(In Edinburgh for a couple of days at the Fringe Festival). Good, central location. Fair price but the single room No. 1 is tiny and situated at street level. The shower installation could use an upgrade.

Overall, a very nice hotel at a good price. The lady in the reception was very helpful and friendly. My room was nice and clean. It was facing the main street which is a bit noisy, but not really a problem. I will definitely stay here again on ny next visit to Edinburgh!

First appearance was not good as the outside of the hotel was covered in scaffold. Inside of the hotel was clean but some parts needed redecorating. The ensuite we had was small but adequate for an overnight stay although it could have been cleaner. Being on the front of the hotel we were subjected to a lot of street noise from people congregating outside the hotel, double glazing would have helped.

We stayed in room 4. The room was quite small but as we were in Edinburgh to see the sights and our room was somewhere to 'rest our heads' we weren't at all bothered. Ensuite had a lovely huge shower cubicle but loo seat kept swiveling off the toilet! (7 months pregnant so had to be careful at night with no lights on!). Door to room was right opposite main entrance so when people came and went it made our door rattle on the first night - a folded piece of paper rectified this on our subsequent nights. Window was open the first night which made room very cold. We thought it was stuck open but in fact was just very stiff so again, once closed, problem solved! Housekeeping took away all our towels on the first day but a quick trip to reception had them replaced no hassles. Computer with internet in the lounge was a fantastic bonus! Breakfast was continental but lovely choice (although rolls seemed a little stale). In my opinion, a lovely small hotel that was close to Edinburgh centre and all the action and with pubs and eateries a 5 min walk away that was reasonably priced too. I would definitely go back!

This cozy little hotel is a little bit eexpensive for the product offered: rooms are tiny, but it has everything a serious traveller needs. Very clean and competent, nice and very friendly staff. The only negative point: the hotel doesn't care ansewring e-mails (I sent one regarding a visit I've booked to Hollyrood Castle, sending my vauchers to the hotel, and never had an answer if my vauchers were there-SURPRISE: they were!) But it's quite an affordable hotel, if you don't care about all the pampering bullshit,

Friendly staff. A public living room with a fireplace is cute. Free internet. But the major problem was the windows condtion in our room as they were very old, and broken, thus allowing the freezing air to enter the room and make the room temperature very cold. The old heating was inefficient. The breakfast offered is "continental", the hot english breakfast is charged at an additional cost.

Location of this hotel is great for getting to the city centre. The staff were very friendly and helpful throughout. Room was functional, but not very big. Biggest issues for me were that my single room was on the ground floor facing the street. It is a pretty busy main street so I had to cope with traffic and street noise all night. The bathroom also seemed a bit grubby and dated. This hotel is ideal for budget travellers who are looking for somewhere central and cheap. Overall, it is pretty good value for what you get, and has a very relaxed and friendly atmosphere.

Sorry, it was not exactly what it looked like on internet. In our room, curtains were hanging down, water boiler was filthy, overall cleanliness at its minimum, 3 bulbs out of 6 not working, bathroom light above sink not working, mattresses dating from the world war II...

Overall it was OK for the price given it was a last minute booking at festival time. More 2 star than 3 star. Staff good, room big and OK, bed OK, shower good. Furnishings, carpet etc. need updating as they are tired and worn. Breakfast included was continental not full Scottish, but adequate nonetheless. Old thin doors meant noise travelled inside hotel, although the outlook onto garden meant it was generally quiet.

The hotel is old, and so is the decoration. But carpets are new, service is excellent, everything works (shower, hairdryer, etc.), no stains on chairs or carpets, and the place is absolutely CLEAN! Although its not a place where a 4-star customer would normally spend his/her holidays, I was absolutely satisfied with my choice.

the hotel staff were very kind and helpful.the first room was not good.it faced the street on ground level and with noise from traffic and drunken passersby it was very hard to sleep.to be fair the manager did put me in a larger,quieter room.I should have asked but it would be nice to be told I would be paying a higher rate for the 2nd room.all said quite a good hotel from a service point of view.

One of the most horrible hotels I have experienced, and that's a lot, been in Siberia, Mongolia etc... have seen quite a dumps. Obviously had only one employee, who tried to manage everything, but didn't quite make it. Some terrible incontinency sheets under the normal sheets, that caused sweating in otherwise freezing room (in August! ). Employee was most friendly I must admit, but very busy and sometimes hard to find. Breakfast was decent. Rooms were noisy, one could hear talking from rooms next floor and door clearly, toilets smelled like someone just had smoked in it. Not something I'd cheerfully pay 90 pounds a night, since I just a week earlier had excellent service at similar category and with similar price at Clarendon Hotel in west end right next to princess street as well. If I'd been in Edinbught outside the festival rush, I'd have definately changed the hotel after one night, but didn't manage to find any free rooms now. Absolute NO-NO, would not recommend to anyone even at lower price.

The service was excellent...the staff was very welcoming and helpful. The location is great...very close to Calton Hill and within walking distance of the Royal Mile and train station. Breakfast was very basic and was served from 8-9. The rooms are a bit run down and are in need of remodeling but if you are looking for a bargain hotel in a central location I would recommend the Richmond House.
