Friendly check in by the owner who was lovely. Unfortunately, the hotel is outdated and wasn't what we were expecting. We were informed upon booking that it was a shared bathroom, however, we expected this to mean it would be cleaned regularly. Each morning someone else had showered before us, and their water hadn't drained away as the drain was blocked! Toilet is in a cupboard on the landing! Breakfast was abysmal with staff that couldn't speak English and didn't inform us it was a buffet, UHT milk for your cereal and tea/coffee, dry pastries, cheese, salami and tinned fruit. Couldn't believe breakfast is only available for an hour from 8-9am even though there is nothing for them to cook! TV in room had no channels tuned in. Plug socket in our room made static noises as though it was ready to blow. Very steep staircase to all rooms. Curtains in room completely hide the beautiful views over to Fife. Would not stay again!

Positive points:quiet victorian area,5min walk from city centre,wifi for free. Negative points:no sound and termal insulation (u can hear everything that people do and say, no matter if they are in the breakfast room or in other bedrooms) ,old and poor quality mattress,tiny bathroom,poor service and facilities (1 towel only 4 2 people, no soap, old bedsheets, blocked sink and shower...) very expensive for what u get

The room was incredibly good value for the price. Lovely comfy bed and decent facilities. The hotel was also based in a good location that was very easy to find. Would stay here again!

The hotel has a good location, it was in good state of cleanliness, and staff members were very helpful and friendly. A generous breakfast was offered. However, I though from the pictures that the room would be more spacious. Mattresses were not in good shape, clean, but too soft.

Nice Hotel; staff members really very friendly and educated; rooms cleaning every day, but the ceiling is forgotten and towels are changed on request of the guests; it's located a few minutes from Edinburgh city center and there are many pubs and supermarkets nearby. Hotel molto carino, personale davvero molto cordiale ed educato, pulizia delle camere ogni giorno, ma il soffitto è dimenticato e gli asciugamani vengono cambiati solo su richiesta degli ospiti, si trova a pochi minuti dal centro di Edimburgo e ci sono molti pub e supermercati nelle vicinanze.

The stay was great and the hotel pleasant and clean. Breakfast was great and dining room was very welcoming. Only drawbacks were the stairs and very tiny bathroom.

Excellent location - easy walk to city centre. Great value for price. Close to some nice eating houses and bars. We arrived late in the night and even with a prior booking the young msle at reception seemed annoyed that we had interrupted his TV show. Other than this a nice place to stay.

Staff were friendly and welcoming and the continental breakfast was execellent. Our room was in the basement , only one there and on a very busy weekend - seemed a bit run down - other rooms may be higher quality
