This hotel has the best location! i was apprehensive about "shared bathrooms" and rightly so- it wasnt super comfortable doing that but being bang opposite the Duomo made up for it. We were 2 couple with 3 kids under 6 and the location couldnt be better to access all of Florence by foot. Rooms were large, its noisy below but being so high up and keeping the windows closed we were able to keep the volume low. I would recommend this place if you are staying a short while, need a clean space and prefer being close to the heart of the city at a reasonable rate.

Fantastic place to stay - location is amazing as you're right by the Duomo. I've been to Florence before but have never had the luxery of being able to pop back to my room whenever it suited. This is an old building with all the great features that go with it - rickety lift, parquee floor, great atmosphere. The only downside(?!) was being woken up by the bells at 7am each morning, but that's part of the experience. I would highly recommend this place and am already planning on going back.

There were several very irritating features about this hotel. First, the elevator was a very tiny elevator typical of most in Europe, however, it was located right in the middle of a stairwell, so that you had to step out of the elevator onto a narrow stair - quite dangerous under any circumstance, extremely dangerous if you were handling a large suitcase. An accident waiting to happen. This kind of situation would be illegal in North America. The shared bathroom were not great, very small and narrow. The room was large but paint was peeling off the ceiling. Upon arrival, we were told that we could not pay by credit card because the machine was broken and it never got fixed. Reception not helpful at all, gave us wrong information about the Duomo opening hours. All in all, a frustrating experience at the Hotel San Giovanni.

The location is great and it's quiet even it's only steps away from the popular tour sites. Less than 10 minutes walking distance from the train station. The room is clean and quiet. The A/C is a bit loud, but we are still able to sleep at night. We didn't have breakfast but the surrounding area full of markets and restaurants. The reception is not on the first floor, we need to call the hotel to get the door open. The hotel owner was nice to us all time. We didn't ask for tourist information because main landmarks are just outside of the hotel! You won't miss anything!

The room was nice and the location is absolutely amazing, there is no better view than the one here. It was literally in the center of everything. My biggest problem was the air condition because there was none and it was extremely hot so it was hard to sleep at night even with the windows open. Its better for a night or two but I would never stay longer than that unless it was during colder months.

Owner is extremely kind and helpful. Suggestion of restaurant is very successful. You cannot find a better location for accommodation in Firenze. The Duomo is just at the view of your window. Spacious room, with painting on the roof. Wifi is accessible only in public area, free of charge. Sound-proof is good for noises from the street, however you may be annoyed by some talkative neighbors.

My mom and I stayed at San Giovanni for two nights. Great location, amazing view of Duomo, very close to train station about a 5 minute walk, easy to find. Extremely close to the center, could walk everywhere. The hotel is clean, never had problems using the toilet or shower outside of the room. Since the building is 700 years old it was a little moldy but not dirty. There are a lot of flights of stairs to get to the hotel. There is a lift(elevator) but very small. One person and luggage or 2 people - but we are very small. - Most lifts in hotels or buildings in Europe are that small. Keep in mind, the hotel is closed between 1-5pm. We got there at 1pm or just before and had to wait outside in the stairway for a few minutes another guest let us inside. Luckily the guy at reception came and gave us our room. But that was just pure luck on our part. If you arriving during that time, let them know so they can give you the codes to get in. For us we had intended to arrive earlier, just missed our train. This was our first time in Florence and it was a great stay at this hotel. When we wanted boiling water the reception helped us out and gave us maps and recommendations. There was also free Wi-fi. But no breakfast. I would recommend this hotel for the price! Its not fancy, but just perfect for the stay.

First the good - you are literally on the block where the baptistry and Duomo are. You walk out of your hotel room and there you are. Everything is an easy walk away from you. The room is old. Really old. the public spaces are good and the overall value was good. I would have to say, though, for around $100 a night you should at least shop around. If they renovated the room a little I would say go for it without question. If you want a comfortable room in a great location and are not worried about your room decor, this is a good place. Other notes: 24 hour receptionist, gated keycode entry, small elevator. Included wifi, but not real fast.

Although a little hard to find, the location of this hotel is incredible, with the duomo literally on the doorstep! the staff were really friendly and spoke great english. there's frescoes on the ceiling (!), the rooms are really clean and spacious. I didn't mind the shared bathrooms, they were also spotless and as the hotel itself was pretty quiet we never had to wait around for a shower. Look at the recommended restaurants list in the hall as well, it was how we found some really good food!! The hotel is right next to the Duomo piazza but the city is so small that you actually don’t need to be close to it. I didn’t really like the hotel. I was there in November and the room was freezing. I was sleeping with 3 layer of clothing just to keep myself warm. The floor is tile so it is cloder than hell, No rug whatsoever on the floor. They have a time limit for the heaters. Turn it on from 9 PM till I guess 7 AM and the heater doesn’t even do anything. Their breakfast can not be considered breakfast. Not good at all. I would not stay there again and I do not recommend. The price is way too high for the place.

Pros: -excellent location, short walk from train station, at the corner of the Duomo near cafes, restaurants and many tourist monuments. -cheap accommodation (50 euros for private bathroom, 40 with shared bathroom, booked on venere.com) -free wireless internet (only near the reception or in the lounge) -friendly staff, most speak English. -hotel is owned by a group of young adults who recently acquired the hotel from the old owner. They are always there and very helpful. -We booked a double, but had a large quad room. High ceilings, large windows, sink in the room. -Also stayed in a really small single room in which they put another bed, making it really cramped. Cons: -Hotel is badly in need of renovations. Even the simple things are not looked after. The bedding looks like my grandmother's childhood bedding! (good thing we travel with a sleeping bag!). -The private bathroom needs an overhaul: it has very little space (you're kissing the wall while on the toilet), very little counter space and hanging space. Poor ventilation, so bathroom can smell musty and stays humid for a while after a shower. -There is a distinct lack of electrical outlets if you have a lot of electronics to charge (ie: camera, ipod, laptop, etc). -The lamps also date from grandma's days—one even threw sparks when I tried to turn it on. -Although the location is great, you are in a very NOISY neighbourhood, despite the good windows, you hear a lot of noise. Every night there are loud people, trucks cleaning the streets. Every morning at 7am the church bells go off, vendors are dragging their kiosks along the square...This hotel is NOT for the light sleeper. If you have one of the larger rooms near the front reception, you will hear the doorbell or buzzer every time someone comes in. -No air conditioning: because it is a historic building, they cannot install window air conditioners. This was not a problem for us since we were there in November, but it would be a

This was the low point of our otherwise wonderful trip to Italy. We were looking forward to Florence but were sorely disappointed by the hotel that we had booked. The location was very good and the security arrangements were fine but he room was poky, stuffy and the bathroom was hideous. If we were to stay for longer than the 2 days we did , I would have moved to another hotel. The airconditioning stopped working in the middle of the night , all because (as I dscovered later ) of water that accumulates ina pipe with no outlet unless one opened it themselves.Jacobo, at the reception desk though was the only redeeming feature of our otherwise dismal stay in Florence. I found the cabs rude, overpriced and out to fleece visitors without any desire to try and provide a service before doing so.

May 2010 - Booked 3 months in advance, one of the cheapest hotels in Florence, 65E with a shared bath. We stayed in Room 2 in an 800-year old building, 3rd floor. Had the smallest elevator I had ever seen. 2 people max could get in or 1 person and luggage. We were glad to have the elevator so we didn’t have to walk up 4 flights of stairs. GREAT LOCATION! We stuck our heads out the window and looked left and had a million dollar view of the duomo, baptistery and Giotto’s Tower (picture from window attached). Check-in was quick and courteous and all the staff was very courteous and helpful. The room was very basic with a sink, armoire and a fan. The street corner of the duomo is very noisy but when you shut the new windows, the inside wooden shutters, the noise was almost completely gone, not quite. If you have to have it quiet, ask for the one room that doesn’t face the street. But, the view was very worth putting up with just a little bit of noise – it’s part of the charm in staying in the midst of the action. The shared bathrooms - 4 of them - were always clean but we were the first ones up using the showers. Our room exited onto a living area that no one ever used. Rooms 3-6 exited out into the hall with the shared bathrooms. Not sure how noisy that would be as the wooden floors are a little creaky. Room 6 is on the corner of the building and has the best view of the duomo square. It’s best to get up at 6am and walk around all by yourself and do the same at 10pm. It’s a crowded place during the day but we experienced a lot of it with only a person or two, early and late. It’s a GREAT location and price and clean. When we go back, we will definitely stay here again! Florence was our favorite in Italy!

This place is a great value for the price. You should know it is older, and that there are things like the doors and the locks to the rooms that are old. Nevertheless they are adequate. The bathroom, typically European, is small bu it was clean. Towells were not in the bathroom, but when requested were furnished. Don't even think of asking for a washcloth in Europe. Hotel San Giovanni was wonderful. The Hotel itself is on one floor of a multi level building. When I first walked in the iron gate, I was a little nervous because the hall seems scary. However, once we got to the hotel on the second floor, we were welcomed by the wonderful owner who told us everything we needed to know about florence (history, locations, and great trattorias). His son and wife were equally kind. They speak mostly Italian, but also speak English well. They have the answers to any questions. Signore even told us about beautiful views beyond city center where the views are breathtaking. We felt so welcome at the hotel, that we stayed an extra night in Florence. The maid service kept the bathrooms and rooms clean and while decor is not the highlight, Hotel San Giovanni was the most welcoming, wonderful hotel on our trip through Rome and Florence. Definitely recommended!

Loved San Giovanni. Struggled to find it as we drove into Florence, but after hiring a taxi to lead us to it (it is very well located on a main street so it is surprising that no one knew the street name), and once we were settled, we were delighted to be there. We stayed 4 nights instead of the intended two!! Great, great location! The best rooms are not the ones with private bath. We moved from a room with air conditioning and a private bath to one with the bath across the hall - bigger room, better view, frescoed ceiling! LOVED IT. The staff was extremely helpful and excited about their city. Suggested restaurants, places to see, things to do. Would definitely stay again (and again and again and again if life would so allow!!!) Loved Florence and San Giovanni was certainly part of the reason for the fast and true love!

This hotel is best described as and Italian version of Shabby Chic. The fixtures and bedding are sort of worn, but everything is very clean. The hotel is in an old palazzo sort of building, and you can see that it was probably once quite a beautiful place. The cielings are high giving it a very dramatic and sort of haunted feel. The location and the friendliness of the staff are the main draw here. You will never find a hotel with these views for less. The views of the Duomo are not to be believed. There is a great foccacerria near by that I cannot remember the name, but the guy that works the front desk will tell you. Also, the market of Florence is near buy with all sorts of stuff for sale. There is a covered food market as well with a place selling roast pork and roast beef sandwiches. INCREDIBLE. Some rooms have AC, but ours did not. Even though it was really hot, the room was not uncomfortable. I really like this place, and I have to say that it is really a kind thing that the owners do by charging such a small fee to stay there.

We cannot be more effusive in our praise. We loved everything about this hotel and will definitely be returning in the future. Everything was so clean and so nice and the staff was so helpful. It is literally steps from the Duomo, right in the middle of everything and yet still retains a peaceful ambiance. The best place we stayed on our whole two week trip.

The San Giovanni isn't for everyone. Most importantly for our particular trip, the room (no private bath) was cheap, huge (there were 4 of us), clean-ish with a great location. The bathrooms were clean, super small (expected). But no AC in the summer (a fan was provided) was uncomfortable, and our room was beyond loud. The employees are pleasant and competent. I recommend this hotel to those who plan on spending all of their time (and money) exploring, and will be too tired to care about noise or temperature.

Amazing location, 3rd floor on the western corner of the Duomo piazza, with fabulous view of the Duomo. Breakfast not included in room rate, but was offered at additional cost. Separate bathrooms, but no waiting in queues. Half a beautiful Fresco on ceiling (seems they bisected a larger room). No curfew.

The best location you could hope for, room 8 is quiet and spacious. For the excellent price this is a great place to stay. the lift is tiny, but sufficient and the valet parking service was excellent. I would definitely go back and recommend breakfast at Rivoire in the piazza del signoria, best hot chocolate ever!

Good location, but noisy and busy, which I guess we should have expected. With window's closed however, it really cut the noise level. Overall our meals in Italy were not as great as we expected. The ones that were exceptional were all away from the piazza's and touristy areas. Prices seemed to be all very expensive. Best food we had was in Monterossa, place called Ely's. Hotel was fine for two nights stay, easy to get to all of what we wanted to see. Just wasn't quite prepared for the crowds.

I booked 2 rooms, one double and one triple. The tripple room was spacious & cozy with air conditioner while the double room was rather small. It's on the hallway and near common bathrooms, noisy all night. Another drawback is the bathroom, really small and toilet didn't flush well. By the way, the location is really handy, short walk from central station and really close to Duomo and other main attractions.

The room was big and spacious but the common bathroom was down the hall. The pictures on the website do not reflect all rooms. There was a strange smell of mosquito spray in the room which was awful. But once we opened the windows it was better - but the noise from the road was pretty loud all night long. But the location is very good, close the train station and right next to the Duomo! Although it is a good 4 flights climb up to the hotel. Great for budget travel.

this is a really nice hotel in the historical center.Very spacious rooms and we did apprecciate the breakfast in the rooms with the childrens .We had a wonderfull view on the san giovanni's baptister and the duomo from our room. Only one thing to take care.At the arrival we passed ten times before the hotel without seeing it because the income is very small and the rooms are located at the third floor (there's a tight lift). No problem to park our car. When we arrived the hotel called the parking and it took 15 mmn . Someone take your car in front of the hotel and the price is 24 euros/day.

This hotel has a lovely character to it, not your usual modern hotel. The room was large enough and had a view of the Duomo which was great. Had to walk a little way to the bathroom, but that's why it's cheaper than other hotels! They have a slightly scary little lift that probably most Italian apartment buildings have, but it's good to lift your bags up the two flights of stairs. Good spot - VERY central.

Lovely and quaint hotel. Only issue we had was that we had a family emergency and either the hotel phone was not answered or if it was, the individual did not speak enough English to get a message. Nor did anyone inform us that someone had called to try to get in touch with us. But other than that, it was a great place to stay. The location was wonderful and within close walking distance to everything. Definitely worth returning to!

Dont be put off by the one star rating. If all you need is somewhere to wash and sleep then this is the perfect location. There we plenty of bathrooms which were all clean. we had half a fresco on our celing which was beautifull and we had a stunning view of the duomo. It was very easy to find just head for the duomo and its there. The rooms were quiet and althought there was no air conditioning the rooms did have a fan. All in all a very pleasent stay.

This little hotel is situated in a great area, right next to the Duomo and close to the markets. The staff were very friendly and helpful. Our room overlooked the main street. The only problem we had was that our room was originally one large room that at some stage had been divided into two by the placing of a plaster wall down the middle. Unfortunately this plaster wall was very, very thin and we could hear everything that went on in the room next to ours, even low normal conversation, plus even with the windows and shutters closed, we were still able to hear the noise of the traffic and people from down on the street below us. We were two floors up. If you are a light sleeper, I could not possibly recommend this hotel, especially one of the front rooms. apart from that, it was a great little place to stay in.

While going out to dinner one evening, the lights in the stairwell were on and before we reached the next floor, the lights went out and it was totally dark and I fell down 6 or 7 stairs. nobody told us that the lights were on a timer and that we should push the light button on every floor to reactivate the timer. The next morning we walked to the hospital with one of the employees (we should have taken a taxi) because it turned out I had broken my two bones in my foot and I was put in a cast from my toes to my knee and had to spend the next 3 weeks of our stay in Europe on crutches. I cannot put any weight on my injured foot. THE HOTEL SHOULD TELL GUESTS ABOUT THE LIGHTS IN THE STAIRWELL BEING ON A TIMER and ALSO POST THAT INFORMATION IN THE ROOMS. I have told many people about the accident and the situation about the lights being on a timer and nobody had heard about such a thing before.

We lived three nights there. The room looked much poorer than the photograph showed. All the furniture looked cheap and shaky. The price was affordable concerning its location. The room was spacious. We were given a triple instead of a double. However, I still cannot recommend this hotel. The best part of the hotel--the view--couldn't be seen then since the back of the baptistery was a large construction site. The Duomo was dusty except the front and the tower. The cupola was also surrounded by scaffolds. I don't know how long this situation will last. But I must advise you that "a room with a view" not be important at all in Florence and the quietness is what you should pay attention to. What the hotel lacks is quietness. The traffic is lousy but the noise is bearble with the windows shut. But the partition is incredibly poor. You can clearly hear what your neighbors are talking as if they were speaking beside your ears. Originally it should be a big room but the hotel uses poor panels to divide it and thus you cannot see the complete fresco on your ceiling. I don't know if every room is as bad as ours. But when we took a shower outside the room, we could hear the loud laughter next door. The bathroom is clean but inconvenient since the shower is fastened onto the wall. What's worse, the shower turned cold when my husband used it one day (considering it was early March). The location and the price are great. The service is not bad although they forgot to lock our door after cleaning one day. Luckily we didn't lose anything. I should also warn you that the elevater is very small. It can only accomodate two people without baggage and you can hardly move. Since we were backpackers, it was not a problem for us to climb the stairs. If you have little budget and don't care about privacy and quietness, this hotel is good for you. The location is truly unbeatable. But if you are a couple, you definately should avoid it or you should pray you have quiet neighbors or no neig
