As a new construction the hotal is not particularly charming, but this comfortable and quiet. Having a communication door with the next room, we had only one night with loudy neighboors who spoke late, otherwise it was quiet. Location was very convenient for us. This is 5mn walk from the Phoenix parc entrance (good for jogging) and 10mn to downtown with Tram. Good Irish bars and restaurants close too.

Buffer was not so great, especially if you are on the sweet/biscuits side, to be improved. I was alarmed since I entered the room I received an automated sms from my VISA card circuit that I had been charged for two days, I asked the reception, they said the ask a pre-authorisation right after the check-in, that was true, no problem but was not very pleasant and a bit rude. The Hotel 40 mins walk from the center, however there is a good bus/tram service nearby. The hotel is going major refurbishment.

There was construction going on which we knew about, but it was right under our room window. Poor location ....long walk to shopping areas, but close to railway station. I would stay there again but only if we had a vehicle. Don't stay here if you are on foot.

Reservations were made on the net months ahead of our visit. Everything was in order upon our arrivel & regestration went without any problem. The hotel was in the middle of great pubs, restaurants & excellent transportation to get us throughout the city. Hotel service & help was excellent. There were 6 in our party.

First stay. Major building work going on at this hotel - were woken up at 7.15am on first morning by noisy builder. Otherwise disruption kept to minimum. On tram route into city centre or pleasant walk (30-40 mins) into centre. Close to Heuston Station. Close to Phoenix Park. Breakfast selection the same each day, but good quality and choice. Would have liked price to include breakfast. Dining menu not very exciting but food was fine. Rooms on top floor have limited headroom due to being in roofline. safe in room. Bath with shower over - bathroom very clean, clean towels each day (nice to get a bath these days). Would stay here again. Hopefully even better when building work complete.

We would stay here again. The staff was friendly and the hotel room was clean and big. The only bad thing was they were doing construction near our hotel room and woke us up early in the morning.

This is the most unfriendly hotels I have ever stayed in. I knew it was convienient for going into the city but that's where the good news ends. The staff were unhelpfull with cleaners bursting into the room at 9am and returning again 45 mins later. I also queried the price as I needed to change the room type at the last minute and after 4 phonecalls and nobody available to help me I gave up. I would not stay again!!

Although the hotel was close to the Guinness factory which was good, it was further away from the downtown area than I would have wanted. If they had mentioned that in the website I might have stayed closer to town. But overall it was a nice stay.

Very convenient to Heuston Station for trains and trams. This was the worst stay of our entire trip, however, as the noise from all night parties/drunks never ceased. We also had to endure 30 minutes of a loud siren caused by a false alarm.

My only comment is to back up one I read on the site before booking - the hotel is not in central Dublin. I booked it because it is beside the Heuston railway station. But if you want to walk out the door into downtown Dublin you can't - however there is a regular bus service from the train station.

The hotel is very nice and have a good price (compared to similar accomodation in dublin). The only problem I've found is about the location: not in the city center (as it was told) but at 10-15 minutes by bus and with a bad surroundings. The last thing I've to remark is the breakfast: REALLY EXCELLENT!!

The noise was terrible from the bar. The bar closed about 0230 in the morning. I did not sleep a wink before this. The rooms are seemingly OK, but I have asthma and allergy, and my respiratory system reacted very badly. Probably a lot of dust, mildew etc.
