The walls are paper thin, meaning the noise from other floors and rooms can be substantial. The bathroom in my unit was roughly 3' wide by 12' long, meaning that a large person would be very cramped. Still, the location is fantastic, the breakfast is adequate, the front desk staff was very helpful and good, and the price was great. An excellent value from my perspective, although a person in need of a larger room and more quiet would feel otherwise.

Genesio is quite near to the S. M. Novella station. surrounding is nice. But the rooms are congested. Hotel is on second floor and donot have lift. :( If you are with young children or with heavy laugauge or with adult family members then you have climb the stairs. Its good hotel for the young couple with the the stay of 1 or 2 days,

While I am dissatisfied with the overall qualities of this hotel, I have rated it highly in terms of value for money. When I booked this room, I should have known that the hotel is merely asking for 60 euros for a double room. Just imagine it is 30 euros per person and nothing could have come for a cheaper in a central location. But this obviously comes with a catch. The rooms are small and the washroom is even smaller. there is no lift. But the hotel is not to be blamed for that. It is offering you really cheap accommodation and a good breakfast. So if you want a comfortable stay then you can simply spend 20 more euros per night. but if you simply want a roof on your head and a private room to your self than this really is the ideal place. So i would recommend it highly for young couples and those on a low travel budget.

The map indicating the direction is not very clear. We missed the hotel when finding it along the street. There are only 4 or 5 tables for breakfast. It is easily filled and we need to wait for another round. The facilitates are quite old e.g. bathroom, tables, chairs.

The price did not match the quality I expected. The toilet was in the shower and in the evenings it was quite loud because the walls are thin and your packed in there like sardines. The welcome we received was not warm, and when we stepped into our room the "fresh" towels were thrown on the floor- as if they hadn't cleaned up from the last person who stayed in the room. When I asked the lady for fresh towels and told her the problem, she looked at me as if I was crazy and was surprised at my concern. We were interested in taking a wine tour through Tuscany, the hotel had the brochures, but do not expect them to dish out any helpful information, or any information at all. Last but not least, the toilet was in the shower. The location was pretty good and overall this was a good stay if you aren't expecting all the extra little accomodations of a hotel.

The rooms were very nice, but the room we had for the first night was at the front of the property and was very loud, but the hotel were very good and moved us to a quieter, bigger room for an extra charge of only 10euro per night, the rest of the time spent there was much better.

Our room was very small and so was the bathroom. could not even sit straight on the toilet! It also overlooked the main street which was very noisy. Other rooms at the back of the hotel were much better for noise and space. The hotel was well situated for walking to the main tourist sites.

Well situated near the SMN station with most sites of interest within reasonable walking distance. We greatly enjoyed going via the Mercato Centrale and associated street market on most days of our stay. Breakfast was a little uninspired but plenty of it, and there were many suitable sandwich shops and trattorias near by. The bathroom was cramped but usable, and very clean. All in all an excellent place to stay, with very helpful staff.

We endured our stay at this hotel. It was desperatley in need of a coat of paint and an update. The photos shown on website must be several years out of date the curtains, walls and ceiling in our room (14) were filthy. The only pluses were that the sheets were clean and the towels fluffy. Simon was very helpful and made our stay bearable. This is no reflection on Florence which we loved.

The Hotelier Simione was the most helpful person we came into contact with in all of Italy. He was welcoming and accomodating. He gave us great tips for seeing the sights and he was such a pleasure to talk with, he made us feel at home. Simione MADE the stay for us at this hotel.

All the hostess we met during our stay were very nice and helpful.Especially the lady who comes in the morning (sorry I've forgotten her name).Breakfast was fantastic. While we were out they clean our room , did the beds nicely and changed the towels even on the first day. I was very impressed.Only bad thing was we had carry our bags upstairs because we coudn't use the lift.We went to see the Leanning Tower of Pisa , about one hour train ride from Florence. It was unbeleiveble. I would reccommond that to any body. A must see thing if you are in Florence area

Staff were very friendly and helpful. In general place is old and a bit shabby though clean - had nice thick new towels but holes in bedspread. Rooms small and stuffy-window nailed shut. Two flights up with no elevator. Help with luggage only if strong staff available. Breakfast limited- no fruit and prepackaged baked goods. Still a good place for someone on a tight budget. Good location for walking to sights.

I stayed there in low season, before all the Hotels, including Genesio, almost doubled their prices, so I got a good rate for the kind of place it was. Bear in mind if you are a single traveller they will put you into their tiniest room. The Staff are ok, hospitable enough just to keep you going don't expect any real friendliness, as such. When being smiled at, (naturally, I was genuinely happy to be in Florence!!) some of them just keep gazing back at you, in a rather indifferent and grumpy fashion..O))..It did not spoil my vacation but might leave one perplexed, as to whether your friendliness was perceived as a nuisance O))… Also, one rather grumpy gentlemen on the reception (oh, you will recognise him when you see him! O)) had a “wonderful” habit or serving breakfast tables in the breakfast room…wait for it! at 4 o’clock in the morning!! …Yes, I am sure! My room was just around the corner, and with walls being paper thin, I jumped out of bed thinking I didn’t hear my alarm, and it must had been breakfast time!!! but no-no, it’s alright, love, the man had simply decided to lay out the tables ready for breakfast ….he had to do it anyway, so why not as early as possible O)))) made me smile…again ! The maids were super friendly though. A Special note to an American tourist: beware! Their bathrooms are teeny-tiny! I am a British size 8 (US 4/6) and I had a trouble squeezing myself into the shower cabin, pass the basin – Yes it is THAT close to the opposite wall!! ...it made me smile, but I understand that anybody over the dress size of 12 would have to either jump over the hand-wash basin or, alternatively, crawl underneath it, in order to get into the shower! Once you negotiated your way in, plenty of hot water, toiletries, and white fluffy towels though! Florence is stunning, but seeing it after Rome, has some provincial feel to it, the two can not even be compared…well Rome IS THE winner – will always be!!

The directions to the Hotel from the station were excellent however I believe that the 400 metres indicated were far from reality. Also, as a traveller with heavy suitcases and no lift access this was a major disappointment - carrying luggage up two flights of stairs.

Staff were very friendly, professional, and helpful. Good value for the price. European hotels generally do not have the size bathrooms we are accustomed to in the USA, so keep that in mind. Also, be sure to request a private bath when traveling in Europe as most hotels nowadays have a mix of private and shared baths. Hotel was clean and welcoming, in a safe area, and within walking distance of main attractions, shopping, and restaurants. Breakfast was a bit meager but was enough to get us going. Hotel is on the 3rd floor of its building and, for some reason, we were asked not to use the elevator, so there is a bit of walking involved with the luggage. Overall, we would stay here again.

This hotel is a 10m walk from the station and fairly easy to find. Its up 2 flights of stairs and one of the reception staff was friendly and the other older fellow a bit grumpy. Breakfast was good but the rolls didn't arrive till one of the staff arrived for work 15m after breakfast started each day but it was charming and there was good coffee and other things to eat eg fruit tart. The room was small but clean and the bathroom funny.. very small with a basin, toilet and bidet with a shower over the three.. really it worked fairly well as they gave us about 16 clean fluffy white towels of various sizes so the room could be wiped over after the shower was used. The bed had a dip in the middle so my husband used some the towels under the mattress to pad it up to level. We loved being in Florance and although the bathroom was v v small and strange and the hotel up lots of stairs we forgave it all. There are small food shops around so you can by something to eat and have it in the local park. There are local markets and you can walk to most of the sights and catch a local bus when worn out. Loved the whole experience but a new bed would have helped.

This was a great place to stay in Florence. The breakfast was good, the area was great, and the bed was comfortable. The only thing was that the shower head was directly above the toilet and there was a drain in the floor, so the whole bathroom got wet. It actually wasn't that bad though. The bathroom didn't smell great, but the room was awesome. One of the guys working there was pretty rude when we arrived, but another one was so nice and helpful that we forgot about the first guy.

Great hotel! We had a family room (4 beds) and it was great. Very spacious and clean. Employees were helpful. The hotel had internet, which we used a lot. We could walk anywhere in the city and it's very close to the train station, which was nice. The breakfast was pretty typical European fare - breads, cheese, crackers, orange juice, coffee cake - much better than our hotel in Rome. We would definitely stay there again!

The hotel was fine. close to the train station (ten minutes). not right in the middle of everything but close enough. i walked everywhere. they weren't particularly friendly (i actually got the feeling i was bothering the dude who checked me in while i waited for my room to be ready) but coming from new york i don't expect much customer service and the guy did make reservations at the uffizi for me. the computer was out of service and supposedly had been for weeks but there was an internet cafe around the corner. breakfast was very good. cereal, juice, coffee (w/ cocoa!), croissants. met a couple of cool people (a french mother & daughter, a cute welsh opera singer). do not try to bring anyone back to your room though. i met a friend who wanted to come and hang out for a bit one night and the woman at the desk proceeded to bang on my door and call the room over and over after five minutes demanding he leave. chill out lady. i had no intention of letting him spend the night. jeez. bathroom is fine. open shower which is kind of annoying but hey it's italy and at least there was hot water. hmmm, what else? oh there are red address numbers and black ones so if they suddenly go from nine to 4ty three don't freak out like i did (luckily a friendly passerby noticed my confusion and explained florence's tricky system). all in all, i was happy. also, there's a cute little panini place across the street! :)

Nice hotel, good location and our room was spacious and nice. Only problem was the noise, for some reason every door closing and every movement on the floor was clearly audible from early in the morning. Thin walls I guess. I would bring earplugs (or avoid entirely) if you plan on sleeping late.

We staid one night in room number 10 that faces the street. It was quite noisy. After that we moved to room number 4 that faces the inner yard. This room was more spacious. There is no separate shower cabin, so you shower in the same corner where the toilet is (all rooms have similar bathrooms). So use the toilet first and then shower since the floor and toilet will be completely wet after showering. Breakfast was very basic, nothing special but enough to fill your stomach. There is no elevator but the hotel is on the 2nd floor so that is not a big problem. Nice helpful personnel that speaks english, credit card is accepted.

It was a pleasant stay, for a fair price. Peter, at the front desk, is very friendly and helpful (as was the other gentleman the next day). The breakfast was great and the staff were all wonderful! Please be aware of these other things: Our room was on the street and pretty noisy, request a room with a garden view, if possible. There is an internet-connected computer you can use, for a fee, but no wifi. There are a few places nearby with computer use for only 1€/hour. Our room had a bathroom with a shower, but the shower was just a showerhead on the wall, with a drain in the floor. The bathroom had an extremely strong bleach smell, whenever the water was running. The room was clean enough, but the walls were a little shoddy. The hotel is on the third or fourth floor, and there is no elevator (for guests to use). The description says it's only a few steps from the sights, but it's more like a 20-minute walk. The area looks a little sketchy, but we were safe the whole time. It was a good place, but we found a comparable place, closeby, for half the price, so we only stayed one night.

I was in Florence the first time for a week for a turizm. The hotel is wonderful, I think, for this category of the hotels (not expensive hotels). Little, nice hotel. The staff is highly friendly. The room was very nice, very very comfortable, warm (I was in the winter), cosy, clean. The service was perfect. The location is realy rather good, not far from the historical centre and railway station and not difficult to find. All facilities and information proposed on the web page were perfectly satisfied. The room only was just a bit noicy at the early morning from the street. But if you had a realy good day in the Florence, it must not be a big trouble. Also the second floor without elevator can make some problems for older people or for people with the big luggage. That are the only disadvantages of the place. In whole the hotel left very warm feelings. The correspondence between the price and the service is the best that I can wait. For tourists it's the ideal choice.

As an artist invited to exhibit at the Firenze Biennale, staying in Florence for 11 days, the hotel had to be reasonable, with walking access to the exhibition hall.Genesio provided that and so much more. One of the owners, Simone, was present each day and quickly became my brother. He was most helpful; providing bus maps, information, directions to everything, acquired museum ticket reservation for me, and provided stimulating conversation. The internet was always available and the hotel very quiet, although , quiet is not an importance for me. I appreciate the street sounds of life. The rest of the staff , Piero, Filippo, Angelica, were also hospitable, greeting with smiles and helpful with any request. Returning to the hotel at night felt like coming home. My new international artist friends complained about their cold hotels. My room was lovely and warm despite the chilly rainy season. The exposed shower in the bath, provided an extra benefit. After bathing, the lingering steam keeps the space warm while you slip into night clothes. Charming old world furniture; a high narrow chest which served as a head board , was filled with extra blankets. The level top space was great for clock, books, etc. A writing desk with storage drawer , perfect if you bring your laptop, and Italian television, with which to practice the language, or watch late night movies. Elizabeth Taylor and Warren Beatty in Italian !! My room contained a sizeable armoire which locks, with a small safe inside for valuables. The beds are refreshed each day with crisp white sheets and cases, the bath supplied with fluffy white towels, bath cloths, and mat. Shower gel, soap, and shower caps provided each day as well. A bright, cheery Mediterranean café greets you with breakfast, Which is included in the rate.Cereal , milk, fresh bread, croissants,a variety of toasts, assorted cheese, honey, orange juice, and delicious rich coffee; a wonderful way to begin the day and enough to keep you moving for hours. For the rest of your sustenance needs, look for the BAR sign, across the street, open early morning until late night , where you can choose from a menu of delicious inexpensive fresh dishes; pizza, soup, pasta while you drink wine or beer, as light jazz plays in the background A perfect meeting place at the end of the day . If you are alone you will meet others, and a great place to suggest to new friends. Proprietors are friendly , and truly enjoy their patrons. Genesio is located between Piazza San Marco and Piazza Indipendenza. You will find a drugstore and pharmacist (farmacia ) one block away, and Trattorias in both directions featuring fast food take out or sit down. A convenience grocery is directly next door with selections of fresh fruit, bottled water, wine, beer, snacks ,sandwiches, and sundries. It is open late at night . ATM access is steps from the Genesio, as well as many interesting shops in either direction. The neighborhood is safe at night , as a solo female traveler, I was most comfortable. The Genesio is walking distance to the Mercato Centrale, and San Lorenzo Market, two places mandatory to visit. I cabbed to the Ponte Vecchio and the Uffizi to save time but the Accadamia, the home of David, is right off Piazza San Marco , a few blocks away. Since I had to travel to the airport very early, the front desk provided me with computer wake up call and an alarm clock. The walk up flight keeps one limber, adding extra daily energy. I suggest if you have heavy bags, schedule your arrival and departure time for the mid day hours so someone can assist you. Thank you, Simone. I will definitely call Genesio home when returning to Firenze. I am very pleased with Venere and would use you again. Genesio was perfect in every way.

This hotel provided a clean safe room close to the train station in Florence. The facilities themselves weren't great (a very cramped and small bathroom in room 1) but the staff were extremely helpful helping me arrange my trip to the Uffizi and making sure that I knew how to get to the correct bus terminals and other locations. Its a good choice for a budget traveller, but not a luxury stay by any means. However, be warned that the directions on the site from the train station aren't quite correct. I'd recommend looking at a different map before you go off to find the hotel.

Small hotel, 2nd floor without elevator. The room is ok, but the street very noisy. The breakfast room is really small, and the breakfast is not great but ok. The good point is that you have the shower in the room, wich is not commun for Firenze for that price. It's not a luxury at all, it's just cheap....

This was a great little hotel - a very nice 'find.' There is no elevator, so be prepared to lug your bags up the stairs (it's really not that big of a deal - you always lug your bags in Europe anyway). The hotel has a very helpful, warm, welcoming staff. They really made our stay enjoyable. The continental breakfast was adequate - enough to fill up until mid-afternoon. The rooms were clean and there was plenty of hot water. The hotel is close to the train station and, for the price, was a great value. We would stay here again in a heartbeat.

We had a wonderful experience at this hotel. Simon was fantastic - he made museum reservations for us, offered suggestions for restaurants and was always willing to help us. Air conditioning is included in the price of the room - a big bonus! The location was great; we were able to walk everywhere. Our room faced the street so it could be a bit loud at times, but nothing that kept us up all night. The only drawback was the lack of elevator - but the only time that was really an issue was when we were arriving with luggage. I would definitely stay here again.

The photos on the site are much better then in reality - the rooms are shabby and need repair. The surrounding is great, very close to the train station and to the major sites. The woman at reception desk seemed not to understand any English, but she was then replaced by a guy who was very nice. The breakfast is rathe poor - much bread of all types, and jams.

The Hotel Genesio is a jewel of a hotel that offers so much more than you would expect from a low cost hotel! Close to all major amenities and attractions, this hotel still offers a calm, cool oasis from the overcrowded tourist areas. The rooms are clean and safe, each with its own special decorative touch that reflects the attention to detail and the welcoming atmosphere that is prevalent throughout the entire hotel. The Hotel Genesio's best attribute, however, is its FABULOUS staff! Welcoming, helpful, and caring! I can't say enough good about them! Truly this hotel is "the best kept secret in Florence"! I will definately stay here whenever return and will refer all of my friends! Thanks for a great stay!

We stayed in Florence for two nights and enjoyed the stay at Hotel Genesio, everyone there was extremely friendly and helpful, especially in regards to helping us find our way around the city and suggesting top eating spots and attractions. The Hotel itself was in a perfect location in that it was a few minuets walk from the city centre, which meant that whilst we felt in the heart of the city, it was also peaceful at nights, and the beds were comfortable.

This hotel was our most disappointing in Italy. It is on the third floor of a warehouse looking building. The elevator won't work for that floor so you have to carry your luggage up 3 flights of stairs. The hotel smelled very strong like smoke. The rooms were very old and it was overall very scary to stay in. The shower is right with the toilets so it would be impossible to not hit the toilet while you are showering. We did not feel safe in this hotel so we moved to a different one down the street. There are not many places to eat near this hotel and directions to the hotel from the train station would be impossible to use unless you ask people.

We wanted to keep some food in the hotel fridge to supplement our breakfast (which if you can have dairy is fantatstic!) and to help with planning some lunches and they were more than happy to oblige! Were also great to get us on our way to the sights we wanted to see and were happy to help us book reservations (do it...it's a life saver) for all the museums. On a nice quiet street close to action but far enough away not to hear it first hand! Would definitely stay again if and when we go back to Firenze!

This was a low priced hotel and you get what you pay for. Its location is near the center of Florence but it is on a second floor with no lift. The beds were spartan and very hard. A group of young people ran around noisily till after midnight and no hotel employee did anything. It got better after we complained. Bathrooms were very small and you showered in the toilet area. Main entrance had a very bad smell when the doors were closed for a period of time.

Genesio was a great place to stay. A hotel with stone floors and shuttered windows - very much a hotel with character. The airconditioning unit in the rooms was excellent and the service was very good. The lift does not go to the floor Genesio is on (2nd floor) so not a hotel for people who find stairs difficult. As a gay couple we felt welcome which was important to us. We would definitely stay there again when returning to Florence.

This was the first time that I have been to Florence. I found the hotel very conveniently located. The price was very inexpensive. For what I paid (50 euro single), I rate the hotel very highly. The rooms were clean; the linen was changed regularly; the towels everyday. Breakfast was provided. The hotel was secure and a safe was in the room. My room faced an internal garden and was very quiet. Antonio was very friendly, as were most of the staff (some of the overnight staff were a bit grumpy, but I probably would be as well). The only criticism would be outside signage and instructions on how to get in after hours. Overall, I had an excellent stay. For the price, I can't fault the Genesio. Thanks to Antonio and everyone. Grazie mille.

POSITIVES: (1) 10 minutes waliking distance from the train station. (2) 10-15 minutes walking distance to most of the tourist spots. NEGATIVES: (1) No elevator. So travel light if you wish to survive the four flights of stairs to the "hotel". (2) All the windows are covered by working material. Construction all around. All you can see out the windows are scaffoldings. (3) Bathroom is literally 2x2 square feet in size. Imagine doing everything in a cabinet. (4) Filthy sheets and towels. (5) Day old bread for breakfast. (6) Internet is not free - only 1 terminal. (7) Too expensive for its facilities. BOTTOMLINE: Stay away from this "2-star hotel".

The staff was very warm and hospitable. Our room was comfortable, looking to a nice and quiet garden. Cleanness and comfortable bathroom made our stay at the hotel very pleasant. A rather small hotel, with a personal and friendly atmosphere. Personel knows you within a day. Facilities are basic but OK. Entrance is somewhat hidden: the main entrance is shared with some appartments and other facilities, so you won't immediately recognise the hotel.

Personnel super-friendly and helpful. Room cute/lobby pleasant. Laundry on stairs prevented initial access to hotel; clock could not be set; hair dryer barely hot enough; iron not steam iron and burnt-on stuff on sole plate. TV did not work, but Antonio fixed it (only Italian programs). It's 2-star, but charming and centrally located. Be ready to climb stairs to 2nd floor.

The place is good if you are on a budget. You get what you pay for, basic amenities and a decent distance from the center. The upside is that you are in the local's shopping center, so you can grab some good shopping deals and decently priced restaurants if you stay in the area. Internet access is right in the lobby which is really great.

Flat out, this was the best hotel experience I had in two summers traveling in Italy. The folks working behind the desk are absolutely the most helpful people I have encountered in all my travels. We received excellent service, great restaurant recommendations and reservations, and help replacing a bag that self-destructed during our travels. The location is a bit farther North than I've stayed before, but the walk is easy, and well worth the drop in price to move away from the Duomo. The air conditioner was quiet and powerful, and we had an extremely pleasant stay.

I trusted the reviews I read about Genesio and everything was exactly as everyone described. The only downside is the lack of elevator, so if you can get your bags up to the second floor, it is well worth the money. The man at the desk called a cab for me and helped carry my bags down to the street for me when I left. I would definitely stay there again.
