Built in the 1860's, the Royal Ettrick hotel was originally the grand town house of a rich Edinburgh barrister. The house was converted into a hotel in the 1940's, extended and now boasting a conservatory and private car park.
This traditional hotel offers quality accommodation, value for money and a very warm welcome. With 19 bedrooms, conservatory restaurant (where there is free Wi-Fi Internet access), beer garden, and lounge bar, it strives to offer a home away from home atmosphere.
The main hotel has 12 bedrooms, 9 of which are located on the top floor via a winding staircase. Some rooms have sloping ceilings and skylights. The hotel does not have a lift.

The first floor features three executive bedrooms, which are spacious and bright. The 5 annex bedrooms some with no windows or skylights have recently been refurbished with light wood finishings and floorings. Some of these rooms have facilities for disabled guests.
The accommodations have en suite bathroom with hairdryer, and furthermore offer colour TV, direct dial telephone, iron and ironing board (on request), and tea and coffee making facilities.

Initially we were shown to an extremely tiny box room up a very trecherous staircase. There were NO windows, just a skylight, and absolutely no room for a suitcase or bags. We insisted this was totally unsuitable, but were intially told there was nothing else available, as there was also a confusion over my booking, as they seemed to have a double booking in my name for the first night of our stay. After a wait of 90 minutes, we were re-located to another room. This second room was not much larger, and because it backed onto a rear car park we were kept awake by employees leaving late at night, and arriving around 6am, and several delivery vans coming and going. Two lights did not work in the room, and this made it impossible dim, certainly not suitable for reading. Staff were friendly enough. We were very lucky to get our car in the car park, as several spaced were taken up by cars which obviously never moved. Unfortunately, we are booked to stay here again in August as the location suits us, but we will write requesting a superior room to those we were given on this trip. We have stayed in the chain's Orwell Lodge Hotel and Links Hotel and were more satisfied in both of these establishments.

The initial room that we requested was a small room with no windows! We were fortunately able to upgrade to a room with windows on the main floor, but I would not have stayed in the windowless room. In addition, the rate quoted over the Internet was not the final rate charged. I needed to produce the Internet rate to get the lower rate.

I would recommend this hotel - even if just for the breakfast! The staff were extremely friendly and the room was surprisingly larger than I had thought it would be. Once parked, the car didn't move for the weekend - partly because the hotel was well within walking distance of everything we wanted to do in Edinburgh, and partly because the parking area was smaller than we had imagined. Overall it was a very pleasant experience.

No esta en el centro, pero tiene muy buenas comunicaciones con varios autobuses que paran a 20 metros del hotel. Muy limpio, sencillo, pero bastante nuevo. Habitaciones muy funcionales. Buena relacion calidad-precio.

From City Bypass: exit at the Lothianburn Junction from the A702. Continue straight into town until you reach Leven Street. Turn left into Gilmore Place and continue onto Polwarth Gardens. The hotel is on the left.
By train
From Waverley Train Station: walk along Princes Street and turn left up Lothian Road. Continue onto Earl Grey Street, and Home Street. Turn right into Gilmore Place and continue onto Polwarth Gardens. The hotel is on the left.
By airplane
There is a bus from the airport which goes to Shandwick Place. Turn left and walk to Lothian Road. Catch LRT bus number 10 to Polwarth Gardens. The hotel is on the left.
