurants, and answered all of our various questions. Room was very clean, decoration was cozy and quite lovely. We shared a bathroom and it was always available, and directly across the hallway. View of the Duomo, breakfast in our room, elevator worked (though small, lucky to get one at all in Florence). We controlled the heat in our room. Overall, a really great deal.

Why not stay in a one-star hotel when it is aesthetically pleasing (if a little funky --a somewhat awkward conversion of a 1000-year-old palazzio) and it has the Duomo out the window, brand new mattresses ( a needed imrovement that arrived the day we left...) and warm and helpful staff? You might prefer something more bland and expensive if street noise (including bells from Giotto's tower) bothers you, or if you mind going down the hall for a shower whose temperature you don't have a lot of control over. I thought this hotel was interesting and pleasant enough to be one of the highlights of our trip.

LOcation is reasonably close to the train station, and half block from the Duomo. Access to all the main attractions can be reached on foot from the hotel.The breakfast was provided at an affiliate hotel across the street.Not too inconvenient, and quite reasonable. The staff was very helpful and the internet was available to the guests. Very helpful to us.

The hotel was extremely central but because of that it was also quite noisy. The passing buses were the most annoying. Because of the time of the year we were able to shut our windows however if it had been summer the noise would have been intolerable. Going across the road to breakfast was a slight inconvenience. We did not find that staff at our hotel were particularly helpful.

By car
From the south: take the Firenze Certosa exit of the A1 highway and follow the indications to Firenze centro. Follow the signs to the Santa Maria Novella railway station. From the station square reach Piazza dell'Unità, take via del Melarancio and then via del Giglio. You can park your car in the public garage Il Giglio.
From the north: take the Firenze Nord exit of the A1 highway and follow the indications to Firenze centro. Follow the signs to the Santa Maria Novella railway station. From the station square follow the above-said directions.
By train
The Santa Maria Novella railway station is approximately 600 metres away from the hotel. By taxi it takes around 5 minutes. On foot, take via Panzani and follow it until via Cerretani, where the hotel is located.
By airplane
The Amerigo Vespucci airport is approximately 8 km away. By taxi, it takes around 15 minutes to reach the hotel. You can also take the Airport Shuttle bus to the Santa Maria Novella railway station and then follow the above-said directions.
