Did not enjoy my stay at all here for 2 reasons (1) we found the tap water was unhygienic there, the colour of the tap water often came out as brown. When I complained, I was told that it was some residue of the pipes and that it was subside after letting it run for few minutes. I stopped drinking water from the hotel thereafter and would not recommend to anyone (2) Room was terribly small for the price for the twin room. Location is good near the station.

The hotel Balcony is a very good value hotel, it provides good accomodation as well as very good service. It is situated well within walking distance of all of the main sights, as well as the railway station(10 mins walk). My room was on te small side, but it was a single. The only down side was that there was no lift.

My best friend and I were vacationing in Florence and enjoyed our stay at Hotel Balcony--Francesco was very helpful and kind--the hotel is in a good location close to the train station--good breakfast including a cappacino machine--ATM right next door--safe neighborhood and within walking distance to everything you want to see in Florence!

The room was small but very clean, and air conditioned. We got a great price and we walked from the train station. The owner Francesco makes a warm and friendly atmosphere...we were treated like family the first day. There is no language barrier as he and the staff speak several languages. The hotel name is from the balcony that makes a nice space to sit and relax. The property is two blocks from the Duomo, about ten minute walk from the Uffizi gallery, and surrounded by great places to eat. This was our first stay, but the hotel was full of repeat customers!!

It's all about location, location, and Francesco. We've stayed all over Florence on previous visits and Francesco's personal style and knowledge of the area's restaurants, gelateria (Perche No), etc., helped us enjoy this trip immensely. His sense of humor and versatility with languages are great assets. He also flagged traffic for us when we loaded our luggage at the end. Big help. If we visit Florence again, this is where we will stay. One tiny negative: in our shower there was no ledge or shelf to place one's shampoo or soap. One had to put them on the floor, which is a bit tricky. Not a big deal. Did we mention location? Did we mention Francesco?

Hotel is situated not very far from the railway station, but close enought to the downtown, so surroundings are safe. The owner of the hotel Francesco is a wonderfull person, he knows the city well and gave a lot of usefull advices about sightseeing, shopping and some local lifestyle. I stayed in the double room, spacious enough, with beautiful brown woodenfurniture and bathroom was clean and modern. Hotel is highly recommended, would come back again.

Hi..., we stayed for a few days in florenz, to vistit the incredibl town. So we were looking for a small hotel near the central, which also maintain the flair of florenz. And after our journey, we can say, we found everything we demand to our hotel!!! The ‘Balcony-Hotel’ is close to the train station as to the middle of town, and although very pleasant because it’s in a small side-street. The sleeping room and the bath are big like they should be. The whole hotel is in good condition and also keeps cleaned. The breakfast is extensive and for Italians very European. So I like to take my breakfast. The people make every effort to ensure the comfort and enjoyment of the hotel patrons. Especially Francesco was extreme helpful and it was always a lot of fun to talk with him. GREETINGS. No smells, no noise, no cold water……no complain! So we got for less money, a very good and nice place during our trip!! Ulrike/Michael(28J.) from Germany

Balcony Hotel is an excellent choice for who wants to explore Firenze by foot. Close to the train station the hotel has a familiar environment and its owner Francesco is very friendly. He has treated us as we were someone from his family. The breakfast was very nice with fresh breads and the machine's capuccino was perfect. All of our requests were perfectly covered in the hotel and we definitely recommend it. I hope to come back again to Firenze and also to the Balcony Grazie mille Francesco!!

A nice little hotel, tidy and well-situated. Excellent breakfast. On the downside: the breakfast room and the room itself were too small, no elevator. The view from the window is not good - the yard and the street (with a scaffold). Fits for single, mobile travellers.

Hotel Balcony was by far the most friendly hotel we have ever stayed. Francesco the owner spoke numerous languages and was the perfect host. He made us feel very welcome and went out of his way to be helpful at all times. The cappucino was amazing! The location was very central and close to bus and railway stations as well as all the main attractions in Florence. We would not hesitate to stay at Hotel Balcony again and indeed I very much hope we will.

Hotel Balcony is a well located place to stay in Florence, just a 2 minute walk from the Duomo. The hotelier and his staff are very welcoming and extremely helpful. There are good, reasonably priced restaurants just a few steps from the hotel. Our room at the rear of the hotel was very peaceful.

Very convenient location. Hotel owner was extremely helpful and friendly, both before our stay and during. We emailed about a week prior to arrival asking for help with reservations at Academia and Uffizi. Francisco answered immediately and was able to secure the Academia reservation, but we were too late for the other and had to stand in line. Highly recommend emailing for this assistance when you make reservations. He also suggested restaurants and times of day to see sites - a great help!

Excellent place to stay! Will return to this hotel when we go back to Florence. It's near the train station and just walking distance to the city's main attractions. From the hotel's front door you can get a glimpse of the extraordinary Duomo. Franchesko, the owner, is a 100% people-person. Not only does he make you feel like you've known him for years, but he also informs you on what you can see and where you can go in Florence. A definite A+ hotel owner. Breakfast includes a variety of breads, cereals, ham and cheese, fruit, and coffees. A good way to start out on a long day's walk. Just around the corner from the hotel you will find Florence's main avenue of famous stores. Florence seems not to sleep so you will feel comfortable walking its street even very late at night. A must see is the Galleria dell'Academia with the beautiful David. At night, take a walk to Ponte Vecchio. As you strole down this bridge you can enjoy the music and art of talented artists and singers. During the day, you can shop at its many 18K jewlery shops. Thank you Franchesko for making this trip a very memoralbe one.

The staff was friendly and helpful (and most spoke English). The room was very clean except for the floor, which was somewhat dusty. The hotel was very convenient to the sights of Florence (walking distance), and still very quiet. Breakfast was not as big of variety as some hotels, but was still plentiful and tasty. The front desk handled all the parking and retrieval of our car, and was very prompt with it. The city map the hotel gave us was very accurate and helpful. I would definitely stay here again if ever in Florence. Do make the climb to the top of the Duomo if you get the chance. It was breathtaking!

Stay at the Balcony and you will not be disappointed, the welcome from Francesco alone is well worth the price of the room. The location is excellent, normally I wouldn't stay near a train station but this one is pretty different from most cities (feels much safer) and the hotel is an easy 5 minute walk away. The Duomo is 5 minutes the other way - don't queue to get in, if you just want a relatively short peek inside then they seem to open the doors and let in the hoards at about 4.50pm. Other churches are more fascinating, try Sante Croce for the tombs of Michelangelo & Galileo. I don't know what you have to do to get into the Uffizi - I turned up at 8am & there was still a HUGE queue, if it's a must see then I would do some research into advance tickets. Head along the old city walls up steep winding streets to Piazza Michelangelo for glorious views of the city, join the queue for the Gallerie Academia (about an hours pleasant queue with a gelato) to see the real David in all his glory. I combined my visit to Florence with a trip to Pisa and wished I had spent much more time in Florence exploring the lovely streets. Enjoy your stay, choose the Balcony & Francesco will look after you.

First of all, we loved Francesco. What a wonderful and hospitable man. He took our bags and held them for us until our room was ready, which allowed us time to go and explore. He sat down with my boyfriend to talk to him while I changed clothes, and made him a cup of cappicino. He gave us great ideas of places to see, gave us a map and drew the location of the hotel and the location of the sites so that we would have no problems nagivating our way. The hotel was about 10 minutes from Santa Maria Novella Station, so we did not have to take a cab. We just hoofed it over there. The pictures are accurate and we found the cute little hotel with no problem. It is literally located about 4 blocks from the Duomo! How great is that!?! We could easily get to the Duomo, San Lorenzo Market, shopping, restaurants. The hotel had a wonderful rooftop terrace that we relaxed on in the evening. The breakfast is not much to speak of, but that's ok, the rest was wonderful and convenient. The decor in the rooms is old and worn, but that did not matter to us either. Francesco put us in a room near the back of the hotel, so that we were away from the noise on the street - which we greatly appreciated. It was clean, large, convenient to all the sights, and our host was unbeatable. He has a fantastic sense of humor, and I just loved talking to him. His "Nona" who worked during the day is also wonderful, no English, but she tried to talk to us and we laughed our way through the conversation. She even called the hotel we were going to next to confirm our reservation. Also, we were traveling on a budget. For 100 Euro, this hotel could not be beat in Florence. Enjoy!!

Francesco was extremely welcoming when we arrived. Only stayed a night on Christmas day, so the town was somewhat dead as everything was closed, but we still managed to see the sights. Strangely, the big churches were closed, so we didn't get in, but go up to Piazale Michelangelo and you'll get a great view of the city and if time it right, a beautiful sunset too! Anyway, our stay at the Balcony was a good one and Francesco was a nice change from alot of the rude Italians we met while holidaying in Italy. The breakfast spread was also pretty good, though was a bit disappointed with the coffee machine. Was hoping for properly brewed coffee.

As expected, Florence was a beautiful place to visit and staying at Hotel Balcony made it even more enjoyable and memorable. Balcony is a relatively small hotel with a warm, friendly and helpful owner who made every effort to ensure our stay was comfortable. Balcony offers a good breakfast, nice rooms and clean bathrooms. It is located close to the center of the city. But what you will remember the most and best of all after an exhausting day walking visiting the beautiful city of Florence, is the owner Francesco who will hospitably wait for you as if you are his family house guest. We will be back to Balcony!

I stayed for 1 night here on a flying visit of Florence and wanted something central, near the station and cheap. 3 out of 3!! Was greeted by an extremely friendly man who runs the hotel and speaks perfect English. He was nothing but helpful. The room was a single room and therefore small, but still contained a double bed. It had satellite tv, something I didn't expect. It was very clean, as was the bathroom though there was a musty smell in there. The breakfast is served in the little cafe downstairs in winter and is, ahem, nothing exceptional but I came to realise, it's the norm. Croissants, bread rolls, coffee, fruit etc.The balcony outside is a lovely area to watch the world go by and offered me my first glimpse of the Duomo - gorgeous. My room looked out into a tiny courtyard - nothing to see at all but equally, no traffic noise. All in all, it was 75euros and I don't think that's bad at all for it's location. It's 10mins walk maximum from the Duomo, 2 mins from the station, there are all high street stores along the same road and numerous resturants and bars nearby too. Ideal really. Had a lovely stay.

An excellent basic hotel, conveniently located. The room was comfortable, although the bed was a little too soft. The only slightly negative aspect was the breakfast, whose croissants left a lot to be desired, while the ingenious juice/tea/coffee machine left the hot water for tea with a tang of coffee even after two or three successive hot waters. Suggest they invest in a kettle for those who want tea!

Francesco, the owner of the hotel was a great guy and helped us out with anything we asked for. Our room was small but I found it to be comparable in size to other hotels we’ve stayed at in Europe for the price. It was just what we expected from past experience. The only complaint I would have is the water pressure in the shower would decrease as you turned up the hot water. The good thing was the water did get hot. The location was wonderful and the balcony was a fun place to take a break during the day or to end your night with a nice bottle of wine. We had room 120 which had the patio right outside the window and a good view of the dome on the Dumo. Room 110 would be my next choice. The breakfast was simple but we didn't want much. The restaurant next door was very nice except it didn’t have a place to sit outside. I would really recommend it though. I would definitely stay in this hotel again.

The location is great - you can see Il Duomo from the balcony (which is also a nice perk). The walk to pretty much everything is pretty short. Conveniently close to the train station without being in a dodgy area. The street it is on is small but is pretty trafficky - so the noise at night can be a little bad. The room was on the small side (as most are), but it was clean and comfortable. They provide a computer that you can use for the internet (5euros for an hour) - that was very convenient. The breakfast was decent - typical stuff. Best part about the breakfast was the coffee machine - makes cappuccinos, espressos, and hot chocolate, etc. The owner/manager, Francesco, was very nice - always had a smile on his face and seemed willing to help. Spoke English very well. The shower is really weird - the doors have to be aligned perfectly or else you are basically just taking a shower in your bathroom. Do NOT eat at a place called Cafe Snack - it is around the corner from the hotel (in the direction of the train station). We got ripped off! Overall, a nice place and we would stay there again!

we read up a lot of reviews before booking - perfect for our short stay. we asked a quiet room, and they gave us one! the rooms were quite functional, but perfectly fine for a short stay, and we were helped up the stairs with out luggage. good shower too. the balcony from the name is great for a bit of relaxation space outside of your room (we decanted there for a drink and a read after touring the city). the location is fabulous - the duomo can be seen from the balcony, the Uffizi is about 7 minutes away, and you also you can get to the great area for eating around the market to the north. slightly expensive compared to other places you can get, but that's Florence generally, and the service really is charming.

We enjoyed our stay at the Balcony very much. One of my reasons for booking this hotel was because of the reviews I had read and it's true it is as good as they say. Before arriving at the hotel I had emailed and asked for a quiet room and thats what I got. Francesco the hotel manager is very accommodating and gave us great tips on where to eat. the main staff (owner ?) at the hotel was a very helpful and hospitable man. all staff down to the housekeeping staff were wonderful. the double room i stayed in was quite spacious, but somewhat dark. the bathroom very new and bigger than most i've seen in italy. the hotel is located about (maximum) 10 minutes walk to the duomo. this is with picture stops and window shopping along the way. it is about 5-7 minutes from the train station, 10 minutes from the bus station. again, easy walking pace. there is a restaurant right next to the hotel, serving good italian food. i had the veggie soup and bolognese pasta. i can still remember the taste to this day :)

This hotel is located in a good location and has a very friendly and helpful staff. Our only disappointment was the actual balcony. It was a nice place to relax after a day out, but it was in poor repair with dead plants and junk laying around.

second visit to Florence and if we make it a third would have no problem staying at the Balcony again! only 10 mins walk from station and an easy hotel to find when out and about, just along from the Duomo. room was clean and warm and the shower we had was very good and in a large cubicle. breakfast was basic but it helped fill a hunger gap when we first got up and kept us going until lunchtime. rained on our second day there and the lady at reception kindly gave us a loan of a very big umbrella - thank you v much for that! restuarant next door does amazing pasta dishes - anyone staying here must try it!

Pros: Convenient location: 10 minutes from railway station by walk (no need for taxi if you don't have heavy luggage) and 10 minutes from Duomo. Surrounding is not too nice but acceptable. Staff is very friendly and useful. Breakfast is very good with choice, not only bakery and coffee. Cons: I thought we’ll have a room with a view, but received a room too small for 3 people and with “view” on dirty corner of balcony. After I complained we were moved to a better room, with a safe box, and received discount on the first night.

An excellent location. The main balcony at the front of the hotel looks down at the Duomo.Really excellent Location.Friendly staff.Internet access (5 euro per hour-Card).Only Negative point was when I opened the door to a little public area beside me, my room was overtaken by mosquitoes which bit me badly all over!I had a few itchy days after that!Overall It was excellent.

The hotel is a 10 minute walk from the train station and is in a good position to see all the sights. The rooms were big but the shower was a bit too small and not powerful enough for my liking. The hotel was abit noisy especially if you wanted a lie in. Staff were helpful and the bed i slept in was sqweeky and a bit too hard. I recommend the following eateries close by: 'Coquinaros' on Via Delle Oche 15 and ' Il Pocupinus' ask reception for more information, near to indoor market.

The directions from the railway to the hotel were very good and is only 7-10mins away. The hotel is very well situated for the shopping area/cafe area and the city sights. Hotel rooms were small but well maintained. the shower cubicle only 2ft 6inches square not easy to shower in. Air conditioning worked well. Hairdyer supplied in room and tea/coffe facilities. The breakfast was very basic and you sit in the entrance lobby although there is a balcony terrace on the first floor you have to come down to the entrance level to get your breakfast then carry it up one floor to the outdoor terrace, not very convenient.

L'hôtel est très bien situé entre la gare et le dôme mais dans une petite rue plus tranquille. Les chambre sont grandes et confortables et la terasse est très agréable. Le petit déj est aussi très bon. Le personnel est aimable et serviable.

Just what we wanted in Florence. Not far from the train station (can walk with suitcases on wheels) and not far from the Duomo, but not on the main street so there isn´t too much noise. The hotel has a nice balcony (as the name suggests) for an evening drink and the rooms are spacious and well equipped for a two star with a minibar, tv, a/c and a decent bathroom. We were thrilled with this for the price in Florence - it was easy to get everywhere and the staff were welcoming and helpful. As usual the breakfast could have been a bit better but it was a typical European continental - better off heading to a cafe. A gem and highly recommended.

Well-run hotel. For the price, the clean room, very spiffy modern bathroom, good A/C in 100F heat, friendly & helpful staff, and excellent location a few minutes from the train station and Duomo make it highly worthwhile. Minor quibbles were noise and smoke from adjacent areas that came through invasively--but only very rarely and sporadically. Nice place and good value.

the rooms are tiny and the hotel looks like a 2 star hotel and not 3, the breakfast is quite poor. The location is easy to find and very close to train station but that part of the town is horrible, dirty and looks very unsafe. Stuff was friendly and useful.

My brother and I stayed here for 2 nights. The staff was very friendly and helpful, giving us a useful map and some helpful info upon check in. The room was good, bigger than I expected and with a normal-sized bathroom (large for Europe). The location was great, with good restaurants, the train station, and many tourist attractions close by. My only criticism is that the breakfast was somewhat below average. It was OK, but it could've been better.

The room we had was very small, and the bathroom barely large enough for one. The linens/blanket were rather worn. Our room was next to the terrace, and the windows were definitely not sound-proof!! The breakfast was adequate. The staff were extremely helpful and friendly.

We really liked this hotel. Location was great. Francesco at the front desk was especially friendly and helpful. Quaint and convenient. Suggestion-other websites like Priceline publish only the first name "Sara". You're welcome to do this, but not my full name. Venere should consider this option.

On our recent stay, we found the Balcony to be an excellent hotel, equal to or better than some of the 3-star hotels that we visited in other Italian cities. The staff was extremely attentive and helpful, and our room was clean, quiet and well-appointed. The staff was very good about recommending restaurants and giving us directions. The Balcony's location is extremely convenient to anyone visiting Florence by train, as we were. It's a short distance from the Duomo, the Uffizi and other attractions, and it's also very close to the beautiful church of Santa Maria Novella, which we might not have visited if it hadn't been so convenient. Our experience with the Balcony was completely satisfactory, and this hotel will be our first choice if we are able to visit Florence again.

Location was good, staff was helpful, breakfast was average. The A/C was controlled by the reception and was kept at a minimum even though the outside temperature was very high. It was very difficult to sleep at night. IF you opened the windows, mosquitos filled the room. The single beds were VERY small and more appropriate to a 8-10 year old, not for an adult. Price was too high for what you get!

I made my reservation at the internet about 10 days in advance, got the room to reduced price, was very pleased with the location of the hotel and will absolutely recommend Balcony to all of you. When I come back, I would appreciate fresh, local bread for breakfast!

Excellent location of the hotel (few minutes from the railway station and from the Duomo). The staff is very friendly. You can obtain every assistence what you need. One of the staff's member Franchesko (I guess, I wrote his name correct) is very warm, kind to clients. Generally all the staff is very good. The rooms are simple but clean. This hotel is an ideal for travellers to Florence. Thank so much for pleasure time in hotel

Very helpful staff, very friendly. The outdoor patio was really great... perfect for an evening cocktail, game of cards, chat about the days events, etc. Location was fantastic, right between Duomo nad Santa Maria Novella. We walked everywhere. The only time we took a taxi was to go to a restaurant across the river. This was a wonderful place! "Fuori Porta". Small, inexpensive, great wine list, good food. charming service. The only complaint about the hotel is that there was an odor that came in when the windows were open.

We had a room on the balcony which we thought was very nice, until bedtime. The street noise continued past midnight...and coming from Venice and Como, we were not prepared for the busy, noisy street outside our window. I would request a room off the street next time. Staff was extremely helpful with directions and restaraunt recommendations. Our requested museum reservations were done for us. Central location made walking to our destinations quick and easy.

I had trawled through the internet for weeks searching for a hotel and chose this one based on previous comments. My husband and I had a double room and my teenage daughter had a twin room (we had booked a single). The rooms were comfortable and as advertised on your website. The breakfast was ample and consisted of juice, cereals, crossaints, ham, cheese, bread rolls and tea, coffee, cappuchino. The staff are friendly and helpful. There is no lift in this property but it was okay as we were only on the 2nd floor and the staff did offer to help carry luggage. The hotel is very convenient to sightseeing. I would certainly use this hotel if I return to Florence in the future

For the price paid, the hotel is extremely good value. The place is immaculate and the decor is excellent for a 2 star Italian Hotel. The staff were very friendly and the room was cleaned every day. Very centrally located for the sites/train station. A continental breakfast available between 7.30am and 10.15am and a fridge/safe in the room were bonuses. The only downside was the traffic noise through the night but you would not be able avoid that anywhere you stay in the centre of Florence. The hotel exceeded my expectations and I would recommend it for anyone who wants a cheap weekend in a beautiful city.

We had a wonderful three night stay at the Balcony and would highly recommend it. It is incredibly clean, well run and in a superb location, a stone's throw from the Duomo. It is excellent value for money. The staff are friendly and helpful. Our room was very pleasant with a view on the terrace. Breakfast is basic, but ample. The only difficulty is finding it by car with the Florence one way system. I would recommend buying a good map before entering the city. Alternatively park outside the city. It is free to park in the Piazza Michaelangelo on the hill above Florence (with a superb view). You can then take a bus in. The staff in the hotel will advise you on how to do this. Can't recommend it highly enough and would certainly stay there again.
