On the plus side I booked a single room and got a room with a double bed. But the room was so small there was barely any space left to put the case. the air conditioning was controlled by the front desk and turned off at 08.00 and back on at 14.00, so it was not available at the hottest time of the day when the only thing to do was sleep. There are no outdoor eating areas. The restaurant was huge, unfriendly and the food on the al a carte menu tasted as though it had been frozen and re- heated in the microwave oven. I was very disaappointed with this hotel and would not recommend it.

We stayed at La Terrazza in July of 2007. We decided on the spur of the moment to leave Florence and visit Assisi. Originally, I had wanted to stay right in the historical center of the town, but there was little available, so we "settled" on this hotel a short distance outside the center. It turned out to be a blessing in disguise; Assisi in July can be very, very hot, but La Terrazza has a beautiful pool! (It would be highly unlikely or impossible to find a pool at a hotel in the historic center) We visited the town center in the morning and evening, and spent the hottest part of the day at the pool. The staff were very nice and accommodating. The rooms basic but very clean (ours had a sliding door to a little patio with our own little table). The green lawns of the property were well kept and pleasing to look at. We also met a very nice couple from Milan that we often think about.... We definitely reccommend the hotel to others; we can't imagine you'll be disappointed!

I found the staff at La Terrazza very knowledgeable, kind and friendly. I was very pleased with all aspects of the hotel and would stay there again. My room was clean as were all of the hotel facilities. I would highly recommend this hotel to anyone visiting Assisi.

Beautiful situation overlooking the Vale of Spoleto and within a short car trip (or longer walk) of centre of Assisi. Appears popular with American coach parties. Quite a good restaurant although breakfasts could offer more variety.

The hotel La Teazza is a very nice hotel in easy walking distance to the south entrance of the old city, 1km. The hotel has everything you need, even a good SPA facility is available. The restaurent offers quality food even in low season with few customer, a good place for tasty dishes and quality wines

The hotel has an excellent location just outside Assisi historical centre with nice views across the valley. We stayed there off season late January 2009. Only a few rooms were occupied. Our room was big and clean with a large terrace. In low season the breakfast was very low key, basic coffee, roll and jam type of affair. The personnel were very helpful and friendly.

The accommodation was good. We were a little disappointed that our room did not have a view, but it was not too bad for one night. The personnel was efficient and friendly. The restaurant offers good food at reasonable prices.

If anything, the photos don't do it justice. Beautiful hotel. We arrived late (after 8 pm), and the hotel restaurant extended their hours to accommodate us. Not only that, but the manager hooked us up with a local cabbie, Giovani, who gave us a 4-hour personalized tour of Assisi (for a great price!). We only stayed one night, and we were out with Giovani during check-out time, so the hotel stored our luggage downstairs, and while we were having lunch at a great place in town (recommended by Giovani), he drove back to the hotel, picked up the luggage, and had it ready to drive us to the train station after our day of sightseeing. A great memory!

Nice small hotel, great and very helpful staff at the reception desk. You can walk into the old town, the street is level, but it is a fair distance. Good parking lots around the old town, no problem to find a spot during day or evening. We enjoyed our stay and would choose this hotel again.

Assisi is one of my favorite places on Earth. Staying at La Terrazza made it even better. Everyone on the staff was very gracious and went out of their way to make my stay enjoyable. Without a doubt, the next time I am in Assisi, I will stay at La Terrazza.

The second time we have stayed at this hotel. Stayed for 3 nights and on the 1st night there was a lot of noise from the tour bus group. We could here every word spoken from the room next door and were woken early by the baby crying and the fact they had to get up and leave early. The hotel is very clean and the staff are very pleasant. We were offered breakfast by the owner on 2 ocassions and he let us use his computer to contact the insurance company after we had a slight accident with our hire car. They are in the process of puting in a new inground pool and it will be a nice place to spend a summer's afternoon. Beautiful views over the valley and sitting on the balcony with a bottle of wine was a great way to pass a few hours. They need to replace the pillows as they were so thin you needed 2 or 3 to make sleeping comfortable. A bit of a walk to Asissi but not unpleasant and it is flat.

This was our first trip to Assisi. We enjoyed our stay at La Terrazza very much.The staff was very friendly and helpful. We had asked for and got a nice room with a balcony and a wonderful view. We liked the quiet area and the beautiful garden.The breakfast gave us all we needed, included youghurt, fruit and good coffee!Two things disappointed us: the beds were hard and there was no minibus to take us to town(as mentioned on the websides by previous guests)After all: We wuold like to stay here next time we go to Assisi!

This place is a taste of heaven set into an amazing landscape.The staff were like angels which made all the difference as I was staying here alone.I felt I had received five star treatment and came away feeling so inspired and refreshed.The sunsets over the ancient valley were breathtaking and I loved the walk into Assisi. I really recommend this lovely hotel with it's kindness and hospitality.It is a taste of another world.

The hotel is right and relaxing, offering a marvellous overview of the valley. The staff is friendly. You have to be prepared to take a taxi if you want to have dinner in town, unless you use your car and park it on the outskirts; the road is not suitable to make a stroll.

La Terrazza is a modern hotel with good facilies including a lovely swimming pool. There are excellent views from the front of the hotel and it is reasonably close to Assisi (10-15 mins walk). There is a local bus into Assisi which stops just outside the hotel. Unlike many hotels we stayed in in Umbria & Tuscany it was very easy to park our car. The only minor complaint we have was the hardness of the beds (all four of our party had the same complaint).

Eigentlich liegen Assisi und auch das Hotel so, dass man einen guten Blick auf die Landschaft hat. Unser Zimmer (zu Normalpreis) hatte nur ein Fenster mit seitlichem Blick, sonst auf einen Hotel-Durchgang. Man sollte also bei der Buchungsanfrage auf entsprechende Wünsche hinweisen, z.B. Balkon oder Terrasse. Sehr gut essen kann man in Assisi an vielen Stellen. Herausragend in Qualität und Preis ist jedenfalls in der Osteria Pozzo dlle Mensa, besonders traditionelle Gerichte, auch mit Trüffeln. Sehr professioneller Service!

We cannot rate this wonderfully quiet and peaceful hotel highly enough - it's absolutely FANTASTIC! We had a huge, spotlessly clean room, with a terrace all to ourselves overlooking the best view I have ever seen. Anyone who is even reasonably mobile should be capable of the walk to the town - 10 mins MAX and the view on the way is to die for. Even at night is perfectly fine. Sr. Roscini and Antonello (the owner and manager respectively) were incredibly helpful and so friendly that it almost felt like leaving family by the end of our stay! Antonello appeared with croissants if we missed breakfast, and even gave us a lift to the bus stop at the end of our stay. They both speak little English, which as far as we were concerned, was all the better as it really added to the authentic Italian experience. It probably helped that we speak a little Italian, but we are by no means fully fluent, and communication was never too hard, so it seems a little effort goes a long way!! The restaurant was basic, and the menu slightly limited, but the food is so good that it didn't matter at all. Overall, Hotel La Terrazza is perfect - we will DEFINITELY be returning next year!! Assisi is probably the most beautiful place to stay on Earth, and thanks to Sr. Roscini, Antonello and their staff, this hotel was the icing on the cake!!

The Hotel Terrazza was conveniently located to Assissi. Direction were poor. Turn right at the base of the hill town and follow the road past all the entrances to Assisi. The hotel is on the right about five minutes past Assisi. We stayed in September 2006 for one night and the weather was rainy and very foggy so we could not see the view at all. The rooms were all new and very nicely appointed. The staff was pleasant, although only a little English was spoken. The breakfast provided was adqequate and the food was quite good for dinner. The only complaint we had was that there was a fair amount of road noise at night. The air conditioning was turned off in September; and, although it was not necessary for heat, it would have provided a much quieter nights sleep.

This was a excellent choice for our stay, the views across the valley (West facing) were simply breathtaking, we enjoyed delightful sunsets from the balcony. Room was more than adequate, comfortable and hotel personnel very friendly and helpful. Grounds very nice with local feel (olives trees etc) included plenty of parking. Would certainly (in fact hope to) return. Slightly outside town although timed walk at just 12 mins to city wall, first shops are closer though. Although was chased down the road by the owner and given a lift into the town on both nights in a delightful 1968 classic fiat (c. 30 seconds!).

The hotel staff was especially welcoming. Our stay was very brief so we could not evaluate all the amenities. We did not venture walking from the hotel into the city. It seemed like a substantial walk. But there are plenty of parking areas in Assisi. It was a very convenient place to stay. I would not hesitate to stay there again and I would recommend it to any of my friends.

Staff were welcoming and pleasant. The manager was warm and friendly and went out of his way to be helpful. The rooms were great--ours had doors onto a patio that we had entirely to ourselves. And the views over the valley were spectacular. Pool was lovely. Geraniums everywhere.

A lovely hotel. we did not feel the walk was too far into town, however would not recommend walking back in the dark, there is little visibility on the poorly lit, twisty road. the room was large and the grounds beautiful, wish we had a better view, but did have a nice patio off the room. breakfast was very good. the personalized service was much appreciated by the front desk staff.

We had a very warm welcome. All information regarding facilities and surrounding areas were readily given. Room was excellant. Staff helpful. We had a good dinner at the hotel;well priced. The room was lovely, tiled, clean, and comfortably warm. The view across the valley from the room's balcony was terrific. the bathroom was modern, clean and well-equipped. Breakfast was pretty basic - yoghurt but nothing fresh. We had one evening meal in the very sterile restaurant and the food was just okay. The walk to the city center takes about 10 minutes along a main road but there are sidewalks all the way. Overall I would recommend the La Terrazza for the quality of room and the view from the balcony. In the summer it is probably much more desirable as there is a fairly large pool and gardens surrounding the property.

This hotel was almost empty a week before Christmas. It was spotless. The staff spoke very little English, but they managed to communicate and be very helpful. The only disappointment was that the restaurant was closed, but the person at the desk recommended and gave us good directions to another restaurant, which turned out to be wonderful. Our room had a view over the deserted but beautiful terraces of the hotel. We were able to park in the courtyard.

This is a really excellent facility. The friendliness, attention and care of the employees and owners was really outsdanding. While we stayed here they had two bus tours stay overnight, which normally overwhelms small hotels, but they handled them efficiently and with minimal disturbance to other guests. Also, it is even easier to find than it looks in the map.

This is a beautiful hotel. The family that run it with their team of staff are lovely. I would definitely stay here again. It's about 15 minutes walk from the old quarter or you can take the minibus which is provided. The view from our room, overlooking the pool and mountains beyond, was spectacular.

Wonderful place!! All I can say is that this was my favorite place we stayed on our trip. This was the most expensive place we stayed but well worth it. The room was huge in contrast to the other places we stayed in Rome, Venice or Florence. The bath was awesome. The view was even better. We stayed on the top floor over looking the pool and valley. Nothing at all to say negative about this place. Very quiet and peaceful. Breakfast included....mostly cereal/bread and ham and cheese. Hotel has a lift and parking. We didn't use the restaurant service since we spent all our time in Assisi. Highly recommend!

A viable alternative to staying in Assissi if you need parking but want to walk into town in the evening, although it does take about 25 min along the main road (with pavements/fairly level/rather dark on way back). Good value/nice pool.

Our stay at the Hotel Terrazza was very pleasant and the owner was very helpful in giving us information (maps, places to visit around the area, etc.) The room was clean and spacious and had a terrace with an incredible view of the Umbrian valley. The only negative about the place is that there are Arab waiters working there that stared at my wife and she felt uncomfortable being around them, that was why we didn't eat in their restaurant. First time ever in Italy we were served by immigrants rather than Italians, don't know why Hotel Terrazza hired them.

The hotel was easier to find than indicated on the provided map. I got a double room in june for 100 euro and felt it was good value. The 1,2 euro ticket from the reseptionist for the mini-bus, will get you straight into the town centre. The facinating senior citizens onboard is a bonus. The swimmingpool was clean and refreshing. Nice evening restaurant. Ask for a room with view and terrasse.

Great hotel,Nice modern large clean rooms, Very helpful staff.Biggest problem was that we only stayed one night, Assisi needs more time than we allowed far less crowded than other places.Hotel a bit tricky to find as we were not sure of busses. The "A" bus goes right to the hotel, last stop down a hill where the bus does a "U" turn , takes a while but enjoy the scenery. we caught a bus from the train station then a taxi which was easier with our luggage. really enjoyed the restaurant in this hotel, great food and the local wine was good,Beers were nice as usual. airconditioning was turned off at night as seems normal in Italy but here this was not a problem. This is a really nice hotel

This is definitely a wonderful place to stay. Just outside the town of Assissi, but with a shuttle bus that runs every 1/2 hour into town. Very convenient. Hosts most friendly and helpful. Had to be one of the nicest places we stayed. Walked to the commune of Assisi(about a mile). Most beautiful view of the Tuscan valley below, excellent parking for our vehicle. Wish we would have had time to stay for 2 nights. The manager even drew us a map how to take a senic route to our next location. Highly recommended.

We consider La Terrazza a hidden treasure and we enjoyed our stay tremendously. Next time we visit Asissi, we will definitely stay here again. The view of the valley from our room balcony was beautiful (especially at sunset), our boys loved the playground. We wish we had more time to take a swim in the pool, which was perfectly maintained and clean. Dinner was good, but a bit on the pricey side. The free breakfast made up for it though!

This was the best place we stayed in Italy. The service was personalised, friendly and welcoming. The family could not have been more helpful or obliging, even going to the trouble of giving us a lift to the station after we missed a bus. The location and view was absolutely superb, and we liked being a little out of town and removed from the crowds. You can catch a bus to Assisi or walk which takes 15-20 minutes. We would most definitely recommend this hotel, it was lovely.

This facility was run like a B&B. The two evenings we stayed there were cold and damp. The proprietor did not put the heat on until late in the evening, which made our room very uncomfortable. At our continental breakfast there was a limited selection and items ran out early. It appears to me that the owners were trying to cut costs were ever possible.

We were told we would be picked up if we called when we arrived at a certain gate, which we didn't find. Called the hotel and spoke with a woman; we couldn't communicate that we needed a ride to the hotel and she hung up in her frustration; we took a cab. When we arrived, the gentleman behind the desk spoke good English (he had been away when we called). It is a lovely place and the bus stop is right in front, but it doesn't run on time and sometimes it skips a pickup altogether, and I think it is too far to walk. One of the reviews said a 10 minute walk, but I think it is a 10 minute drive, and too far to walk. We had a great cab driver; his name is Nello Abbati and his number is: 075/8064581 or 337/650283. The room was very nice and quiet, the hotel is lovely with a beautiful terrace, and the staff was quite lovely. Breakfast was very good and the dining room is very nice.

Very good and quiet hotel with a nice garden outside Assisi. Room was spacious and clean. Very friendly and helpful receptionist. Only the breakfast is very poor and not worth the price. Good restaurant for dinner.

We went in February so we had the place mostly to ourselves. I would recommend taking showers in the mornings as there is not much hot water left in the evenings. The food served in the hotel is good but a little pricey. The walk to town was about 10-15 minutes with a beautiful view of the valley. Overall our stay was pleasant and the service wonderful. We would stay there again.

The very nicest place I stayed on my whole Italian trip. Antonio, one of the owners, is a very kind man who was accomodating and charming. I enjoyed the 1/2 mile walk into Assisi, the view was stunning. I've stayed inside Assisi before and enjoyed it, but it was noisy and a bit tight. This was literaly a breath of fresh air. To go in high season I'm sure it's packed and popular, but to have the place to myself was exquisite in November. Dennis Clark

It's a bit of a long walk to Assisi. The staff was very accomodating and some spoke excellent English but some only French and Italian. There are Terraces off most of the rooms. Best Coffee of all the places we stayed in Italy and a fairly wide range of Continental Breakfast items. I would probably stay in Assisi the next time though.

Die Wirklichkeit ist schöner als die Fotos. Familienbetrieb mit allen Vorzügen ohne Aufdringlichkeit. Einzelzimmer war schön und angemessen groß. Ich würde immer wieder im "Terrazza" buchen und empfehle es weiter.

This place was wonderful! A short and easy walk to Assisi, but far enough away from the city to offer beautiful surroundings and a peacefull area. The view is SPECTACULAR and the service extraordinary. They even had a less expensive room than advertised on this website.

This hotel is just outside Assissi which, at first, appears to be negative. With the help of the owner, however, we found out how to park and gain easy access. The lovely grounds, pool, and playground area make this a refreshing stop to relax on hot days. It's a great place for kids and the view from the upstairs rooms is fantastic.

L'hotel è poco fuori assisi,ma è comodo e si arriva in 10 minuti in centro.Panorama stupendo,giardino curato.Stanza non grande,ma ben curata.Qualche problema col frigo-bar e l'aria condizionata,non ben funzionanti.a parte questo,tutto bene(se non andate in estate il problema è risolto..).

A clean, attractive hotel in lovely surroundings with a great view overlooking the valley. Good facilities for children - large pool, gardens and lawn, play structure. Staff is friendly and helpful. It's about 20-30 minutes walk to the center of Assisi, and a bus goes every 30-40 minutes from close to the hotel. A fantastic place to stay if you don't need to be in the center of town.

We (a group of 10 friends) had an excellent stay at the "La Terrazza". Everything was above our expectations. We can only recommend this nice hotel with friendly people and excellent facilities (including dining ...)

While I didn't check out other places, meaning I have nothing to compare with---we thought La Terraza was a wonderful place especially because of the staff who were able to speak enough English. They were always so helpful and willing to assist with any tourist type questions. Having someone on the door 24hrs provided a personal and security (not that it was needed) touch. The owners of this small hotel were always around and their concern for your satisfaction was always in evidence. The rooms were certainly adequate; the price right and being near a University neighborhood seemed to get us near some local style eateries which we liked. I hesitate to highly recommend this hotel, for fear rooms will not be available the next time we want to return to Venice. While it's a bit of a walk from the train station with bags, it can be done in about 15 minutes and I suppose water taxis are available to within 50 to 100 meters of the door. Breakfasts are prompt and for a Continental type meal, surprisingly filling. Next time we go back, we are definitely going to rebook here. There is even a small outdoor patio for morning breakfasts, if it is not too cold.

Location was little bit far from Assisi, but we could reach easily from old town by a mini-bus. The staff was very helpful and drived us to the near points. It's very gentle. A weak point is restaurant.Dinner was not ex cellent for us.

The Hotel was about a 10 Minutes walk away from the historical centre of Assisi. It was well situated in the umbrien landscape. The view from the balcony was spectacular. The room was new furnished with high-grade interieur. Unfortunately during our stay there was a very loud building sight near by our balcony. But at all it was a plaesant stay. The half-board offered was about 17,- EUR each without drinks. It was offered as a menue with starters, main course and dessert. You can choise between a lot of food. Because of the price you should think about eating in centre. Besides the athmosphere in the restaurant remembered at dining in a boarding school.

Fantastic views from our balcony over the valley.Pool area very pleasant, although staff didn't bother to open up the large sun umbrellas,even though it was quite hot.It made it feel very 'out of season' though it was not.Fridge in room didn't work. It was reported to staff but nothing happened. Dining room has no atmosphere, better and cheaper to eat elsewhere. Breakfast minimal.Good location for Assisi-only a 10 minute walk away.Staff very pleasant. Overall-a good place to stay.

Best Hotel for Assisi-avoids city clutter and problems with parking a car. The amount you save in parking fees covers the additional cost that this quality hotel room may charge. City shutle bus has a stop right in front of Hotel for .50 Euro per trip if ticket is purchased in Hotel. The shutle operates on a regular schedule every 30 minutes. Hotel has beautiful views, good service and comfortible rooms with good bed and firm mattresses. The only short coming was an average quality dinner service. I'm not sure that anything in Assisi would be much better. Food in Assisi was not of the Quality of other areas of Tuscany. If I were to go again I would eat in one of the surrounding cities.

I throughly enjoyed my brief stay at the La Terrazza. It was everything and then more than the advertisment. My sister, niece and I stayed in a total of five (5) hotels while on our trip in Italy. The La Terrazza was by far had the most relaxing and enjoyable atmosphere of all the other hotels. The room was spacious and the view from the balcony was picture postcard perfect. The bathroom was modern and very spacious. I only wish that we would have had more time to spend at this hotel.
