Rooms are spartan and small as described, but clean. Service is great. Location is excellent for proximity to St Francis basilica. Good breakfast. Very noisy. AC did not work. Note, no individual temp controls, all hotel is either on heat or air depending on weather.

Only negative was the size and accessability of shower/bath. The smallest we experienced in all of our travels in Italy. All showers/baths are small in Italy so one accepts this. But it is a negative in what are very good hotels.

My wife and I thought this was a lovely hotel. It is in a perfect location, overlooking the basilica itself. The staff make a great effort and the atmosphere is very friendly. An excellent breakfast is included. There is a magical roof garden overlooking the basilica and the surrounding countryside. Free car parking is also a great bonus in a place like Assisi too.

The location of the Hotel is very close to the Basilica, and within the town's centre, therefore access to dining and shopping facilities are very convenient. We are a family with older children, and the room we were allocated was right at the front, with views of the street and the Basilica. The breakfast selection was very good, served in a spacious yet cosy dining room on the ground floor. The panacota and baked apples were my favourite. Reception staff was always friendly and helpful. Assisi is a special and spiritual place which should be on the list of places to visit in Italy, but be prepared for challenging hills. You can park at the allocated car park, but driving within the city's walls is quite a challenge where one is used to wider streets.

The staff was welcoming and friendly, and the location is fantastic, directly in front of the basilica. But the hotel simply is not up to standards - it is closer to a 1.5 or 2 star hotel in its current condition.

Great Location. Hotel was very clean and the people were great. The breakfast buffet was very good. Driving is very difficult in Assisi! And, the GPS is difficult to use in the town. The easiest thing to do is to just follow the signs to the Basilica S. Francisco and park on the road across from the church and walk around to the hotel to drop off your luggage and then park in the hilltop lot with the window sign they give you.

A great place to stay. Right across from the most amazing attraction in Assisi (basilica san francesco)and easy walking to everywhere. Great people who were very helpful. No big hotels in Assisi, so suggest that if you want a double room you book a triple one to give you a bit of space for luggage. Prices are cheap so cost is not a problem. Would always stay here in future.

This is a great hotel in what is probably the best location in Assisi. The rooms and the service are top notch and the breakfast is superb-the best experienced in Italy. Assisi is a wonderful place to visit and if possible for a traveler, should not be missed.

La ubicacion del hotel es inmejorable. Pedimos una habitacion con vista a la iglesia de san francisco y nos la dieron. Abrias la ventana y estas enfrente de la iglesia. Habitaciones amplias, todo muy limpio. El mobiliario no es lo mas nuevo que vi, pero esta todo muy cuidado. Lo unico que objetaria es la ducha. No es apta para gente de edad, es pequeña y tiene un escalon y es peligrosa. Casi ni te podes mover. Por lo demas un muy buen hotel. El desayuno mas que suficiente, y la gente muy amable. Volveria a ir.

The main advantage of this hotel is the great location, right next to St. Francesco church. The hotel is rather simple but the rooms a bit spartanic, but the staff is very friendly and the location is making up for it. Our room was to the front which meant chatting tourists from early morning on, so ask for a room to the back. We went to the great cafe next door for breakfast (best cornetti!). Altogether very fair price/quality and a good choice for a short stay.

Located very close to San Francesco Church, but from the bus stop is 300m but is all the way up so be ready to a steep walk upwards to the hotel. Great variety of food at the buffet breakfast, best of all the hotels I've been to.

Hotel San Francesco was right in front of the Basilica. Excellent location. I have booked a single room which was quite small, but adequate for a single use. The room was on the top floor, and the window was facing the beautiful Ambrio countryside. Wonderful view! Airconditioning worked well, but I left the window open. You'll be woken by the bell of the small church cross the road at 6am. Interior decoration looked tired. Some small area of wallpaper were peeling off. Outdated furniture. Very small bathroom, again old and needs refurbishment. The shower cubicle was so tiny that you have to slowly bend your knees to pick up things by your feet and not to bend over. It has a shower curtain which keeps sticking to your body as you are taking shower. Very unpleasant. I'm very thin, but anyone over size 14 will definitely struggle. The room needs complete updating, but very clean and spotless. Staff very helpful and friendly, and also efficient. The lady serving breakfast was so sweet, polite and helpful. The view from the rooftop terrace is awsome!! You can get panoramic view of the Basilica and the coundryside. Great place to watch the sun goes down. For the location and the roof top terrace, I would definitely stay at this hotel again, and I would recommend this hotel to anyone planning to visit Assisi. Assisi is a wonderful, very beautiful town. Great fun to spot sisters licking icecream and chatting on the street!

This is a lovely hotel, with the location (about 50m from San Francesco) its best asset. The hotel staff were very helpful regarding liaison with a pharmacist over medications and purchase of crutches for which I will be forever grateful! Our window overlooked the beautiful Umbrian countryside, our room was spacious and very tidy and the breakfast was plentiful and varied. If you are driving to Assisi, just be prepared to be diverted away from the main parking lot (outside San Francesco) up to the underground parking station adjacent to Santa Chiara - the front lot must fill up quite early in the morning. If you have heavy bags, it is worth the price of a taxi to take you round the walls (the scenic route) and drop you off outside the hotel. The truly compassionate staff make this an excellent hotel in just the right place - at the doors of the church dedicated to Saint Francis of Assisi!

Very good hotel for short stay in Assisi. Perfect location just in front of San Francisco Basilica. Very decent conditions and very helpful staff. A little problem with finding your way to the hotel if you arrive to Assisi with your car for the first time (hint: go after signs to San Francesco parking, then enter the city through Porta S. Giacomo, drive down, when you're in front of the basilica you'll find the hotel on the corner).

We were welcomed warmly and treated wonderfully during our entire stay. The front-desk staff was especially helpful with regards to restaurant recommendations, local sites, and travel needs. Our family thoroughly enjoyed Assisi and the proximity to the chapel is unmatched. My wife and I enjoyed a memorable evening bottle of wine up on the roof-top patio overlooking the chapel and the entire local valley - spectacular. Our family would highly recommend this location to any family. There is an incredible peacefulness to this area and it shouldn't be missed.

We loved the location, the town, the staff. It was a tiny bit noisy in early evening, both worth it, and the beds and pillows improved. Everthing else was great. I would definitely stay there again...even with the same beds and pillows. Perfect location...great staff. Wonderful Assisi experience. Not to be missed. Mary

Está en el mejor sitio de Asis, al lado de la basílica. Aparcamiento gratis, aunque a las afueras del pueblo. No se si tenía un mal dia pero la persona de recepción que nos atendió cuando llegamos era bastante antipática. El resto fueron muy amables.

This is a perfect location as it relates to the Cathedral in Assisi. Assisi is very hilly with limited vehicle access so be prepared to walk.
