Nice, clean and cozy hotel. Staff were very friendly. Short distance from everything, including the train station. Wireless internett in the lobby and also in my room since it was above. You can leave your luggage there before/after you checked out in a room, it's not locked, but nobody stole it. Only problems were noise from the street and lousy shower.

Good location at city centre. Don't be panic looking at the shabby lobby; the room is much more modern & better look. Lift is on and off all the time so if you have many luggages you need to ensure that you've got lower level floor. Service at reception is very poor but breakfast is excellent (both service & food). If location is your most important requirement, this hotel offer good price vs quality.

I am assuming this place is in the middle of a revamp. it appears to be a line of house all accessed from one door. OUr room was up two flights of stairs, walk down two long corridors and down one flight of stairs. The room itself was large with high ceiling and clean but in dire need of a paint. lots of exposed red cableing for what appears to be a new fire system being installed and the public stairs was dirty and needed cleaning and painting. good breakfast but again room and tables need updating dont think there were two matching cups in the place. location wise its a good base and is actually very good value for money, i woudl encourage them to paint and perhaps ask employees to be a bit more friendly at check in

A group of 6 women = 3 double rooms, each with a king-size bed (instead single/twin beds as asked for). One of the shower shells showed black spots so that the ladies did not dare to use it. Very noisy sourrounding but excellent pubs nearby, and very near to city centre. Cheap price but you have to make compromises....

This is a two-star hotel, and it was surpridingly better than some of the on-line comments had me believe. We were greeted promptly and courteously. The staff helped us several times with finding services and directions. The breakfasts were great by any standard. We had the full Scottish breakfast every day and were delighted. We were able to skip lunch. The elevator is an adventure, but part of the "story." The walls are THIN, but a good rap will get the loud talking down. Princes Street is under LOUD daytime tram construction, but go around the block for some great shopping anyway.

Clean and in a good location compared to Edinburgh's main tourist sights, the Osbourne felt a little old and tired. It is about a 15 minute walk to Edinburgh Castle. For the price and since we were only staying one night it was fine, I don't think my wife would have been excited about staying here multiple days, The staff was helpful and the breakfast was solid.

Extremely noisy had to wear earplugs to sleep. Our shower was clogged up so water didn't drain away for a long time and, when it did, debris (hairs, etc) remained. Breakfast wasn't good. The waitresses worked very hard but couldn't understand English so I never found out what the options were for breakfast (don't think there were any) so settled for 'plastic' Scottish Breakfast every morning. Ancient, frightening lift.

Hotel location is good except all of Edinburgh is being dug up for trams and there was no access to hotel. Had to park in car park in next block and lug baggage back. Trams not in till 2011!

I stayed for 5 nights and was very happy with the room booked. The room was towards the street side and that was a bit noisy and dusty but it worked. Everything was clean and tidy. The breakfast could be improved though. Overall I would recommend the hotel.

Please do not stay in this dump, especially in the single like hole rooms. Impolite and actually rude personnel, all of them with no exception (they were Polish). The door couldn't lock and there was a broken window in the tiny tiny tiny bathroom

We stayed 2nts, requesting a room away from the main road with heavy traffic. The hotel has an excellent location, only a few minutes walk from Princes Street. The rooms are very basic (a little worn) but spacious and clean. The workers seemed to be foreigners but except for a little problem- we wanted grain bread for toast, not white :-)communication was generally good. They could smile more... Unfortunately on our 2nd day, they could not provide a cooked vegetarian breakfast (we had ordered in advance) due to lack of supplies. That was the only major down-point in our stay. I would recommend this hotel for those who are satisfied with basic, clean accomodation, VERY close to the center, at a reasonable price. I would stay again.

El hotel está a cinco minutos andando de Prince´s street. Es una zona con muchos restaurantes y bares de precio económico. Las habitaciones son muy espaciosas, el aseo no es nada del otro mundo. Tuvimos un problema con la calefacción que no nos supieron solucionar, cosa importante cuando vas en marzo a Edimburgo, donde por la noche no se superan los 0º. Pienso que es demasiado caro en relación calidad precio, pero en Edimburgo, es de los hoteles más baratos que puedes llegar a encontrar.

I booked this hotel at the last minute and it was great for my short stay during the the summer trip to Edinburgh. It was easy to find. Breakfast was good by me so that worked out well. Overall good and pleasant stay. I had a single room with a bathroom.

December 2008 - the hotel is undergoing refurbishment in some areas, eg the breakfast room has been stripped for painting. So cosmetically some of the public areas are not easy on the eye. But it was all neat and tidy -- no saw dust or paint flakes in sight, which I think is a real testimony to the level of cleanliness. Definitely would go back and located on the edge of the new/old town, 2 minutes walk from Pinces Street, great location. Charming Christmas Fair on at the moment.

room had a bad smell, no curtains in bathroom, others had view directly in to see anyone using the toilet. tv had 2 channels and no remote. window would not stay open, had to jam it open to get fresh air. lovely view of multi storey car park at rear. reception could not find booking at first, then gave key to other couple, she then went to get it back. could not understand when i asked where i could park, she thought i wanted to use the staff car park.

The bathroom was a bit small but since it was clean, it was good enough. We were surprised with the breakfast. There was a good selection and the food was nice. For the price, we would say its good value.

very good Hotel for less money - 5 mins walk to city centre, perfect breakfast, nice and spacious room, friendly and helpful staff, best recommendation for a short trip to Edinburgh. Dont expect a luxury, quiet and spotless room for that price, take your earplugs with you - but in general the relation between price and quality is excellent.

I needed a budget hotel near Edinburgh's main train station for an early morning train departure. Osbourne hotel was ideal, less than a 10 minute walk and room I was allocated (at back of hotel) was very quiet. Although breakfast at weekends is not offically available until 0730hrs or thereabouts the staff immediately offered to provide a continental breakfast at 0600hrs for myself (and 2 other guests). I did not expect this level of service and would have no hesitation in re-booking this hotel for another stay.

I stayed here for 1 night for £44 which is a fantastic price for the central location. The room was old but spacious with en suite shower room. The room was at the back and was very quiet. There are no frills here but for the price I would definitely stay again.

This is the 3rd time I have stayed here (midweek). The rooms are very clean & comfortable. Crisp bedlinen,towels and good firm beds. Breakfast has usual cereals, etc. It also has hot food (scrambled egg, bacon, pot scones,tom). We have found all staff to be friendly. It has relaxing atmosphere. Its location(2 mins from bus station 5 mins from train station)/to Princes Street) 2 mins away is Edinburgh Playhouse, cinema complex with lots of restaurants. Most places of interest are all within walking distance, standard of the hotel and it's exceptional value for money I would recommend this to anyone. It's not the Ritz but I would bet anyone who could find a better place than this! The only comment I have is that you can hear a bit of traffic if your room is roadside. Don't let that put you off it is an old building so new windows would be very expensive.

It was my first time at Osbourne Hotel. The Hotel was o.k., with a very special old fashioned charme. My room was nice and spacious. Unfortunately it was so terribly loud (because frontroom), that I couldn´t sleep at all. The service, provided by the "breakfeast-crew" and the roommaids was really good. They where all really nice and helpfull. The service of the entired reception staff was the opposit: rude, unattentive, not helpfull at all, uncompetent. What a shame and what a pitty!!

The location of the Osbourne Hotel is excellent. It is easy to reach everything in Edinburgh by foot. It is very good value for money. The bus station to reach other desitations in all of Scotland is just a 3 minute walk away. My room was very quiet, since it was to the back, if you have a room facing the street it might be a bit noisy, because York Street is very busy.

Location was excellent - close to train station, public records office, Princes Street, Royal Mile; nice pub down the street & other restaurants near by. Area felt very safe. Staff was adequate, but not overly friendly or helpful. Rooms were a decent size and reasonably clean. The only real knock on the place is what we called "chicken hell" - the intense heat and smell from the fried chicken restaurant in the same building. Even with that, I felt we got good value for the price (but luckily our room was only adjacent to chicken hell, not right in it).

The pictures of the rooms have nothing to do with what you get (the beds, space, light,....). It is nowhere near as nice as on the pictures. The hotel is next to a very busy street and we had to stay in a room in the basement next to the street where you could not open the window at all and smoky air came from the inside of the building. We stayed for a weekend and people that past screamed till 4,5,6 in the morning and as the windows were really old, they are not isolated at all and you think they screem in your room, so you definetly need ear plugs! The breakfast is really not worth taking it, the food is very low quality and too much fat (came out of the potato pancakes like a sauce)and the staff is either very unfriendly or friendly but does not comply with what it says it would do (e.g. help you to try to open the window). During the night the heating went on from 3 o'clock onwards(although we switched it off) and as you could not open the window, we found ouselves in a sauna with sticky, smoky air. We had two sleepless nights in edinburgh and would therefore not recommend this hotel. The only positive thing is its central location.

Lovely hotel within walking distance to theaters, shopping, castle, etc. Would definitely recommend it! One down side, the elevator does not go to all areas of the hotel thus if someone has difficulty with stairs, it would be in his/her best interest to make sure to inform the hotel to be within access of the elevator. Other than that, wonderful place to stay!

Hotel ideally located. Receptionist was very abrupt and not helpful at all. Room was ok, though we were in the basement with a view of a brick wall and VERY noisy all night. Peeling paint and thick dust on skirtings etc. Bathroom very nice, though shower screen didnt meet the bath and the bath was too small to lie in! Breakfast was quite good, though the staff very miserable! you get what you pay for and we got what we paid for. Would stay again, but request a room out of the basement really!!

I have stayed at the Osbourne several times for research trips to Edinburgh. The hotel is clean, well located and very competitively priced. Not much spirit in the hotel, lounge is usually deserted, and breakfast is served in a barn, but 'it does exactly what it says on the tin' - cheap, relatively cheerful, clean and central!

The room was on the ground floor with a broken window...and it was impossible to close it...not very safe...and cold!! Add an intense smell of fatty-roasted-chicken (a chicken burger is situated closed to the hotel)... The room was big and pretty new...the bathroom not very well clean...but it was sufficient...next time, we will go in a B&B...so much better for the same price!

Very noisy, both from thte busy road and neighbouring rooms. Slept 3 hours only before an important seminar that I had paid a lot of money to attend. Dingy breakfast room, with unappetising food and no windows On arrival, lamp and kettle not working - but quickly fixed. Could not open window - room overheated so turned heating off. TV reception hopeless. Catering for young groups of friends going out most of the evening and night.

It's a really value for money hotel. Good for who would like to stay just a couple of days in Edinburgh for work or for holidays. It is clean, very central (5 minutes walking from Princess street and Weaverly station) and above all increadible cheap. There is also a kettle in the room, towels changed every days, rich breakfast included in the price. you need to get with you shampoo and bath foam (but also in 5 stars hotel the quality of these toilette stuff is never high!!). Try it!

Very good price for central location. I was upgraded from single to twin room but room was not very clean. Breakfast was awful, the scrambled eggs inedible, coffee disgusting. Overall if you want a cheap room in central location, it's acceptable.

Hotel very well situated in centre of Edinburgh. Some rooms face the main road, but noise not too bad. General first impressions is that the hotel is run down, however on further analysis all necessary facilities are provided well and offer excellent value for money. ROOMS ARE SPOTLESS (though again, somewhat rough at the edges) and the staff efficient. Cooked breakfast is nothing to shout about (watery bacon & very solid scrambled eggs). Overall an excellent hotel for the price.

How to reach Osbourne Hotel

By car
From the Airport follow the A8 onto the A902 to its end and then turn right onto the A90 and then back onto the A902. Turn right into Montague Terrace, leading onto Inverleith Row and Howard Place. Continue into Warriston Place crossing the river and go second left into Canonmills, then Rodney Street, then Bellevue into Broughton Street. Keep going till you get to Picardy Place Roundabout. Go all the way round and back into Broughton Street and take the left hand fork into York Place.

By public transport
There are several regular bus services between Edinburgh airport and the city centre. The bus stands can be found in the front of the terminal building outside the UK arrivals lounge.
Bus line 100 is a regular shuttle which runs between the airport and the city. This service runs 24 hours a day, 7 days a week, every ten minutes during peak hours and every half an hour off-peak.
